A CONDO WITH A VIEW

This wedge shaped 3-bedroom beach condo was ready for a complete makeover when the owner purchased it. The kitchen was dark and gloomy

with low ceilings. They wanted to transform the condo to an open feeling, two-bedroom with a large kitchen and living room as close to the beach view as possible.

The fact that this condo is on the 1st level made reloca-tion of plumbing in the parking garage below a possibility.Relocating the bathroom to the opposite side of the layoutcreated a dual-purpose guest bath with shower, as well as a powder room just off the living area. Building dropsaround the entire perimeter allowed for a high ceiling in themain area while having the ability to house accent lighting, motorized solar blinds, surround sound, and the duct work.

The kitchen includes a large island with a tri-level countertop. A mitered apron edge on the countertops creates a 4cm appearance, and a custom bracket supportsthe high top. The base cabinets feature pullout drawers andthe wall cabinets have flip up doors.

Lighting plays a big part in this remodel. Recessed lightingis highlighted throughout and lighting in the soffits over theaccent wall emphasize the MDF wave panels. The horizontal, stainless steel pendant over the kitchen island lights up thework area and also has up lights to brighten the ceiling. Tasklighting was installed over the bar and kitchen sink areas

using a continuous LED light. In the bathrooms, along withthe lighted mirrors, the under cabinet lights highlight thefloating vanities.

The hardwood floor selected had to withstand theextreme changes of humidity in the Florida environment. It is an engineered product that consists of a combination offinger-jointed soft wood and a hardwood top for durability.

The entrance of the condo shows off the custom barndoors with stainless steel trim, but nothing can competewith the temptation to walk to the back and enjoy the Gulf Coast view.

The homeowners wanted to create an inviting courtyardfor entertaining. The home is in a local historic district with stringent design requirements; their first

plan was rejected. Other problems included a swampy yardprone to poor drainage, and a dilapidated privacy fence.

The owners knew about Jeffery M. Wolf GeneralContractor, Inc. via NARI’s Remodeling Today magazine, and by observing an earlier Wolf project. They wereimpressed with Wolf ’s achievements in “green” building and with the company’s clean, well organized jobsites. Basedon field meetings with the owners, the company re-designedthe project to meet the historic design guidelines. Wolf alsodesigned a yard drain system to carry off rain water.

The result was a courtyard with precast concrete seating oriented to the courtyard and the house, a fire pit,a masonry grill island with a precast concrete countertop, and a custom fountain basin with a precast ring for seating. The courtyard was paved with concrete tiles installed over a concrete slab with a Schluter isolation system for crack suppression. Landscape beds were incorporated in the slab.Custom designed LED lighting was installed in slots cast intothe benches, the fountain ring, and the masonry wall cap.

Wolf also worked with the owner and historic preservationreviewer to design the fence and the custom wrought iron

and wood gates for the driveway and the side yard. The historic preservation requirements were meticulously met, right down to the paver design. Before this project, the back yard was practically a swampy no-man’s land.Today, it’s a center for entertaining friends and hosting large fundraising events for local charities.

ENTIRE HOUSE UNDER $250K 1ST PLACEALL ABOUT THE LOOK

This retired couple’s main home is in Kentucky. Theyrecently purchased this home to replace their beachcondo. This home was perfect because it is on the

Intracoastal Waterway, has a large lot and sits at the end ofa street in a quiet community. They plan to spend moretime at their Florida home, so they needed it remodeled totheir Florida lifestyle.

The homeowners’ goals for the front elevation re-design and home remodel included having substantialcolumns (an element they have on their home inKentucky), arches, bay windows, clay roof tile and textured stucco & faux trim. A grander entrance was a must.

Major needs inside included a master bedroom with aview of the Intracoastal Waterway and an updated kitchenduplicating their coastal style beach condo.

The project posed several challenges for the contractor,Mueller Remodeling in Seminole. The bay window additions on two bedrooms required knocking out bearingmasonry walls and re-distributing the roof load to the new walls. And the home has interior textured plaster that needed to be matched on the new walls and patchedareas.

Final details completing this wonderful “Florida home”include an electric fireplace, new interior doors and hardware, new carpet and paint, new lighting inside andout, and a designated area for the outdoor grill.

Over the years I have heard somany stories of disaster and neardisaster resulting from people lis-

tening to and taking advice from thewrong people.

We all seek advice from time to time, but we are often as disappointed as weare satisfied with the advice we get.Sometimes it is a matter of the blindleading the blind as the old saying goes, and sometimes we find we actually gainsome real nuggets of wisdom. So what isthe difference, and when do you knowthat you are getting help instead of moreconfusion regarding your situation?

There are as many ways that you canbe helped by others as there are ways thatyou can be hurt. Of course we couldreverse that statement and focus on theways you can be hurt. But instead let’slook at the important elements needed inseeking help. One of the frustrating thingsI often see is the person who asks every-one for their opinion. This can be danger-ous for a number of reasons. The biggestproblem with asking too many people isthat most of them will not be qualified togive you sound advice. Part of this “dis-qualification” is that they most likelydon’t have all the facts, or they don’t have

the necessary experience in the area, orthey don’t have the time and attention toput into helping you with your questions.Part of not having the experience is thatthese individuals may be very fixed intotheir way of doing or thinking aboutsomething and quite frankly either can’tor won’t look at the big picture.

Unless you are dealing with a profes-sional in the area, it is rare to find some-one who will have the necessary time orenergy to put into helping you solve yourproblems. As a result you will more like-ly get an offhand answer or opinion. Thatis not to say that the advisor is trying to

hurt you, most likely they aren’t, but keepin mind that you could have come upwith the same answer yourself.

According to David Mueller of MuellerRemodeling, “Professionals think for thelong term. They work with their productsand procedures every day and know whatwill give the customer the best value fortheir dollar and effort. Only experiencecan give you that.”

Although your family, friends andneighbors usually mean well, they areoften just not equipped to assist in certaindecisions. Although everyone has theirown ideas or opinions about certain subjects, they usually don’t have all thefacts, knowledge or experience neededfor sound decision making.

Although this is true in a lot of areasof life, it is especially true when itinvolves any decisions or plans requiringprofessional expertise. We have all heardabout the arm chair attorney, accountantor doctor, but too many of us ignore the importance of seeking professionaladvice for the many improvements possible for our homes.

The various professionals who can andwill assist us in improving our homesinclude architects, designers, builders, remodelers and landscape professionals.

To ensure that the systems in our homesare kept safe and in good condition, thereare many service professionals includingplumbing and heating specialists, electri-cians, and those who service our appli-ances and any other systems we have inour homes.

Whether we need the services of anarchitect for structural analysis or the

design of a new or remodeled home, abuilder, a remodeler or a service contractor,we are safer to use the expertise of aprofessional rather than that of a well-meaning, but uninformed, friend.

When it comes to trying somethingnew, most of your friends or other casualadvisors won’t really know how it willwork, so again they will probably advise

you to not go ahead. This unfortunatelylimits creativity and progress. And ofcourse, you will never know if the newidea would have worked.

When it comes to getting professionaladvice, it is critical that you let youradviser know all the facts of the situa-tion; otherwise even the professionalmight lead you astray. Of course, anyonewho is a real professional should strive toget all the relevant data before givingtheir opinion. Unfortunately I have seentoo many cases of that not happening. What I often see is the casual advisorlooking only at one aspect of the totalpicture. Unfortunately that aspect is oftenthe price. All too often people end upchoosing the “low bidder” and are usual-ly sorry afterwards. There are just toomany instances of unprofessional con-tractors giving low-ball pricing and thencutting corners to make up the difference.

Recently a client told me about aprospect deciding not to use his servicesbecause the prospect’s financial advisorsaid to go with the “low bidder.” As weall know, that is a recipe for disaster anda prime example of not looking at allthe facts.

Although it is important that we ulti-mately make our own decisions, we allrecognize that there will be times whenwe may want to seek outside help. Indoing so, there will often be conflictingopinions, so it will be important that youmake sure all the data is available to any-one you consult and that you ultimatelymake your own decisions. When it comesto prospective clients seeking advice, thebest you can do for them is to ensure thattheir advisers are also fully informed.

When Joni and Todd Reesemoved to St. Petersburg, theyknew they wanted to be on the

water. As sailors, the couple wantedaccess to deep water, but when theyfound the perfect location, the houseneeded a complete overhaul.

“The house was a real fixer-upper andneeded to be totally gutted,” says JoniReese. “But we loved the street and thelocation and knew it was the right placefor us.”

In fact, the couple would dock theirsailboat on the water off their backyardand live on it while their new home wasbeing renovated.

Their goal was to design a new facadefor the home to increase curb appeal andcreate a casual, Tuscan but tropical lookfor their entire property. To start, theexisting “wall” facade was replaced witha portico featuring a 12' ceiling of cypresswood, directional lighting, and archedwindow openings.

They opened up the living room byrelocating the kitchen and making a slid-ing glass door into a window. A largewalk-in closet was built in the corner tohouse/hide entertainment equipment. This also provides additional storage

space for miscellaneous belongings andallows TV viewing from virtually any-where in the room including the kitchenisland/table. Custom cherry wood trimmatches the cabinetry frames, the slidingglass doors, tiki bar windows, and TVwall.

Extending a wall in the new kitchenspace provided ample room for theirappliances, new cabinetry, and granitecountertops. Under-cabinet lighting andreceptacles were used throughout thekitchen. Grey, cream, noche, and gold 4x 8 tumbled travertine was used for thebacksplash throughout the kitchen withan additional custom design above thesink using hand-picked pieces of honedtravertine and a unique use of copper tocreate the picture of a sailboat at sea.

A wine bar was installed featuring aunique use of onyx. A 35" x 17" windowof “Cappuccino” onyx material allowslight from the guest bathroom to passthrough, creating a warm glow. From theguest bathroom, light from the wine bararea passes through, creating a warmglow within the shower area.

After reviewing several ideas for spaceplanning for the Master Suite, the livingroom wall was moved out 3' to accom-modate His and Hers closets in the bed-room. Moving the bedroom wall out 3' toaccommodate the closets allowed utiliza-tion of the old bathroom/closet space fora private toilet room, double vanities, anda large step-down shower with dualshower heads, which required relocatingplumbing.

By removing half of the closet in theguest bedroom, additional square footagewas added to the guest bathroom whichoriginally was very narrow and small. The tub was removed and the use of tum-bled travertine was carried in and usedfor the shower, base boards, and walls. This guest bedroom was converted as ahome office.

The swimming pool was resurfacedwith a Pebble Sheen finish, and the goldFrench pattern travertine was used forthe decking material. A corner pergolaframes the above ground hot tub. Thelanai roof was extended and features a cypress wood ceiling. An outdoorkitchen island was installed to include agrill, a Big Green Egg, a trash bin, and abeverage cooler.

“We just love the outdoor living area,”Joni says. “And the wonderful Floridaweather lets us spend a majority of ourtime out there. We’ve added comfortablefurniture and a television.”

The pool cage was removed, the poolequipment and AC compressor weremoved to the east side of the home, andthe gold French pattern travertine deck-ing was extended several feet beyond thepool as well as across the entire length ofthe rear of the house with a pathwayleading to the dock and a sidewalk alongthe west side of the home.

All windows and doors in the homewere replaced with impact, energy effi-cient windows and doors. This guestbedroom had previously gotten waterdamage from a leaking window.

The ideas for the remodel were a col-laborative effort between the Reeses andtheir contractor, Kevin McClure ofMcClure Contracting.

“Kevin was finishing a project in ourneighborhood and we really ‘clicked’when we met,” Joni says. “We had alreadyhired and fired a contractor before our con-struction started, so his no secrets businessprocess and integrity were refreshing.”

Not only does Joni love her new home, but she had so much fun working withKevin on her remodel that she started work-ing as his assistant on his other projects.

After living in a beach communityfor more than 10 years, MichaelPeltier wanted to be closer to

friends, his Veterinary practice, and the bur-geoning arts community in downtown St.Petersburg. He chose an ideal location inthe historic Old NE neighborhood. He hadfound a new home (construction was near-ly complete) that was designed to satisfythe Historic Preservation Commission’srequirements to closely match the characterof its 1920s Mediterranean Revival styleneighbors. A bonus was the beautiful viewof the Coffeepot Bayou waterfront, whichopens out to Tampa Bay.

During the first year in the house,Michael realized that the backyard of theproperty was not going to be usable forentertaining. Nothing seemed to growwell, and water ponding after a summerrain took almost a week to drain away.He was told that there was actually anunderground stream running beneath his

property and his backyard was acting as acatchment for collecting the run-off fromthe street and bordering properties alongthe block. The yard was muddy for mostof the summer months.

By the third year, the privacy fence wasrotting through, making it difficult to keephis prized West Highland Terriers fromfollowing their instinct to dig to see what’son the other side. The front walk up to thehome presented yet another concern.Ponding was occurring here too, making ita slippery hazard to be navigated.

FINDING THE RIGHT REMODELERRealizing that these problems would onlycontinue to worsen, Michael began work-ing with a design firm to provide solu-tions and help turn the backyard into anattractive outdoor living space. He alsobegan interviewing contractors, one ofwhom was Jeffery M. Wolf GeneralContractor, Inc.

Michael knew about the company’s rep-utation and had recommendations fromother people familiar with this company’swork. He had also observed one of Wolf ’sprojects when he still lived at the beach. Itgarnered numerous awards for energy effi-ciency and using green building materialsand techniques. Michael had also likedseeing the high level of organization andcleanliness of Wolf ’s job-site. At their firstmeeting, not only was Jeff interested in theplans for the outdoor space, but he alsohad experience in rectifying the kind ofmoisture problems that were plaguing thisbeautiful home. Added benefits wereWolf ’s 25+ years of construction experi-ence, the company’s long-term relation-ship with the various building departmentsand neighborhood design review commit-tees, and Jeff ’s ongoing service on St.Petersburg’s Historic Preservation Board,as well as on the Board of NARI’s TampaBay chapter.

PLANNING TO OVERCOME CHALLENGESFrom past experience, Jeff knew the entireplan, right down to the paver’s design, would have to be approved by the historicpreservation reviewer. Unfortunately, thedesign was very modern in concept anddid not pass review with the city historicplan reviewer.

Jeff and his team went to work withMichael to create a plan that would passreview. The Wolf crew laid out all the ele-ments and created new drawings based onMichael’s concepts. They even did fieldmock-ups to verify size and placement ofeach element. Of equal importance, Jeffincorporated a yard drain system to carryoff rain water and prevent ponding.

Sections of pervious pavers wererequired to maintain the pervious arearatio for the lot. Timing issues arose dueto delivery delays of Michael’s first choicefor permeable pavers, and then it seemedalmost impossible to find an acceptablesecond choice. City approval was alsorequired for the paver design. The resultof long hours and patience in finding justthe right fit is readily seen in the beautiful, safe, and puddle-free walkways and patiosthat today extend around the house.

It took many meetings with city officialsfor Jeff and Michael to come up with theright design for the custom wrought ironand wood gates for the driveway and sideyard and the perimeter fence to satisfy boththe Historic Preservation requirementsand Michael’s desire to keep with thehome’s aesthetic. The gates in particularrequired a high level of technical skill andspecially forged ironwork.

UNIQUE PROJECT SOLUTIONSJeff relates that there were severalopportunities for creative problem solv-ing with this project. “The original yardhad a fountain built into one section ofmasonry wall. We added two more wallsections, removed the fountain, andincorporated the base for new benchseating against the wall. A new fire pitfaces the seating; a redwood table topconverts it during warm months so itserves a dual purpose,” Jeff explains.

In keeping with Michael’s desire forcreating an inviting and comfortablespace for entertaining, the new courtyardwas paved with concrete tiles installedover a concrete slab. Tropical landscapebeds were incorporated in the slab and agorgeously tiled fountain provides addi-tional seating. All is lit romantically withenergy-saving LED lighting, custom

designed for the space. There is also ahandsome masonry grill island with aprecast concrete countertop.

A second precast cabinet, topped witha precast counter with integrated sink, serves as part of this elegant outdooryear-round kitchen. Both cooking andcleanup areas feature custom wooddoors that match the adjacent side gateand new perimeter fencing. An unantic-ipated convenience, Michael reports, isthe use of the oversized outdoor sink forpuppy-bathing. Wolf ’s project superin-tendent, Danny Leombruno, came upwith an artful solution to deter futurecanine escape excavations. A concretecurb beneath the fence blocks diggingpuppy paws. A copper pipe embedded inthe curb supports the fence and keepsthe wood off the concrete, to preventmoisture from wicking into the end-grain of the wood fence.

EXPECTATIONS + SOLID PLANNING =SATISFACTION & AWARDS!

When asked about the project after living with the results, Michael said, “Iwanted to rectify the drainage issue, have a more attractive space, have fireand water elements, and a new fencebuilt to last. Jeff met all my expecta-tions, including giving the space bothfire and water. Now, having the back-yard brought to life lets me entertainlarge groups... we just held a successfulfundraiser here a week ago. Anotherthing about Jeff: he is a real stickler fordetail when others would move on. Jeffwants to get it right. He has a great

reputation with the city. They are happyto see him walk through the door.”

Happily, too, the project took 1stPlace for Residential Exterior Specialtyin the NARI 2012 Contractor of theYear Awards, Tampa Bay Chapter.

FOCUS ON OUTDOOR LIVING: DECKS & DOCKS

28 NARI TAMPA BAY AREA www.remodelinform.com

Because it is the transition areabetween the comfort of our homesand the beauty of the outdoors,

we often spend a significant amount of time and money on the design and construction of our decks and docks.Regardless of whether you opt for a modest platform or deck, or a more elabo-rate outdoor living space, the first decisionyou need to make is the material fromwhich you will build it.

Here, for your consideration, are severalof the more common choices:

WOODThe original and still most commonchoice for decks and docks, wood is nat-ural, strong, and easy to install. Becauseit can splinter, warp and rot, it needs to

be cleaned annually and re-stainedevery few years to keep it looking itsbest. The most affordable wood optionis pressure treated wood.

For decks, redwood and cedar havenatural defenses against rot and insects, but are softer woods and can be dam-aged by heavy traffic. Like all woods, the sun will fade their natural color togray unless sun-blocking finishes areregularly applied. When cared for, theywill last up to 20 years, but are muchmore expensive than pressure treatedwood in the Tampa Bay market.

Tropical hardwoods like mahoganyand Brazilian redwood are quitedurable and quite expensive. They canlast up to 25 years, but they are difficultto work with because they are so hard.

They are also resistant to insects anddecay.

COMPOSITE PRODUCTSComposite products are building materi-als manufactured using a mixture of plas-tic and wood fiber. Composite materialsare popular because they require lessmaintenance than wood and often userecycled materials. Brands like Trex andTimberTech composite materials can bemolded with a wood grain and come in avariety of colors.

Easy to install, composite “boards”are virtually maintenance free. Theywon’t rot or split and they resist sun, water and insect damage. Most prod-ucts feature limited warranties of 10 to25 years.

PVC DECKING/DOCKINGVinyl decking/docking made from cellu-lar PVC is the ultra-low maintenancechoice as a material. Products from Azek,Trex, TimberTech and others are resistantto stains, mold, insects and fading.Typically less expensive then composites, many products in this category have alimited lifetime warranty.

ALUMINUM DECKINGPowder coated aluminum decking can beused to create a watertight floor for yourdeck. This unique material will never splin-ter, rot or rust. Aluminum decking is strongand lightweight. Because the aluminumdecking—LockDry is a popular brand—forms a gapless surface when it’s installedon a second or third level deck, the areaunderneath remains dry on a rainy day.

A LOCAL PERSPECTIVEAccording to Steve Kern of Decks &Docks, homeowner interest in low main-tenance products for their decks anddocks is on the rise.

“We are seeing that customers aremoving to ultra-low maintenance materi-als like the new Trex Transcend whichwill not fade or stain like traditional com-posites,” he says. “Once the client makesthe leap from wood to composites theywant the best of the best in terms of long-term performance. Additionally, with theadvent of these materials, clients havemany more color options.”

Like decks in many other parts of thecountry, docks in the Tampa Bay areaare becoming outdoor living areas.“Traditional docks are our mainstay,”Kern says, “but clients are trending intoturning their traditional ‘boat dock’ intoa living area with custom railing andmany new deck lighting products, aswell as underwater lights, custom fishtables and outdoor shores.”
