In April 2012, a wildfire broke out in a compost pile in an area on Staten Island, NY, that formerly housed the Fresh Kills Landfill. Residents across the island worried if the billowing smoke rising into the sky was toxic in nature as a result of the years of trash that had been buried in the soil.

Though it’s understandable to worry about contaminants that could be polluting outdoor air, it’s important not to overlook indoor air quality as well.

According to the Environmental Protection Agency, air inside people’s homes can be two to five times more polluted than air outside the home. Although the EPA regulates the quality of outdoor air and monitors potential contaminants, the air inside one’s home is his or her own domain. Oftentimes, people do not realize how polluted the air in their homes and businesses can be. Cigarette smoke, radon, carbon monoxide, lead-laden dust from old paints, dirt-filled carpet, household cleaners, and furniture made with wood glue containing formaldehyde are all sources of indoor air pollution. Even cooking on a gas stove may introduce high levels of nitrogen dioxide into the air, causing respiratory problems.

The National Safety Council says that Americans spend about 90 percent of their time indoors, so poor air quality can greatly affect personal health.

There are several steps that can be taken to improve the quality of indoor air.

Nine ways to improve indoor air

1. Open the windows and let fresh air circulate. It is important to change the air inside of the home several times a day to prevent the buildup of pollutants. Even opening windows a crack can help.

2. Change the filters on home heating and cooling systems as the manufacturer suggests.

3. Routinely clean the exhaust vents in kitchens, bathrooms and laundry rooms.4. Consider the installation of an air purification system in the home. Or purchase in-

room HEPA filters.

5. Routinely clean bedding used by pets and groom animals to remove shedded fur.6. Avoid the use of toxic cleaning products. Thoroughly cleanse the air by opening

windows after doing any cleaning.7. Use natural pest control procedures inside when possible.8. Introduce more plants to the home, which naturally filter air. 9. Use detectors to test for radon and carbon monoxide in the home. If there are high

levels present, go outside and investigate ways to identify the problem and remedy the situation.

While the desired features vary, thousands of families now share one requirement: They want a landlord, not a mortgage.

Traditionally, by the time parents reached “their mid-30s or so, they begin to transition to homeownership,” observes Ryan Severino, senior economist at the Reis. Inc., a real estate data firm based in New York.

The housing downturn has upended tradition, and now many families “who would have considered purchasing a home are choosing to rent,” Severino notes. Further, some households that previously owned now are renting, he adds.

But, can a rental satisfy the requirements a family has for a home? Experts say the rental landscape is changing, and families have more choice. Here, advice for families on finding a rental:

The Benefits of a Financially Comfortable Home

Owning a home is a goal for many parents, perhaps because they sense what many studies have shown: Children tend to do better in school when they live in a home that’s owned.

David Barker, a finance professor at the University of Iowa, and Eric Miller of the Congressional Budget Office, studied those studies.

“We found that once you control for things like the wealth of the family, then homeownership itself is not statistically significant,” Barker says.

“When a family that lives in housing that is affordable – whether it’s rented or not – that’s linked with better school outcomes.”

All the better, Barker adds, “if a family can afford to rent in a good school district.”

Once they move, families should plan to stay a couple of years or more because that stability is correlated with better school performance, says Barker.

The New Supply of Single-Family RentalsThe foreclosure crisis has left thousands of homes

empty, but now many companies around the country are buying up those properties, renovating them and then renting them to families, says Chris Clothier, of

Memphis Invest, one such firm that rents homes in the Dallas and Memphis areas.

“Many of the families who find our rentals discover them simply by driving by and seeing a sign” Clothier says. “The know and want the neighborhood.”

In some areas, single-family rentals aren’t listed on the multiple listing services used by real estate agents, adds Raylene Lewis, of Century 21 in College Station, Texas. “Find a real estate agent who really knows what is going on in the neighborhood, and who will have ties with property management firms which can alert them to rentals,” she advises.

The Importance of NeighborhoodIn a recent survey of 1,000 parents, the website

Rent.com found that “the safety of the neighborhood and the quality of the school system” overwhelmingly ranked as the top priority in what they sought in a

rental, explains Christina Aragon, director of strategy at Rent.com. Further, the survey found that parents likely make trade-offs between single-family and multifamily options based on whether they can meet their bigger priorities of safety, education and affordability.

The Maintenance-Free AppealA yard might be stereotypical of the a home, many

parents, particularly single parents, prefer a patch of grass that’s maintained by others, says Lewis.

More large apartment complexes are beginning to incorporate open spaces with play equipment, notes Cindy Harvey, of Kephart Architects, a Denver design community planning firm.

Although three-bedroom apartments still are relatively rare in large complexes, more projects are adding these larger units with families in mind, adds Harvey.

slightly more than 31 million households consist of one person living alone, according to the U.s. Census Bureau. a recent report based on the 2010 census shows an increase of 4 million one-person households from 2000.

the most common places where people are living the single life are atlanta and Washington, D.C., where 44 percent of households are individually occupied. they’re closely followed by st. louis, Cincinnati and alexandria, Va., where 43 percent of households are one-person households.

Philadelphia-based psychologist Michael s. Broder specializes in relationships, and says the stigma of being single has been diminishing in recent years.

“When was the last time you heard the term hermit?” Broder asks. “a male living by himself used to be thought of that way, but you don’t hear that now.”

Broder, author of “stage Climbing: the shortest Path to your Highest Potential” (Media Psychology associates, 2012), says that there are many cities where living alone is now the norm.

solitude can be a great thing, Broder says. He recommends people work on getting comfortable with going to a restaurant or movie theater alone, which can cause trepidation in some people.

“there are very few things you can’t do by yourself,” he says. “It’s rare you find something that you can’t do right now as a single person.”

Are tankless water heaters for you?Thirty percent of a home’s energy

budget goes to heating water for cleaning and bathing. Some homeowners are looking to new and efficient tankless water heaters as an option on saving money on water heating costs and saving space around the house, as tankless heaters are much smaller than traditional water heaters. Consumer Reports found that while tankless heaters that use high-powered burners to heat water as it flows through the unit to provide hot water on demand are 22 percent more efficient than gas-fired hot water tanks, there are some pitfalls

as well. Tankless heaters tend to be more expensive than traditional

water heaters, so it could take several years for the average homeowner to recoup his costs in terms of energy savings. Also, inconsistent water temperature is a frequent complaint among testers of tankless products. The hot water does not come instantaneously, and much like standard water heaters, if there is residual cold water in the pipes, this will have to be

forced through first before the hot water arrives. Because many tankless water heaters work with electric controls, in the event of a power outage, hot water could be lost for the duration of the outage.

quESTION: What are the new premiums for

FHa mortgages?

ANSWER:although the Federal Housing authority has

insured more than 40 million loans since 1933, and no claims have been paid with taxpayer money, the mortgage meltdown had a significant effect. Due to a decline in home values and other issues, the FHa has faced bigger claims in recent years. that’s why it has to change premiums, which will be effective as of april 9, 2012:

the up-front mortgage insurance premium paid at closing will increase from 1 percent of the loan amount to 1.75 percent.

the annual mortgage insurance premium will

increase for most FHa borrowers (those putting down less than 5 percent) from 1.15 percent to 1.25 percent per year on the outstanding balance. this FHa premium increase was created by Congress when it extended the payroll-tax reduction for two months in November.

as of June 11, 2012, the annual mortgage insurance premium will increase by 0.25 percent to 1.50 percent for new FHa loans above $625,500.

Here’s some good news: If your FHa loan was issued before May 31, 2009, annual premiums are going down for borrowers who refinance. the up-front fee will fall from 1 percent to 0.01 percent of the base loan amount. the annual mortgage insurance premium (otherwise known as MIP) will be reduced to 0.55 percent. For many existing borrowers, savings could top $1,000 per year.

making any payments on a home purchased for $100,000, and if the buyer bought with 3.5 percent down, how much does the FHa owe the lender if the property sells at foreclosure for $50,000?

ANSWER:Nothing. While FHa guidelines generally

provides 100 percent insurance protection for any lender losses, coverage does not apply in the case of fraud or when a borrower misses a payment during the first 120 days of the loan term.

Many homeowners experience termite or ant infestations in and around the home. Differentiating

termites from certain types of ants can be confusing, leaving homeowners to guess which unwanted intruder is around the house and how to handle these potentially harmful houseguests. There are certain determining factors to help individuals tell the difference between these two insects. Ants have elbowed antenna, a narrow waistline and two pairs of wings. The front wings will be much longer than the back wings. Termites, on the

other hand, have straight, beaded antennae, a broad waistline, and two pairs of wings that are equal in size. Both ants and termites have the potential to swarm. This is a method of dispersal to start new colonies elsewhere. Subterranean termites usually swarm in the spring on a warm day. Homeowners having trouble determining which type of insects have invaded their home should consult an exterminator. Termites can damage wooden structures around the home, so it is important to get the problem taken care of as soon as possible.
