One of the project’s first challenges was to respond to the proposal of an upscale office building, a single tower and a complete common area (auditorium, meeting rooms, gym, cafe, large open spaces, approximately 600 parking spots, and a helipad), to meet at a differentiated audience, for the infrastructure to be developed. In addition to these requests, it was intended that the building would compensate for the impacts it would cause. Therefore, the proposal was focused on energy efficiency and various sustainable aspects also prioritizing the quality of internal and external spaces, so as not to affect the day-to-day life of users; thus consolidating an odd undertaking, to be considered a landmark in the city of Belo Horizonte. Taking into account the proposed sustainable nature, the systematization of the project and the construction was necessary in order to reduce the possibility of unnecessary material wasting. Thus, the measurements of the building were designed in accordance to the structural system, which sought the best use of space. Furthermore, the materials used in external finishing gave the building a contemporary and bold aspect; which can be easily observed due to the project’s retreat relation to public area, allowing full observation of the tower. The asymmetrical access to the building, punctuated on the marquee, is marked by an organically designed ramp, a large metal panel – created by artist Paul Laender – and a landscape proposal which integrates the internal to the external areas, driving the user’s look over the atrium and slowing his pace towards the interior of the building, providing a rich experience of visual and sensory stimuli, coupled with the functionality of the enterprise as a whole.

B CITY LOCATION

Belo Horizonte is the capital of the state of Minas Gerais and third largest city in Brazil. Located in the Southeast region, the city is strategically positioned amongst the main cities in the country and South America. Economically dynamic, this metropolis produces the 4th GNP in Brazil and is currently one of the capitals that host the most international events.

With five million inhabitants in its metropolitan area and 80% of the economy in the tertiary sector, the city is characterized by business tourism, having its economy revolved around sectors such as biotechnology, information technology, medicine, fashion and food, among others.The metropolis is currently considered to be one of Brazil’s business tourism poles.

Belo Horizonte is also highlighted for its vocation in trade and services, as well as in the cultural sector. The city retains a vast artistic production that includes from gastronomy and handcrafts to internationally recognized theatre and dance groups and festivals. Some other important forms of tourism complete the set of attractiveness to the capital of Minas Gerais: adventure and eco-tourism, rural, religious, health, among others.

This is what makes Belo Horizonte one of the most interesting Brazilian cities when it comes to investments in the hotel industry.

The One is situated at the confluence of the Julia Nunes Guerra Street and Raja Gabaglia Avenue, in Luxembourg, southern Belo Horizonte. Luxembourg is minutes away from neighborhoods like Lourdes, Savassi, Funcionários and Belvedere, all components of some of the most valuable areas in the city, with high standard investments, including recent years.

The region has an essentially corporate profile. However, presents different entertainment options, good cafes and restaurants to nightclubs and bars, serving diverse audiences. Recent ventures reaffirm the uniformity of corporate character applied to the local architecture. The streets are mostly well wooded and shaded, and the higher portions of the region give the observer a wide and privileged view of the entire city.

Little has been changed on the site, preserving the original line and the existing plateaus had their levels maintained in order to allow the deployment of the garage levels of the building. The 55% ground occupancy rate allowed a better use of the land, resulting in increased permeability of the soil, reduced load on public water abstraction and better positioning of the building concerning the solar orientation, which is always a challenge in urban centers.

The glass used throughout the building - windows, glazing and the atrium skylight - have special photo-energy performance, and are considered “solar control glasses.” This feature enables the entry of a large portion of visible light, however restricting heat gain inside the building through solar radiation transmission. Thus, the building reduces energy expenditure for lighting and air conditioning, adding luminal gain and thermal comfort for the user.

The process of specification of materials is important to the outcome of a project focused on energy saving, reducing waste at construction site, reducing costs on the long run, and therefore gives greater comfort to the user.

The aluminum composite material, used to coat the entire facade is one of the most advanced technology components used in the design. The lightweight practical material creates a clean and fast installation and, most importantly, without waste since the boards get to the site cut and folded in the correct dimensions and shapes and are attached directly to a simple metal structure already anchored to the building structure. Specific requirements for each façade projects and the creation of an air cushion between the panels and the walls of the building reduce costs and benefit the sustainability, since they have low maintenance, block sunlight and reduce the sudden changes in temperature on the outer walls, ensuring lower energy consumption and minimizing the risk of cracking and leakage.

The louvers have two very well-defined roles in the building. From the functional point of view, it enables secure ventilation to technical environments with equipment such as air conditioning machines, for the models and spacing of the fins were measured and calculated to ensure the required passage of air without affecting a secure access to these environments. The metallic and technological aspects of the material characterize a contemporary design. In the lobby, the pierced louvers standout, keeping the metallic appearance when viewed from the outside of the building, resembling fixed shutters. However, for the user looking from the inside out, the louvers take on a translucent appearance, because its perforation pattern allows the view of the outside, due to the observer’s distance.

Buildings represent nearly half of the country’s energy consumption, accounting for 42% of all energy consumed, according to the Ministry of Mines and Energy. Certified buildings save up to 50%, a much more significant percentage when compared to traditional buildings, significantly reducing consumption on a global scale.

PROCEL / INMETRO recognizes the conditions for buildings thermal comfort and energy efficiency since 2007, provisionally. In 2012, though, it gained a mandatory status and the goal is to encourage builders and developers to adhere to the concept of energy efficiency in buildings. The certification label is issued by the Energy Efficiency Inspection for Buildings Office (OI3E) from CERTI Foundation, an inspection body credited by INMETRO. The labeling process is based on the assessment of the building’s design and construction stages. A project can be evaluated by the prescriptive method or the method of simulation, while the constructed building should be assessed through on-site inspection.

The label is awarded based on the evaluation of three different levels of efficiency: lighting, air conditioning and envelope (coverage analysis, glass areas, windows, vents and openings, etc..). The One, won top marks in all levels evaluated, getting the Triple A Certificate. To achieve such performance, the use of LED lamps and electronic circuits, presence sensors, distribution automation and lighting circuits that optimize the use of natural light and ventilation allowing energy savings were crucial. The implantation of the commercial tower was oriented as solar irradiation provided the compartments of transient and prolonged stay adequate levels of lighting and ventilation as needed for each environment, in order to avoid wasting energy.

The materials and colors used on the facades, as well as the glazing and solar control coating on aluminum composite material, produced lower heat absorption, contributing particularly to the savings on air conditioning in the building. The project also includes bike racks and preferential parking spots for vehicles with low emissions, encouraging users themselves to become active in the sustainability of the proposed building.

Water Reuse

The building will be equipped with a plumbing net that recovers the rainwater, to be used in many ways in the building, including the maintenance of the gardens.

Thermoacoustic Ceiling

The Thermoacoustic Ceiling is one of the most polemic point in brazilian business buildings. Some brazilian constructors to reduce the budget, eliminate the thermoacoustic ceiling, commiting their biggest mistake. That is one of the points that is already ensured by the Barbacena’s constructors.

Raised Floor

The “raised floor” is one of the building’s most powerful allied. It makes the empty business rooms, extremely flexible for receiving any kind of business, giving the oportunity to the future occupant to change the eletrical point of energy, and consequently, make the layout in the way he needs. Another advantage of the raised floor, is the facility of maintenance of the mechanical, eletrical and plumbing of the building.

The project preserved the compliance of the existing plateaus, which allowed minimal interference on local vegetation. Consequently the movement of soil masses was reduced, minimizing impacts and preserving its permeable aspects. The plaza, located in the outer area of the building, contributes with shading and natural vegetation, which added to the prediction of inserting colorful and floral species, results in a visually pleasing composition that it not limited to outside areas. The entrance hall of the building houses the vegetation that composes, with harmony and smoothness, the spaces to be appreciated during the low pace and contemplative user’s steps on the curvilinear ramp. Light colors, white and silver, predominant on the design, convey a greater sense of scale to the spaces and confluence with the green foliage and colorful exuberance of floral species, selected to decorate the internal environment, promoting a greater sense of liveliness and reception for users. In summary, the preservation of native species, added to the introduction of new species, provided the shading and ventilation necessary to the creation of a mild character microclimate inside and around the building.

+BIM TECHNOLOGY

Designing a project to make rational use of natural resources, using environmentally friendly materials and changing as little as possible its natural surroundings are aspects of a sustainable proposition.

BIM (Building Information Modeling) - which lets you work with parameterized three-dimensional models making buildings, even before they are built, already a reality in all their complexities and demands - was instrumental in the realization of this proposal. BIM design meant to achieve decisive gains in speed, but also in productivity with determined quality control.

Seeking to meet the sustainable nature of the proposal, one of the key points refers to concerns that should start from the design phase, continue during construction and take part of the use of the building.

The design and planning become an essential step, when environmental aspects – such as environment and resource management – should already be considered. The use of BIM platform allows control over costs and schedule, making it possible to optimize the construction process even before its beginning, being able to identify and solve an enormous amount of interferences still in the development phase .

If we think of the bold design proposal, which implies a concept of urban kindness, generated from the provision of public / private spaces, promoters of interaction for internal and external users, safety issue has become a delicate and extremely important topic. To cater to the conflict generated by this premise, The One has CCTV monitoring, vehicles access control, user biometric identification system, state of the art elevators, with anticipation of destination call and shift schedule - which occasionally becomes a merger between security and energy savings.

In addition to the safety premise, shops, convention center, meeting rooms, ATMs, gym, restaurant, helipad and a parking lot with a significant number of parking spots (626) become part of a large complex offering comfort and meeting daily demands for both internal and external users.

The presence of an efficient system that operates highly technological resources and fosters the economy of direct (water and energy) and indirect (maintenance and operation) costs, security, adaptability, accessibility (ramps, stairs, elevators), communication skills, ecological factors and energy properly inserted in the project development, alongside with a large natural park, located on the outside of the building brings to the table the project’s largest differential.

Anti-Flame Spread Lining

Despite the fact that current laws do not contemplate restrictions and/or guidelines as to what kind of lining the enterprise should have, all the hotel liners are anti-flame spread and non-toxic.Not to mention of course, their thermo-acoustic properties, ensuring the guest’s comfort and safety.

Emergency Elevator

For the building’s heights, according to current laws, it was optional for it to be provided with an emergency elevator. This was a lot more complex, because the emergency elevator should present an antechamber and obviously an engine room separate from the other lifts. Another point that was extensively discussed and at last, included.

Fire Escape - Stairs

The old abandoned building had only one (1) fire escape. Current parameters state that, due to the building’s heights, it should have at least two (2). Fire codes and standards though, state that for existing buildings, the adaption is not necessary. Even so, a second ladder was promptly allocated to ensure an effective evacuation of the building.

Sprinklers

A theoretically simple, but highly efficient system. The difficulty here was not only the passage of water pipes amid the building’s grotesque structure.It was also in the upper water tank. For it to be able to meet the demand, it was necessary to enlarge it, which took meticulous studies and structural reinforcement.

A building this pattern could not come short in terms of “security.” Meeting all estate and federal standards and al laws for Prevention and Fire Fighting, the project was reviewed by professional technician. In addition to meeting the requirements, extra technology and automation points were included, such as activation of the stairwell pressurization by electronic alarm and automatic unlocking doors on fire emergency exit routes. All this to ensure a peaceful and safe getaway for users.
