    A THE BUILDING

    Project assumptions were dened based on limitationsimposed by urban regulation law enforcements, as well as onthe market and conditions set by urban context. Together withthe program dened by the customer, studies on occupancywere initiated along with other assumptions designed by us, likefor example, the concept of the proposed building.

    Due to the triangular shape of the site, the width of AvenueBarbacena, the construction characteristics of the building acrossthe street and also the signicant amount of green leafy treesarranged along the alignment of the ground along the AvenueBarbacena dened the deployments implantation party, with acircular project opening a large square on the avenue.

    Initially dening the implantation of the proposed projectdemonstrates our concern for the built environment and ambienceof this stretch of Avenue Barbacena, and obviously in relationto the region and our city. To propose an open space with nooccupation on the front portion of the site broadens the horizonfor those passing by, giving the understanding of the concavecurve proposed as an invitation, a visual extension of the space.Stressing the current situation of existing buildings that are allright on the alignment of their lots, we can verify a wide visualrange in the proposal, due to the clearances that will continuefrom the pavements and will even be extended in almost allthree alignments for the proposed deployments curved shape.

    It is also worth noticing our intentions towards the threecorners that dene the land junctions of Avenue Barbacen,Aimors St. and Juiz de For a St. our proposal not to build ontheses corners, providing even wider visual amplitude amongstpublic space, sidewalks, streets, gardens.

    The proposal results in the enhancement of public space - inthis case with the responsibility to accentuate the exuberance ofthe trees along the Avenue Barbacena - and dialogues with the

    environment, especially with the Vera Cruz Hospital. With that,we hope to properly insert an urban equipment in a consolidatedcontext, with consistency and kindness.

    IMPLANTATION, CONCEPTION AND GUIDELINES1. The land on which the proposed project presents

    itself is an entire triangular block facing BarbacenaAvenue, Aimors St. and Juiz de Fora St.2. According to the law, it would be only necessary

    to apply the minimum clearances provided, whatwould be enough for us to use all the constructivepotential of the area and reach a maximum height of24 m, allowed for new buildings.3. If we had chosen to do that, there would be

    no consistency or kindness to the surroundings andpassersby on the proposal. Therefore, this optionwas discarded.4. In order to create more generous public spaces,

    clearance on the sites corners was increased. Theproposal is not to build on theses corners, providingeven wider visual amplitude amongst public space,sidewalks, streets, gardens.5. With that in mind, an open space with no

    occupation was created on the front portion of thesite, which broadens the horizon for those passingby, giving the understanding of the concave curveproposed as an invitation, a visual extension of thespace.6. The proposed curved shape limited the area

    per oor. If the maximum allowed height were tobe used then, the constructive potential of the areawould not be reached, which would not be interestingfrom a commercial point of view. The building then

    extrapolated in 12m the allowed height, with over36m. However, when analyzing the altimetry of thesurrounding buildings, the project would not causeany visual impact on the landscape, especially whencompared to the gain of the four spaces generated atits base.7. The proposal results in the enhancement of public

    space. The gardens created by the adopted partygenerated generous green spaces that interact withthe surroundings and provide excellent opportunitiesfor permanence, contemplation and encounter.8. The variation on ground levels and the shape of

    the building led to the creation of a communicationpath linking Barbacena Avenue directly to the corner

    of Juiz de Fora and Aimors Streets. Passersby canuse the building to objectively and comfortably crossthe block.9. Thus, the designs were presented to the

    authorities under the argument of the compensationoffered in the project, which was extremely valuableto users in the region, making the impact of 12mabove the permitted irrelevant. With a few morecounterparts, the project was approved by the citysCultural Heritage.

    Belo Horizonte is the capital of the state of Minas Gerais and third largestcity in Brazil. Located in the Southeast region, the city is strategicallypositioned amongst the main cities in the country and South America.Economically dynamic, this metropolis produces the 4th GNP in Brazil andis currently one of the capitals that host the most international events.

    With ve million inhabitants in its metropolitan area and 80% of theeconomy in the tertiary sector, the city is characterized by business tourism,having its economy revolved around sectors such as biotechnology,

    information technology, medicine, fashion and food, among others.The metropolis is currently considered to be one of Brazils businesstourism poles.

    Belo Horizonte is also highlighted for its vocation in trade and services, aswell as in the cultural sector. The city retains a vast artistic production thatincludes from gastronomy and handcrafts to internationally recognizedtheatre and dance groups and festivals. Some other important forms oftourism complete the set of attractiveness to the capital of Minas Gerais:adventure and eco-tourism, rural, religious, health, among others.

    This is what makes Belo Horizonte one of the most interesting Braziliancities when it comes to investments in the hotel industry.

    Belo Horizonte was initiallydesigned not to transcend thelimits of Contorno Avenue,marked in red on the map.However, urban planners atthe time could not predict suchgrowth to the state capital.

    The terrain of the project in

    question, located in the west ofthis district, is then part of a well-planned and structured urbancontext. The lane where thebuilding has its main entranceis the Barbacena Avenue, whichis Historical Heritage-listed dueto the exuberance of its trees species Pau-Ferro (Caesalpiniaferrea) which is famous for thecoloring of its branches and trunk,and Ficus (Ficus benjamina)known for its large size.

    Not only is the main entrance

    to the building set on such animportant avenue, one of theother roads that dene the block,Juiz de For a St., houses theBrazilian Army headquarters inBelo Horizonte.

    It was in this context that theowner the land gradually boughtlots of the entire block and cannally pursuit his dream ofconstruct an impressive andgrand building that s above all,seen as a really good architectural

    project.

    The project itself is full of peculiarities. As an exceptionto the rule, it is far from the national trend for businessventures, in which they tend to have smaller areas peroor and more oors due to saturation / shortagesof unoccupied land in central cities. The BarbacenaEnterprise found a large plot in a prime location togrow and become a landmark in the city.As the building occupies the entire block, there isno such thing as side or rear facades: all facadesare front facades. For this reason, all rooms haveexcellent visual ranges of the neighborhood. Thearrangement of horizontal and vertical circulationas well as the sanitary installations in the center ofthe plant means that almost 100% of the facade iswindowed, resulting in excellent natural lighting andventilation, except for some parts constituting thegantry, aesthetic architectural element.

    The estate laws of Prevention andFire Fighting prompts oors with anarea greater than 750sqm have atleast two re stairwells.

    However, the clients request wasto divide the oor into two portionsthat would not communicate bycommon circulation: CORPORATEand COMMERCIAL (ofces) SPACES.Having decided that, the oor

    was not divided in half, but 60%CORPORATE (1126.45sqm) and40% COMMERCIAL (745.52sqm).Thus, the latter portion does notrequire two stairwells and the otherwould be provided with two ladders,saving the project one.

    The CORPORATE SPACE is a largeroom for corporate companieswhich need wide workspaces.Equipped with hydraulic plumbingat strategic points combined withthe convenience offered by theraised oor, the future owner or

    tenant of this room will have greatexibility to propose its layout. Thisspace also features forecastingdivision into 4 rooms, in case thedevelopers decide to change theirinvestment plan.

    The COMMERCIAL SPACE is theportion already divided into roomsranging from 35sqm to 80sqm. Thestructural solution adopted allowedthe pillars very little inuence onthe allocation of rooms, resultingin a fair and equalized subdivision,serving all purposes. With itscentral horizontal wide circulation,along with the elevator that holdshospital stretchers, it opens thedoor for future owners to tailorrooms for specialized clinics thatrequire such functionality.

    Skin Glass

    To ensure the most natural light possible andwith the leafy treetops on Barbacena Avenueparticipating in the users view from every oor inthe building, the glass skin system was the mostsuitable. Brass toned,it brings a less modern andaggressive air to the context of the region.

    Aluminum Composite Material (ACM)After the inclusion of the cantilevered beams, whichform the portico of the building, the ACM, besidesbeing an aesthetically effective option, became asuitable solution for its lightness. Consisting of twoaluminum sheets and a re resistant thermoplasticcore, this clothes the entire porch.

    Brise (Roof-top)The aluminum brise was the ideal choice for theouter sealing of the roof-top. There are allocatedthe air conditioning machines and with the use ofthe louvers, neither the aesthetic effect, nor theoperation of the machine are compromised.

    Brise-SoleilTo mitigate the sunlight inside the rooms, brise-soleil was added. Produced with folded aluminumsheets, in addition to shading the glass area, thelouvers also have aesthetic appeal, since theybreak the glass skins homogeneity.

    - Automation of the entire lighting andair conditioning of the common areas;

    - Use of electronic LED lamps toreduce energy consumption;

    - Use of glass skin in the facades tooptimize the use of natural lighting inrooms and common areas, reducing

    articial lighting expenses;

    - Air conditioning with indirectexpansion system, with fan-coils andchiller;

    - Lifts with conjugate drive, optimizingtravelling and reducing energyconsumption.

    Water Reuse

    The building will be equipped witha plumbing net that recovers therainwater, to be used in many ways inthe building, including the maintenanceof the gardens.

    Thermoacoustic Ceiling

    The Thermoacoustic Ceiling is one of themost polemic point in brazilian businessbuildings. Some brazilian constructorsto reduce the budget, eliminate thethermoacoustic ceiling, commiting

    their biggest mistake. That is one ofthe points that is already ensured bythe Barbacenas constructors.

    Raised Floor

    The raised oor is one of the buildingsmost powerful allied. It makes the

    empty business rooms, extremelyexible for receiving any kind ofbusiness, giving the oportunity to thefuture occupant to change the eletricalpoint of energy, and consequently,make the layout in the way he needs.Another advantage of the raised oor,is the facility of maintenance of themechanical, eletrical and plumbing ofthe building.

    - Use of faucets with automatic closingdevices;

    - Toilets with water saving ushvalves;

    - Rainwater collection system.

    - Selective collection of waste;

    - Prevention from soil and air pollutionfrom construction;

    - Environmental education programat construction site.

    Anti-Flame Spread Lining

    Despite the fact that current laws donot contemplate restrictions and/orguidelines as to what kind of liningthe enterprise should have, all thehotel liners are anti-ame spread andnon-toxic.Not to mention of course, theirthermo-acoustic properties, ensuringthe guests comfort and safety.

    Hospital Stretcher Lifts

    Located in a hospital context, thebuilding could not close the doorfor potential tenants in this sector.Located opposite the Vera CruzHospital, it induces the occupancy ofthe building by clinics and medicalofces. Therefore, elevators sizedto accommodate hospital stretcherswere distinctly included in the project.

    A building this pattern could not come short in terms of security. Meeting all estate and federal standards and al laws for Prevention and Fire Fighting, the project was reviewed by professionaltechnician. In addition to meeting the requirements, extra technology and automation points were included, such as activation of the stairwell pressurization by electronic alarm and automaticunlocking doors on re emergency exit routes. All this to ensure a peaceful and safe getaway for users.

    Crossed Fire Escapes

    In order to reach higher ow in

    evacuating the building in a momentof panic, crossed re escapessystem were included. This effectivesystem consists of two completelyindependent ladders occupying thesame body of the stairwell. With noundesired inuence on the project, itdoubles the capacity of the leakageow.

    Sprinklers

    A theoretically simple, but highly

    efcient system. The difculty herewas not only the passage of waterpipes amid the buildings grotesquestructure.It was also in the upper water tank.For it to be able to meet the demand,it was necessary to enlarge it, whichtook meticulous studies and structuralreinforcement.

    The key word for this project is RESPECT, for it adds value to the environment in which it operates, brings quality to public spaces and provides excellentopportunities of permanence, contemplation and gathering for passersby. Its subtle implementation minimizes negative impacts, but the value added to the regionafter its insertion is easily identied and goes beyond the constructed area.
