And it’s not just the HOA – more and more homeowners are investing in improvements to their homes. This is a good time to remind homeowners that if you are making a major landscape renovation in front, or painting, new roof, addition visible from the street, etc. please fill out a simple ARC (Architectural Review Committee) form (available on our web site) and submit it for approval. The BHHOA Architectural Review Committee (ARC) must approve any architectural or landscaping change that impacts the view of your property from the street.

The ARC is the review and approval point for modifications of structures and landscaping. The review process ensures that property values are maintained and the character of the neighborhood is preserved. At a time when many residents are upgrading their homes, it is especially important that architectural review controls be in place to preserve the high property values we all enjoy.

Our HOA “sound walls”, the concrete walls along Bollinger Canyon and San Ramon Valley Blvd. continue to receive our attention. As a reminder, these walls are HOA property and HOA’s responsibility to maintain. Homeowners are responsible for not doing anything to these walls that can damage them or shorten their life. This includes making sure no more than 6 inches of dirt is placed against the wall, and trees in your yard are not damaging the wall (tree roots). Also, do not place any structures against the wall, drill into the wall, or attach anything to the wall. Please contact me if you have any questions about the sound walls.

Lastly, we continue to look at the possibility of an entry monument upgrade. We are presently looking into getting a rough price for this project, and once we have that information, we will present to the HOA members for your input.

Bollinger Hills Spot Light Home

Recognizing homeowners who have done an exceptional job of maintaining their homes, which helps make Bollinger Hills one of the premier developments in the San Ramon Valley..

This month's "Bollinger Hills Spotlight Home" award goes to Mark and Sheila Weidner at 22 Gait Court. Mark and Sheila have lived in Bollinger Hills for 29 years. Gait Ct. is the second home they have lived in since moving to the development. Over the years they have made many improvements to their home. They replaced the roof, added new windows and painted the exterior. Mark implemented his own landscape design in the front yard which was originally fairly flat and covered mostly with lawn. He reduced the size of the lawn, installed a dry creek bed, and created raised mounds to give the yard some additional depth and layers. The house originally had over 10,000 sq. feet of lawn which they have reduced to just around 800. The thing Mark appreciates the most is the overall look of his home. We agree! It is well kept and well done. We would like to thank Mark and Sheila for doing such a great job maintaining and improving their home over the years.

Front Yard Maintenance

Summer is here and FRONT YARD  MAINTENANCE is a top priority. Although we are still under state mandated water restrictions, each homeowner is responsible for mowing/maintaining their front yards, EVEN THE WEEDS.  Some homes have bark or stone in their front yards to reduce their water usage.  However, if you did not use plastic or some other form of weed control under the bark or stone weeds are coming through.  These weeds have to be removed and are not allowed to grow. Also, some homes that have used plastic under their stone/bark have allowed the plastic to become tattered and showing, this too has to be corrected. 

Remember if you are going to re-landscape your yard, or paint your house, you must have approval from the Bollinger Hills Homeowners Association ARC Committee. 

Bollinger Hills is one of the most  desirable developments in San Ramon. One of the main reasons for this is due to the attention our home owners give to the curb appeal of their homes. Keeping our curb appeal standards high is a goal for all of us.

As a reminder regarding TRASH DISPOSAL: Trash, garbage, accumulated waste plant material, or other waste and refuse shall be deposited only in covered sanitary containers.  Such containers shall be located in an appropriate area upon each lot and concealed from view except to be placed at the curb no more than 24 Hours before scheduled pickup and remain at the curb or visible no more the 24 Hours Scheduled After Pickup.

The above is a list of investments. Cash balances are invested in a money market accounts and CD’s at present. We can invest them in treasury bills and notes, money market funds and certificates of deposit as long as we do not incur capital risk. We maintain $236k in reserves for capital improvements and major repairs. We have another $260k in operating and planned spending funds.

Dues are due on the first day of each January and July. They are delinquent on the 30th of each of those months as stated in the COLLECTION POLICY. It is important that each homeowner pay his/her dues promptly to enable our Association to continue providing service at low cost and to avoid being charged fees for untimely payments.

We have some repair and improvement projects planned for the next one to five years. If you would like to know about these or be involved, please notify us at [email protected].

Let’s GO PAPERLESS

Currently we have only 50 homeowners who wish to go paperless and not receive a statement by US mail for each billing cycle. They receive an email to let them know the dues amount and when they are due. Their statement is attached for their reference. Just give us authorization in writing and we will no longer send you statements by US Mail. You only need to make sure you send us $240 each January 1 and July 1. Help us keep your dues low and be green at the same time. You can send an email to [email protected] or send us a note by US Mail. You can drop that note in my mailbox at 309 Mare Lane as well. Want to create a beautiful landscape for your home that also saves water? Check out these smart tips that will reduce landscape water use but still leave your property looking beautiful and alive.

1. Start early. Plan ahead so that all new plantings take place in the fall before the rainy season. Plants get established quicker with the help of winter rains and have a better survival rate.

2. Go native. When deciding what to install in your yard, consider native and drought-resistant plants. They typically require less maintenance and little watering once established (sometimes none at all!)

3. Add compost and mulch. Use compost when planting and cover the area with mulch afterwards. Compost creates a healthy soil and helps keep the water by the plant’s roots. Mulch reduces weed growth and reduces water evaporation. Make sure to leave some space around the base of each plant and resist creating mulch mounds around plants and trees.

4. Reduce your lawn. The average American household uses 320 gallons of water per day, about 30 percent of which is devoted to outdoor uses. More than half of that outdoor water is used for watering lawns and gardens. Consider replacing some of that grass with an attractive groundcover that is drought-resistant, covers a large area, and requires zero mowing.

5. Let it super soak. Up to a third of all water from sprinklers can evaporate during the heat of the day. Instead, give your plants fewer, heavy soakings. If you must use sprinklers, only use them in the morning.

6. Reuse greywater or capture rainwater. Reusing grey water or capturing rainwater offers a free source for landscape irrigation. These systems can be easily installed and even incorporated into irrigation systems.

7. Set up a drip irrigation system. Drip irrigation systems water plants right at the root and are an efficient alternative to sprinkler systems. They use 20 to 50 percent less water than conventional pop-up sprinkler systems and can save up to 30,000 gallons per year. Be sure to get a timer for maximum effectiveness.
