2016 Halloween Celebration was a Success
The 2016 Halloween Celebration was held last October 15, 2016 at the Ponderosa Village Clubhouse. The event was attended by the residents and some guests. Details and more photos available at the Socials Committee Reports/Updates.

Committee Reports/Updates
Grounds and Beautification In our previous newsletter, we made some references to the challenges in our Ponderosa, such as the need to improve housekeeping, maintenance of all areas as well as getting a grip on the backlog of replanting damaged vegetation from previous weather disturbances.
On top of that, it was determined that a number of highly visible landmarks, those that we all pass by on a regular basis, needed upkeep and the necessary beautification.
Housekeeping, maintenance and contractor management
- With our active daily village management, housekeeping is subjected to continual improvement cycles
- Maintenance of the various lots and public areas is diligently checked and managed
- Village management is preparing a tender process with three contractors for the village upkeep
- In parallel with the above, management team is doing a feasibility study whether insourcing maintenance of grounds is a viable, cost effective option for PLF
- The backlog of replacing previously damaged bougainvilleas is progressing steadily. We have opted though for a slow process to avoid extra headcount cost and interruption of daily contractor duties

2. Color Coded ID’s for Domestic Assistants (Household Helpers, Drivers, Caretakers, Etc.):

II. Reminders from HSSC
We are requesting everyone to adhere to the existing Security Guidelines, excerpts as follows:
I. Entrance to and Egress from the Village
a. All vehicles entering the Village after dark must dim their lights (preferably using only parking lights) upon approaching the security gate to enable the guards to easily determine whether or not they have Ponderosa stickers.
b. Between 9PM and 5AM, residents whose vehicles have heavily tinted windows will be required to roll down their windows upon entering or leaving the Village.
c. Guests of residents whose vehicles have heavily tinted windows will likewise be required by security personnel to roll down their windows upon entering and leaving Village premises and drivers must surrender their ID’s at the gate.
II. Vehicle Parking
a. Residents are required to utilize their garage for parking their cars and refrain from parking on the streets. Residents may be allowed to park additional vehicles only within the immediate frontage of their respective residences. In the event residents have more vehicles than can be accommodated in their respective garages and immediate frontages, they will have to make arrangements with the Association about where their vehicles can be parked.
b. Vehicle owners are reminded to keep their car windows and doors always locked to prevent theft or other untoward incidents.
c. Whenever a resident intends to entertain a large party, Security must be advised at least one day in advance so that arrangements can be made for parking in areas that will not compromise flow of traffic within particular areas and will not infringe on the parking rights of residents.
d. Commercial vehicles, even those owned by residents, are not allowed to park overnight inside the Village or after a reasonable amount of time sufficient to make deliveries.
III. Speed Limit
All vehicles traveling within the Village must not exceed a speed limit of 30 kilometers per hour. Speed limit signs are installed by the Association in several strategic areas.

Socials and Club Operations
I. Approved Policies/Guidelines for the use of the following:
Clubhouse Television and Accessories 1. The clubhouse TV and its accessories are for the exclusive use of homeowners only. Endorsement by homeowners for their guests to use the TV is not allowed. 2. The operation of the TV will be managed and handled only by the guard on duty. 3. The clubhouse TV and accessories are not for rent. 4. The TV cabinet should be locked at all times whenever the unit is not in use. 5. The Guard on Duty will log the usage of the TV by Homeowners and record any unusual performance of the unit or missing accessories as observed after use. 6. The key and the log book must be secured by the Guard on duty.
Swimming Pool 1) Swimming Schedule
Swimming is allowed between 7AM to 7PM.
2) Guest Entitlement
Home, Lot or Multiple lot owners are entitled to a maximum of ten (10) guests per member who can swim for free. In excess of this number, each HOA member is allowed a maximum of 5 guests who shall each pay a fee of P500. All unaccompanied guests must be endorsed by members through the accomplishment of an Endorsement Form and submitted to the Guard on Duty before using the Pool facilities (see attached).
Minors must always be accompanied by adults in the pool area.
3). Dress Code
Swimmers must wear proper swimming attire. Swimmers who have come out of the swimming pool are not allowed to enter the Clubhouse to avoid accidents. They must pass through the Restroom area to go to Café Rosa.
Not wearing shirts around the Clubhouse and Café Rosa is strictly prohibited.
3) Food
Eating is allowed in Café Rosa but not in the pool area and in the Clubhouse. Cooking is not allowed anywhere in the premises. Only light snacks are allowed near the pool area.
4) Litter
Members and guests must clean up after using the facilities.

II. Activities and Up-coming Events:
1. FREE
We have FREE Zumba classes at the Village Clubhouse every Saturdays from 9:00 am. to 10:00 am. Open to all age groups and gender. Drop by to join the beat and get fit.
2. 2016 Halloween Celebration
T h e 2 0 1 6 H a l l o w e e n Celebration was held last October 15, 2016 at the P o n d e r o s a V i l l a g e Clubhouse. The event was attended by the residents a n d s o m e g u e s t s . Participants mostly wore s p o o k y h a l l o w e e n costumes.
Zombies were lurking here and there and later on danced with the Michael Jackson’s hit song “Triller” to the delight of the crowd. Treats were distributed to the children from the g e n e r o u s r e s i d e n t s followed by a sumptuous lite dinner for all.
Despite the bad weather, the event was truly a m e m o r a b l e a n d unforgettable experience to everyone.

3. Outreach Program “Medical and Dental Mission”
There will be Medical and Dental Mission (in cooperation with WordCom Foundation) to be conducted at the Ponderosa Village Clubhouse on December 3, 2016. Services offered (FREE of charge) are Physical Check up (OB GYNE Consultation Available) and Tooth Extraction.
We are targeting two hundred (200) beneficiaries from three (3) neighboring Barangays (Ulat Pasong Langka, and Pulong Bunga) and Ponderosa Domestic Assistants (Household Helpers, Caretakers, Drivers, Etc.). For more details, please call the Ponderosa Village Office.
Finance and Purchasing 1. Completed exit audit conducted on September 5 and 6, 2016. Focusing on satisfying
residual audit discrepancies and cleaning up the books. We hired a temporary accounting help to accelerate this process.
2. Completed the 2nd Semester 2016 Budget and Proposed CAPEX for 2nd Semester 2016 and year 2017
3. Assessing various accounting software programs to simplify our accounting procedures with the end goal of having a point-in-time financial status.
4. In the process of developing purchasing procedures and policies including guidelines for the Village Manager’s fiscal authority without going to the BOD for approval.
5. Proposing to the BOD to provide meaningful operating budget for all committees.
6. Future Activities:
a. November 2016 - create the 2017 Annual Budget and CAPEX
b. Will continue to review various expenses and come up with ways to reduce those expenses
c. Will propose to have paid advertisements in the quarterly Village Newsletter to create a humanitarian emergency fund for Ponderosa's staff members, house helpers and their families.

II. Request for Donation for the Construction of a New Chapel of Brgy. Pasong Langka
The Brgy. Pasong Langka Pastoral Council headed by their C o o r d i n a t o r M s . E r l i n d a Amutan accompanied by their Treasurer Ms. Romelyn Alfaro and Auditor Ms. Arca Desingano made a visit to our President’s residence to personally ask Ponderosa’s assistance for the
on-going construction of their Chapel which was affected by the road widening project by the local government. The group shared a perspective of the proposed chapel and made an update on the progress of the construction. Attached are the pictures.
There are already residents who donated in response to the request for donation (Circular No. 2016-017 dated August 26, 2016). Should you wish to donate, you may endorse or hand
over your donation to the Village Administration Office through Christine or Cherryl and the same shall be duly acknowledged. Thank you in advance for your generosity.
