The Perfect GameIf the Metroplex was a baseball diamond, Rangers stadium would be
the pitcher’s mound. Like a 98 mph fastball off the arm of Yu Darvish, The Ballpark is bringing excitement and energy to the business of baseball.
It certainly helps that the team is leading the division for the third year in a row and headed for the playoffs again. But Nolan Ryan and his fellow Texas Rangers owners know that it takes more than just winning games to pack an almost 50,000-seat stadium.
After two winters of significant upgrades, the Rangers have created a ballpark that is fun even on those few occasions when the team doesn’t win. This year, The Ballpark broke 3 million in attendance for the first time in the history of the club. It is averaging 42,000 fans per game, the third highest in the league.
“We’ve worked hard to make this fun for the fans,” said John Blake with the Texas Rangers. “The team’s success is the primary factor, but we are trying to make the stadium an entertainment destination.” Two winters ago the Rangers made significant improvements in the video, technology and audio systems at the 270-acre baseball stadium. The club partnered with Daktronics Inc. and the Sony Corp. to deliver high-definition digital content throughout the facility. They added a 5,040-square-foot video board and a smaller, 725-square-foot board on top of the office building in centerfield, so fans can
practically taste the dirt when watching a replay of Josh Hamilton sliding into home plate.
Last winter, after another brutal Texas summer, Ryan and company also invested in bringing many of the stadium amenities indoors to keep the fans cool and make attending the games comfortable as well as exciting. The Rangers’ organization has also created opportunities for members of the community to get special access when the team is on the road. Imagine the fun of spending the night in the stadium where your heroes play. Last month, 900 local Boy Scouts got to sleep under the stars in the outfield at The Ballpark.
“We recognized years ago that the stadium itself would become a draw for the entire Metroplex area,” said Robbie Briggs, CEO of Briggs Freeman Sotheby’s International Realty. “We wanted to have an office there to be part of the excitement the team and the stadium have become.” Briggs joined forces with Jamie Adams, who has been working with the Texas Rangers organization since 1985 and has called the Centerfield Office Complex his home office since 1994, the year The Ballpark was built. The Briggs Freeman Sotheby’s International Realty office overlooks centerfield, where Briggs, Adams and many of their friends and clients can be found on game day cheering on the Rangers.

Completely surrounded by the rolling hills of Circle T Ranch and wholly owned and operated by the town of Westlake, this International Baccalaureate (IB) charter school recently was named #37 in the nation by U.S. News & World Reports.
“A lot of people come to the school because of the high ratings,” said Westlake Mayor Laura Wheat, who also serves as the Head of the Board of Trustees for the school. “But the ratings are not what are special to me. What’s special is the commitment to create knowledge in young people and create a better world though education.”
One glance at the school’s vision statement and you’ll see words like “Inquirers, Thinkers, Communicators, Principled, Caring, Risk-takers, Balanced,” all common language used in IB schools around the world. Based in Geneva, Switzerland, International Baccalaureate Diploma Programme was founded in 1968 as a means for international students, many of whom move from country to country, to change schools without missing a beat. It offers a high-quality, standardized curriculum that focuses on international-mindedness and intercultural respect. In the U.S., IB programs are gaining in popularity, but not all are entirely successful. It takes enormous parental, community and financial support to make any charter school viable. At Westlake Academy, the school has the backing of the entire city.
“We have a very unique situation here because the school is municipally owned and operated. Where other cities put their money into parks and pools, we put our money into our school,” said Mayor Wheat. “The city has an enormous stake in the success of the students here. We don’t believe that families move to communities with great shopping or fine dining as their priority. School is the number one priority for families looking to relocate. Parents will make the commute to work in order to have
their kids in the best schools possible.”The school’s stellar reputation has people
packing up their belongings and heading out to this town of a little more than 1,000 people tucked away in northeast Tarrant County. “We know that great schools
create great communities,” said Robbie Briggs, CEO of Briggs Freeman
Sotheby’s International Realty, which recently opened an
office in Southlake’s Town Square. “Our agents are seeing tremendous interest in these neighborhoods. People are moving to Westlake from all corners of the Metroplex.”
Westlake Academy parent Karen Stoltenberg moved from Las Colinas so that her son and daughter could enjoy a private school education, including small class size and tight-knit community, without the huge tuition bill. “I like that the teachers have high expectations of students, and they teach thinking skills,” she said. “In sixth grade my daughter was doing a project on post-traumatic stress disorder, which she had to take through concept, research and presentation. The teachers are big on inquiry, and they challenge students to think globally.”
As part of an IB curriculum, the school also has a strong commitment to service, much of which is partnered with learning opportunities. “Right now we are in discussions with partners in Guatemala to create a project that would encompass our students from kindergarten all the way through 12th grade,” said Mayor Wheat. “It will include cross-cultural learning and opportunities for the older kids to travel to Guatemala to help build homes or work in medical missions.”
Despite a class size of approximately 21, the school is relatively easy to get into. Admission criteria is based solely on where a child resides. All students who live within the primary boundary are admitted. Students in the secondary boundary are admitted on a lottery basis.
“For us, city and school are completely connected,” said Mayor Wheat. “The community is the school and the school is the community.”

I want to thank our many loyal customers and clients who continue to make our job so rewarding. With every transaction, we get to play our part in making dreams come true and and fulfilling important transitions for families across the Metroplex.
Our area is in the center of a nationwide real estate recovery, according to data provided by Case-Shiller Home Price Indices, the leading measure of U.S. home prices. Positive annual growth is recorded at the end of the second quarter of 2012 in the top 20 U.S. cities, including Dallas. All 20 cities posted positive monthly gains. The National Composite was up 6.9% in the second quarter alone. June in our area slowed slightly, but Briggs Freeman Sotheby’s International Realty enjoyed record sales in one of the most active summers in our company’s history.
We are expecting a strong fall selling season. Inventory is down, especially for homes under $2 million. Prices are firming and buyers continue to enter the market, from first time to luxury seekers.
I wanted to share some market data and company sales data that you should find both interesting and encouraging.
