Creditable returnsKeppel REIT delivered a creditable set of results for 2Q 2016 amidst market headwinds. Due mainly to the absence of contribution from 77 King Street which was divested in 1Q 2016, property income and net property income for 2Q 2016 were marginally lower by 1.5% and 1.4% quarter-on-quarter (q-o-q) respectively. Excluding contribution from 77 King Street, property income and net property income for the current portfolio remained stable in 2Q 2016.

Share of results of associates and joint ventures increased to $20.1 million and $8.3 million in 2Q 2016, up 7% and 22.6% q-o-q respectively, on higher share of contribution from the David Malcolm Justice Centre in Perth, Australia and Marina Bay Financial Centre.

The Manager has declared a distribution per unit (DPU) of 1.61 cents for the quarter. DPU for the first half of 2016 amounted to 3.29 cents, which translates to an annualised yield of 6.3%.

With its continued focus on proactive leasing and marketing, the Manager successfully renewed almost all the leases expiring in 2016 in the first half of this year, with only a minimal 0.6% of expiring leases due for renewal in the second half of this year. This is a significant improvement from 13.4% as at the beginning of 2016.

The Manager has also forward renewed approximately 365,000 sf (attributable space of 329,000 sf) of prime office space in 1H 2016, bringing the proportion of expiring leases in 2017 and 2018 down to 9.5% and 5.5% respectively as at 2Q 2016.

The majority of these expiring leases are in their first renewal cycle and are likely to be renewed.

In all, the Manager concluded a total of 69 leases or approximately 900,000 sf(attributable space of approximately 615,000 sf) of prime office space in 1H 2016. This raised Keppel REIT’s overall portfolio occupancy to 99.7% as at 2Q 2016.

Keppel REIT continues to command above-market rents for its Singapore office leases, achieving average committed rent of $10.10 psf for new, renewal and forward renewal leases in 2Q 2016. This was higher than the market’s average Grade A rent of $9.50 psf.

Despite the subdued office market, the Manager achieved positive rent reversion of approximately 2% for new, renewal and forward renewal leases in the first half of 2016.

The Manager continues to secure tenants for the longer term, maintaining a long Weighted Average Lease Expiry of approximately eight years for Keppel REIT’s top 10 tenants and six years for the overall portfolio, which will provide income stability for Unitholders amidst economic and market headwinds.

Keppel REIT’s lease expiry profile is well spread out, with approximately 90% of leases not due for renewal till 2018 and beyond, and approximately 85% of leases not due for renewal till 2019 and beyond, when limited to no new office supply in the CBD is expected.

The Manager will continue to focus on tenant retention and attraction to maintain a healthy and long lease expiry profile. The Manager will also continue its active capital management efforts to safeguard against interest rate and currency volatilities as well as enhance its financial flexibility to capitalise on opportunities that may arise during periods of uncertainties.

Shaping a sustainable future The pace of urbanisation has progressed at an unprecedented rate around the world. The United Nations has predicted that by 2050, the world’s urban population would increase by 2.5 billion people, with nearly 90% of this growth concentrated in Asia and Africa.

Against this backdrop, city authorities are challenged to make improvements to urban infrastructure, resource allocation and demographic inclusiveness.

United by a common purpose, global leaders, mayors, policymakers and industry experts in sustainable urban development shared and exchanged ideas and solutions to tackle challenges arising from rapid urbanisation at the World Cities

Summit (WCS) 2016 held from 11 to 14 July 2016.

One of the highlights of the WCS is the biennial Lee Kuan Yew World City Prize, sponsored by Keppel Corporation, which honours outstanding achievements and contributions to the creation of liveable, vibrant and sustainable urban communities around the world.

This year, the Colombian city of Medellin was awarded the Prize which comprises an award certificate, a gold medallion and a cash prize of $300,000.

STRENGTHENING TIES

During the summit, Keppel senior management connected with government leaders as well as

business partners while they were in Singapore for the WCS.

Mr Ang Wee Gee, CEO of Keppel Land, hosted Vietnam’s Ho Chi Minh City (HCMC) People’s Committee, led by Chairman Mr Nguyen Thanh Phong, to dinner at Marina at Keppel Bay on 12 July 2016 where he reiterated Keppel Land’s commitment to further strengthen its presence in Vietnam. This follows Mr Ang’s courtesy call to Mr Nguyen in HCMC in April this year.

In Vietnam, Keppel Land is one of the largest and pioneer foreign real estate developers with a diverse portfolio of properties in Hanoi, HCMC, Dong Nai and Vung Tau.

DISTINCTION IN HOSPITALITY

With a keen eye for design excellence, Keppel Land has won a slew of awards at the Myanmar Property Awards 2016 held on 30 June 2016.

In its second year, the annual awards ceremony saw Sedona Hotel Yangon’s Inya Wing sweeping the Best of the Best – Best Commercial Development (Myanmar), Best Hotel Development, Best Hotel Interior Design and Best Hotel Architectural Design awards.

Junction City Tower, Keppel Land’s joint venture with local developer Shwe Taung Group, also bagged the Best Office Development and Best Office Architectural Design awards.

ENGINEERING FEAT

Keppel Bay waterfront precinct has been recognised as one of Singapore’s Top 50 Engineering Feats in a competition organised by The Institution of Engineers Singapore (IES).

Launched on 1 March 2016, the Engineering Feats @ IES-SG 50 competition reviews and shortlists projects deemed to have made significant economic, societal or infrastructural impact to Singapore since its independence in 1965. The competition, which was held from 1 March to 30 May 2016, saw project owners and engineers across 20 different industries taking part.

Projects were shortlisted by IES for public voting online and the 50 projects with the highest number of votes were chosen for the awards. Award recipients were recognised at the IES Golden Jubilee Dinner graced by Singapore’s Prime Minister Mr Lee Hsien Loong on 1 July 2016.

INKING SUCCESS

Keppel Land swept four awards at the SPH iink Awards held on 29 July 2016. In the Print Campaign (English) category, Keppel Land’s 2015 brand campaign was awarded Gold while its print advertisement for its latest residential project in Tiong Bahru, Highline Residences, picked up the Bronze award.

The advertisements for the brand campaign and Highline Residences were also awarded Bronze in the Print Single/Campaign (Chinese) and Print Single (English) categories respectively.

Into its 12th year, the SPH iink Awards is organised by the Singapore Press Holdings (SPH) to celebrate and honour advertising practitioners who come up with the most creative executions across SPH’s media platforms in print, digital, radio and out-of-home.

Keppel Land’s return on equity is one of the highest among its peers at 18.9% per annum over the last 10 years from 2006 to 2015.

Focused on safetySparing no effort to create a safe and healthy workplace for all its stakeholders, Keppel Land recently opened its third safety awareness centre in the region at West Vista, its latest residential development in West Jakarta, Indonesia.

The opening of the West Vista safety awareness centre was inaugurated by the Head of Manpower of West Jakarta, Dr Suhari, MSc.on 26 July 2016, in a ceremony where Keppel Land was represented by Mr Peter Jones, GM, Workplace Safety and Health.

Dr Suhari commended the local team for their dedication to safety in the building of Indonesia’s first comprehensive safety awareness centre within a construction site.

Green partnershipKeppel Land is working with the Building and Construction Authority of Singapore (BCA) to trial BCA Skylab's capabilities.

BCA Skylab is the world’s first high-rise rotatable laboratory for the tropics, and is Singapore’s dedicated experiential learning facility and living lab for the built environment sector. The BCA Skylab was opened by Singapore’s Prime Minister Mr Lee Hsien Loong in a ceremony on 20 July 2016.

CEO of Keppel Land, Mr Ang Wee Geesaid, “In shaping the future as a responsible green developer, we will continue to sharpen our focus on sustainability and innovation. We are very happy to work with BCA to utilise the Skylab to trial new technologies.

“This further complements our efforts to accelerate the adoption of new green building technologies so as

to remain at the forefront of best practices in sustainable urbanisation.”

Located at the BCA Academy, the Skylab boasts a 360-degree rotatable capability, full plug-and-playconfigurability and is fitted with extensive instrumentation and sensor networks scalable in future.

The 132 sm facility is equipped with a network of more than 200 sensors with high accuracy and granularity, across two identical cells for comparison testing. These sensors measure performance metrics such as energy performance, indoor environmental quality, outdoor

environmental parameters and building automation system indicators.

The Skylab aims to significantly improve energy efficiency beyond the current best-in-class Green Mark Platinum buildings which are already at least 30% more energy efficient than a code-compliant building.

To date, Keppel Land has garnered a total of 61 BCA Green Mark Awards, including eight Platinum awards, for its properties in Singapore and overseas. In 2015, Keppel Land was also conferred the coveted BCA Built Environment Leadership Award (Gold Class).

Keppel Land’s highly-anticipated retail mall in Saigon Centre opened its doors to excited consumers in Ho Chi Minh City (HCMC), Vietnam, on 30 July 2016.

The new seven-storey retail mall, with a total gross floor area of 55,000 sm, forms part of Phase Two of Saigon Centre. Fully-committed, it houses more than 400 international and local brands as well as leading Japanese retailer Takashimaya Department Store’s 15,000 sm flagship outlet in Vietnam.

The mall was officially opened on 1 August 2016 in a grand ceremony graced by H.E. Mr Tran Vinh Tuyen, Member of the Party Standing Committee and Vice Chairman of the People’s Committee of HCMC, and witnessed by Keppel Corporation Chairman Dr Lee Boon Yang,

Mr Tatsuo Yano, MD, Takashimaya Singapore Ltd., said, “Takashimaya Group opens its third overseas department store in Saigon Centre. This development has come about through years of cultivated retail experience between Japan and Singapore. We aim to create a store that will become a well sought-after shopping destination for customers in HCMC.

“One important reason for our first venture into Vietnam is an opportunity to team up with an excellent partner in Keppel Land. We intend to further build on this relationship and together contribute to the enrichment of lifestyle for the people in HCMC.”

About 25% of the tenants in Saigon Centre’s retail mall are new-to-market, including Takashimaya. The other international brands

debuting in Vietnam include luxury and fashion labels Carolina Herrera, Kenzo, Moschino, Stuart Weitzman and Armani Exchange.

Close to 30% of Saigon Centre’s retail mall has been set aside for F&B, presenting patrons with a wide selection of about 50 restaurants, cafes and food kiosks.

Opening their first F&B outlet in HCMC at Saigon Centre include Oedo Japanese Food Village, which is inspired by an old alley in Tokyo and comprises seven authentic Japanese restaurants; Ember Grill and Italian, which serves fusion cuisine and over 100 types of cocktails; and Logic Pizza with its open concept kitchen.

MAKING A SUSTAINABLE DIFFERENCE

Hosting its first community event as Keppel Volunteers Vietnam, the CSR team under Keppel Land (Vietnam) hosted underprivileged children from Vinh Son Primary School in a sustainable art workshop at tiNiWorld Edutainment Center, a tenant in the Saigon Centre retail mall.

Mr Linson Lim, President (Vietnam) of Keppel Land, shared, “In line with being OneKeppel, the volunteers in our group will identify themselves as Keppel Volunteers wherever they operate.”

During the workshop, 20 Keppel Volunteers shared with 40 children the importance of caring for the environment and the value of recycling.

The volunteers and children created interesting articles by recycling stationery and paper rolls with environmental slogans such as ‘Protect the Earth’.

Offering encouragement to the volunteers in their initiative, Dr Lee and Mr Ang attended the event to interact with the children and present them with schoolbags.

Keppel Land (Vietnam) has supported Vinh Son Primary School, a private free school for underprivileged children, since April 2015 by donating uniforms, electronic equipment, school textbooks, books and bookshelves.

Popular Japanese restaurant Ike Ike Maru has also opened its first branch in HCMC at the mall.

With something for everyone, families with young children can indulge themselves at tiNiWorld Edutainment Center, the only indoor children’s playground in the city centre. Early-education enrichment courses are also available at Little Einsteins Academy.

Saigon Centre Phases One and Two are jointly owned by Keppel Land, Toshin Development Co., Ltd and Vietnamese partners, Southern Waterborne and Transportation Corporation and Saigon Real Estate Corporation. Keppel Land holds a 45.3% stake in the development.

When fully completed in end-2017, Saigon Centre Phase Two, designed by the internationally renowned New York-based architectural firm NBBJ, will comprise 44,000 sm of premium Grade A office space, 55,000 sm of retail area spread across seven storeys and 195 luxury serviced apartments. Presently, the development of the 37-storey office tower is progressing on schedule.

A showcase for building and architectural excellence in HCMC, Saigon Centre Phase Two was conferred the Green Mark Gold (Provisional) Award by the Building and Construction Authority of Singapore in 2012. The project was also named the Best Commercial Project and Best Retail Project at the Vietnam Property Awards in 2015.

and was provided with the relevant training including a three-month stint with Keppel REIT Management in Singapore in 2013. “My bosses have always encouraged me to take on expanded roles and responsibilities. I feel privileged and proud to have contributed to the growth of Keppel Land in Vietnam.”

In view of Keppel Land’s expansion overseas, a number of mid-career locals have also been hired to enhance the team's capability.

One example is 42 year old Ma Yinfeng, Project Head of Park Avenue Heights in Chengdu, who has seen his role evolve in the last 11 years with the Company.

A mid-career professional, Yinfeng brings with him a wealth of experience in sales, project management and investment when he joined Keppel Land China's Business Development team in Chengdu.

He shared, “I’m grateful for the exposure to try different roles in the Company which has expanded my capabilities and enabled me to grow both personally and professionally.”

Grooming local talents

Localisation has become an important tenet of Keppel Land’s human resource strategy as the Company continues to expand in the overseas markets of China, Vietnam and Indonesia.

To deepen its bench strength, the Company has put in place systematic processes such as setting up local Career Review Committees to plan for the development of local talents.

Thirty-eight year old Eric Cheng is an example of a local talent who has risen through the ranks in China.

Originally from Shanghai, Eric joined Keppel Land in 2007 as Marketing Manager for the Central Park City township project in Wuxi. With the formation of Keppel Land China in 2010, he was rotated to the marketing department at the Company's headquarters in Shanghai, and was later designated as the Project Head for Waterfront Residences in Nantong. These varied experiences have paved the way for his current appointment as City Head for Wuxi.

Eric said, “I appreciate the structured learning roadmap which the Company has in place to groom employees.

”I was able to grow and hone my leadership skills through the Leadership Development (LEAD) Programme which provided stretched assignments and job rotation opportunities under the guidance of a mentor.”

The LEAD programme aims to accelerate the career development of top performing employees regardless of their nationality.

Nguyen Duc Minh is another example of a local who has grown with the Company. He started his career with Keppel Land (Vietnam) as a Senior Business Development Executive in 2007 where he was part of a three-man team.

Today, Minh, as he is fondly known, has moved on to oversee the operations for a number of Keppel Land’s projects in Ho Chi Minh City such as the upcoming Estella Heights mixed-use development and Palm City integrated waterfront development as the General Director. Forging stronger bondsWith over 20 years of experience in the country, Keppel Land has established its roots as one of the largest and pioneer foreign developers in Vietnam, delivering its projects on time, safely and with the hallmark quality that Keppel is renowned for.

Today, Keppel Land has 19 licensed projects, a pipeline of more than 25,000 homes and a total registered capital of about US$2 billion in Vietnam.

Following the successful instalments of staff conferences in Singapore and China, the annual get-together, now a key event in Keppel Land’s corporate calendar, was held for the first time in Vietnam, one of the Company’s key growth markets.

In his opening remarks at the conference, Mr Ang Wee Gee, CEO of Keppel Land, reiterated the importance of staying nimble in anticipating and meeting the future needs of the market.

He said, “To stay ahead, we must build on our brand equity, strengthen our local network and relationships with key stakeholders, leverage on our land bank, and most importantly, build our capabilities on the ground by being able to attract and retain the best talent.”

Mr Linson Lim, President (Vietnam) of Keppel Land, also shared that when he first arrived in Vietnam in 1995, the Company had only eight staff. As it scaled up its activities in tandem with the country’s growth, its staff strength has also grown to almost 400, of which about 55% were hired in the past three years.

To drive further growth for the Company, Mr Ang shared Keppel Land’s localisation plan to actively groom and develop promising locals who performed well, as well as plans to develop Keppel Land as an employer of choice in Vietnam.

Over the four-day conference from 29 June to 1 July 2016, Keppelites across the various business units were updated on the latest developments in the Company. They also took the opportunity to network and share learning experiences, as well as attended workshops and participated in team-building exercises.

A highlight of the staff conference was the Work of a Winner competition where teams from different business functions presented innovative ideas that were implemented during the year.

The conference culminated in a dinner and dance, where staff took the opportunity to mingle with management in a relaxed setting.

Separately on 19 August 2016, Keppel Land's Welfare Committee organised a special education session for whisky aficionados.

Presented by Glenfiddich’s Regional Global Brand Ambassador for Asia Pacific, Mr Matthew Fergusson-Stewart, staff were engaged in an educational discussion on whiskies and had a taste of the brand’s bestselling selections in an exclusive whisky tasting session.

Mr Sim Puay Kiak, Chairman of the Keppel Land Welfare Committee, said, “Through such events, we hope to foster better interpersonal relations between colleagues, as well as show them that as a Keppel Land family, we not only work hard together, but we also enjoy the good times together.”

Building rapportKeppel Land continues to engage its staff on various platforms to foster greater interaction and rapport with management and among staff across business units.

In China, more than 70 senior management and staff from its Shanghai headquarters came together for Happy Hour on 29 July 2016. Held quarterly, the informal session seeks to enhance team spirit and is a platform to update staff on the Company’s latest developments.

In his opening address, CEO of Keppel Land, Mr Ang Wee Gee shared Keppel Corporation’s 1H 2016 results and encouraged Keppel Land China to play a greater role in contributing to the Group’s performance. He also reiterated Keppel Land’s focus on returns and shared that the Company will continue to look for opportunities to deepen its presence in its core market of China.

Mr Ang also urged staff to continually innovate and collaborate together, to improve efficiency and processes.

This is the first initiative by Keppel Land in partnership with the North West Community Development Council (CDC) under the North West Care & Repair Programme which seeks to improve the lives and well-being of Singaporeans residing in rental flats in the District.

Under this programme, Keppel Land volunteers will organise outings for residents or help with simple home improvement works.

In conjunction with Singapore’s 51st birthday, over 40 employees from Keppel Land, led by CEO, Mr Ang Wee Gee, organised an outing for about 80 beneficiaries from Singapore's North West District to the Keppel Centre for Art Education at the National Gallery Singapore on 10 August 2016. They were joined by the Mayor of North West District, Dr Teo Ho Pin, as well as CEO of National Gallery Singapore, Ms Chong Siak Ching.

Keppel Land, through the Keppel Care Foundation, had also recently supported North West CDC’s North West Student Support Fund, which provides educational and developmental programmes to increase the social mobility of students from low income families.

As a Founding Partner of the National Gallery Singapore, Keppel Corporation committed $12 million to establish the Keppel Centre for Art Education, which is the first dedicated art education facility of its kind in Singapore and the region.

The Centre was officially opened in November 2015. It was set up with the aim of nurturing and inspiring generations of creative and critical thinkers. Since May this year, Keppel Volunteers have been supporting meaningful activities at the Centre every weekend in an initiative championed by Keppel Land.

Keppel Land China’s Beijing team and Keppel Corporation’s Beijing Representative Office hosted students from Beijing Tongzhou Care Centre on 12 August 2016.

Keppel Land China has been supporting the Centre since 2012 through fundraising and staff contributing time and effort to bring joy to the beneficiaries.

Over in Zhongshan, the team from Keppel Land China collaborated with the Zhongshan Neighbour Social Service Centre to organise a donation drive between 15 and 19 August 2016to gather preloved clothing for beneficiaries from provinces such as the Guangxi, Yunnan, Guizhou and Sichuan.

This is the second year that Keppel LandChina’s Zhongshan team had organised the donation drive. As per the previous year, the donation drive received an overwhelming response. Clothing in good condition were

donated to the beneficiaries while the remaining were sold in charity bazaars or recycled to produce eco-products.

Separately, Keppel Land China’s Kunming team, in collaboration with the People's Government of Tangchi Town, organised a charity fair at Keppel Land China's Spring CityGolf & Lake Resort on 28 August 2016 to raise funds for underprivileged children in the community. Beneficiaries of the event as well as staff and guests enjoyed a fun day of games.
