Triple Net Lease:Tenant shall be responsible for and pay all costs, expenses and obligations of every kind and nature whatsoever relating to the Premises, the appurtenances to the Premises, and the use and occupancy of the Premises, including all Taxes and assessments iimposed on the Land and the Building, all Building operating expenses, costs of all electricity, gas, water and sewer utilties, and all maintenance, repairs and upkeep needed to keep the Building and the Land, and all Building Improvements and Land Improvements, in good working order and repair.

Property Taxes:Tenant shall pay, prior to the earlier of delinquency or the accrual of interest on the unpaid balance, all taxes and assessments of every type or nature assessed against, imposed upon or arising with respect to the Premises, this Lease, the rental or other payments due under this Lease or Tenant during the Lease Term, including, without limitation all taxes and assessments upon the Premises or any part of the Premises and upon any Personal Property at the Premises belonging to Tenant, or any tax or charge levied in lieu of such taxes and assessments.

With consumers doing more of their banking online, many banking companies have started to drastically reduce their branch footprints and bring more technology into the in-person experience. BMO has been heavily focused on investing in both its digital and physical channels to enhance every customer touch

point. The result: the “Smart Branch” concept.The new “Smart Branch” formats provide customers with digital experiences that fit everyday lifestyles while freeing up branch teams to spend more time engaging with customers. Bankers are always on-site and available to answer questions, provide financial advice and assist with the new bank technology.Conveniences and amenities found at smart branches include:

At around 2,000 square feet, this model may be used as a de novo or to “right-size” branches in existing markets.Video tellers are live agents that support the same authentication protocols and transactions as an in-branch teller. They also perform some traditional platform functions such stops on cards or changing account information. If a sales referral opportunity arises or a transaction requires branch staff (such as card reissue) tellers will message a branch associate. That associate joins the teller and customer at the ATM for a warm hand-off.BMO Harris is also relying on experts available through live video to deliver some products, such as financial advisers. Branch staff can see if the adviser is available and initiate a video call. One-time sales, such as mortgage products, may be handled by a central call center in the future.BMO Harris’ goal is for staff never to handle cash in smart branches. A current exception to that is meeting some of the coin and currency needs of business customers. The staff operates as universal associates, which involves conversation, guidance, assistance and account opening as well as assisting with using video tellers if needed and participating in video calls to expert specialists.Customer Wi-Fi allows branch staff to walk customers, on their own devices, through transactions like mobile check deposit. Customers can use their mobile phones to make cash withdrawals from ATMs. And bankers use tablets to educate customers so that customers can handle their own transactions from home.

Milwaukee is the largest city in the state of Wisconsin and the fifth-largest city in the Midwestern United States. It is located on Lake Michigan’s western shore, at the confluence of three rivers: the Menomonee, the Kinnickinnic, and the Milwaukee. Ranked by estimated 2014 population, Milwaukee was the 31st largest city in the United States. The city’s estimated population in 2017 was 595,351. Milwaukee is the main cultural and economic center of the Milwaukee metropolitan area. It is also part of the larger Milwaukee-Racine-Waukesha combined statistical area, which had an estimated population of 2,026,243 in the 2010 census. Milwaukee is the second-most densely

populated metropolitan area in the Midwest, surpassed only by Chicago. In 2012, Milwaukee was listed as a gamma global city by the Globalization and World Cities Research Network.

Milwaukee began as a Great Lakes port in 1835, when the first commercial cargo vessel called at the struggling new village on the west shore of Lake Michigan. Settlers and traders were drawn to the site because of its Indian population, its access to the “western frontier” afforded by three separate streams; and the three great rivers (noted above) which flow into Lake Michigan at a central Point in Milwaukee harbor. The streams, have since been intensively developed with dock facilities, and expanded by dredging and channel improvements, and have become the focal point of a substantial commercial and industrial harbor development, handling millions of tons of commerce annually.

SOMETHING’S BREWING • MILWAUKEE’S BEER INDUSTRYSynonymous with beer since the 1850s thanks to an influx of German immigrants, the city’s beery side still bubbles strong. Brew-loving travelers can tour both the Miller and the Lakefront breweries, have a draft at Best Place in former Pabst headquarters and sample the new wave of craft brews at the many local pubs. The German history also comes through in the local obsessions with sausages and dairy: get brats and beer cheese soup at Milwaukee Brat House and sample local cheeses at Uber Tap Room.
