NREM Residents: Thank you once again for renting with Nevins Real Estate Management (NREM). We hope that you had a positive leasing and living experience with us! As you prepare for the end of the lease contract, we have several important steps and reminders to best assist you. Our goal is to ensure that the transition is simple for everyone, minimizes confusion and reduces stress. Following the advice within this pamphlet is sure to help. However, we encourage you to call or stop by our office with any questions.

So, you might want to know why we are asking you to follow our specific Move-Out instructions. Bottom Line: We want all vacating residents to receive their security deposit in full within 30-days once the apartment is cleared, cleaned and inspected for any damages. Therefore, following our suggested guidelines is sure to yield positive results. Carefully review and complete the steps below.

STEP 1: Know Your Lease End Date We understand that residents will move out at varied times due to graduation and new employment opportunities, etc. Regardless of your actual move-out date, your lease remains in effect through the end of the contract. STEP 2: Determine Your Type of Move-Out Status

Not Renewing: Your lease ends and ALL residents are moving out.

• Clean and vacate your apartment per our suggestions. Refer to Steps 3 – 6 in this pamphlet and any other

related correspondence from our office Partial Renewal: Some residents will remain in the unit and one or more new residents will join for the next lease term

• Residents on the current lease are expected to take ownership and responsibility for ensuring that the unit is in

“move-in” ready condition for the new residents who are moving in on the lease start date • Cleaning and damage fees WILL be assessed upon unit inspection by Management at the end of the current

lease term. ALL residents (i.e., who vacate and remain on the lease for another lease term) will be charged accordingly

STEP 3: Cancel Contracted Services Any and all contracted services associated with your apartment that are currently in your name must be canceled on your lease end date. Call the Gas and Electric provider(s) several weeks in advance to terminate your services on your lease end date and no earlier. If you wait until the last minute to cancel services, they will not be able to get a final reading so they will estimate your final bill based off of prior year usage.

CABLE: Comcast (1-855-638-2855) • Terminate service and remember to drop off your cable box and remote at the Comcast Service

Center (325 E. Beaver Avenue or 1801 North Atherton Street). NOTE: They can charge you for the equipment if you do not return it

INTERNET: DoJo or GetWireless (814-867-2100)

• Remember to return any rented equipment to the company (220 Regent Court, Suite 8; State College) if applicable. NOTE They can charge you for the equipment if you do not return it

ELECTRIC: West Penn Power (1-800-686-0021)

• Call their office and have the electric account out of your name. The service will automatically revert back into our name. NOTE: The termination date for services is your actual end lease date.

GAS: Columbia Gas (1-888-460-4332) • East Foster, Park Lane (219 Bldg.) and West Beaver Complex residents must call the gas company and

have the service taken out of your name. The service will automatically revert back into our name. NOTE: The termination date for services is your actual lease end date.

Important Note: NREM will place usage charges on your account if Gas and/or Electric services are terminated from your name prior to the expiration of the lease. When you take the service out of your name they revert back to the Landlord.

STEP 4: Carpet Cleaning Your carpets must be professionally cleaned near the end of your lease date. We have recommended companies who we know will guarantee their work. These Companies include:

Please note the following: 1. Carpets cannot be cleaned more than 2-3 days prior to your lease end date. We want to ensure that your

carpets are clean, fresh and dry for when the new residents move in. 2. We recommend that you call several weeks in advance to schedule a date and time to have your carpets

cleaned, if you plan on setting up the service. 3. A printed or emailed receipt for payment of services MUST be sent to or dropped off to our office. Without a

receipt you could get charged for a second cleaning. 4. Please leave ceiling fans on after carpets are cleaned to prevent mold and mildew. Thank you!

Important Note: NREM will deduct fees for the carpet cleaning from your security deposit if the carpet cleaning services are not rendered and/or a receipt was not received from you or the company who performed the service. Our cost to clean the carpet is VERY comparable to what you would pay so if they are not cleaned it will not cost you more.

STEP 5: General Purpose Cleaning

Whether you are a non-renewing or partial renewing resident, we have some cleaning suggestions to best assist you with this process.

Helpful Hints for General Cleaning � Floors: Sweep, mop, and scrub, and if necessary, remove any marks, build-up or stains. � Ceiling Lights: Remove the cover, clean the inside and outside of the globe or fixture, replace burned out bulbs. � Furniture: Remove cushions (if applicable), vacuum the upholstery, clean the surfaces, and empty and clean inside drawers. � Walls and Ceilings: Remove any nails, hooks, putty, tape, posters or other items that you placed on the wall or ceilings. � Blinds: Clean each slat individually with a damp cloth. � Windows and Screens: Clean thoroughly including the windowsills and screens. � Doors: Remove personal items and wipe the doors clean. � Closets: Empty, clean and vacuum. � Heaters and Air Conditioners: Wipe, clean, and re-install any loose or missing covers. � Baseboards: Dust and clean thoroughly.

Helpful Hints for Kitchen Cleaning

� Stove: Lift the burners and stovetop (if possible) to clean rings and drip pans. � Oven: Clean the oven, inside and out, including shelves and pans. Oven cleaner is a good product to use inside of the oven. � Refrigerator: Clean the inside and outside (top, behind and underneath) of the unit. NOTE: Do not turn off or unplug the fridge when you vacate your apartment! � Range Hood: Remove grease from range hood and surrounding backsplash and walls. � Dishwasher: Clean inside and out. Make sure trays and racks are in place. Prop door open to air dry and eliminate odor. � Cabinets: Remove all items, including contact paper, and clean the inside and outside of cabinets. � Sinks: Remove stains and hard water deposits with an all-purpose cleaner. Dry the sink and fixtures to avoid water spots.

Helpful Hints for Bathroom Cleaning

� Shower: Use a bathroom cleaner to remove stains and soap scum. Avoid use of abrasive cleaners and harsh scrubbers. � Sink and Faucet: Remove stains and hard water deposits with an all-purpose cleaner. Leave the surfaces dry and shiny. � Toilets: Clean the inside and outside of the bowl. � Medicine Cabinets: Remove personal items, clean the mirror and light fixtures. � Fans: Remove any dust or lint from the grille and clean all surfaces. � Baseboards: Dust and clean thoroughly.

STEP 6: Vacating your Apartment

• Remove ALL food, trash, clothing, fans or other non-NREM furnishings and place in appropriate receptacles or

by the curb. Consider donating items to the local or campus food banks or shelters

• Check and double check that you thoroughly cleaned your apartment to our recommended standards

• Close all windows and sky lights

• Return your mailbox key to the rental office (214 S. Allen Street)

• Make sure that rent, parking and any other fees are paid in full

• Share your forwarding address with the NREM office (i.e., the address to which you would like us to send your security deposit)

Important Note: Any and all non-NREM items left in your apartment will be discarded. Residents will be charged up to $75 per man hour to have items removed from your unit. Your cooperation by removing all personal items is greatly appreciated.
