  • SituationMount Pleasant Farm is beautifully situated in the heart of the Vale of York, a renowned farming area. Surroundings are predominantly arable fields interspersed with attractive woodlands and shelterbelts rising in the distance towards the Yorkshire Wolds.

The farm has good transport connections, being only 9.4 miles from York railway station, from which some services to London Kings Cross take less than 2 hours. The A64 trunk road (1.5 miles to the west) provides good access to York, the A1 and Leeds.

The farm is perfectly located for hunting with the Middleton Hunt. Racing can be enjoyed at York, Beverley, Thirsk or Wetherby all within one hour’s drive. Sandburn Hall Golf Course is only 2.2 miles to the west.

DescriptionMount Pleasant Farm is an excellent and well equipped arable farm with a substantial farmhouse and 350 acres of Grade 3 soils. The farm has been run by the outgoing tenant as a traditional mixed unit with beef cattle complementing the cereal and grass ley rotations.

The farmstead sits in the centre of the land which surrounds it in a ring fence divided by two public highways which provide access to the majority of the fields. To the eastern fringe of the farm is the small hamlet of Bossall.

  • Mount Pleasant FarmhouseThe farmhouse is a substantial brick built property set at the heart of the farm with traditional farm buildings and yard to the north and west. To the south and east are attractive mature gardens and lawns. The property has been extended over the years and now totals approximately 3,270 sq ft of internal floor area. Ground floor accommodation includes a large breakfast kitchen, pantry, utility room, dining room, snug, sitting room, office and w/c. The first floor includes four bedrooms and two bathrooms. The second floor is built into the eaves of the property with some restricted headroom in places, still this space provides two large bedrooms. The property requires a full renovation, which could further enhance many of the attractive period features. The property has oil fired central heating and a mixture of double and single glazed windows.

  • Outbuildings and barnTo the north and west of the farmhouse is a range of traditional farm buildings, brick built with pantile and some fibre cement roofs, these provide garaging, car port and stores.

LandThe farmland lies in a ring fenced block surrounding the farmstead, many fields have direct road access to local authority maintained highways. The land very gently undulates but for the most part is flat at around 40 metres above sea level. The land is classified as Grade 3 under the MAFF Provisional Agricultural Land Classification. Soils are

predominantly from the Dunkeswick series, common to the locality and described as a fine loamy soil over clay. Described as suitable for cereals and grassland, the farm has supported a typical cereal rotation in recent years. On inspection the soils are predominantly lighter than the maps and description suggest, with areas of greater proportions of sand. Details of previous cropping are available on request.

WoodlandThe farm includes various small mature attractive shelterbelt woodlands. These woodlands have historically has been used for shooting and add to the amenity of the property.
