BluLiving Bracknell is centrally located in Bracknell town centre with both the new Lexicon Centre and the area’s largest employers such as Waitrose, 3M and Hewlett Packard within walking distance.

Bracknell Train Station is also accessible on foot and has direct trains to London, Reading, Wokingham, Ascot, Staines and Richmond amongst others. Access to London from BluLiving Bracknell is excellent by both road and public transport.

Bracknell offers access to London Waterloo in a little under one hour, just 5-10 minutes longer than Crossrail from Reading when it opens. With substantially lower house prices in Bracknell, you have to ask if it’s worth paying the extra £200 per sq.ft (equivalent to circa £66,000 for one of the smaller properties at BluLiving) to live in Reading

in order to shave just 10 minutes off a London commute. In any event, most BluLiving Bracknell residents are likely to work in one of the many businesses nearby.

Situated on Wokingham Road, the development is well located to provide access to both the M3 and the M4 which can be reached in under 10 minutes. There are a number of excellent schools in Bracknell and additionally, the top prestigious schools of Eton, Wellington College, Bearwood College and St Georges Girls School in Ascot are all within 30 minutes’ drive.

Over the past five years a brand new town centre, the Lexicon, has emerged. The £240 million, state-of-the-art shopping centre and leisure facility has been developed by the Bracknell Regeneration Partnership which is 50% funded by Legal and General.

The Lexicon is home to luxury brands including Fenwick, Hotel Chocolat, Pandora, Joules, Waitrose, Charles Tyrwitt, Carluccios and Superdry. Its development and further regeneration of the Bracknell Forest region will increase Bracknell’s catchment to 1 million people by 2024.

Further infrastructural and regeneration activities are also being undertaken across the borough with an investment of £768 million. It is one of the largest urban regeneration schemes currently being built in the UK.

Bracknell is also known as the Silicon Valley of the UK. It is home to tech giants including Vodafone, Hewlett Packard, Fujitsu, Dell, Epicor, Hitachi Data Systems, Panasonic, Honeywell, GE and Cisco Systems.

Considering its excellent transport links, there are also a number of other large UK and multinational corporates who have chosen Bracknell as the home for their headquarters or key offices including 3M, Waitrose, Avis, Vodafone, Syngenta, Honda UK, Nielsen and HiFX.

These large businesses have drawn people tothe town in search of employment for many years,but with the increased desirability of the newlyregenerated Bracknell those people working here are increasingly likely to elect to live here too.

The increasing appeal of Bracknell as a destination is the primary driver behind the projections for huge population growth in the district. The population of

The housing market in Bracknell Forest has showed a steady growth during the past 5 years (Dec 2012 – Nov 2017) with prices for apartments and maisonettes having increased in excess of 50% during that period. This steady and continued growth had all occurred before the opening of the Lexicon in late 2017. Common sense would suggest that the new facilities and infrastructure will likely support significantly higher price growth over the coming years. (See Fig. 2)

There is a supply shortage of housing to meet the growing demand for property in Bracknell and its surrounds. The shortage of property combined with the increasing desirability is causing a steady climbing of property capital values. (See Fig. 1)

Compared to surrounding regions, the house prices in Bracknell are substantially lower providing excellent growth prospects.

The significant investment into Bracknell has not only made it more appealing to people as a place to live, but it is also serving to attract new businesses to the town.

Future Development SupplyLimited supply of new homes is typically a driver of capital growth. A Section 4 change of use restriction in combination with SANG limitations may limit further town centre development for residential projects not already granted planning permission in Bracknell.

With the diminishing office and industrial floor space, Bracknell Forest Council has issued an Article 4 restriction preventing future change of use from office commercial to residential for the immediate future in the Western, Southern and Eastern business districts that surround the Lexicon.

This will serve to increase demand for the already limited housing stock that is within walking distance of Bracknell’s key amenities.

Bracknell Forest Council is also running short of council allocated Suitable Alternative Natural Greenspace (SANG). This space is required to be created for increased housing supply to reduce pressure on Special Protection Areas. As the council allotted SANG space is in short supply this will severely restrict further small to mid-scale future development planning approvals with priority likely being allocated to affordable projects.

Conservative Estimated Rental Rates The properties at BluLiving Bracknell will command a sensible rental price. Conservative estimates by Romans Estate Agent are as follows:

Rental MarketBracknell has become a more desirable town in which to live owing to the regeneration both undertaken and planned. This increased desirability is reflected in both rental demand and rates. With the population expected to increase by 15% (almost 19,000 additional people) during the next 20 years this will add further demand for rental properties.

There is a shortage of rental supply in Bracknell, in particular for apartments, which will benefit buy-to-let owners at BluLiving Bracknell. An increased supply of new homes will help to meet the increased demand yet will not saturate the market. Typically, local estate agents have approximately 200 prospective tenants on their books at any given time which is not even close to meeting the supply of properties in the area.

There are also opportunities for corporate lets from one of the many small and large businesses that have made Bracknell their home.

Rental Rates and GrowthIn the south east region as a whole, rentals are typically two index points ahead of those of the entire UK. Rental rates in the south east have grown by 17.6 index points during the last 7 years (to Jan 2018). (See Fig 1).

The increasing appeal and regeneration of Bracknell is likely to mean that rental rates should increase at a faster rate than the wider south east.

Currently rental rates for different apartment types vary quite substantially (See Fig 2.)

There will still be plenty of room for increases over the coming years owing to natural price inflation and as the desirability of the town further increases.
