Mechanical Project Services (MPS) Maintenance & Service Division Mechanical Project Services was established in 1985 to commission, service and maintain HVAC and mechanical services systems installed by the MPM Group contracting division, Mechanical Project Management, one of the many roles MPS still fills today. MPS has grown in size and has expanded its operation evolving into one of Western Australia’s premier air conditioning mechanical services and refrigeration maintenance and service companies. MPS’s growth over the past 30 years can be seen from its beginnings providing a support role for MPM to currently operating as a separate company maintaining and servicing over three hundred sites for various property management companies, independent owners and developers throughout Western Australia. We now service and maintain the complete spectrum of mechanical services including: • commercial airconditioning • chilled water systems • chillers, pumps • controls • commercial refrigeration • medical systems • mechanical electrical equipment • pc/data room airconditioning

Special Projects Department

MPS contracts division specialises in the provision of contract management for mechanical services installations in tenancy and shop fit outs as well as refurbishments and upgrade of HVAC systems. Our contracts division utilises project management systems developed to ensure complete management of MPS’s main objectives cost control, time management, safety and quality assurance. Special Projects Department MPS has part of the MPM Group, directly employ key project staff to manage all components of the project life cycle. MPS has a vast array of in-house personnel, augmented by specialist subcontractors enabling us to delivery mechanical services projects in the Perth CBD, north-west and south west of Western Australia. Sustainability With the ever increasing demand on reducing carbon emissions and utility usage, we understand our role is pivotal in reduction goals as the mechanical services systems can be one of the largest emitters in a property carbon footprint. Our maintenance practices ensure the best possible efficiency from your plant. It is one of our goals to provide solutions for our clients in energy efficiencies and equipment performance. We constantly invest in our people and systems to ensure we are up to date with all new products and practices within the market place. Monitoring & Improvement of Energy Consumption We offer to work with our clients and determine if their systems are working to achieve efficient operation and lower running costs. We continuously advise, educate and offer training to staff and clients on the equipment, which will have greater impact on energy efficiency. MPS are proficient in the set up, management and maintenance of both NABERS and GreenStar ratings. We have successfully transitioned many properties to 4.5 star NABERS ratings and beyond.

CENTRAL PARK BUILDING

Client: Jones Lang LaSalle

Central Park is an iconic 51 storey office tower in the Perth CBD. It is still currently the tallest building in Western Australia. Upon opening in 1992 the building was noted for being technologically advanced, with “fully computerized air conditioning”, which uses data from 1400 sensors on each floor to regulate temperatures in an energy efficient way.

Client: Knight Frank

Raine Square which includes Bankwest Place consists of 43,000m2 office over 21 levels and 13,000m2 retail spaces over 3 levels, in the heart of Perth’s CBD. It incorporates 2 hotels and heritage facades. The building has a 4.5 star AGBR.

Client: PERTH AIRPORT P/L (PAPL)

Perth Airport has undergone large scale upgrades To both the departures and arrivals areas over several years, MPS has supplied maintenance and service to these areas from the DLP period.

Additionally, MPS have been providing maintenance and service to existing HVAC equipment since 2010.

Maintenance & Service

MPS provides maintenance and service to over 300 sites within the Perth metropolitan area and WA regional areas. The sites maintained have a very diverse range of mechanical services and refrigeration equipment such as central plant systems, direct refrigeration air conditioning systems, commercial refrigeration plant and self contained unitary air conditioning systems. Our sites include GreenStar and NABERS rating installations, specialised medical facilities, public facility buildings, data centres and sites which operate 24 hours per day, throughout the year. MPS has over 60 qualified technicians, 12 apprentices and a fleet of highly equipped vehicles on the road managed by our in house i-Request system providing quality routine maintenance attendance and timely response to service breakdowns, with the capacity to provide resources to emergency calls when they arise. After hours emergencies are quickly responded to through our dedicated “On Call Team”, whom are ready to attend immediately to any after hours service call. Our “On Call Team” is supported through the Area Service Managers, General Manager, Regional Manager and Company Director. With one of the largest service teams in Western Australia, MPS is able to provide confidence to our Clients, in the knowledge that a highly qualified team of technicians is always available to attend any HVAC or refrigeration issue that may arise. MPS service reports are comprehensive, defining all works performed, fully costed and with any outstanding or recommended remedial works highlighted and quoted. All reports and system history can be viewed in real time through client portholes into the MPS i-Request system.

We have enhanced our culture and practices and dedicate time, resources and leadership to attract, develop and retain exceptional people. We inspire our employees to confidently and continuously share and improve their work experiences. We focus on team work as we believe this is core to Client service and deliverables. Our network of technicians and apprentices are backed up with the support of Area Service Managers who guide and engage with their teams. The Area Service Manager plays a vital part in our department set up, as they are also the main point of contact with the Client and will be familiar with the needs of the individual business.

In addition to the above we have a dedicated SHEQ Systems Manager and technical support team on board ensuring we have all the necessary resources to manage our Client’s HVAC and refrigeration challenges.

BUSSELTON HEALTH CAMPUS

Client: Busselton Health Campus

The Busselton Health Campus is located on Mill Road, Busselton overlooking Geographe Bay. The campus includes 64 overnight and 20 same day beds, renal unit, 2 theatres, procedures room and an expanded emergency unit. HVAC equipment maintained includes chilled water system, heating water system and air conditioning.

MPS have been providing maintenance and service to all HVAC equipment since the start of the DLP period in 2015. COCKBURN GATEWAY

Cockburn Gateway Shopping Centre is located in Beeliar Drive, Success. Services maintained include chillers, cooling towers, condenser water systems, boiler, water treatment, MSSB’s, controls, chilled water, heating water and reverse cycle split systems.

MPS have been contracted to provide ongoing maintenance and service to all HVAC equipment starting at construction stage in 2004. UNIVERSITY OF WESTERN AUSTRALIA

The University of Western Australia is located in Crawley.

MPS maintain and service numerous buildings that form part of the campus. Equipment includes fume extraction, chilled water, heating water systems, pumps and mechanical electrical.

The facility consists of a state of the art fully automated workshop and warehouse including multi-level office. MPS scope of work included supply and installation of a VRV/dehumidification HVAC system including spot cooling/extraction A high pressure/ low pressure instrument air compressor air distribution system.

REGIONAL CAPABILITIES

Northwest Operations The MPM Group have established northwest operations in Port Hedland, Karratha and Onslow. MPS is able to provide ongoing service and maintenance in this region with their teams of qualified technicians who live in the area and are part of the local community. Our investment in local infrastructure and long term resident team members allows us to understand the needs of the clients in the region. We are fully conversant in the stringent SHEQ and working methods requirement on mining and gas installations enabling our business to provide quality, installations, maintenance and service to this sector. Mining, oil, gas and commercial sectors are a major focus of our northwest business strategy as we continue to grow in these areas and beyond. MPS have a significant maintenance and service contract with Chevron ABU to provide all required HVAC services for Barrow Island –Gorgon LNG Plant and Wheatstone LNG Plant. MPS provide additional services to WA oil and non-infrastructure buildings and facilities. Looking to the future to support our growth while maintaining our high level of qualified technicians we have incorporated into our operations MPS apprentice training program for both indigenous and non-indigenous apprenticeship applicants of both genders. Southwest Operations The MPM Group have a permanent office based in Bunbury servicing the greater south west region of the state, providing the same services as our head office including:

ROYAL PERTH HOSPITAL

Client: Royal Perth Hospital

The scope of works consisted of converting the warehouse space into a rehabilitation workshop to house equipment being relocated from Shenton Park.

Works included new chilled water fan coil units, upgrading of the controls and electrical to suit. Supply and installation of new air compressors and dust extraction units serving the workshop and upgrades to fresh air supply and exhaust to suit workshop. Work gases and lines were installed.

This project was completed in 2015. FOUR POINTS HOTEL BY SHERATON

Client: Sheraton Hotel

The Hotel consists of 278 room, reception, bar/lounge, fitness and restaurant facilities. The hotel was fully operation during works with a 98% room occupancy. MPS replaced chillers, AHU coils, cooling towers and pumps.

This project was completed in 2014. 16 ST. GEORGE’S TERRACE

Client: System Earth

The scope of works included converting a DX central plant in a fully occupied 12 storey commercial building, to a water cooled chilled water plant.

This project was completed in 2015.

Estimating: Our estimators provide cost effective and intelligent solutions for mechanical services installations.

Engineering: Engineering design checks are undertaken on each and every job regardless of size, by fully qualified mechanical engineers.

Project Management & Supervision: Our project team have undergone extensive training and are experienced across the full spectrum of mechanical services installations. They are entrusted with total project control from conception to completion. Safety, Health, Environment & Quality Assurance: MPS have a dedicated SHEQ Systems Manager and site teams are fully conversant with legislative requirements within these areas. MPS management systems have been third party accredited for SHE&QA.

Drafting & BIM: MPS have draftsmen that use the most up to date AutoCAD software, the drafting team produces high quality, precise shop drawings that take into account building structure and service requirements.

Commissioning: As mechanical services have continued to evolve in complexity, intricate integrated building management systems require careful commissioning to optimize operation, internal comfort and maximise energy efficiency. MPS has a dedicated internal commissioning and project completion department staffed with highly skilled building services professionals. Maintenance & Service Department: Our in-house service and maintenance department boast 30 years of industry experience with 5 locations throughout Western Australia. See Pages 3 & 4 for more information. Sheetmetal & Duct Fabrication: Ductworx is the groups state of the art on-site sheet metal and duct manufacturing facility. Ownership of the sheetmetal and duct fabrication facility means we can prioritise duct in immediate response to our Clients requirements
