The Hanson Aggregates, Ardmore Quarry is Located at 6100 Ardmore Avenue, in the southwest portion of Fort Wayne, Indiana. The Ardmore site used to be a basin-lake, which then turned into rock through deposition and compaction of sediments. The quarry (May Stone and Sand) started to mine limestone in 1952. Prior to the mining of limestone, the operation began as a sand and gravel deposit in 1925. Then the site was owned and

operated by Fairfield Brothers. The May Stone and Sand Company purchased the site in 1940, mining and processing sand and gravel products. The building of the General Electric Plant in Fort Wayne was the largest project of it’s time, and required thousands of tons of sand to be removed from the top of the Dolomite Limestone. Uncovering that stone would eventually lead to Ardmore becoming the largest stone Producer in Northern Indiana. The quarry was acquired by Hanson Aggregates in 1991.

The quarry mines sedimentary rock called limestone; better known as dolomite due to the magnesium content, which makes it a stronger construction aggregate. The mined rock is primarily for construction use such as building homes, streets, highways, parking areas, commercial structures, and sidewalks. The quarry supplies to all the major asphalt plants, concrete plants, and home- builders in Northeast Indiana. During the production season, from late March to late December, the Ardmore Quarry operates with a production capacity of 1,275 tons per hour, resulting in an average of 2.5 million tons sold per year.

The mild winter has given us hope for an early spring. As spring draws near, construction typically increases over the next couple of months. The HBA is preparing for the Spring Town and Country April 28th & 29th and May 5th & 6th. We are anticipating much interest from the public for this event. Warmer weather usually arouses curiosity and interest in looking to build a new home. There is still time to advertise in the Town and Country book. The new energy code has been signed into law and will become effective on April 5th of this year. It is important for all of us to have current information on how these new building practices will decrease new home energy consumption. There are still several training seminars offered throughout the state. Please contact the HBA office for more information. Heading into spring is a refreshing time to remind your suppliers and subcontractors to become HBA members. Adding to our membership is important to the Home Builders Association’s success. I’m going to go on record by saying the economy is in recovery in Allen County. Depending on how your business is going, you are either saying “I’m nuts” or “well” duh!!! But part of my assessment is based upon reviewing our department statistics and observing how busy staff has been over the past three years. Through new technology implemented in late 2002, our department has

maintained detailed records of permit activity, inspection activity, income vs. expenses, staff productivity, inspection results history, and so on. It allows me to do things like compare current activity against prior months or years, track seasonal changes one year to the next, and even compare one inspector’s territory production against another’s. What the statistics verify is that during the recent recession, overall building activity for this department did not decrease as significantly as in other parts of the state and country. Total permit activity decreased less than 10% overall. However, more importantly to home builders, new single family home permits (SFR) did drop more than 70% over a two year period. This was softened (as far as residential permit and inspection count) by a significant increase in remodeling and addition projects. Some of you may have been caught off guard by this significant decline in the new SFR market, while others anticipated and adjusted for it. Interestingly, with regard to commercial construction, the building departments lowest year as far as permits, inspections, and job values came in 2006, a full year and a half before we saw the slide for single family residential. Since then, commercial activity has steadily grown (excluding Parkview North projects) to the point that, in 2011, this department more than doubled in number, the requested commercial inspection count since 2006, and was 58% more than the busiest year we have had in the history of the department. The result is that I went to county council last week to request (and they approved) funding for an additional commercial inspector. Historically, our statistics show that, from a geographic standpoint, residential growth leads the way with commercial activity to follow in a year or two (in other words, new housing subdivisions begin to grow in an area and commercial centers follow to serve those new homes). But from an economic standpoint, historically, commercial investment seems to drops off a year or more before new housing slows down, and conversely commercial investment increases before housing. Why am I telling a residential building association this? While there are a lot of factors that lead to a recession or recovery, I believe keeping an eye on the investment in the commercial/industrial sector may be one more tool you have to use in determining where the residential market for new SFRs is heading.

Floyd Lancia—Lancia Homes Floyd Lancia, area volunteer traveled to India to help immunize millions of children against polio, Part of Rotary Global Effort to End Polio Worldwide.

Floyd Lancia along with others of the Anthony Wayne Rotary Club in Fort Wayne traveled to India where he, along with others immunized children against polio – a crippling disease that still paralyzes and sometimes kills children in parts of the world. The 15 member team departed for India on February 14, 2012 and return on February 28, 2012. These volunteers are members of Rotary, a worldwide humanitarian service organization that has polio eradication as its main philanthropic goal. The Rotary members joined other volunteers and health workers to administer drops of oral polio vaccine during an immunization campaign that targeted millions of children under age give. Floyd Lancia said “Until polio is eradicated worldwide, every child remains at risk. Although polio is 99% eliminated, the final 1% is the most difficult. We must continue our efforts until all children are protected against the tragic consequences of this disease. We are committed to ending polio now. We have a unique opportunity to stop this disease. We will do everything we can to ensure that no child is missed.”

THE BEAT 2011 PROGRAM NAHB is stepping up and again providing support to local HBAs with the announcement of a new membership initiative – The Beat 2011 Program. Now HBAs and Spikes can “cash in” on outstanding membership performance. Beat 2011 is a joint effort between and EOC and the NAHB Membership Committee, and NAHB leadership has reallocated the funds earmarked for National Membership Day in support of Beat 2011. This local-based, entrepreneurial campaign is based on rewards returned to individual local associations and Spikes according to overall membership performance, and literally, their ability to Beat 2011. To that end, iPad prizes, plaques and recognition distributed via monthly drawings will replace prizes and incentives formerly association with National Membership Day. The Beat 2011 campaign provides local HBAs the opportunity to receive a special one-time incentive if they grow their Builder and Associate membership by the end of 2012. Any HBA that has, as of the end of the day on Dec. 31, 2012, a higher Builder and Associate membership total than they had on Dec. 31, 2011, will receive 50% of their national dues ($75) for every additional Builder and Associate member on their roster above the prior year end total. For example, if your association ended 2011 with 200 Builder and Associate members and finishes 2012 with 210, you will be eligible to receive the incentive. Every affiliated local association is in the running and eligible for this incentive; no opt-in is necessary. Every month, NAHB will recognize the leading local association and Spike from each of the seven size categories. To help sweeten the deal and encourage friendly competition, these HBAs and Spikes will be put into a monthly drawing for a new iPad (one each for HBAs and Spikes) and will also become eligible for a special year-end grand prize drawing. “Membership happens at the local level, and this program ‘gets it’ perhaps better than any I’ve seen. I love that NAHB leadership has shown a willingness to aggressively incentivize growth, and at the same time entrust local HBAs with how best to get there,” says Matt Morrow, CEO of the HBA of Greater Springfield. “Over the course of 2012, enterprising local HBAs will become incubators for next-generation best practices for membership growth – and we’ll get paid for our successes! It’s the perfect way to put each local’s strengths to work for the good of everyone." Since it was first proposed, the response from association leadership to this program has been tremendous across all levels. “When presented at the State of Kentucky’s Home Builders Association Board of Directors meeting, the members were so fired up about the program that the HBA of Kentucky sweetened the offer by also sharing one half of the state membership dues ($25 of $50 dues) to any local association that ‘Beats 2011’, ” says John Miranda of the NAHB Membership Committee. NAHB has a strong history of supporting local membership efforts. Past initiatives, such as establishing a $500,000 Struggling HBA Support Fund, the Oliver Group partnership and Retention Rebate Program have shown this commitment.
