DIRECTIONS From the town of Nantwich travel south west on Marsh Lane which turns into Baddiley Lane, crosses the canal and becomes Nantwich Road. Enter the village of Wrenbury, pass the village stores and after 100 yards take the junction on the left into New Road. Follow this road for approximately 1.8 miles. On passing Townley Villa on the left, the next field entrance on the left - point A on the sale plan - provides access across the field to the wood. DESCRIPTION Formerly part of the Duchy of Lancaster, Marley Moss is an attractive 20 acre block of woodland set amongst pasture land. The wood itself is noted as a growing location for Thelypteris palustris or the Marsh Fern, a rare fern from wet habitats. It has been recorded at only five sites, one of which is Marley Moss. For this reason there is an A Grade rating as a Site of Biological Interest for the property. The crop within the wood comprises a good mix of alder and birch with attractive areas of mature oak. In the eastern half of the property an area of land has been cleared and given over to use as a reed bed. It is understood that substantial works were undertaken circa 2010 to improve this area as a habitat for the Marsh Fern. The reed bed is an attractive feature and in the summer months provides a haven to significant animal and insect species. Access over the route ABC is across a field from the county highway. The woodland owner has the right to make up a track to the property so it can easily be accessed. Within the wood are a network of paths and rides that wind their way throughout the crop. The purchaser may easily add to the existing paths and open up further areas of the wood.

Through further management this wood has the potential to yield firewood and, subject to planning or a General Permitted Development Order, a shelter and store could be constructed on site for occasional use. For any prospective purchaser there are an overwhelming number of possibilities for the future management and enjoyment of this wood. With a sympathetic hand this could be anything from a nature haven to a small yet productive broadleaf plantation. COVENANT The contract will include a covenant to restrict use of the woodland to forestry and agricultural purposes only. ADDITIONAL LAND The vendor has an additional 20.8 acres of adjoining grassland, shown hatched on the sale plan, which could be available by separate negotiation via the Selling Agents. Access will be granted via the route ABCD. A fencing liability will be imposed against adjoining agricultural land. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax.
