The propertyManor Farm House is an enchanting south facing limestone property with 16th century origins which overlooks its own 5.3 acres or thereabouts of grounds, which include the unexcavated earth work remains of Benefield Castle (a 12th century motte and bailey scheduled ancient monument). The house also sits in the shadow of the striking St Mary’s Church, a grade II* listed building that also has medieval origins. The house has no immediate neighbours and is very private and extremely peaceful.

The vendors have owned the property for nearly 40 years, having bought it in a derelict condition in 1976 from the Benefield & Biggin Estate, local land and property owners. The property has been fully vacated.

Significant capital works have been undertaken in various stages of renovation and development over the last 40 years. These or the buyer’s alternative plans (as agreed with the planners) will need to be completed before all sections of the house are fully habitable. The property offers a number of possible design configurations (subject to Listed Building Consents) to accommodate a variety of tastes and requirements.

The main dwelling has up to four reception rooms, a large kitchen/breakfast room and six bedrooms, which would be served by five bath or shower rooms over the three floors.

Extensive structural repairs have been completed including replacement of all rotten structural timbers, floors, new drains, water supply, electricity supply, heating systems and boilers. The local planning authority is keen to work in a constructive manner with the new owners to facilitate the conservation and future viable use of the property, annexe and barns.

The ground floor of the farmhouse is largely complete, and the first and second floors are at first fix stage, allowing for re-modelling and design. The works will have to address the enforcement notice which requires the re-instatement of Collyweston slates instead of the Bradstone conservation slates used on the main roof. Listed Building Consents issues need to be agreed on various aspects of the whole property including the annexe. Ideally, an experienced conservation architect will be commissioned to work with the planning authority and new owners to resolve these negotiable issues. Nonetheless, this is a rare opportunity for the buyer to purchase and mould a beautiful and unique rural property with a rich history into an enviable and highly desirable family home that will also serve as a secure investment.

LocationA Peterborough postal address, Lower Benefield is a pretty Northamptonshire Conservation Village close to the county’s border with Cambridgeshire, with a majority of attractive period stone houses. Amidst rolling principally arable and wooded farmland, there are many attractive rural walks.

The village is well placed for commuting, within in a square of land framed between the A605 to the east, the A14 to the south and the A43 and A6116 to the west and the A47 to the north, which all ensure good communications around the wider area. Kettering, Corby, Peterborough and Huntingdon all also have frequent trains to London St Pancras and London Kings Cross in about, or just under an hour.

An extensive range of shopping, educational and leisure facilities are found in Oundle, along with its renowned independent school, whilst the region is superbly served by schooling generally, with Kimbolton and Stamford both of which are also within an acceptable daily drive to many.

GroundsThe secluded grounds lie principally to the south-east of the dwelling and extend to 5.3 acres or thereabouts. They include the raised bailey and water filled moat of Benefield Castle, itself an ancient scheduled monument.
