GDP and Per capita value Indian GDP is anywhere between 5% to 8.5% in last two decades with per capita value of 1.5k where as the top economy US is having per capita value 53k.

• Even to reach our neighbor nation China’s per capita value level at our best ever-average GDP of 8%, we need a decade! And where as to reach US, Gosh definitely a few decades. All these consideration will assume only our GDP will grow and others GDP remains zero.

These observations will definitely suggests that India is still a developing nation and we have lot and lot of room for the development of the nation, and development starts at the Infrastructure. We heard lot about MakeInIndia from our honorable Prime Minister Shri Narendra Modi and started our research why this is absolutely required!! Need of “MakeInIndia”

• USD 2.047 revenue where as IT contribution is just $70 billion, so it’s just 3.5% contribution to our GDP from Indian IT

• Share of Manufacturing in India’s GDP is only 15% vis-à-vis 34% for China and Indian Industrial production is just 7.5% and where as China it’s 37%, 31% for South Korea and 22% Germany so we have lot of catching up to do in manufacturing sectors

• And off late we are experiencing unemployment as our youth force is highest ever in our nation now but IT is slowing down, with the recent revolutions in IT in the form of Cloud Computing, Data Analytics, Mobility etc dragged the workforce requirement to the lowest and also there is no room to grow further. So need of MakeInIndia is very important we need to be in a position to supply consumer goods with our own industrial output and provide employment to the upcoming youth.

All these detailed analysis helped us to consider what are the best areas, which will have highest potential growth, and of course we limited our study to Bangalore area only as we do not have expertise yet in real estate sector to investigate in areas, which are far away from our native location inside India. Lotus Lake Analysis Further more, we nailed our research to choose the best location to cater world-class infrastructure for the future of world’s highest democratic country which hosts 1.3 billion population. And we accounted the following parameters before considering the residential project to build

• Initially we thought of building a residential layout in Bangalore city, but our investigations revealed that, ROI on investment potential has reduced drastically in past couple of years considering the global IT slowdown and Bangalore residential market is very good if you consider to invest to build your own house

• So we continued our re-search to check what area will give highest ROI, since we already decided to make use of current trends and conditions, we decided to use future of India, i.e., MakeInIndia and started searching will location is going to be benefitted the most out of it.

• We identified 3 locations, which will have most benefits o Dabaspet o Hoskote o Gauribidanur-Hindupur

• Both Dabaspet and Hoskote being the prime locations for the global investments but the rates are too inflated because they are relatively closer to Bangalore and our ROI equations may or may not be full filled

• Earlier Gauribidanur-Hindupur Industrial Areas are being the lowest of the priority list, chosen based on highest ROI potential and pricing is at the bottom of the pyramid, so there is a huge potential for the growth.

• Gauribidanur-Hindupur area consist of 1500 and 3400 Acres respectively is going to host huge employment opportunities

Connectivity o As the location is Near Bangalore comes and newly formed

Chikkaballapur district, which will be considered as Greater Bangalore in future, is a biggest advantage for our project “Lotus Lake”.

o Rail connectivity is very good, as Bangalore being the south most and all trains, which will connect North India, will have to pass by this location and our project has two railways stations within a radius of 2.5 kms
