Notes from the EditorLooking for a new house? Who will be working in your corner to find that perfect place you’ll want to call home? How about a vacation place where you can get away from the norm and find some relaxing ‘down’ time or fun filled activities? Our Real Estate Participants are some of the best around! They enjoy what they do and they really enjoy helping you find that special place.

What happens when the outside walls crack and become dull from all the snow and ice we’ve had this year? Our Home Service page lists our participants that can help beautify your home and even help you out in an emergency.

Are you in over your head and need a way to put things in their perspective? We have participants who can give you sound legal advice and help guide you with Real Estate and Estate Planning and Financial advice.

The past two months have been an eye opener for me in the Real Estate Marketing arena. January and February have traditionally been slow times for selling houses. And it was the samething this year. It’s not that we don’t think about buying and selling houses, it’s just that we take the time to reflect on where we are with our lives after the holiday season. We are not physically active in real estate but we are men-tally active. Real Estate is not something that we tend to jump into and it takes more time to plan than buying that other big ticket item – your car. But even though it is a slow time I see people in all areas who have a very positive outlook for the rest of the year. Those working in grocery stores and pizza shops are all looking for a great year. Those who have seasonal type work such as landscapers and builders expect this to be a good year. And yes, being in the real estate marketing business I too feel this will be a great year for all of us.

So welcome once again to LifeandHomes™ Montgomery County PA. Enjoy the magazine and articles we present to you. Our county is a great place to “Live, Work, Grow, and Play”.

You’ll find LifeandHomes™ Montgomery County PA distributed throughout the lower portion of the county at some of the best places you visit during the month. Please tell our participants that you saw their listing or advertisement in LifeandHomes™ magazine or on our website. And make sure to let us know what you think of our ideas and publication. We will be very happy to hear from you!

Don’t Be “Fuelish” With Your Lawn Mower CareWhen it comes to getting the most from a lawn mower or other power equipment, using the wrong blend of fuel or skipping off-season maintenance just won’t cut it.

The fuel blends and ethanol percentages that may be right for cars—an ethanol concentration greater than 10 percent—are not recommended for power equipment or marine engines.

Also, any fuel blend stored in an unused engine may degrade over time and harm small engines.

That’s why, experts say, it’s a good idea for consumers to take lawn mowers and other power products to an authorized dealer at the end of each season. “This is a good way to allow a trained professional to properly dispose of unused fuel and ensure the product is ready for next season,” said Mike Rudolph, senior manager, Honda Engines.

Consumers can also use fuel stabilizer when not using an engine for more than 30 days. To learn more, visit the Outdoor Power Equipment Institute at www.opei.org. (nAPSI)

Live "on" Utopia Legend Pat Boone recently acquired a luxury estate on board the new residential ocean liner, the utopia. The ocean liner will circumnavigate the globe and visit cities hosting events such as the

Monte Carlo Grand Prix, Cannes Film Festival, Carnaval, The Olympics, Melbourne Cup, Hong kong Dragon Boat Festival and more.

With 190 residences available for purchase, ranging from the spacious two-bedroom Olympian Estates to the ultra-luxurious 6,500-square foot utopian Estates. Billed as the the most opulent residential ocean liner ever built, services include professional chefs, caterers, private elevators and customizable floor plans.

utopia prices range from $3.8 Million for a 1,400-square-foot condo to $24 million for a 6,600-square-foot “estate”. It’s also reported there will be a single 40,000-square-foot home that will be priced at $160 Million. For more information, visit www.utopiaresidences.com.

Living Large in Small SpacesFrom sky-rise lofts to tiny-size apartments, there are innovative and ingenious ways to get the most out of your space with organizational solutions that beat those small-space blues.

Today, many new homes and apartments are designed smaller with affordability in mind, as Americans cut back on everything from personal spending to the size of their homes. Several recent studies from the American Institute of Architects (AIA) and the national Association of Home Builders (nAHB) indicate that the days of the “McMansion” are over, as consumers look to downsize.

In fact, the average size of new single-family homes in America is now about 2,438 square feet and 46 percent of first-time homebuyers purchased homes smaller than 1,500 square feet, according to the nAHB. As homes continue to shrink in size, storage becomes a real challenge.

Fortunately, you can maximize the living space you have by converting special-use rooms into highly functional rooms that can be used frequently, such as a mudroom, multipurpose living room or an outdoor living space. Don’t forget about those unused nooks and crannies, which can be ideal areas for adding extra storage space. For example, an underutilized alcove can be turned into a customized reach-in closet with a ClosetMaid® do-it-yourself laminate system.

An overdecorated small space can look cramped, so cut the clutter. If you can’t get rid of it, hide it by supplementing the furnishings you already own with pieces that double as storage. Built-in seating in the dining room can add much-needed storage while accommodating extra dinner guests. Affordable and stylish options include ClosetMaid Cubeicals®, which come in 2-, 6-, 8- and 9-square designs. They can be placed under the window or used as a side table by the couch and even as a mini entertaining area.

Finally, define the areas in your abode and consider furniture that fits the scale of the room. An accessory such as a mirror can become the focal point of a room. It also adds dimension by reflecting natural and artificial light.

To find out how you can create your own unique storage and organization solutions, visit www.closetmaid.com or call (800) 874-0008. (nAPSI)

newsShortsQuick And Easy Steps To Protect Your GearWhile the weather can wreak havoc on homes and yards, with the right tools, homeowners can easily and quickly protect and maintain their houses and their gear, even under the worst conditions.

The first step is to have the right tools, such as a silicone spray to provide a slick coat of protection for your gear, repel water and inhibit rust. In the garden and yard, you can spray it:

• On shovels and garden tools to keep dirt or snow from sticking;

• To protect and waterproof lawn ornaments and outdoor wood benches;

• On bird feeder poles to keep squirrels and other varmints from climbing up them.

Outside and around the house, it can:

• Prevent moisture buildup in outdoor outlets;

• keep doorbells from sticking.

Homeowners can also save time hunting down solutions to DIY and home improvement questions with the handy “Solution Finder” search box and How-To instructional videos at www.liquidwrench.com. They can also get instant product uses on their mobile phones by texting a code provided on the cans. Another helpful resource is the Home 101 section at www.lowes.com, where they can find home upkeep project ideas and tips to help protect their homes inside and out.

Liquid Wrench offers six different kinds of penetrants and lubricants. They’re all available nationwide, including in a handy sample six-pack at Lowe’s and other major retailers. visit www.liquidwrench.com for more information. (nAPSI)

National Do Not Call Registry Accepts Cell & Home Phone numbersThe national Do not Call Registry gives you a choice about whether to receive telemarketing calls at home or on your mobile phone. Most telemarketers should not call your number once it has been on the registry for 31 days. If they do, you can file a complaint at www.donotcall.com. You can register your home or mobile phone for free.

Telephone numbers placed on the national Do not Call Registry will remain on it permanently due to the Do-not-Call Improvement Act of 2007, which became law in February 2008.

You can add your home and/or mobile phone number to the registry two ways: online at www.donotcall.com or by calling 1-888-382-1222 from the phone number you wish to verify.

Living In a Dust Bowl?Dust comes from several sources and is difficult to eliminate completely. Increased dust could be a sign that it is time to change a dirty furnace or air conditioner filter or vacuum cleaner bag.

Activities that produce dust (such as sanding) can also be a source of an increase. Dust can also be introduced into your home through air leaks in ducts, or air infiltration through leaky doors and windows. To help reduce the amount of dust in your home, take the following steps:

Change or clean your furnace and air conditioner filters once a month or according to the filter

manufacturer’s instructions. Temporarily seal the filter in place with metal-back duct tape. Write the date on the tape with a marker so your know when it was last changed.

Your clothes dryer should be vented directly to the outside. Inspect the vent duct. Make sure it is attached securely to the dryer. Check that it is clear of obstructions (e.g. lint). Check for holes that leak air. If vent duct is damaged replace it with a metal duct. The vent duct should be cleaned at least once a year.

Consider leaving your shoes at the door so you don’t track outside debris-often the largest source of dust -into your house.

Sealing air leaks can help to reduce air infiltration that could be a source of dust.

Sealing duct air leaks, especially the return duct, can help prevent dust from being circulated throughout your house. (Energystar.gov)

Anyone who's ever bought, sold or even just looked at a house can tell you first impressions matter. A house can be filled to the rafters with luxury touches, but if it lacks curb appeal, few potential buyers will ever step in the door to see what's inside.

With real estate sales still sluggish across the country, curb appeal is taking on a new meaning for many homeowners. While an attractive home exterior can still boost potential resale value, homeowners are also looking at curb appeal as a way to enhance the enjoyment of their homes. Giving the exterior of their home a facelift not only makes the house stand out on the street, it also allows home-owners to "move up" without the expense of remodeling or moving.

Fortunately, many curb appeal-enhancing projects can be cost-effective too, yielding significant improvements for a modest investment.

"Projects can be inexpensive and simple while adding tremendous value and curb appeal," says Mark Clement, HGTvPro.com how-to expert and host of "MyFixItupLife."

If you're looking for low-cost, high-impact ways to create or improve curb appeal, consider these ideas:

* Make small improvements that have a big impact. Simple touches like repainting the front door, window trim and shutters, planting flowers, and switching outdated light fixtures can create a whole new look. Plus, these simple improvements have the advantage of being scalable. Instead of re-siding the entire house, you can freshen the facade by tackling smaller portions, such as a porch or garage. Later, if you want to continue the improvement, you can re-side other areas of the facade.

* Choose materials that are durable and stylish. Skimping on materials may seem like a great way to save money, but you could end up spending more in the long run if you have to redo a job that was first done with lower quality materials. Purchase the best quality materials you can afford - not only will they look better than cheaper goods, they'll last longer and provide more enjoyment and value.

* Dress up the exterior with accents. Adding touches like accents to gables, posts and beams, drain chains in place of downspouts or planter boxes made with beautiful, sustainable materials like Western Red Cedar is a great way to improve curb appeal while stretching your budget. Quality materials retain their beauty over time better than cheaper materials.

* Illuminate. Light is a powerful accent, and, thanks to the availability of easy-to-install solar lights, you don't need to pay a professional

to light your landscape. Solar lights - readily available in home improvement stores - provide decorative illumination to driveways, walkways and gardens.

* Introduce shade. Arbors and trellises adorned with flowering vines are not only beautiful in warm months; they're a great way to add areas of shade to your landscape. They can even be used to block the scorching heat from the afternoon sun from parts of your home's interior. Building an arbor or trellis is well within the capabilities of most do-it-yourselfers. For free ideas and plans, visit www.wrcla.org.

* Add a splash of color to your landscape with low-maintenance plantings that require little attention. As an added "green" step, consider plants that require less water, too. Your local home extension office can help you identify what types of plants will grow best in your region.

* Think "green." Whenever possible, choose materials that are truly sustainable, like Western Red Cedar. Sustainable materials are ones that have been harvested and/or manufactured through methods designed to reduce their impact on the environment.

"natural, long-lasting materials, like real wood, return beauty, durability and value," Clement says. (ARA)

Page 9: Life and Homes Montgomery County

Currently the market is saturated with houses for sale making it a buyers market. Price tags on many have decreased considerably over the last several years. If you buy now, you will likely find a great deal on the house of your dreams. If you choose to negotiate you might find you can get a better deal.

Interest rates are also historically low. As recent as 2 years ago they were at 6%. You might think that it would be beneficial to wait and see if these rates drop even lower, however by waiting you are taking the chance that they will instead rise. If this happens you will miss out on this opportunity that could be a once in a lifetime opportunity. By buying now you can enjoy the benefit of low rates and if they drop more, you can probably refinance your mortgage loan and be able to still get the lower rates.

not everyone realizes this, but you can deduct the interest that you are paying on your mortgage from your income taxes. The tax breaks that you will probably get as a homeowner usually greatly outweigh the taxes you will pay as a renter.

Another, and perhaps one of the biggest benefits is that once you buy the house, it is yours. You can paint it or remodel it in any fashion that you please. If you want to remove walls and add another bathroom, you can. Any remodeling you do that increases the value of the property will benefit you. When you rent, even if the landlord will allow you to paint or do some minor remodeling, it will be of benefit to them when you move out.

Many times it is difficult to find rental properties. If you are looking to rent housing in some of the small towns, it can be nearly impossible to find a place. By owning your own property

you can be rest assured that you will have a permanent place to live, without the threat of being asked to move.

Right now, there are thousands, even millions of properties to select from. This list continues to grow as banks look to eliminate properties that are in their possession due to foreclosure or because they simply did not sell.

This is only a few of the reasons to buy a home right now if you can. Eventually the economy will stabilize again and some of these opportunities will be gone. Home ownership can be a very rewarding experience. If you can afford to realize the dream right now, then you should.

There Are Still

great reasons To Buy A Home

In spite of the economic climate that most of the country is dealing with today, there are still a lot of good reasons to buy a home. Regardless to the state of the economy, the prospect

of owning their own home is still a dream come true for many people. With the equity that you can build in your home, this is also a long term investment in your future.

They provide sensible green heat to supplement the central HvAC system, saving money and energy while keeping homes warm and comfortable. All models operate on natural gas or propane and require no electricity–a special bonus during electrical power outages.

economyBecause they operate at 99 percent efficiency, vent-free gas-heating products are extraordinarily economical, delivering 99¢ worth of heat for every energy dollar spent. vent-free gas appliances promote zone heating, focusing warmth where needed and saving more than 20 percent on energy costs, according to the u.S. Department of Energy.

StyleEnvironmentally friendly, vent-free gas-heating products come in a wide variety of types, styles and colors, ranging from traditional to contemporary. Whatever your home’s decor, there’s one that’s perfect–at a surprisingly affordable price to purchase and install: as little as $400 for a heater, $500 for a log, $1,400 for a stove, $1,400 for an insert and $1,500 for a fireplace with a mantel. Plus, many homeowners find that adding a vent-free gas unit increases their home’s resale value.

SafetyDesigned to operate with your home’s natural ventilation system, energy-efficient, vent-free gas-heating products don’t need a chimney

and can be placed practically anywhere. Because these products have been sold in the u.S. for more than 30 years, they have an extensive, stellar safety record. All models are safety tested and assured by an independent certification agency.

Trent Boozer, publisher of Extreme How-To magazine, notes his readers have made it clear that decks are one of the top projects they love to design and build. The Internet is full of deck plans and planning tools - and with the range of decking products and accessories on the market, every deck can take on a personality of its own, he says.

Personalization is what makes the deck an extension of the home, says Rick Preble of Deckorators, the leading deck accessory brand that embraces the concept of deck personalization.

"The idea of an outdoor living room has really materialized as people have reattached to their existing homes," says Preble. A cost-effective way to add square footage and upgrade your lifestyle without moving is with a deck. With all the deck products and accessories available today, homeowners can customize their outdoor rooms."

Deckorators has made the process of mixing and matching different deck accessories and

building materials easy with a new, easy-to-use online design program: the Deckorators' Deck visualizer. The online tool is free and provides homeowners a way to visually discover the different design options they like best for personalizing a deck.

The Deck visualizer allows the user to set the virtual deck environment to a lake or backyard view and then change the deck accessories for limitless combinations. users can select the color or grain of composite or wood decking, select the style of metal or even glass balusters, add baluster infill centerpieces, change railing colors, and add post caps, lighting options and even stone.

"This deck design program is fun for home-owners to use and is a great tool for deck planning," says Preble. "We work with hundreds of deck builders, and they appreciate having this when working with clients. It allows both consumers and deck builders to visualize different options and choose deck products prior to constructing a deck."

The north American Deck and Railing Association website (nadra.org) is another good place for consumers to start when gathering information for a deck build. The organization has a large gallery of photographs of decks that have received national awards for design or construction.

Michael Beaudry, executive vice president of nADRA, says consumers are definitely hungry for deck design ideas and information on new products. nADRA offers resources to help consumers with deck and rail design and deck safety. The organization's website also provides access to more than 1,750 different building products companies.

Homeowners who want to build or who are renovating an existing deck will find new trends for 2011. One material making its move onto decks is stone.

Deckorators cast stone Postcovers, which install over rail posts, are one new product in high demand. The postcovers provide the same look and feel as natural stone columns, but

How to Make your deck an outdoor Living roomNothing beats relaxing in the shade or entertaining a group of guests on your own private deck. When you take the time to plan your deck for the way you live, the result can be a versatile living space and a value-boosting addition to your home.

are designed to install over basic wood posts. Postcovers are hand-painted to look like cobblestone, fieldstone or stacked stone. The simulated product costs far less than real masonry work and makes it possible for do-it-yourselfers or contractors to add simulated stone columns to a deck.

"Stone or simulated stone on a deck has become possible with new products, and it's another example of interior design trends and the mixing of various elements making their way to outdoor living areas," Preble says.

Experts agree that putting the time into plan-ning your deck up front and knowing what your product options are is the best way to ensure you end up with a space your family will embrace as a true outdoor living room. (ARA)

For the most part, it is best to make useful improvements that will appeal to a wide range of buyers down the road, say experts. Proceeding cautiously, homeowners are therefore thinking twice before undertaking major projects. When they do decide to remodel, they are sticking with smaller, tried-and-true improvements - like adding a bathroom.

Bathroom additions are a wise renovation option, according to Remodeling magazine's 2009-2010 Cost vs. value Report. An added bath can be expected to recoup just less than 60 percent of its cost at resale.

Cost-effective solution

Fortunately, creating a new bath need not be costly - especially in spaces that lack below-floor drainage; that is, where a bathroom does not currently exist, such as a basement, an attic, a garage or even a bedroom closet. In these situations, many plumbers recommend installing macerating, above-floor plumbing.

"With a macerating, or up-flush, toilet, there is no need to break up the floor to install drainage lines," says Al Warren, a licensed plumbing contractor for more than 30 years and owner of Warren Brothers Mechanical Contractors in Stafford Springs, Conn. Warren uses Saniflo brand macerating plumbing systems.

"This technology," he continues, "makes it possible

to inexpensively install a brand new bathroom in any room in the house, including the basement." up-flush technology isn't new, having been invented a half-century ago, but its application is growing rapidly. These systems pump waste and water from toilets and sinks upward through small-diameter piping that transfers the waste to the sewer or septic tank. unlike sewage ejectors, up-flush systems evacuate waste immediately through this piping, rather than storing it in a holding tank.

William and Jane Sprague from Annapolis, Md., wanted a bathroom in their basement family room, but they didn't want the high cost and expense of digging up the concrete floor to create drainage. In addition, space for the proposed bathroom was limited. up flush plumbing saved the Spragues money and simplified their half-bath remodeling project. "We've had a lot of compliments" on the new bathroom, says Jane Sprague. "It's very small, but I love it. It's worked out perfect for us."

Multi-generational households

Bathroom additions remain extremely popular, and with the increase in extended-family households, what could be more important to personal convenience and privacy than adding a bathroom? Recent u.S. Census data showed that a record 49 million Americans now live in multi-generational households. That rising trend will likely impact future buying needs, so

savvy homeowners are making strategic improvements now.

When it comes to bath additions, Saniflo up-flush systems can help. "Time and again, clients ask me for advice and guidance to update their bathrooms without breaking the bank," says April Bettinger, owner of nip Tuck Remodeling in Woodinville, Wash. "They are happy to have recommendations for products that will hold up well, provide a useful life and look nice at the same time," she says.

Appealing to future buyers

Here are some additional tips for making the most of your bathroom-remodeling investment, whether you are creating a new space or upgrading an existing one:

* Choose neutral colors that make decorating easy.

* Install a pedestal sink and a recessed medicine cabinet to reduce crowding in small baths.

* Install grab bars in the shower and around the tub. Position them so that small children as well as adults can easily reach them.

* Choose child-friendly rounded edges for vanity tops.

by visiting www.saniflo.com or calling (800) 571-8191. (ARA)

Things may be looking up, but the economy remains sluggish. That reality, coupled with tight lending and home resale uncertainty, is driving consumers to prioritize home improvements based not just on immediate need, but also on potential appeal to future buyers.
