The past two months have been an eye opener for me in the Real Estate Marketing arena. January and February have traditionally been slow times for selling houses. And it was the samething this year. It’s not that we don’t think about buying and selling houses, it’s just that we take the time to reflect on where we are with our lives after the holiday season. We are not physically active in real estate but we are men-tally active. Real Estate is not something that we tend to jump into and it takes more time to plan than buying that other big ticket item – your car. But even though it is a slow time I see people in all areas who have a very positive outlook for the rest of the year. Those working in grocery stores and pizza shops are all looking for a great year. Those who have seasonal type work such as landscapers and builders expect this to be a good year. And yes, being in the real estate marketing business I too feel this will be a great year for all of us.

Don’t Be “Fuelish” With Your Lawn Mower CareWhen it comes to getting the most from a lawn mower or other power equipment, using the wrong blend of fuel or skipping off-season maintenance just won’t cut it.

The fuel blends and ethanol percentages that may be right for cars—an ethanol concentration greater than 10 percent—are not recommended for power equipment or marine engines.

Also, any fuel blend stored in an unused engine may degrade over time and harm small engines.

That’s why, experts say, it’s a good idea for consumers to take lawn mowers and other power products to an authorized dealer at the end of each season. “This is a good way to allow a trained professional to properly dispose of unused fuel and ensure the product is ready for next season,” said Mike Rudolph, senior manager, Honda Engines.

Living Large in Small SpacesFrom sky-rise lofts to tiny-size apartments, there are innovative and ingenious ways to get the most out of your space with organizational solutions that beat those small-space blues.

Today, many new homes and apartments are designed smaller with affordability in mind, as Americans cut back on everything from personal spending to the size of their homes. Living In a Dust Bowl?Dust comes from several sources and is difficult to eliminate completely. Increased dust could be a sign that it is time to change a dirty furnace or air conditioner filter or vacuum cleaner bag.

Activities that produce dust (such as sanding) can also be a source of an increase. Dust can also be introduced into your home through air leaks in ducts, or air infiltration through leaky doors and windows. To help reduce the amount of dust in your home, take the following steps:

Change or clean your furnace and air conditioner filters once a month or according to the filter

manufacturer’s instructions. Temporarily seal the filter in place with metal-back duct tape. Write the date on the tape with a marker so your know when it was last changed.

Your clothes dryer should be vented directly to the outside. Inspect the vent duct. Make sure it is attached securely to the dryer. Check that it is clear of obstructions (e.g. lint). Check for holes that leak air. If vent duct is damaged replace it with a metal duct. The vent duct should be cleaned at least once a year.

Consider leaving your shoes at the door so you don’t track outside debris-often the largest source of dust -into your house.

Sealing air leaks can help to reduce air infiltration that could be a source of dust.

While an attractive home exterior can still boost potential resale value, homeowners are also looking at curb appeal as a way to enhance the enjoyment of their homes. Giving the exterior of their home a facelift not only makes the house stand out on the street, it also allows home-owners to "move up" without the expense of remodeling or moving.

Fortunately, many curb appeal-enhancing projects can be cost-effective too, yielding significant improvements for a modest investment.

Currently the market is saturated with houses for sale making it a buyers market. Price tags on many have decreased considerably over the last several years. If you buy now, you will likely find a great deal on the house of your dreams. If you choose to negotiate you might find you can get a better deal.

Interest rates are also historically low. As recent as 2 years ago they were at 6%. You might think that it would be beneficial to wait and see if these rates drop even lower, however by waiting you are taking the chance that they will instead rise. If this happens you will miss out on this opportunity that could be a once in a lifetime opportunity. By buying now you can enjoy the benefit of low rates and if they drop more, you can probably refinance your mortgage loan and be able to still get the lower rates.

not everyone realizes this, but you can deduct the interest that you are paying on your mortgage from your income taxes. The tax breaks that you will probably get as a homeowner usually greatly outweigh the taxes you will pay as a renter.

Another, and perhaps one of the biggest benefits is that once you buy the house, it is yours. You can paint it or remodel it in any fashion that you please. This is only a few of the reasons to buy a home right now if you can. Eventually the economy will stabilize again and some of these opportunities will be gone. Home ownership can be a very rewarding experience. If you can afford to realize the dream right now, then you should.

Trent Boozer, publisher of Extreme How-To magazine, notes his readers have made it clear that decks are one of the top projects they love to design and build. The Internet is full of deck plans and planning tools - and with the range of decking products and accessories on the market, every deck can take on a personality of its own, he says.

Personalization is what makes the deck an extension of the home, says Rick Preble of Deckorators, the leading deck accessory brand that embraces the concept of deck personalization.

"The idea of an outdoor living room has really materialized as people have reattached to their existing homes," says Preble. "This deck design program is fun for home-owners to use and is a great tool for deck planning," says Preble. "We work with hundreds of deck builders, and they appreciate having this when working with clients. It allows both consumers and deck builders to visualize different options and choose deck products prior to constructing a deck."

The north American Deck and Railing Association website (nadra.org) is another good place for consumers to start when gathering information for a deck build. The organization has a large gallery of photographs of decks that have received national awards for design or construction.

Michael Beaudry, executive vice president of nADRA, says consumers are definitely hungry for deck design ideas and information on new products. nADRA offers resources to help consumers with deck and rail design and deck safety. The organization's website also provides access to more than 1,750 different building products companies.

Homeowners who want to build or who are renovating an existing deck will find new trends for 2011. One material making its move onto decks is stone.

For the most part, it is best to make useful improvements that will appeal to a wide range of buyers down the road, say experts. Proceeding cautiously, homeowners are therefore thinking twice before undertaking major projects. When they do decide to remodel, they are sticking with smaller, tried-and-true improvements - like adding a bathroom.

Bathroom additions are a wise renovation option, according to Remodeling magazine's 2009-2010 Cost vs. value Report. An added bath can be expected to recoup just less than 60 percent of its cost at resale.

Cost-effective solution

Fortunately, creating a new bath need not be costly - especially in spaces that lack below-floor drainage; that is, where a bathroom does not currently exist, such as a basement, an attic, a garage or even a bedroom closet. In these situations, many plumbers recommend installing macerating, above-floor plumbing.

"With a macerating, or up-flush, toilet, there is no need to break up the floor to install drainage lines," says Al Warren, a licensed plumbing contractor for more than 30 years and owner of Warren Brothers Mechanical Contractors in Stafford Springs, Conn. Warren uses Saniflo brand macerating plumbing systems.

"This technology," he continues, "makes it possible

to inexpensively install a brand new bathroom in any room in the house, including the basement." up-flush technology isn't new, having been invented a half-century ago, but its application is growing rapidly. These systems pump waste and water from toilets and sinks upward through small-diameter piping that transfers the waste to the sewer or septic tank. unlike sewage ejectors, up-flush systems evacuate waste immediately through this piping, rather than storing it in a holding tank.

William and Jane Sprague from Annapolis, Md., wanted a bathroom in their basement family room, but they didn't want the high cost and expense of digging up the concrete floor to create drainage. In addition, space for the proposed bathroom was limited. up flush plumbing saved the Spragues money and simplified their half-bath remodeling project. "We've had a lot of compliments" on the new bathroom, says Jane Sprague. "It's very small, but I love it. It's worked out perfect for us."

Multi-generational households

Bathroom additions remain extremely popular, and with the increase in extended-family households, what could be more important to personal convenience and privacy than adding a bathroom? Recent u.S. Census data showed that a record 49 million Americans now live in multi-generational households. That rising trend will likely impact future buying needs, so

savvy homeowners are making strategic improvements now.
