Neighborhood Commercial Nodes (NCN): are considered an overlay designation. Therefore, if a determination is made by the City that commercial land uses are not apprpriate at any given NCN or portion of an NCN, the underlying General Plan Land Use designation(s) shall apply. ii. Planned Unit Development (PUD)/ Planned Residential Development (PRD) Opportunity Areas: These areas allow for clustering of residential development for the protection of prime agricultural lands and environmentally sensitive natural open spaces, with PUD approval. iii. Transit Oriented Development (TOD) Overlay: TODs capitalize on confluence of multiple modes of transportation, including TRAX and FrontRunner, to allow for higher density development and a mix of uses. iv. Very Low Density Residential Agriculture (VLDRA): applicable current Zoning Districts, depending on the area, include R-1-22 and A-1. RA-1 Zone may be applied to existing properties in VLDRA of 2 acres or smaller. v. Very Low Density Residential (VLDR): applicable current Zoning Districts, depending on the area, include R-1-15, RA-1, and R-1-22. vi.
