    Le Caldane

    Have you been dreaming of your own house in Tuscany for years, but have not yet dared to take this step? In that case, Le Caldane really is for you!

    Le Caldane is a project which will be realised in the heart of Tuscany by DanhoCasa. In total, 31 new detached houses will be built in addition to the already existing farm. Also, several outbuildings and a small church will be built. You can choose from multiple types of houses varying in floor space. The houses will have concrete foundations according to municipal building regulations. The houses will be constructed from sustainable Scandinavian wood and they will be completely insulated. All houses will have a minimum insulation value of 0.3 W / m 2 K. Wood lives, exudes warmth and comfort, is environmentally friendly and creates a healthy environment due to its natural ventilation. Each house can be decorated and arranged according to your own personal tastes and wishes. All houses will get plenty of privacy and a private garden with a minimum area of 250 square metres. The houses can be inhabited permanently or rented out as holiday ac-commodation. DanhoCasa will take responsibility for this, check that everything goes to plan and that all parties honour their agreements. All of the Italian administration related to purchasing a house will be taken care of for you.

    DanhoCasa also takes care of possible rental and maintenance of your house(s). A personally customised service package can be drawn up for this.

    The location

    Le Caldane is most centrally located in the middle of Italy with a unique view of lake Montedoglio in Tuscany at an altitude of 440 metres above sea level. Le Caldane belongs to the munici-pality of Pieve Santo Stefano.

    Pieve Santo Stefano is a municipality in the Italian Province of Arezzo, region of Tuscany. Both of the Florence and Perugia airports can be reached within one hour and both Rome Termini Ciampino and Pisa are located within two and a half hours.

    Beauty combined with sustainability and a perfect cost-quality ratio, which DanhoCasa can offer, will offer you plenty of op-tions to realise a holiday or permanent residence for example.

    Le Caldane borders on Anghiari, Badia Tedalda, Caprese Mi-chelangelo, Chiusi della Verna, Sansepolcro, and Verghereto. Arezzo, Perugia, Siena, Florence, Cortona, Verna, Monte San Savino and Santa Sofia are all situated within 50 kilometres while San Marino and Montepulciano are both situated within 80 kilometres.

    The first international HSP Village in the world! At a wonderful location in Tuscany (Italy) we are building a HSP Village internationally. It will be located on a beautiful lake named `Lago di Montedoglio` and with stunning views of the forested mountains. HSP Village will be located at an altitude of approximately 440 metres above sea level. HSP Village is a unique, visionary, international holiday location with holiday houses and permanent camping spots of which the first 31 (holiday) houses can also be permanently inhabited. This is possible for both HSP and non-HSP individuals all over the world. HSP Village aims to bring children, teenagers and adults together to en-joy sharing a relaxing environment. At this wonderful location people can leave behind their daily concerns and simply enjoy their stay. The unique point about HSP Village is the fact that HSP people are all together (recognition) and because of this, they will find it easier to share their experiences (acknowledgment). Equality and synergy are the two central pillars of the international HSP Village organisation.

  • HSP Village provides an educational centre and coaching centre where lectures, workshops, courses, trainings, retreats, meetings and con- ferences will be offered to both HSP ers and non-HSP ers. Topics will offer a broadening and deepening of knowledge to provide a more holistic overall image of human-beings. Consider subjects in areas of the socio-emotional, cognitive, learning styles, medical, trauma management (EMDR), coaching, primary reflexes, brain gym, iridology, physiognomy, mirroring, Bal a Vis X exercises, relaxation, etc. Teachers from all over the world with experience in high-sensitivity, and a passion for this subject, will be flown in. In the international HSP Village it is very important to acquire new international contacts, to share experiences and to build up a mutual international network. The playground will be decorated with materials for both young and people, for example, hammock chairs or swings for adults and children, brain gym activities, equipment to stimulate the integration of primary reflexes, materials for older peoples gym, etc.

    Invest with sensitivity

    As an investor you will be doing something extra, selling or renting one of the houses plays a key role in the realisation of HSP Village. Therefore, it is more than just an investment, you will indirectly assist and co-develop the first ever HSP-Village in the world as a meeting point and educational and coaching centre. Indirectly you will be one of the co-founders!

    And this is a double edged sword; the HSP Foundation will also help the investor. The HSP Foundation is promoting its new village by a highly targeted approach to a specific group of people worldwide. This will give investors a much better chance to lease their house during most parts of the year.

    Interest rates of more than 7% per annum! Under normal circumstances a rental house in Italy will be leased for an average of 14 weeks per year. Due to HSP Villages various activities worldwide, your house will be leased 40 weeks per year over the long term. For you, as an investor, calculation models have been prepared. For this we refer you to www.lecaldane.com. The average rate of return is more than 7 per cent on an annual base. This is significantly more at-tractive than current interest rates on your capital in a bank account.

    DC Service packages

    Service package 1 50,- p/m

    Converting bank accounts in Italy is often a laborious task. It can take months before everything is organized. We will keep a close eye on proceedings for you to make sure everything will be properly arranged.

    1) Costs of water, electricity, gas, telephone, internet, rubbish collection and various Council taxes can sometimes not be automatically debited. These invoices will be delivered to us and we will check that the pre-vious invoices have already been paid and that you havent been over-charged. We do this because if an invoice is not paid, for whatever reason, your electricity or gas can be cut-off. In Italy they are really quick to do this. To get re-connected is a complicated process because there are many difficult and bureaucratic procedures, al lot of unnecessary costs and meanwhile your freezer has thawed out, your alarm systems arent working and your house is extremely cold.

    All of the stated figures are exclusive of 21% VAT

    What does it mean if you register with DanhoCasa for one of our packages?

    1) We take care of your administration activities and all of the other activities in and around your residence. 2) You can always contact us with any questions.3) Would you like us to organise an enjoyable weekend for you and your guests, including transport from the airport to your residence, or organise a wine tasting evening? This will all be possible, but only if you are a registered member of DanhoCasa. If you are, you can save a lot of time and trouble, because we will be there to fix all of the necessary preparation activities for you.

    Service package 2 125,- p/m All activities and costs as already mentioned in service package 1 will also automatically be included in service package 2. There are some additional activities in service package 2:

    1) Once a month, the windows and the window frames both inside and outside will be cleaned. 2) Once a week there will be a check-up around the house and spider webs and other insects will be removed. 3) Once a year the chimney will be swept. This is necessary because of house insurance. We will make an appointment for this and we will or-ganize this cleaning. The costs for the chimney sweep are not included in this package and these costs will be invoiced separately.

    2) Every year we will check water, electricity and gas readings if appli-cable. We will also register these with the appropriate relevant authorities. 3) An annual check-up of your boiler/CV kettle is compulsory. For this, you need to be home when the technician arrives. Account costs are to be paid a few times per year. Account costs and possible repair costs are borne by the owner of the house. We can pay them in advance and charge your account afterwards. 4) We take care of Council rates and pay those costs. 5) We look for and take-out insurance and we make sure the premium invoices are paid. 6) We can also apply for a phone connection. 7) A contract with an internet provider can also be arranged. The costs of package 1 are 50 per month.

  • Service package 3 Cleaning

    1. Cleaning and checking of residence after being used and before new arrival2. Provision of clean bed linen and clean towels3. Taking care of weekly changes of bed linen and bathroom linen (only when used)4. Cleaning of the bathrooms5. Weekly cleaning of the entire residence Costs of service package 3: 1. For houses with a living area of up to 40 square metres: 40,-2. For houses with a living area up to 75 square metres: 75,-3. For houses with a living area up to 100 square metres: 95,-

    4) If necessary, we will order and stack firewood. This will be done in consultation with you. The quantity of wood and delivery costs are at your own expense and not included in thispackage. We will take care of transporting and stacking of the wood. 5) We will take care of regular emptying and cleaning of gutters.

    The costs of service package 1 and 2 will be charged on a monthly basis. You can sign to authorize automatic deductions for due amounts from your bank account once per month.

    The costs of accounts, taxes, repairs, wood, energy, etc. will charged to you directly after we have paid in advance. Within 14 days after invoicing you, these costs will need to be paid.

    Costs of service package 1 and 2 are 125 per month.

  • Service package 4 Rental

    4. For houses with a living area up to 150 square metres: 125,-5. For houses with a living area of more than 150 square metres: the amount will be determined in consultation. Costs are calculated per activity. At the end of the month you will get an invoice from us; these costs are exclusive of bed linen, hand towels, beach towels and kitchen towels. You can use your own linen and hand towels or buy some extra packs from DanhoCasa. The costs are calculated per changeover. These costs per person are 5.

    This package applies when renting out of the residence is left com-pletely up to DanhoCasa. This means that clear arrangements must be made in advance about when you want to use the residence yourself and when there are possibilities for leasing. DanhoCasa will advertise your property on their own websites and to various providers. Thus, you can only offer your residence for rent via us. Offering the residence to other providers is not permitted.

    DanhoCasa will take care of all of the activities that are mentioned in service package 3. All of the earlier mentioned costs in service package 3 will not be applied during the pre-agreed rental period. During times that the residence is not offered for rental, the costs will still apply. However, the costs in service package 3 remain at the tenants expense. Costs for service package 4:Your costs for this package amount to 30% of the rental amount of the residence.

    All extras are negotiable first without any obligation and then they can be organized in consultation with us. The costs will be determined in advance and will be stated per item.

    1) Organisation of winter storage of your boat, caravan, etc.

    2) Do you have a buoy? Sometimes the Council will send you an invoice for this, but sometimes they do not. If you dont receive an invoice, you are advised to contact the local Council, because if you do not and you do not pay for it, it can be taken away from you. We can take care of the administration on your behalf, if you prefer.

    3) Checking the paintwork on the outside of the house, maintaining this and re-painting or treating it when it is needed (in consultation). The costs of the paintwork and the required materials are exclusive of the service packages. This maintenance will be done after consultation and after the owner has given his consent.

    Garden maintenance

    Extras

    For all of the houses sold at Le Caldane there is an obligation to have the garden maintained by DanhoCasa to maintain the overall appear-ance of the park. The costs of maintenance of the garden will be calcu-lated immediately after construction of the garden, based on the size and construction of the garden. The costs will be invoiced per month. For those times when you are staying in the residence yourself and do your own maintenance, no costs will be incurred.

    4) Kitchen package: 3 cooking pots, 3 frying pans, 6 large plates, small plates, 6 deep plates, 6 soup bowls, 12 drinking glasses, 12 wine glas-ses, 12 coffee and tea cups, 12 spoons, 12 forks, 12 breakfast knives, 6 small knives, 2 kitchen knives, 3 cutting plates, 3 coasters, 3 tea tow-els per week, a coffee making machine, water kettle, detergent and a sponge.

    5) Transporting people from the airport to the residence and back to the airport again.

    6) Arranging excursions and guiding family and friends.

    7) Passing on a shopping list, so we can make these purchases for you.

    Assistance, organisation and book keeping for large or small building alterations. DanhoCasa helps you to find the right professionals, obtain quotes and provides translations if necessary. During building alterations they com-municate with tradesmen/professionals, they check their activities and regularly provide both written and verbal reports. We send pictures of progress, we verify invoices, and the correct way of making payments and bookkeeping (accounting) will also be maintained by us.
