KAY TOWN06www.latesthomes.co.uk/brighton
Kay TownAndrew Kay is the original ‘yes’ man
SPONSORED BYBARDSLEY’S FISH & CHIPS
Yes, yes, yes. Oh how I wish we could found a society for people who likedto say ‘yes’. In 25 years of living in Brighton I have never understood whythis is the city that so often likes to say ‘no’. You encounter it almost
everywhere you go and in so much of what you can do. At least I seem to, and Idon’t think that I ask too much, well not often anyway.
I was brought up to always try to say yes. Over the years it has got me intoall sorts of trouble, a lot of which Ican’t go into here.
But for every bit of troublehaving a positive attitude hasprompted, there have probablybeen ten times the number ofgreat outcomes. Okay some of myyeses have lead to losses, someto financial disaster and some toemotional grief, but on the whole, things haven’t been too bad.
I did once say yes to a new job, headhunted once again to a post thatseemed so tempting, well the financialremuneration anyway. It was adisaster, I hated it, hated the place andhated some, not all, but some of thepeople that I had to work with. But I didlearn a massive lesson. If someonewaves a huge sum of money at youthink very carefully before you bank it.Maybe it will be good, in my case it was not. A carrot dangled to lure me intoa blind alley where after two years there was only one way out, and that wasto the pavement with my personal belongings in a black bin bag. Unhappydays, but not an experience I hope that I will ever have to endure again.Saying yes that time had been a big mistake.
Here in Brighton and Hove there is a general mood of ‘no’. No we don’t wanta Frank Gehry building, no we don’t want any new development at theMarina, no we don’t want all kinds of things.
‘But I didn’t say no!’ I hear you say, and maybe you didn’t. But did you sayyes? No, I thought not.
It’s a strange trait that as a people the Brits love to protest and say no.Spot a potential problem, highlight an issue and any number of people willcome out and help you to say no. Recognise an advancement and you mightthink, ‘oh good,’ but do we get off our backsides and say yes? Not oftenenough I reckon. I wish I had joined a body of people lobbying for the Gehrybuilding, a vocal body I mean and not just a group of mates sat about saying,‘well I really like it’.
So it’s a yes from me, well most of the time. I reserve the right to say no toa few things – like pineapple and morris dancing.

This sweet character property isnot something we see on themarket every day, we rarely get
freehold houses in this area witheverything you need, and Brightonis packed with flats and apartmentsso a house is something of atreasure. The Landlady Building Opinions
Iseem to be spending an awful lot of time in Cuba these days, so much sothat I can’t now actually remember how many times I’ve been there, but it’sdefinitely more than eight. I also now have a new Cuban boyfriend, who has
just about everything going for him that one could possibly wish for in a man,and more. Furthermore, he loves the Queen (that is HRH Queen Elizabeth II)and speaks perfect English. He’ll say things like, “it’s rather overcast today,”and, “you really are my cup of tea,” which is enough to make me almost faintwith excitement. I speak to him in Spanish (he corrects me) and he speaks tome in English (I just gawp in amazement). Most of my friends have beenunderstandably cynical about my new ‘amor’, as they know me of old and treatme rather like ‘the girl who cries wolf’, so I’d like to prove everyone wrong.
The only problem is that it is nigh-on impossible to maintain any normal sortof contact. He doesn’t even have a telephone. While we spoilt 21st centurydwellers sit on our backsides in bed with a cup of tea and ‘Skype’ our mates inforeign countries, the average Cuban has to stand in a queue for several hoursin order to spend half a day’s salary for an hour of internet time. And thekeyboards on the computers are so worn that there are no letters thereanymore, so anyone who doesn’t touch-type would struggle to bang out even arudimentary message.
In previous relationships, I’vebeen paranoid when a guy doesn’trespond to one of my texts withinthree minutes. With Cubans, you’re lucky to get a reply withinthree weeks, if at all. But I’m sortof getting my head round it nowand have resolved to behavelike a simpering Victorianlady awaiting the arrival ofthe horse and carriagecourier. I am trying not tomoon around the houselike a lovesickjuvenile, as my housealready has its quotaof those and anotherone would tip us overthe edge.
Even before I’d metthe New Boyfriend, I’dbeen thinking about buyinga place in Havana. I’dpreviously been consideringbuying a property in Spain, but now don’t think I’d use itas much as I’d thought, asI’m always in Havana.Besides, Cuban propertycosts a quarter the price ofSpanish property and the fact that it has only recently become possible forCubans to buy and sell houses would make it a very good investment. I alreadyhave a couple of people looking out for a property for me, the main criteriabeing that it is not about to tumble into the street, which often happens inHavana. Oh, and by the way, the New Boyfriend’s a builder.

V ast cellars accessedfrom Moss Bros onChurch Road in Hove
serve as a reminder of amost obtrusive brewerythat once stood there.
The imposing BrightonSteam Brewery was built in1852 by George Gallard, one of the four men whodeveloped the Cliftonvilledistrict of Hove. The brick-built structure consisted ofthree bays that facedChurch Road and eight that faced OsborneVillas (or Osborne Street as that bit of theroad was called). A huge chimney dominatedOsborne and a low protrusion, known as ‘TheBunion’ obstructed Church Road.
The brewery was demolished in 1902 afterextensive efforts by the Hove Commissioners. No doubt there were reasons for demolitionother than the desire to remove anobstruction. Two handsome four-storey red-brick Edwardian buildings replaced the brewery – commercial premises calledKingsway House (numbered today as 134-140 Church Road) and aresidential block called GrosvenorMansions. Kingsway House has beenvastly modified at street level by theaddition of a canopy. GrosvenorMansions is fortunately unchanged.
Many different shops haveoccupied Kingsway House over the years. In 1904-10, the corner unit wasoccupied by a stationery firm called Carter Bros. Many remember Cobleys, the tailors that occupied all four of the shop units until Moss Bros took over in1981. It was Kevin Baldock, the enterprising store manager of Moss Bros, whogot in touch about the extensive remains of the brewery’s cellars.
These dark vaulted rooms are reached via five steps that lead down fromthe very end of the Moss Bros basement. The derelict area is actually belowGrosvenor Mansions and the Osborne Villas pavement. There are severalsections and the best bit, which is pitch black, consists of six vaultedchambers where barrels may have once been stored. Each offers a differentclue, such as bricked-up coal holes, as to what exists above. The biggest giveaway is the loud footsteps of pedestrians.
My friend Patsy Perrousset, who lived above Cobleys during the 1940s and50s, recalls the cellars well. Although they were used as an air raid shelterduring the Second World War, Patsy remembers being instructed to shelterbeneath the stairs in Kingsway House, rather than the cellars. This makessense. I would not wish to get trapped down there [email protected]

A ll parents know that keeping a sleeping child sleeping, when holding ortransferring them, is a particular art. A combination of waiting for theright time – not too soon, not too late – all the angles correct
(sometimes you have to arch your own body to keep them in line), asupporting hand to mimic their previous sleeping location. Regular breathing, temperature, and movements. As little background noise as possible isimportant too, no fidgety tension, especially not jumping, oh and suddenoutbursts of swearing, they’re a no-no.
These factors all point to it being a bad idea if, per chance, Youngest™ everwoke up and therefore was lying in myarms while I sat on thearmchair, when, for instance, Iever happened to be watchingthe TV, and say, England wereplaying Italy, it was coming tothe end of extra time, and let’sjust say, we were heading forpenalties.
I haven’t hidden myhypotheticals very well, have I? Anyway, in the recentEuro 2012 quarter final, withYoungest™ having settled backto sleep, albeit lying on me, Ireally should have moved himas we approached the 115minute mark. And yet, and yet...
I’m not normally a superstitiousman (touch wood) but I’ve neverwatched penalties of a majorgame before with him. Could itwork? Could Youngest™ be thedifference? A lucky charm?
Let’s pause on that cliffhanger, let the screen wobble and we’ll go back in time to 2006. I felt the same waywhen, with England playing Portugal and Rooney having got sent off, The Boyreturned with his Mum. When it went to penalties, I saw The Boy as thedifference then. He was the horseshoe, the four-leaf clover, some kind ofblack cat. Or so I thought. England went out.
So, in 2012, it’s time to rotate the squad, bring on a fresh pair of legs in theshape of Youngest™. Maybe he is the answer. Some of his daily choices hintat a wider non-rational world. He will often clutch tiny pieces of Lego with allthe fervour of a Toys R Us alternative to rosary beads. He has recentlystarted demanding his shoes are put on while he’s on the top step of thestairs. He knows something we don’t.
This was my thinking. I didn’t try and transfer him because I thought itmight make the difference. England would make the semi-finals. Except –you may have guessed the ending – it didn’t turn out as I hoped.
The Boy wasn’t a lucky charm in 2006. Youngest™ wasn’t a lucky charm in2012. As I don’t think we’re having another, all I can say is, it‘s not lookinggood for 2014. Sorry, England.
I keep hanging out with babies. Not on purpose. They seem to be followingme. Everywhere I go: babies, babies, babies. Of course they’re not literallyfollowing me, that would be weird... (we’re not making a CGI nightmare
here!) I mean my friends all seem to be ‘getting them’ at the moment. Nextyear the fad will be electric BBQs and people carriers. This year is babies. I’vealready had one, I don’t need another, do I?
Babies don’t do much do they? What they do do, they do extremely well.Loud noises they excel at; being able to make you realise they need help istheir forte. If only they could express what exactly. Being a new motherrequires mind reading capabilities Derren Brown would be jealous of. Ahuge burp escapes the baby on my shoulder as I pat her back. I act like Iknow exactly what I’m doing. “There you go, that’s better!” I say, like I’msome sort of pro.
Sure I’ve had one baby, so I’m aprofessional right? Thing is,Grandma is correct; you do forgeteverything from those first years.Mine is only five, but I hadforgotten how noisy and messy itall was... I’d forgotten how muchjigging around on one hip therewas, rubbing a small tiny warmball of heartbeat, terrified to sitdown in case the wailing startedagain. I never labelled it colic, just presumed all babiesdidn’t allow their mums to sit down. After all, it was ourfault they had been catapulted out that tunnel fromthe warm hot tub they’d been enjoying for ninemonths. The first few weeks she was dazed, butthen...she awoke (every night!)
Thus I declined into a daze for the next fewyears... I roused slightly at toddler stage toenjoy the hilarious cuteness of the wobblingwalking baby but spent much time hidingbehind an invisible Roman shield that I wouldpeek over to pass carrot sticks and gloop. Icould understand a little of the walkingbaby’s needs now, but she seemed angryabout a lot of things. She got frustratedat everything. She was alright withstanding, wobbling towards things, andgrabbing on, but the word ‘no’ really gother back up. “No you can’t putpennies/buttons/rubbish found on the pavement in yourmouth!” Learning what was good for her really, really annoyed her.
The walking baby found other people’s input really frustrating, unless theywere passing the dummy back. That pesky dummy enjoyed that gravity lark;Mummy was good at picking it up. She was also good at putting food on aplate, but God forbid Mummy should try spoon feeding after 8 months...Spending time with friends’ babies I’m wondering if mine was just aparticularly strong-willed one. Maybe I do enjoy these gorgeous gleamingbeautiful baby beings! Oh, especially the handing back bit at full nappy time.

One thing is for sure this summer – you can’tpredict the British weather. But you can makesure your garden is weatherproof – the right
structures, materials and planting will go a longway to ensure that your precious outside space canwithstand the worst of summer’s heat and rain. What’s more, good quality decking can transformeven the humblest plot into splendid outside livingspace – mud-free, and low maintenance. This week,Latest Interiors is hitting the deck.
StructureSpace is often limited in urban gardens, so makingthe most out of every niche and corner is vital.Outside space needs to look good and function asliving, entertaining and play space, all for as littlemaintenance as possible. Luckily, decking ticks allthe boxes. To make the most of your garden or yard, combine practical decking with furniture tailor-madefor the space. Garden and deck design can also betied in with any interior features or renovation, creating a seamless finish from indoors to out. Thinkabout adding some extra levels and features in thestructure, to add a sense of space and perspective.
FinishPine is the budget option for decking, and – solong as it is FSC certified (to ensure it comes froma sustainable source) and appropriately treated, apine deck should give you years of faithful service. If your budget can stretch a little further though,
you might want to consider other woods – balau, garappa, iroko or oak (all durable hardwoods) give abeautiful and long lasting finish or sweetly scentedcedar. Whichever wood you choose, clean and treatit regularly (and avoid the pressure washer, whichmay promote rot) to keep it beautiful and strong.
Whether your style is traditional orcontemporary, mixing different woods and otherfinishes such as slate or brick will help to create

on block management as a business then theywere going to do it right and invest in suitableprofessional training. Enter Shula Rich.
Shula Rich is a leasehold expert, so we askedhow she became involved in training agents inthe finer points of block management and thelegislation that governs it. So how did she getinvolved? “From 1990 to 1996 I was involved in adispute over repairs at Kingsway Court on Hoveseafront where I was a resident. As residents wehad been presented with a massive £2,000,000
Chris Sawyer, Shula Rich,Andrew Head and Adam Farrell
bill by the freeholders Mars Securities, theconfectionery company.
“I was the ‘leader of the opposition’ in that longprotest, and it certainly sharpened theconcentration. It was then that I learned what itmeant to be a leaseholder. I realised how littleleaseholders know about their position. I actuallyknew very little and possibly, in hindsight, I wasrather unfair on the freeholders.
“Back then I received help from threeorganisations: Brighton Rights Centre, the
B lock management is the topic on thetongues of almost every estate agent intown right now. It’s not a new concept but
it’s one that until recently seemed to slip underthe radar of most people’s consciousness. Sawyer& Co were quick to recognise the potential, feelingthat many blocks were poorly managed and thatthere was an opportunity to launch a blockmanagement department that could offer a freshapproach. But they were not willing to simply jumpon the bandwagon; if Sawyer’s were going to take

“We eventually succeeded, in 1996, inpurchasing the freehold of Kingsway Court. Sincethen, because of the help I was given, I give myservices helping leaseholders with any issues thatthey have with oppressive managers, lease terms, managing agents and so on. I am now thecoordinator of the remaining two organisationswhich have merged as Brighton, Hove & DistrictLeaseholders Association and I lecture and writeon leasehold issues.
“I have been thanked in Parliament for reformsto leasehold law and now work with ARLA and theNational Federation of Property Professionals, twovery prestigious organisations, and I write andpresent all their courses on block management. Iam often asked if my courses focus on the client. My courses care about both sides, taking in everypoint of view. I know from experience howimportant that is. The legislation is constantlychanging and it is vital that professionals in thisindustry stay in touch with those changes. Asrecently as 2002 it became possible for not onlyfreeholders of a block, but also leaseholders toreplace their property management company.Very few people are aware of that and I am surethat if they were there would be plenty who wouldwant to review their current situation.”
The team at Sawyer’s, recognising anopportunity, embarked on a six month trainingschedule which took place in Hammersmith,London. Chris Sawyer told us, “We were actuallyturning block management work away, but AndrewHead wanted to look into it further. So eventuallywe decided that we would get involved but that wewould have to get professional training. In fact thecourses were very inspiring and it made us realisethat many of the skills we have were transferableto block management.
“The work was hard, trying to understand theoften complex legislation, but it was veryenjoyable too, and we all looked forward to thecourse work. We would sit on the train on the wayback and continue discussing what we werelearning after every lesson.”
Shula continues, “To be a good managing agentyou need those years and years of propertyexperience that the Sawyer’s team have. But inaddition to that, Sawyer’s had a real hunger tolearn and to become the best.”
Andrew Head, who will head up the newdepartment says, “We will apply the same levelsof service and care that we apply to our sales andlettings business for which we have gained a greatreputation. We believe in always being clientfocused, transparent and flexible.
“It goes without saying that we will offer abespoke approach to every property, and wecharge fees in a way that people will findreasonable. We have already had requests tomanage blocks, and now that leaseholders havethe right to manage their own building in the sameway as the freeholders, we know that we can offeran expert and professional service that will be anasset to any building. Quality block managementis essentially a locally based business and cannotbe effectively outsourced to another county ortown even. Being on the spot is vital. Being wellmanaged is vital too, if a block is to maintain itsvalue and in fact increase in value over the years.Investing in quality maintenance of a building andits common parts can be a great way of ensuringthat your part of that property will realise the bestpossible returns, whether selling or from rentalincome. We will offer a programme of ongoingmaintenance and improvements, never bodging ormaking do and always responding to issues withappropriate speed.”
Shula sums things up by saying, “Leaseholdersshould be prepared to pay a reasonable fee to geta good job. A good managing agent is worth everypenny because they will be protecting yourinvestment. The lowest price is not necessarilythe best or the cheapest in the long term. Value for
money is not a judgement that can be made onprice alone but must also take into considerationpeople and quality of service. Having met andtrained the team at Sawyer & Co I have beenimpressed by them as people, by the service thatthey already offered and I am sure that they willoffer great value to companies seeking a blockmanagement service.”
The Sawyer & Co Team have now completedtheir training and have received the certificatesfor their new qualifications from Shula and ARLA.They would be happy to discuss blockmanagement with any concerned parties who
would like to discover if they are getting the bestservice and the best value to ensure the ongoingsecurity of their property investment. Sawyer &Co can also assist leaseholders in setting up theirown right to manage companies so that they canthen control how their building is managed.Sawyer & Co, 52 Church Road, Hove, East Sussex,BN3 2FN, 01273 778844, www.sawyerandco.uk

PLANT AND DECKIf the nice weather actually holds out, it might actually be worth spending
some time in the garden. Yes, the beach is good for those sunny dayhangouts but has nothing on some privacy, peace and quiet and easy access
to a toilet. Looking out the window at your own personal slice of outside space, you may think about giving it a modern touch before you don your sunglasses, grab a cold Pimms and read that new book that everyone else is raving about.
Garden decking is something that can come in an array of styles anddesigns to suit your personality. Whether you fancy an al fresco dining area,a place of zen or somewhere to simply soak up some vitamin D, experts likecarpenters, garden designers and even timber specialists can make sure youhave the perfect foundation for your vision.
If you are thinking of a square wooden platform when you think of decking, widen your imagination. With the help of a designer, you can have circulardecking or different levels to establish a lounge part or dining area. Choose tohave a beautiful wooden pathway leading you through your garden or go fordecking tiles for a more modern approach. Some people mix decking withstone or use a dark woodstain for an alternative look. You can even buy eco-decking if you’re in that frame of mind.
It also doesn’t have to stop at decking, you could choose to have an exoticpergola or a terrace and maybe some wooden furniture to complete the look.Pay someone else to do the hard labour while you visit local garden centres forthe accessories that you want in your garden. Solar lights and outdoor candlesare useful when those family barbecues carry through into the night whereasplants and flowers are always a source of envy.
