Draw your futurehouse to win £250for your school!Following the popularity of theirdrawing competition in recent years,letting specialists Leaders are againgiving school children aged between4 and 11 years old the chance to win£250 for their school plus £50 worthof art equipment for themselves.
The theme of the competition this year is ‘Draw your home in 30years’ time’, to tie in with Leaders celebrating their 30th anniversary. It’s achance for children to set their imaginations free on what their future homemight look like. The entries can be in any medium – paint, pencil, collage,crayon, etc – and must be no bigger than A4 in size.
“Over the six years that we’ve been running our drawing competition, we’ve been overwhelmed by the response from the many children who haveentered,” says Leaders’ Marketing Manager, Alison Guyton. “We’ve beendelighted to award more than £5,000 in prizes to local schools and pupils andhave had some very worthy winners. We hope the competition this year will bejust as popular and we look forward to seeing what the children come up with!”
Children aged between 4 and 11 years old are invited to enter thecompetition. There will be two categories: ages 4-7 years and 8-11 years. The winners in each category will be awarded £250 for their school, plus a£50 gift voucher for themselves to spend on art equipment. There will alsobe a number of runner-up prizes. Bolnore Village set for bloomingsuccess in national competition ‘Britain In Bloom’Competition is heating up in Bolnore Village in Haywards Heath, ashousebuilders Crest Nicholson and Bovis Homes help local residents to makethe region look even greener in preparation for the national competition‘Britain In Bloom’ in August.
Bolnore has been shortlisted as one of 80 national finalists from 2,000entries, after winning gold at last year’s South and South East in Bloom – theregional competition to qualify for the national ‘Britain In Bloom’ contest.
Local residents got stuck into sowing a variety of colourful plants andflowers in the upper, middle and lower parts of the village, donated by CrestNicholson and Bovis Homes, to add to the beauty of the already leafydistrict. With the judging panel arriving in July, the locals were keen to getcracking early to ensure that Bolnore was a winning entry.
“Britain in Bloom is an iconic competition, and if they were judging it onthe determination and dedication of the local community then they shouldhand over the award to Bolnore now,” said Mary McHutchison, Area SalesManager for Bovis Homes South East region.

For those that describe my column as the literary equivalent of watchingpaint dry, good news! Having started decluttering, we have now movedonto painting three rooms, and I’m going to use this column to tell all.
My wife did the bathroom. She took this one upon herself having got fed upwith my ‘cutting in.’ No, this isn’t my driving, conversational interruptions, oreven golf – I don’t play golf – but my accuracy on where wall meets ceiling.She’s got a point, but in my defence, most of my recent painting has been inthat squeezed time between the kids and us going to bed, featuring low lightand tiredness. No wonder the line isn’t straight.
So she did the bathroom. I took the kids to Hove Park while she was nearingthe end of the first coat. While they went on slides and in the sandpit, Icalculated that it would be about three and a half hours before we couldpossibly do a second coat. I returned home to find she was actually finishingwhat she called ‘a second coat’. I plucked up the courage and suggested that itwas in fact a thick first coat,and that you can’t take theForth Bridge approach to ourbathroom and assume thatyou can paint continuously.Still I had to agree, while Iheld an ice pack to myforehead to lessen thebruising, that she hadactually done a good job.
Paint-fumed into action, Itackled the study, what hadbeen the nursery. (Thiswas going from yellow toIvory Cream, fact fans). Themain obstacle was the computerplugged in for me to listen to 90’s themedCDs: Suede, Radiohead, CrashTest Dummies (whateverhappened to them? Probablysomewhere painting a roomIvory Cream) and even RobbieWilliams. Moving the deskaround for me to get round theroom was like having a 90’s DJas a kind of ‘getting-in-the-way’ assistant. Still, the musicis now embedded in the walls, trapped between the first and second coats.
Next up the kitchen, soundtracked by Tottenham playing in Europe. Momentsin the game chart my progress. There was the early optimism when Tottenhamscored a goal just as I complete a rewarding section around the light switch,the opposition equalising just as I stand back and admire my handiwork. Later,during that difficult bit above the fridge where I had to balance on the worktop,someone got sent off. In trying to work out who it was, maybe some of thepipework got missed. I don’t know.
The game went to penalties. Tottenham lost. And a nagging feeling set in,that the kitchen wasn’t quite the right colour.
Iwant to go to a festival,but I don’t want to go to afestival. I like the idea of
lolling in a field to greatmusic but would the realitybe me spending hundreds ofpounds to basically be onhyper-alert for 72 hours.“Where’s my child?!” Ohphew, she’s over there, justplaying with cider-cans andfag butts whilst some nipple-tassled women in fairycostumes dance around hersinging Ke$ha. No, not forme. Not relaxing. For me,festivals represent a timewhen I turn off the computer andphone. A time to absorb my annualintake of vitamin D and thatspecial rare outdoors oxygen stuff.Maybe this is why the tickets are£200, it’s not to pay for 20 bandsyou might see, but the 72 hoursoxygen therapy sleeping under thestars. It’s the sleeping bit thatconcerns me. Tents are not my friends. One year we awoke to being floodedinside the tent, and last year we borrowed a tent so small we had to sleepwith our feet outside. I refused to not use the inflatable mattress, it took upthe whole tent; every-time my boyfriend turned over in his sleep the bounceripple catapulted me up and down... I’m not a professional camper, I will notbe making my own cups of tea on a burner. No I will queue with morning tuftyhair like everyone else who refuses to carry kitchen sinks. I don’t drive, socarrying a tent, a sleeping bag and 2-ply is quite enough to manage.
I remember one year my friend fried her own chips! Who makeshomemade chips at a festival?! My friend Rachael. Rachael is the kind ofwoman who pre-children, would always without fail, fall asleep at a partyonly to awake later to swig on a beer/breakdance/fall back asleep. Luckilyher boyfriend is exactly the same. If Barney and Rachael weren’t cocoonedin a corner of a party by midnight it wasn't a good party. THIS is the kind ofwoman who makes homemade chips at a festival. Championing the longlost art of homemade chips must have been exhausting. At £200 a ticketmaybe I might have to take potatoes and oil to survive. To hire a tipi, Iestimate the total cost of festival experience at about £700. Who spendsthat kind of money on a festival? I mean I like to have a conversation at adinner party about what I've been up to, but I’d rather spend £800 on aholiday abroad, than endure mud, flat cider, and swaying to artists whosound better on my iPod and the constant looking round for my child! I’venever taken taken my child to a festival, I think it would be stressful,constantly shouting: “STAY where I can SEE you!” And “hold Mummy’s hand,mummy is a bit wobbly and needs a lie down....”

In some of the hotels and lodges I’ve stayed in West Africa, the everydayitems which one absolutely takes for granted in the West can be sporadic,to say the least. For example, in most places there might be running water,
but no toilet roll. In another, there might be toilet roll but no running water orelectricity. In another, there will be none of the above and, when oneoccasionally discovers a place with all three, one feels absolutely blessed.Just imagine if you woke up one morning and you couldn’t flush the toilet inyour en-suite, nor charge your mobile in order to shout at the water companyto come and fix it. The horror!
Fortunately, I am a tough old bird and can happily survive without runningwater and electricity. I don’t even mind the plethora of creepy crawlies whohappily share your room space, scurrying busily around, blissfully unawarethat the utilities are lacking. The Boyfriend, who grew up largely in the Bushwithout any creature comforts, constantly moans about being bitten bycreepy crawlies and often refuses to stay in places without at least one of theutilities. I think he’s gone soft in his old age.
The piece of land weare buying is quiteremote, but has seaviews and, as yet, has norunning water orelectricity, or even aproper road leading to it.There are many reasonswhy the land is worthbuying, the mostimportant being that thebiggest hotel owner in the country iscurrently building a huge luxury eco-resort a few metres away. The thoughtof staying on our land in a tent fills mewith glee and The Boyfriend withabsolute horror, as he simply cannotsurvive without a constant supply of 50decibel music. On my recent visit, wewent to measure the land with the guywe’re buying it off and, in the absenceof any formal measuring equipment,paced the measurements out, each ofus coming to differing conclusions.We’re hoping to complete the sale byJune, once we can agree on borders.
Meanwhile, unwelcome news fromBlighty. I have been receiving varioustexts from my female offspring – itwould take pestilence and death forThe Big Son to get in touch –complaining about the state ofLandlady Towers in my absence. The Small Daughter Skyped to tell me thatthere was rotten food – including a mouldy green cake (it was chocolatewhen I left) – in the kitchen. The Big Daughter was furious to find that, oncoming home from work, my Thai lodger was having a dinner party and thatthe sofa was full of Italian students. I shall have sharp words when I return,but in the meantime, am thinking about growing a beard and movingpermanently to our new land.
I t was 12 years ago that the closure of theiconic Caffyns garage on Kingsway in Hovewas announced. Demolition followed, despite
the building’s status as one of the finestexamples of inter-war development in the town.
The adoption of theModernist style byCaffyns was no accident.The famous Sussex cardealer rapidly expandedduring the 1930s, at whichpoint a conscious decisionwas taken to embrace thenew. Modernist brancheswere built in HaywardsHeath in 1935 and in EastGrinstead in 1936. Hove’swas completed in 1938.This very internationalstyle of architectureinfluenced, and tookinfluence from boats, carsand planes.
The link betweenModernism and planeswas welcomed in thenaming of a brand new block of flats on the old Caffyns site. The nearly-finished Vega Building, built to the designs of London-based PTE, has justbeen unveiled. The Lockheed Vega was used by Amelia Earhart in 1928 to flyfrom Canada to Northern Ireland in what was the first solo trans-Atlantic flightby a woman. There is another plane link, of which I am not sure that othersare aware, which is that aircraft parts were actually manufactured on the siteduring the Second World War.
The Vega Building is owned by Southern Housing Group and consists of 40flats over four storeys. There is also an underground car park. Just like thestructure that it replaced, it features white render, stark lines and ribbonwindows. I particularly like the balconies’ glass panels which come in avariety of sea-inspired colours. The building’s round corner bays actuallyfeature curved panes of glass, which is most pleasing.
Frosted glass throughout the stairwells (in what I interpreted as thepopular Art Deco eau de Nile colour) reminded me of Lalique’s workthroughout the Glass Church in Jersey. One criticism though is that theselovely tall panels obscure views across Hove, sea and Downs.
Extra special effort has been put into getting the signage throughout thebuilding right by Richard Wolfstrome and Andy Parsons of Brighton-basedbranding consultancy Yelo Wolf. The avant garde font has been employed insatin stainless steel on doors, corridors and stairwells alongside sleek cut-outsof the Vega itself.

Tell us about your move into residential sales...Jim: “We had a small number of propertiesoriginally and our emphasis was on customerservice, that and never growing beyond our abilityto maintain that quality of service. We nevermanaged more than 100 properties at any timebelieving that larger portfolios are too oftenpoorly managed by agents. What we did we weredoing well. We did not want to become victims ofour own success by rapidly expanding before wewere ready. That time has now come and we cansee that for us the next move is into residential
sales. We will be retaining our place in thelettings market which has been for so long ourspecialism, but launching a sales wing with ournew partner James Beale is a development weare very excited about.”
How have you found the move into residential sales?José: “We are certainly seeking new instructionsand we are delighted with how things are already
going. We will not be obsessed with winninginstructions at any cost, just with doing thingsright and making sure the service we offer buyersand vendors is as good as it can possibly be.
“It’s very important to us as a team that peopleare aware that we all live in the city and that wehave confidence in the market. We would likepeople to see that we are a stable company, andwhen people recognise that they will want to cometo us and use our services.”
You have always operated from Lewes Road andyour newly refurbished office is next door to yourold one. Will your focus be in the Hanover, LewesRoad and Hartington Road area? Jim: “We will have a strong footing in those areasbut we are also dealing with properties across thecity. We will obviously start on our own doorstep.”
Are you very hands-on? Jim: “Absolutely, we intend to make this anapproachable company, one where you will bedealing face to face with the directors on a day today basis. All three of us will be working from thenew office every day.”
The people of Brighton and Hove are very keenon supporting local businesses. Does that suityour plan? James: “It certainly does, we see ourselves asexactly that: a strong local and independentbusiness and a real part of the local community.Our plan is to be at the very heart of thecommunity and to work alongside other localindependent businesses and organisations. Wehave already formed lots of local bonds and wehope to make many more as we grow.”
The business of estate agency has changedmassively over the last ten years. How have you embraced that change? Jim: “We like to be smart and creative in the waywe work. We are always seeking exciting newways to approach potential clients and we lovecoming up with new marketing ideas. Working withlocal wine merchant Henry Butler, we haveproduced material that as well as promoting theservices that we can offer also has a recipe and awine suggestion from Henry on the back. Henrywill be supplying the wines that we will be leavingin homes for buyers when they move in. we havealso formed a bond with Andy from Fanny’s OfHanover, a local deli that specialises in qualityfoods and organic produce.”
Taking new approaches is exciting, and becominga respected part of the community too. What elsedo you have planned? José: “We have an exhibition as part of the ArtistsOpen Houses programme this month. That is oneof the ways we will involve the local communityand people will be able to come in to simply lookat the work on the walls. That will give us a greatopportunity to engage with people, even if theyare not in the market to buy or to let. We are alsosponsoring a local production in this year’sBrighton Fringe which will be taking place inHanover. It is a light-hearted play about housesharing, which we thought fitted in quite nicelywith us. It’s called Housemates.
You seem to have a passion for working in a waythat embraces good old fashioned values... José: “We do, but not at the expense of offering thevery best of services that employ the very latestmethods. We will utilise state-of-the-art technologybut beyond that we will offer a totally bespokemarketing strategy for each property that we bringto market. As standard we will include high quality,wide angle photography and floor plans but willalso offer lots of add on services, from targetedmarketing to solo advertising campaigns onlineand in the press. Flexibility will be one of our majorselling points; being small means you can offer afar more versatile range of services to your

customers and we are both small and dynamic, awinning combination. James: “We also like to think outside the box. Ourway of selling property will not be just aboutfielding responses, it will be far more proactive.We will be looking at ways of finding the righthome for the right buyer, matching people withproperty, sometimes introducing them to homesthey might not have considered, in areas theymight not have thought of looking at. Using ourcombined experience and creative way of workingwe will be far more about finding people the righthome than simply selling property.”
How large a role does the internet play in thesuccess of your business?Jim: “The web is a key part of modern estateagency and there is no doubt that a presence thereis an essential. But along with that we believe in astrong street presence and media exposure. Ournew office looks great and we have spent a lot oftime and money, using local craftsmen, to reinstatethe traditional Victorian shop frontage, againworking with people from the local community. Theweb will also give us that link to the much broadermarket. Much emphasis is placed on what is calledthe “London Factor” and it no doubt exists. Whatperhaps is not so clear is that the “London Factor”does not exist only at the top end of the market,the properties in and above the million poundbracket. There are plenty of buyers who want tomove to Brighton at all levels of the propertymarket and we aim to cater for them all.
“We also believe in being as ecologically soundas we possibly can, keeping paper use down to aminimum and where we do use paper and printmaking it really worthwhile. When we were just aletting agency we discovered that we had to setand maintain certain standards. Now that we are

Double (or triple) glazing can help with energyefficiency, however, it is important to considerthat too much glass can lead to excessive heatin the summer months and/or heat loss in thewinter. Modern advances in glazing technologycan help. Nowadays there are many choices ofhigh performance solar reflective glass, somewith ‘self cleaning’ coatings as standard. Otherinnovations include ultra-thin vacuum InsulatingGlass Units and ‘low-emissivity’ soft coatedproducts which offer excellent thermalinsulation compared to standard float glass.
If you are considering large expanses of glassin a wall facing south, solar shading devicessuch as brise soliels allow low winter sun topenetrate into the space but block out thestrong summer sun.

“Is A ‘For Sale’ BoardReally Necessary?”
Clients often ask us if a board will significantly improve their chances of selling. Some sellers feel that a board risks “overexposure”, or they don’t want their neighbours to know they are selling.
However, experience tells us that properties with boards are far more saleable than
without, for the following reasons: .
• Newspaper adverts cannot adequately relay the “feel of an area”, so buyers cruise
around, inevitably taking note of properties advertised with a board.
• Viewing-weary buyers are not patient people! When viewing a selection of properties,
a board ensures that yours is easily found.
• A buyer is unlikely to make an offer on no.56 when a board at no.24 suggests a
comparable property is available and should be seen first.
• A board demonstrates that you are a genuine seller, and not just “testing the market”.
• In terms of security, we know of nothing that suggests a property is any more at
risk with a board as it is without.
• Buyers responding to a board in an unpopular area or noisy road are likely to be
especially keen, as they have already accepted a major disadvantage of the property.
• Neighbours will find out you are selling when they see people viewing your house,
and could even be offended that you were not more open with them. Neighbours
are also a fantastic source of referred buyers.
