As 6 April looms ever closer, this recent article in TheIndependent makes itquite clear that:

(a) the proposed governmentadvice service, Pensions Wise, maybe woefully under-resourced tohelp most people.

(b) there are companies settingup (and already no doubt set up)whose intentions may be to takeadvantage of a customer’spotential lack of financialawareness to enrich themselves.

The risk here is a very real one,and so anyone thinking of drawingupon a pension fund from 6 Aprilneeds to be completely satisfied inadvance that they are using onlyreputable and regulated financialadvisors, who will always put theircustomers’ best interests first.

At Crosby & Woods ourassessment is that it would beprudent to exercise great cautionat all times if you receive anunsolicited call, letter or emailoffering you advice on your

pension, and to be on the safeside, to always carry out full duediligence checks on any advisorthat you may be thinking of using.

The important message heremust be that this is your pension –it represents for many people alifetime of hard work, sacrifice andsaving to ensure a financiallysecure retirement, so do not putthat all at risk by acting in hastenow, or without doing everythingpossible beforehand to completelysatisfy yourself that you are ingood and trusted hands. For advice on managing yourpension fund, please contact one ofour specialist private clientsolicitors on 01273 734600 or [email protected]

Ahouse in Worthing that was built at the end of the reign of QueenVictoria has come onto the market for the very first time.Originally built by local builder and developer William WenbanSmith, this house, one of four in the terrace, was occupied by one

of his relatives and is now being sold by the granddaughter.Internally it is like a time warp, with some lovely original features. All

the doors, mouldings and skirting boards have the original painted woodgrain effect which is in remarkable condition. There is an outside WC andone of the bedrooms still has evidence of wall mounted gas light fittings.

As this house is at the end of the terrace, it also has the additionalbenefit of a long driveway and wooden garage.

It requires complete refurbishment but represents an excitingopportunity for an owner, occupier or builder to transform it into adelightful home, close to a parade of local shops and the seafront.

The property will be offered in Austin Gray’s next property auction on16 April with a guide price of £175,000 – £185,000.

Austin Gray have 14 other lots for sale by auction, including twosubstantial detached family homes for modernisation, one in Hove andthe other in a rural location outside Lewes in East Sussex, bothindividually guided at £825,000 – £850,000.For further information contact the auctioneers on 01273 201980.

COVER STORY

In a busy and buzzing city like Brighton &Hove, where creativity is all around, thedemands that we make of service providersof all kinds can be very high. Quality,

excellence, innovation and style are key wordsthat we both hear and use all the time. We areeco conscious, design aware and forwardlooking too. We are a city with aspirations anda city of inspiration.

These factors are at the heart of what fatherand son team Michael Ford and John Ford ofBuild My Home have set out to create – anddesign, build and create is their missionstatement.

Michael is very much at the forefront of thebusiness, the man that you will meet on siteand who will be in total control of your build.John does all the behind the scenes businessand has worked in the construction industrysince the early 1980s, working on major buildslike schools and hospitals as well as residentialbuilding projects that have included huge new-build housing projects, renovations andrestorations.

In the past, John has gone into failingcompanies and rejuvenated them, and his sonMichael learnt his trade as a carpenter workingfor him at that time. It seemed natural thateventually they would set up a companytogether and they did this in 2013, aiming towork at the top end of the market on newbuilds, quality restorations and renovations.

Michael himself has been in the buildingindustry for 15 years. After leaving school hespecialised in carpentry, then moved intoproject management and went on to work on

bank refits around the UK, in Canada andaround the Mediterranean. Places where workof the highest quality was expected and thosehigh standards had to be met at all times.

Now based in Brighton, Michael is enjoyingthe demands made of him and his company bythe discerning local market. “Our ideal client issomeone looking for a really special one-offbuild, perhaps someone who wants a trulybespoke new build or a conversion, anextension or a renovation, but something thatstands out from the run of the mill.

“We are in our infancy as a company so westill do smaller projects for clients, but aproject like Donkey Mews really excites us.”This is hardly surprising, as the Donkey Mewsbuidling that you see here is a quiteextraordinary project that really shows thescope of Build My Home’s potential. Theancient building was not without problemsand restrictions but the team put together byMichael and John has really made the most ofthe space, incorprating new technologieswhilst at the same time respecting the historicstructure of the original. The result is strikinglyimpressive; vast open spaces, cleverlyconfigured utilities and bold structural andarchitectural statements that breatheconfidence and style.

“We worked side by side with our architect, and the client is an interior designer – so it wasa very close collaboration between all parties. We are very much about design and build, andthis is very much the pinnacle of what we doso far.

“When we first heard about the project we

generate initial drawings and even if we do notactually undertake the full project we makethose drawings available to clients to buy.

“Our technical draughtsman is an expert andgenerates amazing visuals that will really showa client the potential of a space and what wecan achieve. We also work with interiordesigners who can guide our clients intomaking the right decisions for finishes onwalls, floors and ceilings – right through tochoosing furnishings.”

Is Donkey Mews typical of the kind of workthat Build My Home does? “Whilst this home is

pitched a price for the job, which wasaccepted, and we have brought it in not onlyon budget but within the time frame too. Weworked to a very strict spec and the only extrasthat were met along the way were underinstruction from the client.”

So how does the company work with aclient? “It is a very complete service that wecan offer. We deal with all of the planningprocess, from plans and permissions throughbuild and inspections to the final solution. It’svery much a turn-key process.

“We have our own team of buildingprofessionals that we work with all the time, and we bring in extra specialists to deal withthe extraordinary one off jobs that weencounter along the way, like polished plasterand concrete, and of course the stunning in-situ cast concrete staircase that we had madefor Donkey Mews. There were easier and lessexpensive solutions but when we showed theclient the design ideas he went for it – and ithas really paid off, a real highlight in thisproject.”

So are Michael and John busy and enjoying

the work that they have undertaken?“Yes, we are currently very busy and booking

jobs for mid summer and beyond. We lovewhat we are doing, we are excited by this kindof quality building work and the kind of peoplethat are looking for a company that canachieve the very high standards that we offer.”

How does the process start? “We alwaysoffer free consultations and site visits. We then

ultra modern, uber cool and minimal, we havemasses of experience working in periodproperties, from oak framed ancient buildingsthrough Victorian and Edwardian right up tomid century modern and beyond. And we areoften being asked to replace, restore andrenovate period finishes working within therequirements of a listed property.”

Donkey Mews is an impressive building, andMichael and John Ford’s approach to achievingsuch high standards is equally impressive.

Video is the next best thing for onlinemarketing – it’s already a medium forentertainment and information. A recentstudy by Cisco, a US-based technology

and networking equipment company foundedin 1984, predicts video will account for 69 percent of all consumer internet traffic by 2017:“Video is the future of content marketing, andthe future is here.”

Industry commentators have indicated 80per cent of internet users remember watching avideo ad in the past 30 days. This means it’s nolonger a nicety but a necessity for businesses toinclude it in their marketing strategies.

So why should you need video content? It’san effective information tool, it quicklyestablishes culture, it’s made for mobile, it’sideal for decision-makers, its content primarypurpose is getting amessage in front of apotential audience andavailable 24/7 which meansit can be highly impactful. Most people nowadaysdon’t seem to have the timeor the patience, so to watcha video that is engaging isan experience that will beshared time and time again.

In a world where you can read a newspaperon your tablet or phone, the new buzzword onthe street – well, online actually – is ‘native’

advertising. It is a form of onlineadvertising thatmatches the form andfunction of the platformon which it appears. Forexample, an articlewritten by an advertiserto promote theirproduct, but using thesame format as anarticle written by theeditorial staff. The word‘native’ refers to thecontent's coherencewith other media onthe platform.

Simply, you need video! At The Latest we canscript, film, edit andpublish your videocontent for all types ofmedia. From your videowe can create a TVadvertisement and wediscuss with you thelength of your ad. Forexample, short ads areideal forcommunicating basic

advertising ideas and for reminding consumersof something they’ve heard before, and a 15-second ad may be appropriate. Generally, 30-

THE LANDLADYToilet break ...

Several themes come together to makea visit to Foredown Tower afascinating experience. The buildingbegan as a water tower for an

adjoining isolation hospital. Only a boundarywall survives. The tower was served by anearby underground reservoir that lives on inthe area today. A distinctive beam engine(like that of the Engineerium) beside thereservoir, which is remembered by volunteerMike Feist, is gone though.

The water tower was saved by HoveBorough Council and reopened in 1991 as a

countryside centre with acamera obscura. Everyoneshould see the camera inaction at least once, andmany local school childrendo as a matter of course. The countryside centre isgone which is in itselfcurious, as the South DownsNational Park is famouslyinaccessible (or, at least, thought of as inaccessible bymany local residents).

J. Every of Lewes (seetheir names on drain coversthoughout the city) madethe 116 cast iron panels thatform the old water tank atthe top which, with a raisedpitched roof, form a largeroom. Electric shutters closeto allow the camera tooperate. An image is projected onto a large disc in the middle of theroom. At a glance, it looks like a standard picture. On closer inspection, itcan be seen as a live reproduction of what is outside. Seagulls fly acrossthe sky and cars skim across the bypass.

Two distinct groups make Foredown Tower work. The first is thevolunteers, including gardeners and long-term Foredown Towerchampion Mike Feist, who work so hard to make a visit pleasurable for allwho come. The second is the nearby Portslade Aldridge Community whouse the building as an adult learning centre. Visit on Tuesdays, Thursdaysand Saturdays to see the camera in action.www.buildingopinions.com [email protected]

Although for the most part, my life islovely, glamorous and enjoyable, there are times when it stumblesinto a nadir which jolts me right

back to reality. Saturdays, of all days, arepretty grim for me, especially now that thewhiff of spring is in the air, meaning mysummer(ish) job on the Pier will beginonce more. Saturdays for me normallybegin with a run along the seafront at6am, as I have to start work at The

Supermarket at 7am, where Iwork until 3pm. Then it’s thePier from 4pm until 10 or 11 pm.Mathematicians among you willhave calculated that this leavesjust under an hour on Saturdaysfor me to do everything I needto do in the house.

Today, while I was at TheSupermarket, I received a textfrom one of my lodgers claiming that thedownstairs toilet was leaking. I assumed thatthis was something to do with my changing ofthe loo seat earlier in the week. Now that TheBig Son (who had a propensity for breakingtoilet seats in mysterious late night seat-wrecking binges) has moved out, I thought I’dtreat the lodgers to a spanking new seat, which I installed a few days ago. When I got infor my sliver of an hour at home betweenjobs, I was alarmed to see that my lodger hadbeen economical with his description of the‘leak’, which was in fact a fully fledged ‘flood’.Then my downstairs tenant rang, claiming, somewhat predictably, thatwater was pouring through her bathroom ceiling. Thanking the Lord formy long-ago training as a plumber, I isolated the water supply, then setabout checking where the leak was coming from. To my embarrassment,I discovered that one of the wingnuts that connects the cistern to thetoilet bowl was missing. There could only be one culprit. ME!

While removing the old toilet seat in the week, I’d been cocky enoughto chat to one of my lodgers at the same time, and had accidentallyunscrewed the wingnut from the cistern instead of the loo seat withoutnoticing. Women and DIY, huh? Not a marriage made in heaven.

To make matters worse, I had casually thrown the old wingnut in thebin and, rather than go through the rubbish bag – literally a needle in astinking haystack – in order to locate it, instead went to Robert Dyas andpurchased a shiny new one.

So that’s how I spent my hour off last Saturday. Now I’ve just got topaint the downstairs ceiling ...

Ahmed Khalil of Khalil Propertiesexplores what the housing crisis inBrighton means for landlords.

Brighton’s housing crisisBrighton is an attractive place to live, but itspopulation boom, high property prices andlack of space to build have created a housingcrisis.

This classic case of demand outstrippingsupply could, on the face of it, be great newsfor landlords. Rents are certainly on theincrease, but dig a little deeper and you mayfind that the city’s current crisis is, in fact, amixed blessing for property investors. Let’stake a closer look at Brighton’s housingcrisis.

The scale of the crisisAt a recent meeting of Brighton and HoveCouncil’s Housing Committee, it was statedthat an additional 18,038 affordable homesare needed by 2017. That is a tall orderindeed, especially as high land values haveraised the cost of building, making it difficultto develop profitably.

Brighton has one of the highest averagehouse prices outside London, and high rentsare making it difficult for many to findadequate housing – compounded by asituation in which, according to theCommittee, a third of the city’s housingstock still remains ‘non-decent’.

So this is the crisis: existing social housingthat is inadequate, high private rents, prohibitive costs to buy and prohibitive coststo develop new housing.

What does the crisis mean for landlords? It’s certainly not simply boom time forlandlords who are enjoying higher rents. Thehousing crisis is actually a double-edgedsword for those who let property.

On the one hand the lack of housing, coupled with the prohibitive entry costs ofhomeownership, have driven more people torent. This is why the private rented sectorhas now overtaken the social sector in termsof its share of the housing market. Thisgreater competition from tenants has led toan inevitable increase in rent.

Yet, on the other hand, the housing crisisis undoubtedly affecting landlords negatively too. The demand for new housingand rental opportunities is outstrippingsupply; it’s becoming increasingly hard forlandlords to expand their portfolioprofitably.

What do landlords need to do to survivethe crisis? The great news is that there remain plenty ofopportunities for landlords in Brighton andHove. It’s just that it has never been moreimportant to completely understand themarket. That’s what we are here for atKhalil’s – to act as your ear to the groundand your first port of call for advice. Wenever make a drama out of a crisis. For more information, call Ahmed Khalil on01273 573960, visit Khalil Properties at 124Lewes Road, Brighton, or find us online atwww.khalilproperties.co.uk.
