Situation The land is off Lepton Lane at Little Lepton which runs down the eastern boundary of the land approximately 1 mile from the main A642 Huddersfield to Wakefield Road The land is bound to the West by Woodland and drops down to the South to Beldon Brook Access There are two gateways onto Lepton Lane, both shown approximately on the plan attached. Lepton Lane is largely unmade. Description A block of South facing grassland bound by drystone wall and posts with top wire as well as post and sheep net. The land is sheltered by the adjoining wood. Rights of Way There are two official footpaths across the land shown on the plan attached. Wayleases and Easements There are none as far as we are aware, however the land is sold subject to any that may exist. Services There is no mains water to the site. Water for stock is available from Beldon Brook, there being a watering point near the footbridge at the southern end of the site. However, we understand that under Lepton Lane there is a mains supply, and we have plans available in the office for inspection to confirm this. Tenure The land is sold freehold with vacant possession Directions From Grange Moor roundabout – towards Huddersfield on A642, drop into Lepton at 30 mph limit, take first left onto Pond Lane. Turn second left onto Green Balk Lane and almost immediately right onto Lepton Lane. This is tarmac at the top but soon becomes an unmade track. The land is on the right of the lane and the easiest access point is the stile onto the footpath. From Huddersfield A642 into Lepton and turn right onto Rowley Lane (B6433) turn left onto Green Balk Lane, turn right onto Lepton Lane and follow directions as above Price guide and method of sale Offers over £7,500 per acre.
