SituationThe site is located to the east of the A275,and is well served by the local town andvillage amenities in Lewes, Chailey, SouthChailey and Newick to the north.The area is extremely well served by schools, with Chaileyand Newick both having primary schools and Chaileyhaving a highly regarded senior school.

This rural location provides access to some stunning localcountry side including Chailey Common to the north, alowland heath nature reserve and site of special scientificinterest (extending to 450 acres).

Site HistoryThe site falls under the jurisdiction ofLewes District Council, within the Parishof Hamsey, but falls outside of the SouthDowns National Park boundary.The old Hamsey Bricks Works is a former clay extractionand brick manufacturing site. The site closed in 1989 andthe excavation of minerals on the site ceased. Until 2006the site operated as a waste management centre for thestorage, treatment and recycling of liquid wastes.

The site is now vacant with operations having ceased in2015.

The site is generally level and is set around an attractiveprincipal lake and a further woodland lake and theancient Kiln Woods, which are covered with a blanket ofBluebells in the Spring.

LocationSouth Chailey is located within the heartof Mid Sussex, some 4 miles north of thecounty town of Lewes, 7 miles south-eastof Haywards Heath and 6 miles from bothBurgess Hill & Uckfield. There are excellent road links via the A275 to the A272 tothe north and A27 east-west trunk road to the south.

Cooksbridge railway station, some 1.5 miles to the south,provides rail links to London Victoria and London Bridge,together with Lewes and Brighton to the south. WhilstHaywards Heath also offers excellent London linecommuter links.

PlanningThe site currently has Outline planning consent for55 Residential units and 8 x B1 starter office units.This outline consent is split across twoapplications. These applications are as follows:

Main Site (Site Area 6.26a/2.53ha)Outline planning consent was granted on the 17thNovember, 2015 (application number: LW/14/0712) for 37open market houses and 12 affordable dwellings ( 25%shared ownership and 75% affordable rent) with 8 B1business units shown as offices designed in a residentialstyle (c. 14,000 sq.ft GIA).

The outline consent for the main site allows for a mix ofresidential units comprising the following:

10 x 2 Bedroom Houses21 x 3 Bedroom Houses14 x 4 Bedroom Houses4 x 5 Bedroom HousesEach house is expected to have 2 car parking spaces.

The main site comprises an extensive area of AncientWoodland ( Kiln Wood) which has a fifteen metredevelopment buffer to its west boundary.

Note: The Outline consent does not provide anyrequirement of the floor area of the houses, which is tobe agreed through Reserved Matters.

B1 Units (B1a/c)Whilst the Section 106 Agreement is complete the Vendoris currently negotiating a variation with the Council whichwill amend a requirement to build out 50% of the B1space, to a requirement for one of the units to be builtout. The Vendor is also currently marketing the B1 spacethrough a local agent to assist with demonstratingdemand levels for the B1 space.
