The Local Area Disclosures for San Diego County (LAD) is intended to provideinformation which may impact Buyer's decision to purchase a property ("the Property")in San Diego County. The LAD does not relieve Seller or Broker from makingdisclosures legally required of them, nor does it eliminate Buyer's duty to conduct athorough physical inspection of the Property. and condominiums in San Diego County have beensubject to litigation for construction and soils defectsarising out of the original construction of homes. Buyer and Seller are advised that various publicattractions and amusement parks may impact thetraffic in the area near the Property or create noisewhich may concern some Buyers. Buyer is advisedto investigate the impacts from such attractions,including, but not limited to, the San Diego Zoo,Wild Animal Park, SeaWorld, Qualcomm Stadium,Petco Park, Legoland, Coors Amphitheater, Knott’sSoak City Waterpark, Mission Bay, various casinosand resorts throughout the county and other publicevent venues. Buyer and Seller are advised that some areas of San

Diego County, including but not limited to areas inSantee, Tierrasanta, Rancho Peñasquitos and RanchoBernardo, may have had builders which used RampartGeneral fireplaces in some homes. Rampart Generalfireplaces were pre-cast concrete fireplaces, brought tothe site and erected instead of built at the site throughmasonry work. These fireplaces have beenknown to crack, and repairs are limited and difficult.Many San Diego County fireplace inspectors, chimneysweeps and contractors will not attempt to repair theRampart General fireplaces. Repairs may be costly, ifthey are available. Replacement may be necessary.

The San Diego County General Plan Update is amulti-year project which began in August 1998 toupdate the San Diego County General Plan. The cur-rent general plan for the unincorporated county hasnot been comprehensively updated since 1979 and hasbeen the subject of substantial modification over theyears. During this period, considerable growth andchange has taken place, leading to the incorporationof a number of cities and to annexation of lands on theperiphery of the unincorporated area. Today, the un-incorporated area of the County is comprised of 84%of the total land area of the County and is estimated tosupport 16% of the entire county’s population of ap-proximately 2.8 million inhabitants. According to theSan Diego Association of Governments (SANDAG),the population of the entire County is estimated togrow to approximately 3.6 million by the year 2020and the existing population of the unincorporatedarea (442,919) is projected to grow to approximately627,142. General Plan 2020 will form a frameworkinto which the unincorporated communities willgrow, shaping the future of San Diego County. Theend product will be a plan that seeks to protect theenvironment, accommodates population growth, andlinks that growth to the provision of required facilitiesand services. Buyer and Seller are advised that if the Property islocated in an area subject to high winds, or duringstorms, the property may experience damage fromblowing dust, sand and debris which can disengageroof tiles, shingles or other materials on the Property,and cause trees to fall. Flooding can also occurthroughout the county during storms, resulting inproperty damage, slippage of embankments, or leaksto structures that occur during such weatherconditions.

Thisproject has been the subject of much public controver-sy for several years, as it proceeds through regulatoryreview. In addition, smaller “distribution”pipelines that operate at lower pressures also exist inSan Diego County and every home that uses naturalgas is connected to an underground gas distributionpipeline. Pipeline proximity has become a concernto some homeowners following a number of pipelinedisasters in the U.S. While buried pipelines can pre-sent a risk of explosion, fire, and other health hazards,proximity to a pipeline does not of itself indicate asafety risk. Buyer and Seller are advised that the Centers forDisease Control and Prevention (CDC) has identifiedlead poisoning as the number-one preventable environ-mental hazard facing children. The primary sourceof poisoning is found in deteriorated lead-based paintand associated dust in residential units built before1978, the year lead was banned from residential paint.For residences built before 1978, Buyer is to receivethe Federal Lead-Based Paint Pamphlet and disclosureby seller of any known lead-based paint. Review thisinformation carefully and consider hiring a certifiedlead-based paint inspector to assess potential leadhazards. Buyer and Seller are advised that if the Property is ser-viced by a private waste disposal system, its condition,its capacity and future expansion potential will affectthe value and use of the Property. Changes in the useof the system may adversely affect its efficiency.

Buyer and Seller are advised that environmental con-cerns may affect the development and use of a Proper-ty including local restrictions on uses, contaminationof grounds and wells, proximity to a county dump,requirement of an Environmental Impact Report priorto building, preservation of endangered plants andanimals, preservation of Native American artifacts,percolation tests for septic systems and utility pumps.

Buyer is advised to investigate the road conditions andtraffic in the areas Buyer intends to travel. For highwayconditions call 1-800-427-7623. The CalTrans website,www.dot.ca.gov, includes information on traffic, roadclosures and upcoming projects. Its local San Diego tele-phone number is (619) 654-5266. These traffic and roaddisclosures are not an exhaustive list. There may be addi-tional traffic and road conditions of concern to any Buyer.

Buyer and Seller are advised that Interstates 5 (I-5)and 15 (I-15) are major San Diego County north-southfreeways. Highways 52, 76 and 78, and Interstate 8(I-8) are major San Diego County east-west highwaysand freeways.
