What our clients sayJane & Jeff Kuhn Mr. Neal Philipow Lesley & Mike Warbrick
We recently listed our home of thirty years with the Chris Penny Team. We were very pleased with the “gentle” handling of our sale. Chris reassured us from the first meeting and we con-tinued to have wonderful service from Natasha, who promptly responded to all our questions. Chris took the time to walk us through every step of the process and Natasha provided all the sup-port when I found the process puzzling or hard to under-stand.
We would like to thank the team that works so well together for making what could have been a very stressful & traumatic expe-rience another wonderful memory on the journey we call “life”. Thank You!
Chris Penny and team did not disappoint. They were on top of it every step of the way. At no point was I not able to get a hold of someone or feel like I didn’t know what was going on. The email feedback system was particularly impressive as it let you know not only how many showings you had and when, but also how they went. I liked knowing if the house was showing well and should there be something that was getting negative at-tention, I would know about it through the feedback and have the opportunity to do something about it. Anyway, I sold the house in roughly six days when many others were taking well over a month. Would definitely list with Chris again!
Thanks!
Chris Penny and his team are excellent at looking after our real estate needs. Chris is very knowledgeable about the current real estate market and knows how to price a property for sale so that it isn’t over priced or under priced.
The entire Chris Penny Team goes over and above when it comes to servicing their clients. They are avail-able 24-7.
Angela Snow was an ab-solute pleasure to deal with and makes the entire process much more manageable.
Thank you for helping us find our awesome new property!

Decorating on a Budget: The Master BedroomBuying a house is the first step in
owning a home; they aren’t the same
thing. The process of creating a home
that reflects your tastes and life
circumstances never fully ends, but
you should try to put as much effort
as possible into the first big phase of
purchasing furniture and arranging
decor. It’s easy to assume this will
be a casual process that will fall into
place on its own, but this mentality
results in homes that look unfinished
and don’t have a cohesive decor. One
thing that stops people from quickly
getting things into place is a lack of
expendable money, especially when
it comes to the rooms that aren’t
often seen by other people.
The master bedroom shouldn’t be
neglected just because it is rarely
seen by anyone besides the people
who sleep in it! You will be spending
more time in your bedroom than any
other room in the house, especially if
you have a TV in there. The bedroom
should be the most comfortable and
nurturing room in the whole house.
This doesn’t mean that you need to
spend a lot of money on making it
this way, though. There are a lot of
inexpensive and creative ways to add
your own personalized touch to the
room.
Before doing anything else, make
sure that everything in the bedroom
is there for a reason. Don’t fall
into the trap of tossing things into
the bedroom to keep them out of
public view or just to get them out
of the way. Right now, this your first
15
step. There’s nothing worse than
having to clear things out of the way
before being able to fall into bed.
Find somewhere else to keep these
unnecessary items and free up space
for the things that will define the new
style of your bedroom.
Beautiful Bedding
Do a bit of research and planning
before investing in bedding. Some
people know from the outset what
colours they want everything to
be, and they can be fairly confident
that their first choices will be right
for them. However, other people
may want to build variability into
their decor. If you feel this way, or
perhaps just feel uncomfortable
spending a fair amount of money on
one bedspread, consider purchasing
a plain comforter and two or three
cover slips to put over it. As long as
they all complement the rest of the
bedroom’s colour scheme, you can
switch out the covers as often as
you want. You would be completely
refreshing the character of the room,
even if you didn’t change anything
else. As an added bonus, the covers
can be washed often and easily, and
damaged ones can be replaced at a
minimal cost.
Finish the Look
A headboard gives a bed a finished
look, and adding one is a good way
for you to distinguish your house
from previous apartments and dorm
rooms. Before, you may have allowed
a sense of impermanence to get in
the way of integrating decorating
details that could not be easily
moved. The headboard doesn’t
need to be the traditional kind that
attaches to the bed frame. It could be
any kind of wide-set detailing that
fills the space over the bed. Some
retailers sell swirling metal pieces
that arch upward in the middle and
are meant to be used for this purpose.
You could also purchase inexpensive
headboard stencils and paint your
own design, in any colour you want.
Cut the Clutter
Avoid clutter by decorating the
furnishings you already have instead
of trying to make room for new pieces
of artwork. Dressers can be repainted
and fixed with new decorative
handles in a single afternoon. To add
a new design element to the room,
think about covering small pieces of
furniture in wallpaper. It makes a big
artistic impact to intersperse small
patterned pieces throughout a room
that is full of large, solid-coloured
items.
Another way to reduce clutter is
to install shelving. This can be a
deceptively tricky project, and some
people resist the idea of reducing wall
space in this way when they’d rather
place a chair or table against that
surface. Two or three small shelves
above the bed and other pieces of
furniture may not resolve significant
storage issues, but they are a great
way to prevent the room from being
overrun by small nicknacks and
framed photographs. Don’t ignore
the decorative potential of these
shelves. Paint them a fun colour, or
if you used wallpaper on other small
pieces, use it on the shelves as well.
Setting up a master bedroom that
speaks to you is more about removing
unnecessary and distracting pieces
than it is about bringing new decor
into the room. If you treat every
aspect of your bedroom like a design
feature, you’ll be able to create a
functional and appealing living space
in no time.

6 Tips for Growing Your Own Herb GardenEven in the dead of winter, nothing satisfies the soul and the stomach more than a nice hot meal seasoned with a mix of herbs grown in your own garden. Whether it’s a simple bowl of tomato soup with basil and a grilled cheese sandwich or a complex stew, a mix of herbs can turn basic food into a gastronomic delight. Unfortunately, many people especially in northern climates are reluctant to grow herbs because of the short growing season and the harsh winter that punishes almost all plants. That leaves them at the mercy of the grocery store for the flavour of herbs which are frequently the most expensive items on a per pound basis.
On the bright side, herbs are some of the easiest plants to grow either in containers or in the garden and can provide you with year round flavour at a fraction of the cost. A garden with basil, rosemary, marjoram, cilantro, thyme, parsley, chives, oregano, sage, and lavender is a delight to smell in the sum-mer and a blessing on winter tables. Like almost all plants, herbs need only three things to grow successfully: well-drained and nutritious soil, moisture, and sunshine. The following are tips for growing better herbs regardless of the climate zone.
ContainersHerbs growing in small win-dowsill pots are a common
sight, but they can be effec-tively grown in larger pots that can be moved outdoors when the weather is nice. This will increase the availability of herbs when you need them.
Raised BedsRaised beds are an excellent way to grow vegetables but several smaller ones can serve as a great herb garden, allow-ing room for multiple varieties of plants. The elevated beds warm up faster in spring be-cause of the smaller volume of soil and can be covered with a clear plastic to also serve as a cold frame or mini greenhouse during the transition periods of changing weather.
A bonus to raised beds: almost all of the most popular herbs can be grown in raised beds, but raised beds can also allow for growing other flavourful foods like garlic and onions. Both of these have fairly shal-low root systems and take up small growing areas. Nine onions or garlic cloves can be planted in one square foot of raised bed space. Adding these fresh elements to a meal is a natural compliment to home-grown herbs.
HardinessAs delicate as most herbs appear to be, they are sur-prisingly hardy once they are established. In most places, herbs are considered to be an-nuals but there are exceptions. In the book Culinary Herbs for Short-Season Gardeners , the authors Ernest Small and Grace Deutsch state, “If a plant is hardy to one or two zones above yours, it might be worth trying (to overwinter plants), as long as you have a good snow cover or give it plenty of mulch for the winter. Although it might succumb to the cold-est winters, it might survive seven out of every ten years.” The potential promise of the continuation of rosemary and other plants makes it worth-
19
while to consider. In addition, many annual plants will simply re-seed for the following years.
SeedlingsIn cold areas, starting plants from seeds can be difficult. Most seeds need a constant temperature about 18 degrees Celsius or above to propagate. This means that seeds must be started inside a greenhouse or warm room in the house to begin to grow. The usual recommendation that they be started two weeks before the last freeze can also reduce the potential growing season. As a result, buying established plants when available may extend the growing season by a month or more.
HarvestingOnce herbs are established and growing, leaves can be harvested regularly. No more than one third of the leaves should be harvested at a time. This makes growing multiple plants desirable, so you always have enough of each herb.
AbundanceWhen the time comes for the season to end and freezing temperatures are due, it is time to harvest the remaining herbs to use over the winter. The most common method is to dehydrate the washed leaves and store them in glass jars. If you can buy an herb dried, you can do it yourself and save a
lot of money. There are also a number of herbs that can be frozen for future use. They can be frozen in freezer bags or crushed and pressed into ice cube trays.
A cold climate and short grow-ing season makes gardening more difficult than in a warmer one, but that is no reason to not grow productive and fla-vourful herbs. Planning, simple construction, and the selection of your favourite herbs are all that is needed to enhance your kitchen and garden.

Our Top Tips for Keeping Your Home Safe While On Vacation
Sharing is Caring, But Use CautionIt’s natural to want to share your plans with your friends via social media, but let’s think a moment. The internet is casual and all-revealing. Unless your filters eliminate nearly everyone, unfriendly eyes could read your departure and return dates and plan their crime accordingly.
Take some time to consider your entries prior to actually leaving, or even space some generic entries while you’re away to keep up appearances that you’ve not left. For example, Facebook allows you to schedule posts between ten minutes and six months from when you originate them, and this simple action will set your mind at ease while you’re off having fun.
Answering machine and voice mail messages ought to be discreet, too. Sharing your plans is wise, however you should only do so with trusted friends, your insurance agent, neighbourhood
watch officials, security system providers, and the police if the vacation is lengthy.
Practice Drive-By DiscouragementMoving along to some common sense rules, let’s factor in what time of year your vacation begins. If you’re set for summer enjoyment, you’ve already thought of placing a few interior lights on a timer to give the appearance of habitation.
If your home is multi-storied, have upstairs lights regulated, too. Make sure that the time of darkness and dawn coincides with your settings, or your home will appear unnaturally lighted, which may cue observers to your absence. Likewise, in a wintertime excursion, the early evenings and later mornings need appropriate settings.
Look Like You’re HomeOutside appearances are key to protection during vacations. By
offering to reciprocate the favour, you can ask a trusted neighbour to gather your mail and put it inside your home.
While they are inside, they can check on any pets that aren’t in professional care, water plants, adjust the drapes, and walk through for a general look around. A good neighbour may park their car in your driveway on a regular basis, and if you don’t have a scheduled landscaping service, then they could also cut the grass.
Look for Trouble SpotsIn general, the kitchen contains many areas to secure. Toss aging refrigerator items away before you leave, empty the garbage, and grind citrus peels or a cup of vinegar into the garbage disposal to stem odours. If you unplug the coffee maker, clocks, and other appliances, not only will you save on the power bill, but you’ll stave off possible electricity shorts.
You’ve done it. You’re living the good life in an Ontario home of your own. Since you’ve worked hard to obtain a house, you deserve a well-planned vacation. Planning your time away means choosing a vacation spot, getting time off approval from your employer, and just leaving. Let’s see how to make sure that you don’t come home to unexpected and unpleasant circumstances. In other words, protect your investment and your state of mind by following some simple tips about safeguarding your home while you’re away.
25
Speaking of electricity, if you have a home alarm system you’ll need to consult a checklist before leaving. According to leading security companies, a common and unexpected source of entry is the man-door into the garage, if you have one. Once inside the garage, the intruder has leisure and protection from view by breaking in via the garage-to-interior door. A checklist methodically eliminates all weak spots that you may forget to secure in the excitement of leaving.
Last Minute PreparationsYou’re nearly out the door. A few last considerations remain, such as unplugging the garage door opener to foil those with universal openers.
• If you’re taking a taxi to the airport, a good way to leave your home with a clear mind is to meet the taxi at a nearby corner rather than at the house.
• A friend may be able to help out by driving you to the airport, in return for future favours or some cash for gas.
• Double check your checklist, lock the doors, and you are on your way with no cares.
It’s time to lean back and relax as you go off on holiday. Allow everyday life to drift away because travel is both fun and fulfilling, which is a rare combination. You’ll have peace of mind knowing you have kept on top of your obligations to protect your home while you’re away.

Awesome Energy-Saving Ideas for Your Home
In general, you want
to close up all of the
holes in your house so
that energy does not
escape.
Saving energy on necessities
means more money for luxuries.
However, many people believe
that expenses that are malleable
are somehow set in stone. This is
far from the truth! Here are seven
ideas that can save you energy
and bolster your bank account to
redirect into luxuries or the other
niceties of living.
Have Maintenance Done on Your
Furnace/HVAC Unit Regularly
A well tuned machine always uses
less energy than a tired or dirty
one no matter what. Setting up
a routine maintenance for your
home’s internal plumbing and air
conditioning is one of the highest
ROI activities that you can invest
in. Even though you may not like
the extra expense in your month-
ly budget, you will be much less
happy at the four or five digit bills
that can show up if your mainte-
nance is not performed on a rou-
tine basis, not to mention the one
or two months that you will have
to spend living in a hotel room
while your energy bills continue
to rack up by the minute.

Lower the Reading on Your Ther-
mostat by a Few Degrees
There is a reason that your ther-
mostat is so easy to reach - it is
meant to be used! However, in-
stead of using it to simulate a
sauna or a personal ventilation
system, you can use it to main-
tain a constant temperature of
convenience and use less energy
when you’re not in need of it.
When you’re not at home, you
aren’t affected one bit by the
temperature inside. Turn the ther-
mostat down to match the out-
side temperature or simply turn
it off! You can also do this when
you sleep; you don’t need to wor-
ry about the temperature in the
house when you’re not awake, do
you? You can also buy thermo-
stats that will do this sort of thing
automatically, saving you energy
without you even having to think
about it. Think about it.
Use Cold Water When Doing the
Laundry
The vast majority of energy that
is used to clean your clothes is in
the heat of the water. If you use
cold water, you can actually cut
your energy usage in the laundry
room to 10% of your previous
output. Also, make sure that your
loads are completely full when
you turn on the washer. Front
loading washing machines use
around half of the energy of their
competing brands, not to mention
40% less water. This is definitely
the way to go if you are trying to
save on your home energy costs
this year.
Keep Your Home Well-Insulated
As the seasons change, your
doors and windows can warp and
come apart from the walls. Make
sure that you apply weather strip-
ping to all operable windows and
doors following a huge change in
the weather. You can also tell if
your energy is escaping by put-
ting your hand down around the
edges of windows and doors. If
you feel a breeze, that is your en-
ergy escaping. You can have an
audit performed even if you do
not feel anything; the tools that
professionals use are much more
precise.
Your Garage Doesn’t Need to Be
the Same Temperature As the
House
Far too many people believe that
the garage should remain just
as air conditioned as the rest of
the house. The extra square foot-
age along with the added escape
holes for energy are just beg-
ging to put a hole in your bill this
month. Use the air conditioning
in the garage if you are planning
to spend a weekend there do-
ing projects; otherwise, leave the
thermostat alone in there.
Full Loads Equals Better Energy
Efficiency
Just as with your clothes, make
sure that you always have a full
load of dirty stuff for your dish-
washer before you turn it on. This
will save energy. If your dishwash-
er has an “energy saver” setting,
then make sure that you always
turn it on.
Close the Damper on Your Un-
used Fireplace
In general, you want to close up
all of the holes in your house so
that energy does not escape. This
wastes energy and causes your
AC to work harder and break down
sooner. However, people forget
about the biggest hole in their
house - the chimney! Make sure
that it is closed if the fireplace is
not in use.
Saving energy will become more
and more important as time goes
on and energy becomes more
scarce. Put yourself in the habit
now in order to save money on
energy costs and reduce your
footprint on the environment at
the same time!

YOUR HOMESOLD IN DAYS
...or it’s FREE!
Guaranteed SOLD!We guarantee to sell your home! Our guaranteed Sold program
has been developed for individuals who need to sell their
home fast and those who crave the peace of mind that comes
with a known guarantee.
Why do I need a sold guarantee? Our guaranteed SOLD program ensures your home sells when
you need it to. Many homeowners will struggle to get mortgage
approval for a new home without the sale of their existing
home. Additionally, many people choose our guaranteed sold
program to alleviate the stress and uncertainty that often
goes hand-in-hand with home selling. With a sold guarantee,
you can rest easy knowing your home will sell.
How do your determine the listing price?Once we complete a thorough on-site examination of your
home we will perform a detailed market analysis of similar
homes in your neighborhood and lay the entire pricing
structure/suggestion out before we start marketing your
home.
Can I sell for a higher price? You have up to 90 days to sell your home above the Guaranteed
SOLD price provided by The Chris Penny Team!
What happens if I do sell for higher within 90 days? You get to have the higher selling price, minus commission,
and the sold guarantee automatically becomes null and void.
Will you guarantee the price of any home?In most cases, yes! But we do need to visit your home and
evaluate the property before we can guarantee your sale.
Will you guarantee my home outside of Sudbury? The answer to this question varies, depending on the current
market conditions and how far away your home is from our
office. We invite you to ask us!
Our Guaranteed SOLD priceThe purpose of the program is to guarantee the home will be
sold, no matter what. For those that need to sell, the guarantee
acts as your financial safety net. Most homes sell above the
guarantee within the 90 days, which means the guarantee is
never needed. In fact, it is rare that the guarantee is needed.
To find out whether Our guarantee SOLD program is right for
you, we recommend talking to one of our listing specialists.
We are always happy to come to your home, provide you with
a market evaluation and discuss your real estate options.
