The 2015/16 Season has been a great success at the Kallaroo Tigers Cricket Club, both on and off the field. Highlighted by top side C Grade winning both the One Day and Two Day Premierships in front of large crowds of jubilant supporters, the improvement across the board from the playing group has the Tigers poised for plenty more success in coming years. Both F and J Grade narrowly missed the finals and the hunger is no doubt there to push for bigger and better things next season. Off the field we were pleased to welcome new sponsors Realmark Whitfords and Adam Donald from Capita Finance, and we look forward to working together in the local community for years to come. Our club events were a big success, with friends and family embracing the Kallaroo Culture and supporting the boys at every turn. With some big off season plans in place, the future is bright and we can’t wait to get back into it next summer.

Timing is everything in real estate and the dinner party debates about when is the best time to sell are full of anecdotal evidence that is unfortunately not factually correct.

Mention selling in Winter to a friend and their first response will probably be - Don’t do it, it’s the wrong time, it’s too cold, too miserable and too hard - But reality paints a different picture and the evidence is that buyers remain active throughout the year and a cold snap, a chilling wind and perhaps a timely spot of winter rain are unlikely to deter buyers from coming out to inspect a property.

Take last Winter (2015) for example. In residential Kallaroo there were fifteen sales during the winter months ranging from $277,500 two bedroom townhouse in Dampier Avenue through to a $1.19 million five bedroom house in Bigola Court. The average sale price across all those Winter transactions in Kallaroo came in at approximately $610,000 and solid buyer demand throughout the season meant that on average sellers saw more buyers as their homes were in competition with fewer other sellers. Across the city of Perth, recent sales volume data has reinforced what we have been seeing locally over the last few months. In spite of the current economic uncertainty and a news cycle that shifts quickly from gloom to boom, buyers are still out in force and still buying property at levels on par with recent years.
