Inspired by Ivanhoe’s streetscapes.

Proportions are everything when it comes to sensitive local developments. Inspired by Ivanhoe’s streetscapes, Iva has been designed to sit comfortably in its surroundings.

The red-brick podium is comprised of the first two floors of luxury one, two and three-bedroom residences, while levels three and four — stepping back respectfully from the facade — are wrapped in a rich cream-coloured sandstone. These hardy materials will stand the test of time, and continue the traditions of Ivanhoe’s grand old civic and residential buildings — where red brick and cream render abound.

Striking that fine balance between generous residences and appropriate scale is never easy, but with Iva it was crucial in respecting the streetscape. By receding the upper levels and using contrasting materials, the mass of the building is softened. The black-metal window ‘hoods’ anchor the lower levels, giving

them a scale and appearance more like that of a house than an apartment building. A six-metre setback from Livingstone Street also gives back to the neighbourhood, while setbacks on every side have been widened to give more space for terraces and canopy-tree planting. This is a development that breathes.

Jon is Ivanhoe’s fi ne wine specialist. His Ivanhoe Wine Shop has an extensive and diverse range of wines from Australia and abroad, as well as the fi nest craft beers, ciders and spirits. He has a passion for bringing the best of the world to his local customers.

There’s one wine for Jon that is a standout, the 2015 Los Enoloz Tempranillo. Made from 90-year-old vines on the Northern Spanish plateau, it is made by Spanish ex-pat, Maria de Una.

Liz has a true passion for chocolate. Having spent several years working for Haigh’s and Ernest Hillier, she set up her own online business and before long opened the Australian Chocolate Emporium in Ivanhoe — now a local favourite.

The store has a huge selection of Australian chocolates and confectionery, including Newman’s, Pink Lady and Kennedy & Wilson. However the stand-out is the comprehensive range of Ernest Hillier Chocolates. Founded in 1914 and produced in Coburg North, it is Australia’s fi rst chocolate manufacturer and the oldest privately owned chocolatier still in operation.

Since opening in Ivanhoe East back in 1977, The Cloth Shop has helped locals discover an extensive range of fabrics — from exclusive European and Japanese imports, to local suppliers and designers.

Kim’s whole team has extensive experience in dressmaking, off ering a bespoke service to customers. They can assist with garment design and fabric selection, through to construction and fi tting.

Hans has decades of experience and a deep passion for pianos. He believes that a piano must not only look good in a home, but should sound great too. Working with his customers, Hans assesses the pianist to fi nd the instrument that fi ts their personal skill level, and their expectations. With this understanding Austral Piano World has an extensive range of grand pianos, acoustic uprights and digital pianos to suit the individual.

Our interior designer Wendy Bergman — of Melbourne-based practice Bergman & Co — had one guiding principle for Iva: to create interiors that embody a perfect marriage of the classic and the contemporary.

Just like the exterior architecture, internally the residences have perfect proportions, with large floorplans. We’ve created expansive bedrooms, spacious bathrooms and flexible living areas — with plenty of room for those key furniture pieces you’ve collected over the years.

From the herringbone oak flooring, to the two-tone oversized bathroom tiles and ‘graphite’ tapware, we’ve taken classic materials and given them a contemporary edge. We’ve avoided bright colours and haven’t been prescriptive, handing elements such as window treatments and soft furnishing choices to our buyers.

Every element of the interior has been carefully considered, including the communal areas, which receive as much attention as the residences themselves.

The lobby area, for example, includes beautiful custom-made leather benches, and a feature wall incorporating the same herringbone oak timber in a walnut finish.

brick walls on the building’s third floor.
