Project Start-‐up First Design Meeting Optional Finish Selection Meeting outside of J.Thom Second Design Meeting Final Meeting Please refer to description of services below Total Fixed $125 p/hr $4,000* *Unless otherwise specified, 50% of your design fee will be credited towards the purchase price of cabinetry provided by J.THOM, Inc. when contracted within sixty days of client’s receipt of the completed plans and proposal. After sixty days, fifty (25%) percent of the design fee amount will be applied towards the contract price for up to 6 months.


DESCRIPTION OF SERVICES: Scope of Work: Design Drawings & Coordination for the Kitchen Products & Finishes Complete kitchen remodel including but not limited to: cabinetry, countertop, backsplash tile, appliances, plumbing fixtures, lighting, hardware, paint color scheme, and accessories recommendations. All products will be sourced in-‐house via J.Thom’s material library along with the use of internet resources, catalogs and shipped samples from select vendors. If additional products & finish options are requested by Owner, this will fall under ‘Additional Services Outside of Scope’ and will be handled on an hourly basis at $125p/hr. All products above can be purchased and supplied by J.THOM. Product specifications and/or model numbers will be provided to the Owner should the Owner and/or Installer take on the responsibility of ordering all or some of the products. Owner assumes warranty on all products after installation. In the event a problem occurs with any products except Cabinetry & Miele Products purchased through J.Thom, the Owner and/or Installer are responsible for contacting the manufacturer technical support to troubleshoot any issues as the problem may be inherent to product-‐manufacture and/or installation. Design Drawings – Deliverables: J.Thom will issue ½” scaled CAD drawings and will include an existing floor plan, demolition plan, proposed floor plan, lighting plan and cabinet elevations. All drawings will have dimensions and applicable notes to convey the design intent for pricing and build-‐out. Coordination of Kitchen Products & Finishes – Deliverables: J.Thom will issue a digital pdf copy of the product specifications and purchase order. Project Start-‐up at 821 Fitzwater Street

1. Survey the existing kitchen. 2. Create a CAD base plan and elevations including electrical locations, existing fixtures and related

mechanical as it’s applicable to the design. 3. Sketch (2) design options in plan along with supporting sketches as necessary and create a mood

board with design inspired ideas. First Design Meeting at J.THOM

4. Review design options, preliminary design ideas and ballpark estimate with Owner at J.THOM’s showroom. Select design direction.

5. Revise design as necessary based on Owner’s input. Layout the selected floor plan and elevations in CAD. A black and white perspective drawing will be included in this phase only. If revisions and/or updates to the perspective drawing are requested after this phase, it will be handled on an hourly basis at $125 p/hr or a fixed fee based on the amount of revisions.

6. Select preliminary finishes such as flooring, lights, plumbing fixtures, etc (as noted above). (Clients are offered the option of one additional meeting outside of J.Thom (but within a 15-‐mile radius of the showroom) to a finish showroom with J.Thom designer for assistance with tile, countertops, appliances, lighting or plumbing fixtures. This additional meeting must be requested and scheduled at during the first Design.)

7. Review selected design and finishes with Owner at J.THOM’s showroom 8. Make minor revisions to the design and finishes if necessary. 9. Finalize cost for cabinetry and vendors costs for ordering.

10. Review final drawings and pricing at J.THOM’s showroom. 11. Sign contract, take deposit should the Owner elect to purchase products through J.Thom. 12. Create purchase order. Lead time for cabinetry and finish materials is approximately 6-‐8 weeks.


ADDITIONAL SERVICES OUTSIDE OF SCOPE Showroom Visits & Additional Resourcing: If showroom visits and/or additional resourcing are requested by Owner, J.THOM will work with the Owner upon request. This phase will be billed hourly at our professional rate of $125 p/hr. Construction Administration: This service will ensure that kitchen design is being built according to the drawings and specification set forth by J.Thom. Additionally, J.Thom will review contracts, changes orders and payment request by the General Contractor to ensure accuracy and fair market value of services. We do not supervise or instruct the contractor on methods of construction. This phase will be billed hourly at our professional rate of $125 p/hr and/or a fixed fee based on the final scope of work. Architectural Services: N/A SPECIAL CONDITIONS Limitation of surveying services: does not include testing or special inspection of existing construction, discovery of hidden conditions, or review of more than local conditions related to proposed renovation. If additional work is needed due to unforeseen conditions, it will be billed hourly at $125 p/hr with Owner's written permission. Architectural and/or Engineering services are not included. Permit drawings and application are not included. Services coordinated on behalf of Owners will be billed at an hourly rate of $125 p/hr. ACCEPTANCE OF PROPOSAL The above prices, specifications and conditions are satisfactory and are hereby accepted. You are authorized to do the work as specified. A payment equal to $2,000 (payable to J.THOM, Inc.) for services outlined above is due upon starting. A payment equal to $1,000 will be due and the end of meeting #2 and the balance, equal to $1,000 is due upon completion of final meeting and deliverables.
