Repairs and Maintenance of DwellingsThe maintenance and repair of dwellings often cause problems not only to individuals, but also to professionals. The choice of the appropriate materials and their proper application are crucial for the solution of these problems.

Therefore, in ISOMAT we have developed a wide range of repairing and constructional solutions, based on our experience and our know-how, for a variety of cases regarding repairs and maintenance of dwellings.

This particular brochure, in which a step by step photographic presentation of solutions is demonstrated, shall constitute a comprehensive guide for everyone.

However, every repairing or maintaining work has its own particularity, while the factors causing these problems vary. This situation renders impossible describing and tackling all sub-cases. MATERIALS

Paint detachment may be due to wrong application (lack of priming, wet substrate), to its bad quality (very low strength, absorptivity) or to the moisture coming from the back side of the wall.

The second layer of FLEXCOAT follows, after the first has dried.

After the primer has dried, the surface is painted with FLEXCOAT in two layers.

Then, the surface is cleaned off very thoroughly of any dust.

Priming with FLEX-PRIMER follows.

After all possible moisture problems have been restored, the old paint is rubbed off by putty knife in order for the bulges to be removed.

1 PAINTS REPAIR

REPAIR OF RANDOM CRACKS ON PLASTER

2 PLASTERS REPAIR

Random cracks on plaster can be restored easily, as long as they are on the surface and not been caused due to masonry cracks.

FLEX-COVER is prepared, adding A-component (cementitious powder) into B-component (acrylic polymer dispersion) under continuous stirring.

The crack is sealed using FLEX-COVER by a putty knife.

After the sealing material has dried, the surface is primed with FLEX-PRIMER and then painted with FLEXCOAT.

Light dampening of the crack follows.Then the crack is cleaned off of any dust.The crack is initially opened and all loose particles are removed.

TIP: In this particular application, instead of FLEX-COVER, it can also be used the elastoplastic acrylic sealant ISOMASTIC-A.

REPAIR OF HAIR CRACKS ON PLASTER

The existence of hair cracks on plaster, in case they are not tackled in time, is possible to lead to more serious problems.

After the primer has dried, the painting of the surface with FLEXCOAT in two layers follows.

The second layer follows after the first one has dried.

TIP: In case the cracks are multiple and intense, it is recommended that the first FLEXCOAT layer be reinforced, while still wet, with the polyester cloth (TREVIRA) of 1 m width. Then, for the TREVIRA embodiment, two more FLEXCOAT layers are needed. Alternatively, repairing multiple and intense cracks, could take place with the use of the elastic 2-component elastic putty FLEX-COVER, as this is described below.

Firstly, the surface needs to be cleaned off of dust, etc.

Then, the dry surface is primed with FLEX-PRIMER.

Intense hair cracks on plaster may be due to its wrong application (deficient dampening during summer months, lack of plaster reinforcement when applied on thermo-insulating boards etc.) as well as to its bad quality.

FLEX-COVER is prepared after A- is added into under continuous stirring.

After the primer has dried, FLEX-COVER is applied by putty knife on the cracked surface in one layer.

After the FLEX-COVER layer has dried,it is needed to prime with FLEX-PRIMER and paint with FLEXCOAT.

Firstly, the surface needs to be cleaned off of dust etc.

Then, priming with FLEX-PRIMER follows. Especially when plasters are relatively unstable, FLEX-PRIMER is needed to stabilize their surfaces.

REPAIR OF CRUMBLED PLASTER

If a plaster is not water repellent, it becomes crumble and it finally gets detached.

Repairing takes place using UNICRET or UNICRET-FAST, improved with the addition of ADIPLAST.

Firstly, all crumbling parts of the plaster are removed by putty knife.

Products are applied with a float, after the primer has dried.

Then, the surface is cleaned off of any dust.

After the plaster has slightly dried, it is treated (rubbed) with a sponge-faced float.

Since the plaster has dried, the surface is primed with FLEX-PRIMER and it can be painted with FLEXCOAT.

Next, priming the surface with FLEX-PRIMER or NANO-SEAL takes place, in order to stabilize it.

FLEXCOAT FLEX-PRIMER

MATERIALS

Plaster falling off the wall may be due to its intense corrosion by water.

Restoring, after the primer has dried, takes place using DUROCRET or DUROCRET-FAST. Their preparation requires only the addition of water.

The material is applied with a trowel. After the material has slightly dried, rubbing with a sponge-faced float can take place.

After DUROCRET has dried, the surface is primed with FLEX-PRIMER and it can be painted with FLEXCOAT.

Firstly, all crumble parts of the plaster are removed by putty knife.

Then, the surface is cleaned off of any dust.

Priming the surface with FLEX-PRIMER or NANO-SEAL, in order to stabilize it, follows.

MASONRY REPAIRREPAIR OF CRACKED OR DETACHED MASONRYThe existence of single cracks on plasters, which are present in a height of 30-40 cm below the ceiling, is caused usually by masonry bricks' movements. Sealing the cracks on the surface would most probably lead to a new crack. A complete solution consists of the steps presented below.

A cracked or detached masonry results to cracks on plaster.

The entire area of the detachment is thoroughly cleaned with a brush.

Subsequently, the substrate is thoroughly dampened.

After the mortar has hardened, the surface is cleaned off of any dust etc and is dampened.

After the first layer has dried, the surface is dampened and the second layer follows with UNICRET or UNICRET-FAST.

After the plaster has slightly dried, it is being rubbed with a sponge face-float.

After the surface has dried, priming with FLEX-PRIMER follows and finally painting with FLEXCOAT takes place.

While the first coat is still fresh, a strip of glass mesh is placed and it is lightly pressed onto the first coat.

Firstly, the plaster is removed to a total width of 30 cm (15 cm on each side) along the entire length of the detachment.

Finally, DUROCRET, DUROCRET-FAST or RAPICRET fill the widened crack as deeply as possible using a gauging trowel.

A first coat of plaster, using UNICRET or UNICRET-FAST, improved with ADIPLAST polymer latex is applied.

Then, the area of the detachment is widened by breaking the surrounding bricks with a sharp tool.

Imperfections on exposed concrete can easily be smoothened with the use of polymer modified cement putties PLANFIX or PLANFIX-FINE.

Firstly, the surface is cleaned off of any dust and is thoroughly dampened.

After the surface has been hardened, it is being rubbed with a thin sand paper.

Finally, follows the priming and painting of the surface.

The cement putty is gradually added into water under continuous stirring, until uniform pasty putty is formed, proper for stuccoing.

The material is applied using a putty knife in one or two layers, depending on the imperfections of the surface. The second layer follows after the first has dried.

4Repairs of concrete elements (smoothening, filing cavities, rusted reinforcement, destroyed parts etc.) need special attention and knowledge, as wrong choice of materials along with wrong application, depending on the severity of the situation, may render the repair ineffective.

MATERIALS

REPAIR OF CAVITIES ON CONCRETE

The appearance of cavities on concrete is a rather common phenomenon.

Subsequently, the surface is thoroughly dampened.

The cavity is filled with DUROCRET. The material is applied by pressure using a trowel.

If fast work is required, DUROCRET-FAST or RAPICRET (fast-setting patching mortar) can be used instead.

Firstly, the surface is cleaned off of any loose particles, by mechanical means.

Then, the surface is cleaned off of any dust with the use of a hard brush.

The corrosion in reinforcement, which has led to the detachment of concrete parts, endangers the whole structure.

Next, the surface is cleaned thoroughly off of any dust.

FERROSEAL is applied using a brush in two layers. Its preparation requires only the addition of water.

After FERROSEAL has dried, the surface is dampened thoroughly.

The final surface should be well protected from dehydration for 48 hours, e.g. repeating dampening.

If fast work is required, RAPICRET (fast-setting patching mortar) may be used instead.

After the material has hardened, plastering and painting of the surface follows.

The peeled area of the concrete is repaired by the application of MEGACRET-40 (high performance patching mortar). Its preparation requires only the addition of water.

The material is applied by pressure using a trowel.

Initially, all broken and loose particles of the peeled concrete should be removed thoroughly, and the corroded steel reinforcement should be completely uncovered.

Subsequently, the corroded steel is cleaned and scrubbed, grinded etc. with an appropriate tool in order for the rust to be completely removed.

The second layer is applied after the first one has dried.

FLEX-COVER is prepared after A-component is added into B-component under continuous stirring.

The surface is slightly dampened and FLEX-COVER is applied by a putty knife in the joint.

Finally, the stanchion is painted after FLEX-COVER has dried.

Firstly, the joint between the marbles is cleaned thoroughly with a sharp tool. The base of the stanchion is cleaned from any rust and checked if the metal is completely destroyed.

If the stanchion is not destroyed from the rust and its replacement is not necessary, it is painted with an anticorrosive paint.

The joint is sealed by the acrylic mastic ISOMASTIC-A.

The acrylic sealant is smoothened, while it is still fresh.

Right afterwards, the paper tape is removed with caution.

After ISOMASTIC-A has dried, the joint is painted alongside.

Firstly, the crack is widened to a width of 3 mm.

Thorough cleaning of any dust follows. The use of paper adhesive tape is necessary in order to prevent any smear of the door frame.

The wrong choice of materials for sealing the joint between the door frame and the wall, led to crack appearance.

5Minor repairs are not required only in old structures, which may demand maintenance, but also in new ones, where there has been made wrong choice of materials or bad application of them. Following are presented some of the most common problems that can appear in a structure.

The influence of water resulted to the rusting of the base of the stanchion, a situation that needs to be confronted immediately, as it makes the whole construction dangerous.

Fixing rails into wall is an application that requires speed and great stability.

The material is applied by pressure using a trowel as usual.

Firstly, the surface is cleaned off of any dust, etc.

Subsequently, the surface is smoothened by a moist brush.

Subsequently, the surface is thoroughly dampened.

RAPICRET starts to harden after 15 minutes and the rail is almost stabilized.

The next day the surface is ready to be painted.

RAPICRET is added into water under continuous stirring, until a mixture with the desired workability is formed.

The detachment of ridge poles is a problem that usually occurs when their fixing is made by a low quality cement mortar.

DUROCRET is applied using a trowel as usual.

Subsequently, the ridge pole is fixed and is leveled using a thread.

Finally, any DUROCRET leftovers are removed and the surface is well smoothened.

The use of DUROCRET in red-brown color improves the appearance of the roof.

Firstly, the surface is cleaned by any loose materials or dust.

Subsequently, the surface is well dampened.

DUROCRET (red-brown colour) is added into water under continuous stirring, until a mixture with the desired workability is formed.

Small imperfections on plaster (e.g. cracks, breaks) are very common and they can be repaired relatively quickly.

FAST-COVER is applied with a putty knife at the desired spot and it is pressed to fill completely the gap.

The surface is smoothed out immediately by a putty knife.

After the repaired surface has dried (in approx. 30 minutes), painting can follow.

Firstly, the surface is cleaned off of any loose materials, etc.

Subsequently, the surface is cleaned of any dust.

Finally, when the surface has dried (approximately after 3 hours) the surface can be painted.

After the plaster has slightly dried (approx. after 45 minutes), it is being rubbed with a sponge-faced float.

The puttying is being made using UNICRET-FAST. Its preparation requires only the addition of water.

Changing use of a room, normally leads to the relocation of the electrical installations.

Firstly, the electric channel (path) is cleaned off of any dust and the location of the wire holder follows.

Subsequently, the surface is slightly dampened.

6The renovation of a room will probably include a range of repairs, from minor to large scale ones. Hereunder are represented a few common minor problems, which can be tackled fast and easy, taking for granted that the appropriate materials have been chosen.

The creation of smoothed surfaces on interior spaces is a very common demand in new buildings.

The mixture is applied by putty knife in two layers. The second layer follows after the first one has dried (after 2-3 hours).

After the material has hardened (in approximately 12 hours) the grinding of the surface follows.

Finally, the surface is being primed and painted.

Firstly, the surface of the plaster is cleaned off of any dust, etc. No priming or preparation using oil before the application is needed.

The content of STUCCOCRET is added to water under continuous stirring until a uniform mixture with the desired workability is formed.

REPAIR OF OPENINGS IN WALLS

During the renovation of a space it may be necessary the dismantlement of some old installations.

Plastering is being made using UNICRET or UNICRET-FAST, improved with ADIPLAST polymer latex.

After the plaster has slightly dried, it is being rubbed with a sponge-faced float.

Finally, when the plaster has dried, the painting of the surface follows.

Firstly, the surface is cleaned off of any dust, etc.

Subsequently, the repaired area is being primed using the ready-made primer PL-BOND.

The surface is dampened and the plaster is applied using a trowel.

After the primer has dried, the bricks are being built using UNICRET or UNICRET-FAST. Their preparation requires only the addition of water.

7The latest tendency is for tiles to substitute the rest of the floor and wall coatings. Hereunder, there are presented some particular cases of applications, which if not tackled properly, can cause problems to the construction.

TILES FIXINGTHE PROBLEM

FIXING NEW TILES ON OLD TILE LAYERS

The wrong choice of tiles leads to their destruction. Thus, a new layer of tiles is necessary.

Firstly, the surface is cleaned off of any dust, etc.

After the surface is walkable, tile grouting follows either with MULTIFILL 3-15, enriched with resin DS-99, or with MULTIFILL SMALTO 1-8.

The grout is spread onto the joints, using a rubber float in a diagonal direction to the joints, in order to fill them completely.

Finally, with a bubble level and a rubber hammer we arrange their desirable leveling (position).

Then, the tiles should be fixed by pressing them to the desired position by keeping them stable and locating crosses for grouting.

The tile adhesive should be spread (combed) on the substrate using a notched trowel, in order to be uniformly applied on the whole surface.

The excess material should be wiped after a while, using a slightly wet sponge.

Finally, the surface may be cleaned with a slightly wet cloth after the tile grout has completely dried.

Fixing new tiles on old tiles is an easy application without any removal of the old tiles layer.

ISOMAT AK-22 is gradually added into water under continuous stirring, until a uniform paste is formed. The mixture should be left about 10 minutes to settle and stirred slightly again.

Finally, with a bubble level and a rubber hammer we arrange their desirable leveling (position).

After the tile adhesive has been dried, follows the tile grouting with MULTIFILL SMALTO 1-8.

ISOMAT AK-ELASTIC is prepared by adding A-component to B-component under continuous stirring.

Fixing tiles on wood and gypsum board is nowadays a very common application.

The tiles should be then fixed by pressing them to the desired position.

After UNI-PRIMER has dried, the tile adhesive is “combed” on the substrate using a notched trowel.

Firstly, the surface is cleaned off of any dust and is primed with UNI-PRIMER.

MATERIALS

Metal surfaces comprise a difficult substrate for fixing tiles.

The tiles should be then fixed by pressing them to the desired position.

Finally, with a bubble level and a rubber hammer we arrange their desirable leveling (position).

After the tile adhesive has been dried, tile grouting with MULTIFILL SMALTO 1-8 follows.

Firstly, the surface is cleaned off of any dust, rust, etc.

ISOMAT AK-ELASTIC is prepared by adding A-component to B-component under continuous stirring.

The tile adhesive should be combed on the substrate using a notched trowel, so as to be uniformly applied on the surface.

8Floor filling may be required for new building structures (covering water or heating pipes) as well as for the repair of old ones (e.g. dismantlement of old wood floors and leveling in order to fix tiles or marble). The creation of a sloped surface in terraces or balconies may also be another significant requirement.

LEVELING AND SMOOTHING OF FLOORS THE PROBLEM

REPAIRING UNEVEN SURFACES OR INCLINATIONS USING FLOOR LEVELING CEMENT MORTAR

Dismantlement of old wood floors and leveling in order to fix tiles, leads to height differences in comparison with other floors.

SCREED-100 is added into water under continuous stirring, until a homogenous mass is formed.

Then, the substrate surface must be well dampened, but without creating water puddles.

The laying procedure of SCREED-100 is the same as for concrete up to 10 cm thickness.

For thin application layers (up to 3-4 cm) a bonding layer of ADIPLAST mixed with water, cement and sand is required, after dampening, in order to achieve a stronger bonding of SCREED-100 to the existing cement based substrate. Otherwise, FERROSEAL can be applied instead.

Firstly, the surface is cleaned off of any dust, oils, loose materials, etc. and an elongated beam for leveling is located.

MATERIALS

LEVELING AND SMOOTHING OF UNEVEN SURFACES USING SELF-LEVELING CEMENTITIOUS SCREED

After the primer has dried, FLOWCRET 1-10 can be applied. The material is added to water under continuous stirring, until a homogenous mass is formed.

In case it is desirable for the floor to be walkable after 3 hours or to be covered within 24 hours, it is recommended the use of FLOWCRET 1-10 EXPRESS. Alternatively, for floor thickness from 3 mm up to 30 mm it is recommended the use of FLOWCRET 3-30 EXPRESS.

Firstly, the surface is cleaned off of any dust, oils, loose materials, etc.

The surface of concrete floors is usually uneven, making it difficult to fix tiles, carpet, plastic flooring etc.

Subsequently, the surface is primed with UNI-PRIMER.

The FLOWCRET 1-10 mixture should be spread in a single layer, with the aid of a large spatula, at a thickness of up to 10 mm. After the FLOWCRET 1-10 has dried it can be covered with various floorings such as tiles, carpet, plastic flooring etc.

SURFACES CLEANINGTHE PROBLEMCement residues (cement grouts, plasters, cement dirt, lime dirt, etc.) which have been dried on surfaces of ceramic tiles, natural stones, and unpolished marbles have to be cleaned with special cleaning liquids and not by mechanical means, as this procedure may cause some serious problems to the surface. Surfaces which have been impregnated with oils, grease, etc. can also be cleaned with special cleaning liquids.

CLEANING FLOORS FROM CEMENT RESIDUES

A more detailed description of the products mentioned in this guide, can be found in pages 17-20.

Tiles, old mosaics, unpolished marbles etc., with cement residues, can be cleaned easily with CL-CLEAN.

The liquid should act for 2-3 minutes and then the surface should be brushed with a hard (non metallic) brush.

The surface should be washed with plenty of water.

In difficult cases it might be necessary to repeat the procedure.

On vertical surfaces, it is applied with a brush.

CL-CLEAN is spread on the surface to be cleaned as it is or diluted with water, up to 1:1.

CLEANING FLOORS FROM OILS

MATERIALS FD-CLEAN 2Oil and grease remover from concrete floors (consumption: 0.8-1.0 kg/m )

Floors which have been impregnated with oils is a common phenomenon on garages, food industries etc.

Subsequently, the surface is rubbed meticulously with a hard wire-brush in order to penetrate the substrate pores.

Let FD-CLEAN at least 30 minutes to emulsify the oils. The change of colour shows that the chemical reaction has begun.

Finally the emulsified oil is removed by high pressure and high temperature water blast. In difficult cases it might be necessary to repeat the procedure.

Firstly, the floor surface is cleaned from superficial dirt by using high pressure and high temperature water blast.

After the surface is cleaned from these residues, FD-CLEAN is then spread on the floor.

Cleaning a surface is easily done by using hot water under pressure or rubbing with a sponge.

After cleaning, the surface must be protected again by the application of ISOMAT AG-77 in 1-2 layers.

The substrate is cleaned off of any dust etc, before the application of ISOMAT AG-77.

ISOMAT AG-77 protects the surface from graffiti, environmental impurities, etc. without changing the surface appearance.

The material is then applied in 1-2 layers, depending on the absorptivity of the surface. The second layer follows after the first one has dried.

Cleaning a surface from graffiti is easily done after treated with ISOMAT AG-77.

NANOPRO-M has impregnated into the pores of the marble without altering its appearance.

The final cleaning of the surface can be done after 6 hours.

Then the surface is cleaned with a slightly wet cloth.

Stains that have impregnated into marbles can be removed in a rather difficult way. Thus, proactive protection is critical in order to avoid such situations.

NANOPRO-M is poured onto the cleaned surface and is applied by squeegee.

The material is left to act for 5 minutes and then the excessive material is removed using a squeegee.

Alternatively, PS-21 can be used instead of NANOPRO-M.

10With a few simple and easy applications, the appearance and the life cycle of certain coatings (stones, marbles, painted surfaces, decorative coatings etc.) can be enhanced.

If altering the appearance of the surface is not desirable, then the ideal solution for its waterproofing is PS-20.

PS-20 is applied with brush, roller or spray in two layers. The second layer is applied once the first layer has completely dried.

PS-20 impregnates to the pores of the surface and prevents it from rain water absorption without altering its appearance.

Firstly, the surface where PS-20 is going to be applied on, should be clean, dry and have open pores.

Waterproofing of walls, which are made of or are decorated with natural stones or coatings, prevents the appearance of white stains (salt) on them, while simultaneously protects them from frost and pollution. Hereunder, two different ways of dealing with the same problem are presented: 1) Waterproofing with the transparent water-repelling impregnation PS-20 and 2) waterproofing with the acrylic stone varnish VS-1.

st1 Solution: Waterproofing of surfaces with the transparent water-repellent solution PS-20.

VS-1 brings out the natural color of the material on which it is applied, protecting at the same time the surfaces from the influence of rainwater.

VS-1 is applied with brush, roller or spray in two layers. The second layer is applied once the first layer has completely dried.

VS-1 impregnates into the pores of the surface and simultaneously brightens up its natural color.

Firstly, the surface where VS-1 is going to be applied should be clean, dry and have open pores.

Alternatively, NANOPRO-C can be used instead of PS-20.
