In 1972, Eugene F. Ford, Sr., founded Edgewood Management Corporation to provide quality property management services for Owners of multi-family housing. Through a unique combination of hands-on management, sophisticated accounting/reporting systems and enhanced resident services, Edgewood has become an industry leader in residential property management.

Before rejoining Edgewood as President and CEO in 2008, Scott was the President and COO of Landex Management, Scott was a Senior Vice President with Edgewood Management Corporation for 15 years. During this time he was responsible for a diverse portfolio of properties and supervised many of Edgewood’s internal division. In addition, Scott was formerly an Assistant Vice President for Dreyfuss Brothers and CRICO Management Corporation overseeing a portfolio at each company including conventional and affordable properties. 

Scott is responsible for the overall operation of Edgewood and supervises the Executive Team comprised of Executive Vice Presidents and Senior Vice Presidents. He is a member of the Board of Trustees, which directs and administers policies for the entire company as it pertains to insurance benefits and retirement plans.

Prior to joining Edgewood, George was Executive Director of the National Affordable Housing Management Association (NAHMA) in Alexandria, VA, where he was involved in the development of legislation and policy for assisted and affordable housing on a national and regional basis. In addition, George was the Executive Vice President and Chief Operating Officer of ALCO Properties, a Memphis, TN based regional management and development firm. He was

responsible for the overall operation of a portfolio of properties in 10 southeastern states. He was also responsible for the design and construction of new properties as well as substantial renovation. George has been involved in the development of more than 15,000 units of new construction in most major markets. As Chief Knowledge Officer, George is responsible for development of Career Development Plan for our associates, regulatory training, managing relationships with regulators, serving as our ADA and Section 504 Coordinator as well as developing policies to comply with federal, state and local law and regulations.

Cindy was hired by Edgewood Management Corporation in 1997 to implement the strategic plans of all day-to-day operations for the Accounting and Finance Department. Cindy and her staff, consisting of CPA’s and other accounting professionals, prepare and review all the necessary fiscal reporting documentation for Edgewood managed properties. In addition tooverseeing the Accounting Department, Cindy also oversees the

Information Services Department as well as the Payroll and Benefits Administration. She is a member of the Board of Trustees, which directs and administers policies for the entire company as it pertains to insurance benefits and retirement plans. Prior to joining Edgewood, Cindy had over 15 years on financial management experience. She was the Chief Financial Officer for Financial Management Services, Inc. which provided accounting and management services to various real estate and property management companies. Prior to Financial Management Services, Cindy was the Controller for Dreyfuss Brothers, Inc., a Bethesda, MD, based management company managing as many as 35,000 residential units. Cindy was also Comptroller of CRICO Management Corporation, a Rockville, MD, based real estate management firm.

In addition, Jim was formerly a Vice President with the Lincoln Property Company and Regional Vice President for Insignia Management Group, L.P.

Jim joined Edgewood in November 2002. He is primarily responsible for the management and oversight of 39 multi-family rental communities totaling 6,478 units. In addition, Edgewood’s Custodial and Maintenance Specialist and Construction Management division report to him.

His responsibilities included the operational supervision of three scattered properties located in Montgomery County, MD.

Larry has held several positions with Edgewood which include: Community Manager, Assistant Regional Property Manager, Regional Property Manager, and Regional Vice President. Prior to joining Edgewood, Larry was employed by the Housing Authority of Baltimore City as an Assistant Manager.

His current responsibilities include the management and oversight of 42 multi-family properties including 5,954 units. In addition, Brad is the primary liaison with RealPage who is the service provider of the on-site software systems. Brad is also Chairman of the Training Advisory Board.

Prior to joining Edgewood, Brad was the principal of Real Business Solutions, LLC where he helped companies implement web-based Property Management Systems including OneSite. Before forming his own company, Brad served as the Vice President of Continental Realty Corporation where he oversaw a portfolio of 25 properties with 6,000 units. Brad’s experience also includes serving as the Regional Vice President of Operations for Home Properties, Inc. where he was responsible for the operation of 20 properties with 7,800 units. In addition to holding the above positions, Brad was the Regional Vice President of Operations for The Shelter Group and was responsible for the operations of 8,700 units. Prior to his position as Regional Vice President, he held positions as a Regional Manager, Human Resources/Payroll Manager and Staff Accountant with the Shelter Group.

Traci joined Edgewood Management Corporation in 1999 as a Legal Specialist/Assistant to the Vice President. Prior to joining Edgewood, Traci was a Service Coordinator with the Washington Pension Center in Bethesda, MD. She is a graduate of Towson State University.

Traci, along, with her staff, reviews all affordable and initial tax credit certifications. Traci is also responsible for providing training for all associates on income certifications and re-certifications for tax credit program. In addition, she is responsible for issuing income and rent limits based upon current HUD rules and regulations, and distributes any changes regarding those rules and regulations. Traci also issues Owner’s Certificates of Compliance for Tax Credit and Bond properties.

Mary has been with Edgewood since 2004. She is responsible for the overall property accounting, financial reporting and administration department. She directly oversees the entire audit process for the properties Edgewood manages, including fee negotiations, review of draft audits, and filing compliances with various regulatory agencies. 

Prior to joining Edgewood in 2004, Mary was an Audit Manager for Reznick Group. There she oversaw the accounting staff assigned to the audit of large out-of-state and in-state real estate clients with HUD, MSHDA, LIHTC and rural housing projects.

All regular, full-time employees who work a minimum of 30 hours per week are eligible to participate in the company sponsored benefits programs. GROUP HEALTH INSURANCEEMC’s Group Health Insurance program provides major medical, preventative care, hospitalization, and other services under the program’s Schedule of Benefits. Employees are eligible on the first day of the following month, after 60 days of continuous employment. EMC provides three options for medical coverage for you and your eligible dependents.

Enrollment forms for new employees must be completed and submitted to Human Resources within 31 days of your hire date to be eligible for coverage. If you miss this deadline, you will not be eligible to enroll until the 2011 Open Enrollment period, which will be held in October 2011.

Option A (PPO Plan) provides (In-Network) a low deductible of $100 for an individual and 90% co-insurance for both in-patient and out-patient hospital and surgical benefits. An office visit co-pay is $20. Option B (PPO Plan) provides (In-Network) a deductible of $400 for an individual and 80% co-insurance for in-patient and out-patient hospital and surgical benefits. An office visit co-pay is $25. Option C (PPO Plan) features the HRA fund ($400 for Individuals) to be used for eligible medical expenses. Participants will receive reimbursement for qualified health care services from your HRA fund, such as: medical, dental and vision deductibles, office visit co-pays, eyeglasses, contact lenses, orthodontia, prescription drugs and some over the counter drugs and medical supplies. When all the funds are exhausted, the plan participant is then responsible for the highest deductible of $1,000 (individual, in-network) before the plan’s co-insurance (80% In-Network) begins. An office visit co-pay is $25.

DENTAL COVERAGEEMC’s Dental Plan encourages preventative care which is covered at 100% with no deductible. After a $25 (individual) deductible, basic restorative services are covered at 80%, major restorative services at 65% with a calendar year maximum of $2,000. Our plan also covers dependent orthodontia at 50%. Employees may visit any dentist of their choice.

VISION COVERAGEEMC’s Vision Plan offers (In-Network) a comprehensive eye exam (once every 12 months) for a $10 co-pay. The plan also includes an eyeglass or contact lens benefit for a $25 co-pay. Our insurance provider is United Healthcare, and they can be reached at (800) 638 3120 or online at www.myuhcspecialitybenefits.com . On their website you can locate an in-network provider, check your benefits, and claims as well as track your eyewear orders.  

LIFE INSURANCE Our life insurance plan through The Hartford, is effective on the first of the month after 60 days of continuous employment and covers you at two times your annual earnings up to $500,000. In addition, the plan includes additional benefits payments in the event of an accidental death or dismemberment. 

SUPPLEMENTAL LIFE INSURANCEEmployees may purchase supplemental life insurance for themselves, in increments of $10,000 to a maximum of $500,000. Child/spouse supplemental life insurance is also available for an additional cost.

SHORT TERM DISABILITYVoluntary STD is offered through The Hartford. STD insurance pays you a portion earnings if you cannot work because of a disabling illness or injury. You may purchase coverage that would pay you a benefit of 60% of your weekly earnings up to $1,000 per week.

LONG TERM DISABILITY INSURANCEOur LTD insurance is offered through The Hartford at no cost to employees, who are eligible to participate on the first of the month following 60 days of employment. For a qualified disability, there is a 90 day elimination period, and the plan pays 60% of your salary up to a maximum of $10,000 per month.

AFLAC- DISABILITY INCOME BENEFITIf you or a family member is hurt or sick, Aflac pay cash benefits to the policyholder to help with out-of-pocket costs, missed time from work, and a lapse in income during that time. The Aflac program helps to take care of other bills which might be harder to pay if an employee has to take time off from work. Aflac pays cash benefits directly to a policyholder above and beyond any other insurance. This goes directly to the family so that they may use the money as they see fit.

401(k) PLANEmployees must be 21 years of age and work 1,000 hours per year to be eligible to participate in EMC’s 401(k) Plan. Employees are eligible on the first day of the following month, after 60 days of continuous employment. Employees may contribute either a percentage amount or a dollar amount, on a pre-tax basis, up to the annual IRS limits. (2010 Limits: $16,500, $5,500 catch-up). Employees may increase or decrease their contribution on a quarterly basis. Employees may stop contributing to the plan at anytime. Employees are vested in the Company contribution according to the following schedule:
