Who and where are Iesha Homes?
Iesha Homes is a small, family based company which began in Bellingen NSW Australia. We started
development mid-2013 and have been exploring new ideas ever since. The company is run by two
builders, a local draftsman and designer, and a small admin team. We also work with a retired
German based Architect, utilising their 40-staffed professional team, adding a smart and stylish
European flair. Iesha Homes has since expanded across the Tasman and now services New Zealand
as well as Australia.
What Iesha Homes does and our products:
Iesha Homes are smart homes built for the modern life. We understand people change and grow,
all while facing difficulties in rising house prices. Iesha Homes strives to support the buyer and in
turn creates affordable housing with architectural excellence. To make this happen we use steel to
build our homes off the ground (pole homes, along with concrete slabs on request). This, along
with modern building methods, enhance the design and structure of the build, which is a quick and
easy process in only 5-6 weeks!
Our products only get tougher, smarter, stronger and more stylish. The 2017 range of pole homes
encompass all this with the signature European style. We have focused on smarter living which is
environmentally friendly, with the right amount of space and lots of natural light and air flow. Tall
ceilings and curved/flat roof design promise the most amount of comfort with the least amount of
impact to the earth. Our homes are built unique to the customer, shipped direct to you as a kit-set
(Flat Pack New Home) or built by one of our local building teams.

Iesha Homes Designs:
Iesha Homes build off the ground, raised with steel-sub flooring. Minimum 500mm – Maximum 3.6m. If requested, we can also build onto a concrete slab. Iesha Homes chooses to primarily build
on poles because of the many benefits that come along with it, including building on any type of land (slopes, unstable foundations, uneven ground), less environmental impact, more space and the ability to expand your home, natural flow of rain and ventilation. Steel poles also keep termites and other pests out. Structural steel throughout your Iesha Home assures sustainability and a safe
living space. We use structural insulated panels for our walls and roof (Reinforced Superior SIPs) to bring you the most comfort and affordability.
Our current range includes the Standard Series, Live Well Series, Plus Series (custom), and House
& Land Packages. We build studio cottages, 1 bedroom, 2 bedroom and 3 bedroom homes. Designs
also include half studio extensions, an open floor plan, as well as the ability to customise any
existing floorplan. Our designs enable you to build multiple Iesha Homes together, whether its
adding an extra bedroom, entertainment area or another story to your home. All designs are
cyclone and earthquake rated in compliance to standards set by both Australia and NZ authorities
and associated laws. Iesha Homes use Galvanised Blue scope steel, standard brand materials,
quality fabricators, precision engineering and fabricating is tied in with our simple service, reliable
build and delivery of an Iesha Home.

About our materials:
Our materials feature two specific systems that set us apart and make Iesha Homes tougher,
smarter and more affordable housing. We use structural steel framing for the skeleton of your
home, making its core strong and fast to build. Another important element is the roof and walls of
your Iesha Home. We use a modern method called SIPS (Structural Insulated Panel System). SIPS
is a highly efficient way of creating the roof and walls for your home, with the insulation sandwiched
between the interior and exterior panels. Steel and SIPS are top of the range building materials
and when combined make for a truly smart home that not only looks good, but is environmentally
friendly.
Iesha Homes are extremely adaptable in construction and design. We want you to have the most
efficient yet alluring home out there, for a great affordable price. This is why you can choose to have Iesha Homes build or DIY with your own builder via flatpack.

About our steel:
We are more than confident in the materials for your home and only use the most efficient, reliable and cost effective products yet. We’ve spent the last 2.5 years researching and developing the materials Iesha Homes would use to create their products. From all the materials we tried and tested, steel was found to be accurate, tough and overall one of the best construction materials to work with.
Iesha Homes uses modern building methods with light and structural steel work, allowing for ease
and style when it comes to architectural designs. Iesha Homes are affordable, architectural, new homes and our structural steel framing has a large part to do with this. By using steel as the frame cuts costs, making it more affordable and financially efficient.
Along with the steel frame of your house, Iesha Homes builds off the ground. We use a structural steel sub-floor and poles to raise your home to an elevation between 500mm and 3.6m specific to
your build. Iesha Homes also builds on concrete slab if requested. Here’s a few reasons why building off the ground is more efficient than your standard concrete slab:

SIPS Structural Insulated Panel System
Featured in our materials list is another important component- SIPS. This is what we use for our wall cladding and roofing, it stands for Structural Insulated Panel System.
In addition to reducing material costs and site labour time, the panel technology is ideal for creating airtight, highly energy-efficient buildings. This is an important advantage considering the ongoing discussions of increasing energy cost. When combined with the speed of construction, minimal waste and simplicity of construction, the Superior Wall System is rightly regarded as an advanced building method for the 21st Century.
Walls
Iesha Homes uses a system of wall cladding known as SIPS (structural insulated panel system).
Our Iesha Home construction uses modern building materials and methods and SIPS is top of the range when it comes to affordability as well as style. SIPS (structural insulated panel system) is a system of wall cladding that uses a foam core sandwiched between an interior and exterior sheathing.
Using SIPS, Iesha Homes can provide you with a desired look for your home. Purchases include the standard MgO (magnesium oxide) plasterboard finish.

Wall cladding choices shown above are based on advice and industry research and conform with
BASIX, NASH, AS/NZ, BRANZ requirements. You can use a mixture of wall cladding finishes to provide a unique look and save money. All finishes are modern and proven, they make the house watertight and insulated, tough and strong. Thermal breaks or cavity are adjusted to suit your local
council requirements and building compliance. Iesha Homes will work through your requirements and make the task of selection easy and stress free. We will make sure that your home is as you want it to be and that you are totally satisfied with the wall cladding selection.
Roof
Superior’s insulated metal roofing panels span up to 7.5 metres in length and are supplied in convenient, easily handled 762mm wide sheets in thicknesses ranging from 50 – 125mm.

Variations
All variations (if agreed upon) are noted and priced accordingly. The variations must be
predetermined if possible. If not predetermined, then any variation shall be costed and negotiated
in a cost-effective manner with signed documents of agreement of variations.
Any variations that occur for preliminary building and or additional and associated works and
including D.A, roads, driveways, paths, town services, earthworks, land clearance, and any other
works seen as not average will require costings and confirmation prior to any fixed total pricing
being provided. Each build is different and we have the right to determine and override costings
once these have been priced, negotiated and confirmed by client or purchaser. All our costings are
based on an average land type with services close and requirements standard.

updated with the correct prices (in both AUD and NZD) once they have been confirmed. In the
meantime, you can view the below prices as reference for buying your Ieshahome. These prices
can also be found on our website on the Inclusions & Exclusions page, where updated prices will
soon be added. Prices will also be added to the Buy Your Home page, to which you will clearly be
able to see the standard price for each of our series as well as the group purchasing price.
