A NOTE FROM YOUR COMMUNITY MANAGER:

Approximately 62 million people live in deed restricted communities in the United States. As part of that number, you reap the benefi ts of living in a community that has an enforceable set of rules in place.

An important part of your Community Manager’s responsibility is to perform inspections and notify residents of any violations. These inspections are conducted regularly, each month, and it is our aim to be fair and consistent in our enforcement of your rules. Nobody likes receiving a Violation Notice, but most notices are for minor clean-up items that may just have been overlooked. However, for major items that require time to rectify, we are always happy to discuss the issue with you to reach an acceptable conclusion.

If you fi nd yourself the recipient of a Deed Restriction Violation Notice, please do not ignore it. If you need more time or if you disagree with our assessment, please contact me, Sarah Hudson, to discuss your concerns. We welcome communication and would much rather talk with you to reach a solution than have to send multiple letters to seemingly no effect. Please feel free to contact our offi ce anytime to share any questions, concerns or comments you would like to address. We love to hear from our residents!

CHANCE TO WIN GREAT PRIZES!! More than two dozen homes from the $130,000s to more than $500,000s are ready or under construction in Fall Creek, which feature designs by Centex Homes, Coventry Homes, David Weekley Homes, Dunhill Homes, Highland Homes, Huntington Homes, Meritage Homes, Parkwood Homes, Partners in Building, Plantation Homes and Triumph Homes. We’re Glad you’re a part of FALL CREEK! Few events in life are more exciting than buying your fi rst home. Whether you’re new to the community or you’ve been here several years, we’re glad you’ve chosen us! You’re offi cially a member of Fall Creek Homeowners Association, Inc.; we’re proud of our association and trust it will contribute to the quality of your experience in our community. Here are a few tips and bits of information to help you make the most of community association living:

your Own Space There’s one important difference between renting and owning a home that you need to keep in mind. Unlike renting, your unit and its upkeep belong entirely to you. You’re responsible for all maintenance for any part of your home that is used only by you or your family. So, when the faucet leaks, the fi rst person to call is your favorite plumber, not the association manager.

Common Elements and assessments The community has a number of common areas and services—like the grounds and the maintenance to keep them attractive and enjoyable. We share these areas and their expenses when we pay our assessments.

Membership When you bought your new home, you became a member of Fall Creek Homeowners Community Association, Inc. Membership entitles you to attend and observe board meetings and serve on committees. Our community thrives because residents volunteer for committee assignments to help make the community your home. Please contact your Community Association Manager, Sarah Hudson, at [email protected] for more information or call 281-870-0585 if you have questions about the association.

FALL 2019 | PG 5PG 8 | FALL 2019 FALL CREEK

OCTOBER• Fertilize - Fertilizing is a must to strengthen the lawn’s root system and store nutrients needed in the winter months ahead. Pay special

attention to areas that may have been worn down by foot traffic and outdoor entertaining. You’ll need to replenish the nutrients that were depleted in the summer months. For an even distribution, spreaders offer a quick and convenient fertilizing solution.

• Prune - Cutting dead or weakened tree branches will keep them from falling and damaging your — or your neighbor’s — property, especially as winter weather sets it. Garden shears are fine for light pruning or trimming hedges, but heavier work such as storm cleanup often requires a chainsaw. When using a chainsaw for yard work, make sure the chain is sharp, as dull chainsaws make work more difficult.

• Rake - When raking fallen leaves, opt for a lightweight plastic rake, which glides more easily on grass than metal ones. Also, an open tarp for collecting leaves works better than dragging plastic bags across the yard. You should also clear plant beds of dead foliage, which can smother budding greenery and foster disease.

NOVEMBER• Christmas Decorating – If this is something you plan to do in the outdoors this month remember to check for insect or disease

problems that may still be hanging around while you are hanging your decorations! Also check for irrigation that could be spraying on the décor and adjust the heads accordingly.

• Tool Time – Now is the time to maintain that equipment; clean soil and mud off of shovels, rakes and pruning tools and coat with light application of lubricant so they are in good order for the springtime season ahead. Motorized equipment would appreciate an oil change, lube and sharpening and adds longevity to your investment.

• Fall Seasonal Color – November is a good time to plant seasonal color. This will give your beds some great color for the Holidays. There will be a variety of choices at your local nursery to pick from. Feed with a liquid soluble fertilizer to keep things looking good and blooming.

DECEMBER• Watering - Over watering needs to be avoided, if you have automatic irrigation, remember to make seasonal adjustments and reduce

the frequencies. Over watering can lead to fungal problems. Conversely do not let the landscape become too dry or winter damage from lower temperatures can cause die back as well.

• Christmas Tree - Your Christmas tree needs some TLC when you get it home. If the base of the trunk is yellow or brown make a fresh cut to open up the pores or the tree will not be able to absorb water! An average cut Christmas tree can consume one quart to a gallon of water a day! Check and fill the water often to prolong its beauty.

• New Trees - This is a great time to plant trees if you need to do a replacement or addition. The tree can get acclimated and start becoming established prior to the hot weather returning.

FALL 2019 | PG 7PG 6 | FALL 2019 FALL CREEK

Hi Fall Creek Friends & Neighbors!

This season your Crime Watch Committee would like to share general safety tips and remind you of resources made available by our HCSO Contract Deputies.

Lock your Doors: An incredible 34% of all burglars enter the home through the front door. Make it a routine to check all of your door locks before you leave the house or turn in for the night.

This also applies to your vehicles! Please routinely lock and secure your cars – engaging the anti-theft system, hiding valuables from sight and parking in the driveway are a few easy deterrents. If criminals keep finding easy targets (unlocked cars), they’ll keep coming back.

Set your Alarm: An unset alarm system is as good as having no alarm system. On average, burglars only need 10 minutes to go through a house, so if you are headed out for any period, be sure to set your alarm. For the most part, burglars tend to avoid homes with security systems, so make sure that the security system signs and stickers are visible from all entrances to the house.

Sign-up for Vacation Watch: If you are headed out on vacation for an extended time, be sure to sign-up for Vacation Watch via the Harris County Sheriff’s Office website. The Vacation Watch Program is a service provided by the HCSO & alerts deputies to keep an extra eye out for any suspicious behavior surrounding your home while you’re away.

Learn more & sign-up here: https://www.harriscountyso.org/

Programs/programs_VacationWatch.aspx

Contact HCSO: Please make note of the non-emergency number & steps for call/report follow-up.• Immediate endangerment of life or property with a crime in

progress constitutes an EMERGENCY & you should call 911• If no crime is in progress or the crime has already occurred

with no suspect in sight, this is a NON-EMERGENCY & you should call 713-221-6000 (option 6).

• If you would like for a Deputy to contact you after the response/investigation, you must make the request with the Dispatcher taking your call.

• Please request the name of the Deputy and Case Number. You can use this information to submit additional information after the initial call.

Stay Alert: Residents are the eyes and ears of our community – especially at night. If you see something suspicious, do not hesitate to call the non-emergency number.

As always, if you have any questions or concerns to be addressed by the Crime Watch Committee, please contact us at [email protected]. (Or, attend one of our meetings – meetings are the 3rd Tuesday of every month at 7pm at the Fall Creek Clubhouse.)

Stay safe & stay cool this summer!Fall Creek Crime Watch Committee

Did you know: Humble was a crossroads community in 1870, named for its founder, Pleasant S. Humble, a San Jacinto River ferry operator who arrived before the Civil War. Humble ran a commissary, cut railroad ties from local timber, and served as justice of the peace. Settlement in the area stopped during the Civil War but resumed after Reconstruction. In 1876 the town was a flag station on a railroad known as “the Rabbit” because passengers shot rabbits when the train stopped on the way from Houston to Shreveport. Residents pursued lumbering and agriculture, and by 1880 the population numbered ten whites and fifty blacks; the blacks ran the lumbermill. Mill owner Charles Bender purchased the townsite, established a commissary where workers traded tokens for merchandise, and took over management in 1886. A post office opened that year, a school by 1887, and two hotels, two general stores, a sawmill, and a church by 1896. A local school established in 1890 had fifty pupils.
