High Humidity High humidity is very common in crawl spaces. Many times humidity is affected by water leaks, standing water, outdoor humidity, and rainfall. Did you know that humidity can also be high during a drought?

Condensation – Mix high humidity with an efficient AC system and you compound the problem. Ducts sweat creating more humidity.

Fiberglass or rock wool insulation can trap humidity and leach moisture into surrounding wood. This can lead to mold + wood rot fungus if not addressed properly.

Controlling crawl space humidity can make the HVAC system perform better and lower humidity levels in the rest of your home.

The Solution:Seal vents and install a dehumidifier.The goal is to keep humidity under 55%.

Standing water typically comes through the foundation but can also enter the crawl space floor as well as plumbing leaks.

Standing water introduces structure-damaging humidity into the crawl space as well as the rest of the home.

Standing Water issues can be addressed inside the crawl space or outside the foundation walls in many cases.

When installing a sump pump, be sure to place it in a basin. Drain pipe for trenches can be found at your local hardware or home improvement store.

Standing Water

The Solution:Installing a sump pump and trench withbattery backup is recommended and is a great defense against ALL flooding inside the crawl space.

Fungus Two Most Common Types: Wood Rot Fungus and Mold

Wood rot fungus occurs during long term water problems like high humidity, standing water, and plumbing leaks.

Wood rot fungus is devastating to the structure of your home. It can cause broken joists, sagging joists and rotten subfloors.

Mold can also damage cellulose-based materials such as joists and subflooring, but it poses its greatest threat to the health of humans and household pets.

Mold spores travel through poorly sealed subfloors and HVAC systems.

The Solution:We recommend physically removing mold, applying disinfectant and protectant with dehumidification.

Soil Gases Open or vented crawl spaces rarely have soil gas problems,but often suffer from humidity issues.

Closing the crawl space without proper ventilation is never recommended, and is against local and national building code.

Soil gases can build up in a crawl space that is not properlyinsulated and ventilated. The EPA recommends 1 cubicfeet per minute of air movement for every 50 square feetof crawl space. This is accomplished using our AVS.

Radon mitigation systems should be added in crawl spaces where known radon problems exist.

Insulation Fact: most crawl spaces built today are insulated with fiberglass batt insulation placed between the floor joists of the subfloor.

The problem with this approach is that:

1. Fiberglass is a costlier way to insulate.2. Fiberglass is a great nesting medium for critters.3. Fiberglass traps moisture and humidity.4. Fiberglass hides foundation and mold problems.

Critical Seal: BuildingScience.com says the most critical airseal to make in a crawl space is the rim joist. Air moves rapidly and in high volume through the rim joists causingdrafts and robbing precious conditioned air from your home.
