t h e e d i t o r . . . !is is my favorite time of year – the temperatures are warming and the Parade of Homes is "nally here. !is year we are proud to celebrate our 40th Parade of Homes event and have launched a new blog to kick things o#. !e blog takes an unprecedented look behind the scenes of building a Parade home. We are very appreciative of the homeowner, Anne, and her CVHBA Parade Builder, MyNextHome, for allowing us to tag along on this spectacular journey. If you haven’t checked it out, be sure to visit the CVHBA website and click the Parade Blog link on the homepage. One of our largest Parades in a number of years, the 2014 event will feature 18 spectacular single family homes throughout the Chippewa Valley. Each home and the home builder are highlighted in this issue. !ank you to the builders, subcontractors and all of you who continue to support this event year a$er year.

As spring and summertime approach, all those home improvement projects you set aside like painting the exterior of your home or cleaning out the gutters, will start calling out to you soon. If any of the projects on your horizon call for a ladder, it is critical to know the ins and outs of how to use one safely. !e following tips can help you and your family members use ladders with care:

• Make sure to use the right ladder for the job. !e ladder should be high enough for you to reach your work area without using or standing on the highest rung.

• !e base of the ladder should always be secured. You could ask a family member to sit on the bottom rung to hold it in place.

• Check the ladder’s maximum load rating before you use it to make sure that it can support both your weight and the weight of any supplies, tools or materials you are using.

• Never place or use a ladder on an uneven surface.

• Always maintain three points of contact with the ladder, and keep your weight centered between the rails. Leaning away from the ladder to do work can cause it to tilt and tip over.

• Check the rung locks and spreader braces on your ladder to make sure they are set "rmly in place, and never use a ladder with faulty spreading or locking devices. Ladders with missing rungs and or other damaged parts are also dangerous to use.

• Keep ladders away from doors that can be opened; if work must be done in front of a door, make sure that it is locked or guarded.

With any new construction or remodel project doing your homework is the "rst step towards a successful outcome. Take your time – most problems occur when a homeowner fails to investigate contractors carefully before hiring them. Select a contractor you feel comfortable with – one who understands your tastes and needs and with whom you can communicate easily. Asking for references and to see the contractor’s work are excellent ways to learn more about the contractor’s capabilities and quality of work. Always ask for a certi"cate of insurance to verify workers’ compensation and general liability insurance and always insist on a written contract and change orders. Incorporate any warranties, guarantees or other promises in your written contract. Be speci"c about start and end dates but remember some delays are unavoidable and beyond the contractor’s control. Finally, beware of the unusually low bid or low advertised price. If a contractor cannot pay for labor, materials and overhead, you are both in trouble. Ask your contractor if they belong to a professional association like the CVHBA. Your home is the single largest investment you will make in your lifetime. A little work upfront will ensure that it will last you a lifetime.

The economic and emoTional Value of homeownershipIn good times or bad, there is

one constant: Homeownership

remains the American Dream for

millions of American families.

And there are many reasons why,

both economic and emotional.

Most Americans consider

homeownership to be their

single best long-term investment

and a primary source of their

ZHDOWK� DQG� ÀQDQFLDO� VHFXULW\���Generations of families have

counted on and used the equity

in their homes for their children’s

education, their own retirement

and other milestone expenses.

Individual household budgets

are helped by tax incentives

that are designed to make

owning a home more affordable.

Deductions for mortgage interest

and property taxes can result

in thousands of dollars of tax

savings, especially in the early

years of the mortgage when

interest makes up most of the

payment. Home owners save

nearly $100 billion annually on

mortgage interest and property

deductions alone.

And when home owners sell

their primary residence, they

get an enormous tax break. A

couple who owns and lives in

their homes for two years and

then decides to sell can keep up

WR����������RI�WKH�SURÀW�WD[�IUHH��and a single owner can keep

$250,000.

A healthy housing industry

means more jobs and a stronger

U.S. economy. In fact, fully 15

percent of the U.S. economy

relies on housing.

Most of the products used in home

construction and remodeling

are manufactured in the United

States. Constructing 100 new

homes create more than 300 full-

time jobs, $23.1 million in wage

and business income and $8.9

million in federal, state and local

tax revenue. New home owners

spend money on decorations

and furnishings, to enhance

the landscaping and to become

members of the community by

patronizing local businesses and

service providers.

Yet a home is so much more than

an investment. In good times

and in bad, the opportunity to

own a home has been a cherished

ideal and a source of pride,

accomplishment, social stability

and peace of mind.

Homeownership strengthens

communities as well as families.

Home building increases the

property tax base that supports

local schools and communities.

When a family owns their

home, it is an asset that has a

are more likely to take care of

things they own so they remain

valuable. And a home’s value

is determined by how well it

is maintained as well as by the

condition of the neighborhood

it is located in. So home owners

have incentive to spend their

time and resources improving

their neighborhood, even if it is

just to protect the value of their

investment.

Homeownership builds strong

communities, provides a solid

foundation for family and

personal achievement and

improves the quality of life

for millions of people. The

Bipartisan Policy Center’s

Housing Commission has

said that homeownership can

“produce powerful economic,

VRFLDO�� DQG� FLYLF� EHQHÀWV� WKDW�serve the individual home

owner, the larger community

and the nation”.

KEEP YOUR HOME AND FAMILY SAFE AND SECURE

Your home is likely the largest investment you own, but more importantly, it protects and provides a sanctuary where your family will share experiences and create lifelong memories. !e National Association of Home Builders’ MyHome Press has published a handbook for home owners, “Home Maintenance Made Easy,” and below are just some of the many tips provided in the Safety and Security section that can help you keep your home and family out of harm’s way.

General Safety• Keep a home "rst aid kit or "rst aid materials in a convenient location. Buy and keep a booklet on basic "rst aid with it. • If you decide to remodel, "nish the basement, or add on to your home, work with trained professionals who will make sure a building permit is obtained, all building department inspections occur and the work complies with applicable codes.• Teach children how and why to dial 911.

Locks• Chains or locks will be the most secure if the screws and bolts used to attach them go all the way through the door or frame and cannot be removed from the outside. • Locks should be located so they cannot be reached by breaking a small windowpane in or near the door. • Locks that require a key to open from the inside are potentially dangerous if any emergency such as a "re occurs. Be sure a spare key is close by to prevent trapping anyone inside the house.

Fire Prevention• Have a "re extinguisher and ensure all family members know where it is and how to use it. Fires from combustible solids such as wood, cloth or paper di#er from electrical and chemical "res, so make sure your extinguisher is multipurpose. Check annually that the charge is still in the green area of the scale. A quali"ed and licensed professional at a specialty store can recharge it. • Make sure all family members know the escape routes to use in a "re. Conduct regular "re drills to practice. • Test your smoke detectors to ensure they function correctly and so everyone will recognize the warning alarm’s sound. If a detector chirps, the battery needs replacement. Follow the manufacturer’s directions for cleaning and servicing your detectors. • Store volatile materials (such as paint and gasoline) in appropriate containers and away from &ames and heat sources, ideally in a garage or building that is not part of your habitat space. • Don’t place &ammable objects or materials near the stove or "replace, and store matches away from heat sources and the reach of children. Also keep &ammable objects away from the grill. • Make sure all electrical cords are in good repair. Use properly sized fuses and don’t overload electrical outlets. the parade of homes and is held at

a different location every year. The

location is selected by the CVHBA

parade of homes committee based

The National Association of Home Builders recently announced the winners of the Best in American Living Awards - a prestigious award program that spotlights design excellence for the entire residential building industry.

Award recipients represent the forefront of innovative design in America, and are lauded as the most creative and inventive builders, remodelers, architects, developers, land planners and interior designers in the nation.

Based on submissions from this year’s crop of winners, some of the newest trends in design that home buyers will see over the next several years include:

• White on WhiteCabinets, &ooring, backsplashes, counters, "xtures and appliances are beginning to lighten up. Layering white on top of white is a new approach in many kitchens and bathrooms that is giving way to a fresh and light feeling. To achieve clean lines and a modern feel, designers and builders are selecting European cabinetry, adding shiny surfaces via appliance, backsplash and counter top choices, and incorporating glass walls.

• Bold Exterior ColorsBold colors are making their way to the exterior of homes. Whether it’s through paint, a mix of cladding materials, doors, windows, porches, shutters or trim, an extra layer of drama is being adding to the design of elevations, further enhancing curb appeal.

• Interior CourtyardsInterior courtyards are popular in all housing types right now. !e primary di#erence is scale. Within

single-family homes, courtyards provide private and safe outdoor living areas and are being shi$ed to side yards.

• Specialty LightingSpecialty "xtures are “lighting it up” this year. Regardless of whether it involves a custom or a stock "xture, designers are "nding ways to showcase them as pieces of art rather than just a functional element. Lighting is being paired with wood ceiling details to further enhance the room’s design and create a feeling of warmth.

• Historic Style with Modern FlairNew or remodeled homes, whether they are Cra$sman, Prairie, Mid-Century Modern or another historic architectural style, are adding modern &air to their traditional designs through color, "nish, "xture and lighting selection, while continuing to be in&uenced by the past through the use of reclaimed building materials and classic proportions and detailing.

• Blurring the Lines Between Inside and OutLines continue to be blurred between the inside and outside of homes. No longer limited to areas with warmer climates, this is being seen all across the country. More homes now feature movable glass walls, gourmet outdoor kitchens and interior courtyard pools, adding more everyday living space.

The 2014 MyNextHome Parade Home is the vision of the home owner and is built in a traditional Northwoods lake cottage design. Homeownership is by far the single largest creator of wealth for Americans, and consumers who take advantage of today’s excellent buying climate to purchase a home will "nd that it is the best investment they ever made.

Here are a few examples why, dollar for dollar, homeownership is a solid stepping stone to a future of "nancial security.

Over the long term real estate has consistently appreciated, even through periodic adjustments in local markets in response to economic conditions. On a national level, home appreciation has historically increased 5-6 percent annually.

Five percent may not seem much at "rst, but here’s an example that will put it into perspective. Say you put 10 percent down on a $200,000 house, for an investment of $20,000. At a 5 percent appreciation rate, that $200,000 home

would increase in $10,000 during the "rst year. Earning $10,000 on an investment of $20,000 is an extraordinary 50 percent annual return.

In contrast, putting a $20,000 down payment into the stock market and getting a 5 percent gain would only yield a $1,000 pro"t.

Looking at it another way, over a longer period of time, if someone put $10,000 into the stock market in 1996, the average annual S&P return would make that investment work $21,500 today - an increase of $11,500. !e median home price in 1996 was $140,000. Today, that same home would have gained nearly $100,000 in value.

Homeownership is also a more stable investment. Home values tend to increase at a steady pace while alternatives can be extremely volatile. For example, during the stock market decline of 2001-2002, households lost more than $1 trillion in

stock value, while their housing equity continued to climb.

Don’t forget there are also fantastic tax incentives designed to make owning a home more a#ordable. Home owners save nearly $100 billion annually on mortgage interest and property deductions alone.

In most instances, all of the interest and property taxes you pay can be fully deducted from your gross income to reduce your taxable income. !ese deductions can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment.

Plus, the best tax break available to homeowners is when they sell their primary residence. A couple who own and live in their home for two years and then decide to sell can keep up to

$500,000 of the pro"t tax-free, and a single owner can keep $250,000. If the homeowner uses these gains to buy and live in a bigger home for at least two years, the same bene"ts apply when they go to sell that home.

Buying a home is the largest, and smartest, investment most families will ever make. And with the long-term "nancial bene"ts, variety of homes for sale in all price ranges, and historically low interest rates, the timing couldn’t be better.

A home is often the biggest investment you will make in your lifetime. It is also the place where families will raise children and spend many hours making lifelong memories. So it’s important to maintain your home in good condition and make sure it offers a clean, comfortable and safe environment for many years to come.

This checklist contains tasks you should complete at least on an annual basis to keep your home RSHUDWLQJ�HI¿FLHQWO\�DQG�WR�SURWHFW�\RXU�LQYHVWPHQW���

Anytime during the year:

• Check all connections to your electrical system for possible hazards. Check cords and plugs of all electrical appliances for fraying or signs of wear. Repair or replace as necessary. Do not overload extension cords

• Test your smoke detectors, carbon monoxide detector and radon detector for proper operation. Clean the units with a vacuum or cotton swab and replace batteries and light bulbs if needed.

• Have your heating and air conditioning system(s) inspected and cleaned. If your system(s) has a ¿OWHU��UHSODFH�LW�HYHU\�WKUHH�PRQWKV�WR�NHHS�\RXU�XQLW�ZRUNLQJ�HI¿FLHQWO\�

• Inspect all doors and windows for proper RSHUDWLRQ� DQG� D� WLJKW� ¿W�� � &OHDQ� WKH� ZLQGRZ�tracks, clean and adjust the door thresholds and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home will reduce your energy bills.

• Check interior paint and touch up or repaint as needed.

• Inspect the attic insulation. Make sure the entire ceiling area is covered. Check that the insulation has not blocked vents in the eaves to prevent buildup of condensation and to allow proper air circulation. Insulation should also not be touching the underside of the roof sheathing.

• Oil motors of appliances as directed in instruction manuals.

• Periodically check storage areas, closets, and the basement to make sure no oily rags, gas FDQV�� SDLQWLQJ� VXSSOLHV� RU� ÀDPPDEOH� FOHDQLQJ�materials have been stored and forgotten. 7KHVH� LWHPV�FRXOG�EH�D�¿UH�KD]DUG�DQG�VKRXOG�be discarded.

• Check that the alarm and circuits of your security system are in working order, inspect the sensors one by one, and check primary and backup batteries monthly.

• Inspect your stairs, steps and ladders for damage or broken pieces that could cause someone to fall. Make sure handrails and railings are sturdy and securely attached.

In the spring:

• Check the condition of glazing compound, caulking and exterior paint. Replace or paint as needed.

• Exchange glass and screens in storm doors and/or windows (also in autumn).

• Inspect the roof for snow damage.

• Check for evidence of termites such as sagging ÀRRUV�DQG�FHLOLQJV�RU�GU\�� EURZQ� WXQQHOV� LQ� WKH�

• Seed and feed the lawn and plant annuals, cut back perennials that need pre-growth pruning.

In the autumn:

• Mulch perennials that need protection from winter weather and prune those that should be cut back in the fall.

• Rake and compost leaves.

• Remove hose connections and store hoses to avoid freezing.

Prospective home buyers have the choice of two types of houses on the market: resale or new.

Home buyers planning to buy a brand-new house or condominium o$en cite energy-e%ciency, open layout, a warranty, and being able to select appliances, &ooring, paint colors and other design elements as factors driving their choice.

But builders say that buyers can be drawn to a new house for reasons that aren’t so obvious. Below are a few more bene"ts of a brand-new home that you may not see in the sales brochure.

Building a Community TogetherA brand-new community is one of the built-in bene"ts of many new homes. When families move in to a subdivision at the same time, o$en lasting bonds of friendship and neighborliness are formed right away. Nobody is the “new kid on the block,” and many home builders host community block parties in new developments to help owners meet and connect. A Little Work Now...For A Beautiful Yard Later

Remember how beautiful your neighbor's yard was last year? A little yard work now will spruce up the outside of your home, start your "spring cleaning" chores and make your summer yard chores easier.

First, rake the entire yard. Remove all sticks, leaves, and dead vegetation. Remove debris from all &ower beds, shrubs and trees and loosen the soil around each. Mulches from last fall should be removed or troweled under.

Trim dead limbs from trees, shrubs and evergreens. If you plan to add more ornamental borders or shade trees to your yard, now is the best time to plant them. Keep air away from the roots as much as possible. A$er you've planted the trees or shrubs, water them well to seal them in the ground.

If you have fruit trees, apply the "rst dormant oil spray before the leaves appear. !e application will eradicate insect bores that may have taken up winter residence.

Once all raking, soil preparation and pruning chores are done, choose a well-balanced fertilizer program for your yard. Your local nursery can identify a good program for your soil type. A 10-10-10 fertilizer, which has nitrogen, phosphorus and potash, is a good all-around mixture for most lawns. Apply all fertilizers evenly to avoid striping later. Follow watering directions for the fertilizer carefully, or you may damage your lawn.

You’re now ready to put out your ornamental plants in the beds and borders and enjoy the results of your work!
