GARDENS AND GROUNDSHapsford House has extremely fine gardens andgrounds which have been given a Grade IIlisting because of their significance. They havebeen laid out on a grand scale to compliment thehouse at the start of the 19th century. From thispriceless legacy of gigantic Beeches, Oaks,Chestnuts and Sycamores the current andprevious owners have carefully created thedelightful garden seen today. Mature trees providea framework to a riverside woodland, orchard andformal gardens. A gentle sloping lawn runs awayfrom the house into a wooded glade whichdominates the garden. A magnificent laburnumwalk leads from the formal lawn to the manyareas of wild grass, herbaceous borders, flowersand specimen trees to a tennis court beyond.Amongst these trees is a secret garden withoutside pizza oven and seating area. Anornamental bridge crosses the river to FloweryMead Island complete with Hermitage stylegrotto with fireplace. On the opposite side to thisis a natural pool that has been created byreworking an old weir. An attractive boat house
sits on the river bank with a first floor studioapproached by a fascinating solid oak trunk withcarved out steps.
A secondary gated drive to the east of the gardensleads to a parking area with garage. Near to this isa fantastic kitchen garden, created by the currentowner and a range of stone gardeners workshopsand stores which have been meticulouslyrenovated by the owner.
Lot 2To the north of the house is a 7.66 acre paddockwith post and rail fencing and mains watertrough.
The Hydro (Lot 3)59.5 KW Ossberger system installed in 2010. Feedin tariff to run until 2035.
