Economists say the housing market

has regained its momentum

Westpac economist Felix Delbruck said the pre-election jitters appear to be the reason why the housing market lost momentum, “with the election out of the way and a Capital Gains tax off the table, it does look as if the market has seen a new lease of life”

According to the REINZ ( Real Estate Institute of New Zealand) there has been a noticeable increase in sales for the month of October, sales are up 12 percent compared to September and only down 2.4 percent when compared to October 2013. The median house price rose to $430,000, up $10,000 on September. Days to sell a residential property fell nationally, taking 33 days. Some areas of New Zealand such as Hawkes Bay recording the longest number of days to sell at 52 days.

While activity is increasing across the country, the South Island has experienced the largest monthly sales increase. REINZ data showed there were 6608 unconditional residential sales in October, up 11.8% on the sales recorded for September.

Unfortunately, this is bad news for those struggling with the LVR restrictions, especially in the regions. The November report from the Reserve Bank indicated that there

would be no immediate lift of the LVR limit, the RBNZ appear to be concerned with the surging net inward migration which is expected to reach a record of 55,000 people by the middle of next year. This does not automatically mean all application are declined for lending, so talk to your bank, and most of all ‘Keep Saving’ because all indicators are that it will be removed.

“Competition between lenders is hotting up, take time to look around. The power is in your hands, not the lender. I would pick and choose, and if I could get a sub-6% rate for 5 years, I would take the low rate. Always check out how much you can pay back without penalties.” Tony Alexander, Chief Economist BNZ.

These days, garden design

seems to be all about simple foliage and

clean lines. As much as I admire the

contemporary look, sometimes I prefer a bit of wild flower-like personality in my back yard. That’s where the easy-to-grow cosmos comes in to play.

Bursting with hot summer colours and growing to around one metre tall, cosmos are no shrinking violets. In fact, I love the way they sway gently in any summer breeze.

These devil-may-care flowers also come with easy growing instructions, thriving in the heat of summer and flourishing almost anywhere, as long as it’s hot, dry and sunny.

I’ve learned to give my cosmos plenty of admiring glances during the warmer months as, like all annuals, they germinate, flower and die within a season or a year. But don’t fret – they also pop up again each following year.

For me, cosmos look best when grown en masse, creating a sea of country-cottage colour. So, I recommend getting your hands on as many seedlings as you can afford.

All you have to do is pop down to your local supermarket, Bunnings or The Warehouse and grab some Awapuni Nurseries’ cosmos seedlings. Ours are the ones wrapped in newspaper or biodegradable pots (you’ll never see our plants packaged in plastic). Or, if you prefer, head to our online store

at www.awapuni.co.nz and get your seedlings delivered direct to your door.

Once you’ve found a good spot and you’re ready to plant these American natives, add a good general fertiliser, like nitrophoska blue, to the soil to encourage growth.

Then simply dig a hole (approximately 3cm deep) and place your seedling inside. Plant each subsequent seedling about 10cm apart, giving them space to grow but ensuring they’re close enough to support each other in strong winds.

Next, layer newspaper around your plants, and then cover it with peastraw. This homemade mulch will prevent your plants drying out during the day and in between watering sessions.

Voila – you’ll have a cosmos floral fiesta in no time, and get to enjoy an array of colour until the first frost hits, usually around June.

And if you really want to bring the outside in, just a handful of these long-stemmed beauties look great in a tall vase (just don’t forget to put

them in a cool place and change the water every two to three days). You’ll be thanking yourself for adding a bit of country colour at your place.

Don't panic about asbestos

Just hearing the word asbestos can

send homeowners into a state of panic.

However, left undisturbed, asbestos is actually quite safe. If exposed or damaged though, it can be a risk to health when inhaled as fine dust.

Asbestos is the name for a group of naturally occurring minerals made up of many small fibres. If you breathe this dust in, fibres can get stuck in your lungs and body, which can lead to breathing difficulties or even lung cancer.

Asbestos was mainly imported and used before the 1980' s. It was a popular building material because of its excellent insulating, fire-resistant and reinforcing properties. It was used in asbestos-cement cladding and roofing, backing material for floor tiles and vinyl sheets, insulation board for thermal protection such as around fireplaces, textured ceilings and sprayed-on wall surfaces, lagging for insulation around pipes, heaters and hot water cylinders, vehicle brakes and clutches, textiles, spouting for drainage and water supplies.

However, once the health risks of asbestos were known, its use was gradually stopped, and other materials were used instead. Despite this, products and appliances with asbestos content may still be around, particularly in homes built before 1984.

Asbestos was also used in household items such as oven gloves, ironing board pads, simmer mats for stoves and fire blankets.

For most homeowners, the risk of developing asbestos-related diseases is very low for low-level short-term exposure. This is because the risk of disease is directly related to the amount of exposure. Asbestos-related diseases are more

common in workers who have had heavy exposure over long periods of time such as people involved in the manufacture of asbestos-containing material.

The highest risk of exposure to asbestos in the home is through home renovating, by cutting or drilling through asbestos-containing material. Left undisturbed, such materials pose little risk, therefore it may be best to leave it, seal it or enclose it.

The Ministry of Health advises homeowners not to undertake home maintenance on materials that may contain asbestos, and not to dispose of such materials yourself.

If you are concerned, you can arrange to have your house tested. Many good property maintenance companies can help with preparing a sample for testing.

The most common types of asbestos fibre you are likely to find in New Zealand are chrysotile (white), amosite (brown) and crocidolite (blue). The colour differences are very slight and laboratory analysis is needed to identify different types of asbestos fibre.

In total, there are six types of asbestos, which vary in fibre size and length. The longer and finer the fibre, the greater the danger. Crocidolite and amosite asbestos (amphibole group) have been identified as most dangerous. Their long needle-like fibres can easily penetrate through to the respiratory tract and lungs and are most likely to cause health problems. Chrysotile asbestos (serpentine group) is thicker due to the curly nature of the fibres, and is unable to penetrate as far.

When asbestos dust is inhaled, larger fibres tend to be cleared by protective mechanisms in the lungs and upper respiratory tract. The finer fibres are more difficult to remove, and may become deposited in the lungs, or penetrate further into the body.

Asbestos is primarily controlled by the Health and Safety in Employment (Asbestos) Regulations 1998 administered by the Ministry of Business, Innovation and Employment. The Building Act 2004, and the New Zealand Building Code clause F2 Hazardous Building Materials, control the use of asbestos in buildings. The act is administered by your local authority.

Hundreds of Mid Canterbury children will catch a glimpse of Santa on Saturday (December 6) when he makes a guest appearance at Ashburton's Santa Parade around the central business district.

And those children are encouraged to dress up for the occasion.

Ashburton's annual parade is promising to be bigger and better than ever with Santa joined by hundreds of people in the parade including clowns and famous television characters all celebrating the festive season: Bananas in

Pyjamas, Shrek and Big Bird, to name a few, are all expected.

Organiser Carol Johns said it would also be great if people watching the parade got dressed up to celebrate the festivities too.

She said the number of entrants, not including costume walkers, included more than 60 businesses, schools, preschools, community groups and individuals wanting to take part.

There had been a real community effort to keep the annual event and give it community ownership, she

said. She hoped the community support would continue to grow.

The parade entrants and costume walkers were due to meet at Mona Square at midday.

They then leave Mona Square at 12.30pm via Kermode Street, heading toward East Street.

The parade then goes down East Street, turns at Baring Square East (Post Office corner) before doubling round the square on to Havelock Street and back down East Street,

heading back towards Mona Square.It will be fun and festive.Mrs Johns said prior to the parade

downtown Ashburton would also host some pre-parade entertainment and activities for the kids.

This will take place on the East Street Chessboard from 11am.

Children can expect to see Ronald McDonald and the balloon man. There would also be a colouring competition and lolly giveaways, she said.
