The average house price in Christchurch, as recently reported in The Press, rose to $450,000 last month (an increase
in 2.1%) and some say it is spearheaded by the affect of overheated market in Auckland
which appears to show no signs of cooling.
The only difference between Christchurch and Auckland’s housing markets would be the development of new housing, land and building packages, and subdivision developments in Christchurch. These are well ahead of Auckland, mainly because of the September 2010 and February 2011 earthquakes, and should result in a levelling out in the market sooner than the Auckland market.
Ashburton and Mid Canterbury in relation, showed a median sale of $352,500 which is an increase of
8.4%, which is good for property owners and investors.
The median weekly rent locally, based upon the latest figures are: $280 for a two bedroom flat, $300 for a two bedroom house, $340 for a three bedroom house, and a four bedroom house would return $365 per week. Keeping up with the medium rent review for any rental investment is imperative as it gives
you the correct rate of return on your investment.
We have seen many privately managed investment home owners engage us to manage their properties, mainly because of issues with tenants or lack of time. Only then does the investor realise the rent they are charging is well below the median rental rate. Often landlord’s also state they don’t increase the rent because:”They have a great tenant and don’t want them to leave”. Chalkboard walls
The addition of a chalkboard wall can be classy and practical.
A chalkboard wall doesn’t have to be something just for the kids’ bedroom, it can even be something which is a handy addition to a home office or kitchen. It can be a place to write a grocery list, display a menu, thoughtful quotes, or simply a place to doodle.
But possibly the place it’s most commonly found is in a kid’s bedroom. And, it’s simple to do.
A lot of major paint manufacturers make special chalkboard paint these
days.
It’s as easy as prepping the wall and framing off the section of wall you want to paint – whether it’s the whole wall or just a section – and thoroughly clean it of any obstructions.
If your wall is covered in glossy paint, sand it down to help the chalkboard paint adhere more effectively.
Stir the chalkboard paint and apply a coat directly to the wall, just like you would with any other wall paint, and let it dry for a few hours
then apply a second coat.
The paint should then be left for three full days, before the painter’s take is removed.
A transition can be created between the chalkboard and the rest of the wall by painting a frame around it, using a contrasting paint colour, and it can be done by following a similar process. Use tape to mark off a frame and use a small paint brush to create the border before letting the paint dry then removing the tape.
Before you use your chalkboard
wall for the first time, it’s important to condition it with a layer of chalk dust, which can be done by using the broad side of a big piece of chalk and dragging it along to colour over the whole surface, before erasing it with a chalkboard eraser.
Maintenance of a chalkboard wall is easy too. You just wipe it clean, with a damp cloth. After it’s been cleaned, it’s important to condition it again by covering it with chalk and wiping it off.

What should you expect from a pre-purchase builder’s report?
So, you have circled the front page of the
Agreement for Sale and Purchase and you are
going to get a Building Report.
Clause 9.3 of the standard agreement includes that the report must be a report on the condition of the buildings and any other improvements that is “satisfactory to the purchasers” and “on the basis of an objective assessment.”
The person completing the report needs to be “a suitably qualified building inspector” and the report needs to be completed in “good faith.”
So what should you expect the building inspector to report on, and how should the report be presented?
Don’t settle for a one-page letter that refers to the property in an ambiguous way, leaving one to either be too worried to purchase
the property, or over confident that the property has no construction or maintenance defects.
Good property reports include information such as:
• What is considered normal wear and tear for a building of that age;
• Any urgent defects that need to be remedied prior to purchase, and which the Vendor should be attending to; and
• Identifying any maintenance that may be deferred to another day.
A good property report uses clear definitions so that you will know that “reasonable condition”
means that perhaps there are some signs of aging, but otherwise the property is structurally sound. You will also be told if immediate remedial attention is required, and what should be done to remedy the fault, for example: “Guttering: Colour steel, Secured, Remedial attention: requires an internal clean.”
You also need to be sure that you know what the limits of the Report you are obtaining are, for example, the difference between what a builder may report on, and what an engineer may report on.
And then, don’t forget to discuss the report with your lawyer.
