It was about this time last year that parts of the GTA were left reeling from severe rainfall, flooding and

power outages, and homeowners were learning the hard way about home insurance and new-home warranties. Indeed, you wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. But when it comes to buying a new home, you should be even more diligent.

Some people may be so excited about their purchase that they’re more interested in choosing finishes than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack

of awareness of just how new-home warranties work in Ontario.

Tarion Warranty Corp. is a non-profit company designed to protect the rights of new-home buyers and to regulate builders (see pages 28 and 40). With four main responsibilities – homeowner education, warranty enforcement, builder licensing, and identifying and prosecuting illegal building – it is, unfortunately, a necessary but extremely valuable body. It is also one you should get to know.

Just like for cars or electronic devices, all manufacturers and products are not created equal. Learning about your new-home builder’s warranty – before the time when you actually may need it – is a crucial part of the homebuying process.

Whether you’re relocating from one coast to the other or moving to your first place,

changing homes can be hectic, exciting and certainly stressful. But, relax.

Building communities, as well as new homes

BILD members are well known for building quality homes and business across the GTA, but what sometimes gets overlooked is the positive impact they have on the communi-ties they develop.

New developments drive foot traffic, increase property values and lead to new infrastructure, which in turn benefits local homeowners and business owners.

Among our 1,400 members, there is a renovator, Lefteris Karagiannis of Mane Construction, who is building his legacy in east Toronto in an area that is unofficially known as Bricktowne.

It’s an area that was home to about 10 brickyards at the turn of the century. Its borders are Highfield Rd. to the east, south of the railway tracks below Danforth Ave. to the north, Leslie St. to the west and Queen St. to the south. Within those boundaries is Greenwood Park, which used to be a brickyard. Several other yards in the Gerrard and Greenwood area were brickyards too.

Some call the area East or Upper Leslieville, or East Riverdale, or know it as an extension of Little India. But not Karagiannis. He calls it Bricktowne, and he plans to go to the city within the next year to have it officially renamed.

“I came up with the name Bricktowne to promote an identity for the community. In Toronto, we have Corktown, in Vancouver, they have Gastown, Hamilton is Steeltown. So why not Bricktowne? We’re paying homage to the history of the area,” Karagiannis says.

Karagiannis and his business partners own four buildings in the area, including a bistro called The Brickyard Grounds. The eatery has become the heartbeat of Bricktowne, the hub where everyone in the area, including artists and musicians, eventually goes to grab a quick cup of

coffee, or sit down for a sandwich and a beer. The bistro recently hosted 300 customers on a single Sunday. It seats 30.

The four buildings also consist of three commercial spaces and 11 rental suites. “As a RenoMark renovator, rather than tearing them down, we improved the apartments by updating electrical and heating systems, upgrading the windows so they were better quality, upscale rental suites exceeding building codes,” Karagiannis says.

Bricktowne is seeing a lot of middle-class families move in, he added. And there is even new homes being built 100 yards east of the bistro. With a wry grin, Karagiannis said 31 stacked modern townhouses are being advertised as “East Leslieville.”

Meanwhile, Karagiannis partnered with Nuit Blanche and created two murals to beautify the community, and the city has retrofitted Greenwood Park with a hockey pad, kids’ play area, baseball diamond, soccer field and dog park.

“We just want to create an identity for the community in terms of ownership and pride,” he says. “We want to give it a new life again and make it sustainable.”

What to look for in a new home

It’s a fact that new homes and condos are not perfect. The home building process is the work of craftsmanship, where many tradespeople collaborate to bring your new home to life.

This is why it isn’t uncommon for a new home to have some imperfections – ranging from minor cracks and squeaks, to more major issues such as water leakage.

Over the years, Tarion has tracked our most frequently asked questions. If you are a new home or condo owner, chances are you may be wondering the same things, such as, is that crack in my basement something to be con-cerned about, or are those squeaky floors warrantable?

From minor issues to more serious ones, I’ll explain how to determine what you should note on your warranty forms.

CRACKS AND SQUEAKSNotice a crack in your drywall, or a squeaky floor? Most new-home owners think that a new home should not have any imperfections, but that isn’t so. A crack in your drywall, concrete basement floor, or garage floor could all be due to “shrinkage,” caused by the drying of materials. This is a normal and common process that all homes experience. Since this does not have an adverse affect on the condition of your new home, it is not covered under warranty. The same goes for a squeaky floor or stair, which may also be the result of shrinkage. You can still point these issues out to your builder, as he or she may be able to determine the cause, and possibly make a simple repair.

Although many cracks and squeaks are nothing to be concerned about, take note of the width of the crack. For example, a crack in a garage floor that is more than six millimetres in diameter (approximately the thickness of three

loonies) should be something to note on your 30-Day or Year-End form. As for a squeaky floor or stair, ensure the flooring is not loose, as this is also something to note on your warranty form before your first year deadline.

WATER LEAKAGEThere is a big difference between water condensation, and an actual pool of water in your home. Many homeowners inquire about dampness or condensation, usually in the basement of their new home.

Depending on the weather outside, condensation may occur in a new home, but should not be cause for major concern. Check the moisture levels in your home to help prevent excess conden-sation. Reduce dampness by using a dehumidifier or increasing ventilation to the area.

Only actual water penetration through an opening in the wall or floor may be covered by the statutory warranty. In a basement, trickling water leakage should be included on your 30-Day, Year-End and Second-Year warranty forms as the cause will need to be identified.

INTERIOR FINISHESGranite countertops have become a much desirable upgrade in many new homes, and it can be extremely frustrating to a homeowner if a scratch is noticed. However, solid-surface countertops can be brittle and easily damaged by impact.

Pay close attention to the condition of your countertops during the Pre-Delivery Inspection (PDI), as cracks are generally only covered under warranty if it can be shown that it existed prior to you taking possession of the home.

If a crack is not listed on the PDI form, it will likely not be covered if listed on a 30-Day or Year-End form since after you take possession of your home, we will not be able to determine whether the crack was caused by the builder or the homeowner.

The same logic holds true for scratches or dents to flooring or other interior fixtures such as a bathtub. Noting these imperfec-tions on your PDI form is a must. If the house is not clean enough to assess such imperfections, request that the PDI be rescheduled so that it is in suitable condition for an inspection.

water table shifted, causing differential soil settlements

More and more builders, Tarion says, are improving their customer service. And it’s not just the large companies.

“The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap.

So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship.

What’s in your new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it filing a complaint or, worse, proceed-ing to a claim settlement.

But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens.

Indeed, according to Tarion Warranty Corp., nearly every new home built has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials.

In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns.

Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of

“saving you money.”But when there’s a problem or issue that needs to be

resolved, good luck.That’s why it’s important to ensure your new home builder

is registered with Tarion – to provide the peace of mind that Tarion is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are.

BECAUSE STUFF DOES, INDEED, HAPPEN. In a society where financial-planning education and free financial resources are readily available, it is difficult to believe that most people do not understand how to use their cash flow and capital effectively. When determin-ing many people’s top financial objectives, a large number of people put building their net worth and paying off their mortgage at the top of their list. While at face level these seem to be rational choices, I will show you why these goals may contradict one another, and how being mortgage-free is a detriment to building net worth.

With rates of returns in the equity markets once again showing positive returns, RRSP contributions and investments are once again a hot topic. The challenge that this presents for most individuals is clear – with a finite income, how does one allocate capital to acquire that net worth figure that brings you to the point where work is something you choose to do rather than need to?

The RRSP-versus-mortgage debate has long been the source of controversy. While there is no definitive answer, here are some rules that will enable you to make an informed decision. The major factors influencing the choice of options are the mortgage interest rate versus the expected return in the RRSP, the investment time horizon versus the mortgage time horizon, the availability of RRSP contribution room, and the ability to capitalize on mortgage prepayment privileges.

Given an expected RRSP return equal to or greater than the mortgage interest rate, and an investment time horizon equal or greater than the likely mortgage life, maximizing RRSP contributions generally maximizes net worth because the tax-sheltered growth of an RRSP means you get compounded

growth for a long period. Conversely, as the mortgage interest rate is greater, or the investment time horizon decreases, it becomes more attractive to prepay the mortgage.

Those who are fortunate enough to have used up all of your RRSP contribution room should look at whether borrowing to invest outside of your RRSP is wise. While all the same principles stated above apply, there are a couple of distinct elements to review. When considering building an investment portfolio outside of your RRSP, compare your after-tax rate of return relative to your after-tax cost of borrowing. Generally, if you borrow to invest (with the expectation of gain) then the interest borrowed on that money becomes tax deductible. This means the real rate of interest to the borrower becomes one less your marginal tax rate percentage times interest rate on the money borrowed. For those in the top tax bracket, this can reduce the cost of borrowing by nearly 50 per cent.

Next, determine your after-tax rate of return. When investing outside of RRSPs, keep in mind that not all invest-ment income is treated equally for tax purposes, and the difference depends on your personal tax bracket. To optimize your after-tax rate of return, seek capital gains first, dividend income second, and interest income third.

A common misconception is that wealthy people do not have mortgages. The odds are that if you know a wealthy person without a mortgage then they likely inherited their money, do not have a good financial adviser, or are highly risk averse. With interest rates where they are today, paying off your mortgage is, in all likelihood, not a wise financial decision if your hope is to have the highest and best use of your capital.

Take solace in this – the next time you are at a party or family function and someone smugly tells you that they have paid off their mortgage, odds are they know little about personal finance and will likely limit their personal net worth as a result. After all, who really worries about a mortgage of a couple of hundred thousand dollars when your investment portfolio is a couple of million dollars and could be used to retire your mortgage any day you choose? By deploying this strategy, what you are doing is using other people’s money to build your net worth.

At the end of the day, the correct formula for using debt for investing comes back to your investment objectives, personal goals and risk tolerance. Clearly if your after-tax rate of return is greater than your after-tax cost of borrowing, then you are getting ahead financially. Furthermore, if your cash flow allows you to take advantage of the above strategies, then it can greatly assist you in your retirement planning.

Today’s new home designs often include areas that are suitable for a variety of purposes, which offers residents flexibility when deciding how to furnish the space. I sought the advice of renowned Interior Designer, Bryon Patton of Bryon Patton & Associates, a design team that Geranium Homes has collaborated with on many of our model Homes. I asked Patton what homebuyers should consider when making decisions about purchasing new furniture, and arranging existing pieces in new rooms.

When designing a living/dining area that offers flexibility to accommodate different sizes of gatherings, Patton suggests having a lightweight dining table with self-contained leaves that can be extended to accommodate more guests when the need arises. “Look for designs in glass as they appear to take up less space when compared to more solid tables,” he says. “In the living room, position a sofa in a tailored style and, create a statement with a couple of chairs that are sculptural in design, like a Swan or Wassily chair. These lightweight choices are easy to move and can quickly be rearranged to accommodate alternative groupings, as required.”

Seating areas work well with the addition of a large upholstered ottoman that opens for storage, and can also function as a coffee table, footrest and extra seating. For principal pieces of furniture, Patton has a tip – a well-tailored tuxedo style three-seat sofa with well-proportioned arms so guests may comfortably perch can also function for overnight guests.

Kitchen islands have become a common design feature in new home layouts and Patton is a big fan. “In addition to being a practical work surface, they also function

as a pleasant, casual eating area,” he says. “Islands are also useful for setting out buffets, they make a wonderful bar area, and they provide separation for when the cook needs his or her space, but still wants to be a part of the action.”

Home and condominium designs often include a den that can offer a multitude of uses depending upon the lifestyle of the residents. Uses may include a home office, a media room, an occasional guest room, a hobby room, a sewing studio or a library. Patton often includes a comfortable sectional sofa, as well as a bookcase and desk for work and storage. For additional storage and to display collections, he will install shelving above the door height around the perimeter of the room.

When faced with a small room size, rather than attempting to make it appear larger, Patton works with rich, strong colours like char brown or eggplant to create drama, as well as a warm, cosy feeling. To avoid a gloomy space, he applies crisp white on the ceiling and trim for brightness and contrast. Wall murals are making a comeback, especially high quality photography of street scenes. Murals add interest to any room and draw the eye into the frame, while creating the illusion of a larger space.

There is certainly a trend towards multi-purpose rooms and uncluttered spaces. Next time you visit a professionally designed, and furnished, model home, you’ll likely spot some of Patton’s recommendations for using furniture that offers more flexibility.

is a real estate lawyer

Not all lawyers are created equal. If you needed a heart surgeon, you certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area greater than another. Do not believe that the granting of a law degree instantly bestows knowledge of all laws on the head of a lawyer.

The first thing you need to do to find a lawyer is the same thing you ought to be doing to find a home – research! Where do you look? Start with media and look in magazines (editor’s note – you already have your issue of New Home Guide, so you’re off to a good start!), newspapers, listen to radio, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. Generally, if a lawyer is taking the time to participate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients that come out of those seminars.

Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing; and whether they make you feel comfortable.

Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred.

Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted.

Who is making the referral? Is the referral coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you get comfortable with this issue before you hire someone.

Now to bring this back to the original idea, what you need to understand is that there are general law practitio-

ners just like there are family doctors. What this means is that a lawyer may have a wide-ranging practice com-posed of many areas. The smart lawyer who falls into this category knows that if there is a serious issue that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them carefully, pointing out any problems. Ensure that he/she knows what can be negotiated and what cannot, or you may lose your deal.

Remember, your lawyer is a very important part of the process, so take your time and find the right one.

New home sales in the Greater Toronto Area have rebounded from a slow 2013 and returned to healthy levels, according to the Building Industry and Land Development Association (BILD).

According to RealNet Canada Inc., BILD’s official source for new-home market intelligence, there were 3,526 new homes and condominiums sold in the GTA in May, with increases in both highrise and low-rise sectors.

Highrise sales were up 22 per cent from 2013, making it the third-highest May in the last decade and 11 per cent above the 10-year average. Meanwhile, lowrise sales rose 27 per cent, sitting seven per cent below average.

“Sales through the first five months of 2014 have shown that new-home buyers have confidence in the market,” says BILD President and CEO Bryan Tuckey. “This will result in the creation of hundreds of thousands of jobs in the coming year for GTA residents.”

The building and development industry is a major engine in the regional and provincial economy, creating more than 207,400 jobs in construction and related fields last year.

According to the RealNet New Home Price Index, prices in the lowrise sector grew five per cent to $675,074. Highrise pricing increased slightly by one per cent to $437,773.

More than meets the eye

The new home industry is comprised of a myriad of suppliers, consultants and a broad cross-section of businesses that collaborate to deliver your new home. From architects and surveyors to estimators and interior designers, every new home community requires input from experts specializing in various disciplines. This comprehen-sive team effectively and efficiently plans and executes every element. The process will often take place a year or more before you ever step foot into a sales office – and while the effect of what these professionals bring to the table is evident in the finished community, often their work goes on out of sight and behind the scene.

Each new home and condo has a positive impact on the economy. In fact, in Canada, the new home industry is the largest overall contributor. From initial stages of development to the construction of every new home, there are hundreds of people employed who ensure that every detail is addressed.

Those looking for their first home and long-time homeowners are likely unaware of the extent of the back-end planning that shapes your new community. By the time you sign an Agreement of Purchase and Sale, the big picture has been sorted and things are well underway. However, there’s still a chance that your occupancy date may be delayed. Much like the initial planning stages, construc-tion requires the coordination of many trades and suppliers, and most delays are unavoidable.

Interruptions in construction schedules may occur due to inclement weather. For instance, concrete can’t be poured and cured in extreme temperatures. Excessive snow and rainfall may also be a factor. On the other hand, delays may also arise due to material or labour shortages. In the case of any delay, your builder is responsible to keep the lines of communication open and let you know what to expect. As a new-home owner in Ontario, you’re protected by Tarion and the rules outlined under the Ontario New Home Warranties Plan Act. When purchasing a new home or condo, you’d be wise to make yourself familiar with this coverage by visiting tarion.com

It’s also helpful to know that some features of your new home or condo might not be complete when you move in. While you would never be expected to move into a new home without essentials in place, some items that won’t directly impact your quality of living may not necessarily be complete.

For highrises, often common areas and sometimes amenities aren’t finished at the time of first occupancy. Corridor carpet isn’t typically installed until occupancy is almost complete, to avoid potential damage caused by so many moving in. And, it just makes sense that the yards of new lowrise homes that close in the middle of the winter will not be sodded until the spring.

It’s key to remember that new homes and condos have more benefits than initially meet the eye – including better construction with state-of-the-art building envelope design, high levels of insulation and energy-efficient appliances, heating and air condition-ing systems – often which make delays easier to handle.

Q. I recently purchased a rental investment property. Fortunately, the home was rented quickly. However,

last summer because of several days of heavy rainfall, the roof leaked terribly and our ceilings were partially water damaged. I had to reshingle and replace almost half of the entire roof and repair the ceiling and floors. It also cost me more than $1,200 for a new fridge and stove. I have an individual who prepares my income taxes who has advised me that these are capital items and I could not deduct them for my income taxes. A. Real estate rental deductions are always contentious, and Canada Revenue Agency frowns on expenditures that

should be capitalized as opposed to being expensed immediately. As an accountant who deals with real estate investors on a regular basis, I can tell you your concern is not isolated. The Income Tax Act does provide guidance with regards to capital items and current expenses.

Capital expenditures – Generally, these are expenditures that will provide benefits and a useful life for several years – such as appliances, air conditioners and dishwashers. The Income Tax Act provides for Capital Cost Allowance (CCA) deduction for capital expenditures that can be expended over the useful life of the asset.

Deductible Expenses – Generally, these expenditures may be deducted in the year they are incurred. They would include all expenditures directly related to the property such as property taxes, insurance, utilities, mortgage interest, advertising cost, legal cost, accounting fees, and repairs and maintenance.

It would appear your repairs were performed to maintain the property to its original condition and would therefore be considered a current expense.

However, the fridge and stove must be capitalized.Investors should always have a good accountant who

deals with real estate investments on a regular basis to ensure the right advice is given.

A. Congrats on joining the ranks of entrepreneurs. Many individuals

talk about starting their own business but are reluctant to do so for various reasons. The primary obstacle is finances, followed by lack of knowledge about where to start.

Individuals who are strictly T4d – that is, employed full- or part-time – were to file their year’s personal tax return on or before April 30 of the following year. Self-employed (including non-incorporat-ed businesses) taxpayers and their spouse had to June 15 to file their tax return for the previous year. However, any income taxes owing would have to be remitted on or before April 30 of the filing year.

Therefore, you should have your tax returns prepared before the end of April to avoid any interest penalties.

According to new statistics released by The Canadian Real Estate Association (CREA), national home sales activity posted a sizeable month-over-month increase in May 2014.

The number of home sales processed through the MLS Systems of Canadian real estate Boards and Associations rose 5.9 per cent from April to May 2014. This marks the largest month-over-month increase in nearly four years.

Sales rose in four out of every five local housing markets in May, including almost all large urban markets. The largest gains driving the national increase were posted in Calgary, Greater Toronto and Montreal.

“The monthly increase in May activity was widespread among local housing markets, with some 80 per cent of them reporting stronger sales compared to April,” says CREA President Beth Crosbie. “Over the past 25 years, that widespread a monthly sales increase has been recorded only a handful of times. Even so, the improvement varied by location.”

Actual (not seasonally adjusted) activity in May stood 4.8 per cent above levels reported in the same month last year, and 3.8 per cent above the 10-year average for the month of May.

May sales were up from year-ago levels in about 60 per cent of all local markets, led by Greater Vancouver, Fraser Valley, Calgary and Greater Toronto. Monthly activity trailed levels reported last May in Montreal and Halifax-Dartmouth.

The national trend for new listings has mirrored the trend for sales in recent months. The number of newly listed homes rose 3.8 per cent in May, marking a fourth straight monthly gain. Also in line with sales activity, new listings were up in about 80 per cent of local markets.

“In markets where supply had become tight, we expected sales to improve in tandem with listings,” says Gregory Klump, CREA’s chief economist. “Had it not been for such a brutal winter that delayed the launch of the spring market, the improvement in new listings and sales would likely have been more spread out over the past few months.” Combined sales over the past three months are roughly in line with the 10-year average for that three-month period.

The actual (not seasonally adjusted) national average price for homes sold in May 2014 was $416,584, up 7.1 per cent from the same month last year.

The national average price continues to be skewed upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s largest and most expensive housing markets. Excluding these two markets from the calculation, the average price reaches a relatively more modest $336,373 while the year-over-year increase shrinks to 5.3 per cent.

The MLS Home Price Index (MLS HPI) provides a better gauge of price trends because it is not affected by changes in the mix of sales activity the way that average price is.

The Aggregate Composite MLS HPI was up by 4.98 per cent year-over-year in May, which is slightly smaller than gains of 5.03 per cent and 5.19 per cent in April and March respectively.

Year-over-year price growth gained strength for two-storey single-family homes and townhouse/row units, and lost a bit of momentum for one-storey single-family homes and apartment units.

Year-over-year price gains were led by two-storey single-family homes (5.98 per cent), followed closely by price increases for one-storey single-family homes (5.19 per cent) and townhouse/row units (5.04 per cent). The price increase for apartment units was comparatively more modest (2.93 per cent).

Year-over-year price growth varied among local housing markets tracked by the index, with the biggest gains having been posted by Calgary (10.12 per cent), Greater Toronto (7.08 per cent) and Greater Vancouver (4.27 per cent).

The violent thunderstorms with heavy rains and strong winds that caused severe damage across southwestern and southern Ontario recently serve as a strong reminder to consumers about the importance of home insurance.

The Insurance Bureau of Canada (IBC) is informing consumers about what they need to know if their property was affected.

“First, make sure your family is safe,” says Ralph Palumbo, vice-president, Ontario, IBC. “Any property damage to homes and personal property will likely be covered by home insurance policies. Ontario’s home, car and business insurers will be there to help residents and businesses recover from this storm.”

Consumers should contact their insurance representative as soon as possible to discuss coverage and deductibles and to report damage claims. To facilitate claims processing, homeowners should document all property losses. And, if safe to do so, they should protect their property from further damage.

IBC REMINDS CONSUMERS THAT:›› Most home and business insurance

policies will cover damage caused by wind, including broken windows and removal of debris.

›› Auto policies cover wind damage if comprehensive coverage has been purchased.

›› Marine insurance policies will usually cover damage to boats from wind.

›› Homeowner’s and tenant’s policies usually provide coverage for additional living expenses if a home is ninhabitable resulting from an insured peril.

Affected residents can also call IBC’s Consumer Information Centre in Ontario at 1.800.387.2880 for answers to insurance-related questions.

Is your outdoor space a bit of a killjoy? For those of you seeking inspiration to spruce up your small patio or balcony space, I have some fabulous design tips from my own outdoor living area to help get you started.

First things first, consider how you want to use your space. Do you want to lounge with friends or have dinner around a table with family? In this space I created for myself, I opted for a living-style hangout area, where I could sun on the sofa when I needed to relax. When it comes to your space, always keep sizing in mind. on my outdoor furniture, so that I didn’t close in the space or make it seem cramped.When dealing with a balcony in the city, privacy is always an issue. I found this great

white lattice at The Home Depot that I turned sideways and attached to the balcony railing. I added greenery in front for an intimate and functional privacy screen.

The other thing I did was add an umbrella, not to block the sun, but to block the view of the neighbours above me – taking away that fish bowl feeling and creating a relaxing outdoor room.

Adding planters of different heights to any balcony helps keep the space interesting and cosy. Choosing low maintenance plants ensures they will look great all summer long without the fuss.

Bring the indoors outside, by adding mirrors or decorative pieces, such an outdoor shag rug, or solar lanterns for ambiance at night. For that extra touch of comfort, I added a small fire ball heater to the coffee table, for warmth and mood lighting during night time entertaining. Plus, it doesn’t take up much space or need firewood.

In small spaces, try to stay away from adding too many different colours with plants and decor. Keep it simple so that it is easy on the eyes, creating the illusion of a larger area.

Last but not least, I added a water fountain to drown out the road traffic and to give the effect of being near a lake. It’s also a nice visual and conversational piece.

I hope these tips help spark your creative juices. Remember, your patio becomes an extension of your home, make it flow from the inside out with a stylish design that everyone can enjoy. Happy patio season!

Job market becoming increasingly stable: CIBC report

Job stability in Canada, which was projected to be a thing of the past, is stronger than it ever has been with those holding a job with the same employer for five years or longer sitting at a record high, finds a new report from CIBC World Markets.

The CIBC report found that there is a near-record high 60 per cent chance that Canadians with stay with an employer after completing their first year on the job with the retention rate hitting nearly 95 per cent for those having five or more years at a company.

“This stable and boring job market is the complete opposite of what was envisioned not too long ago,” says CIBC Deputy Chief Economist Benjamin Tal, who coauthored the report with CIBC economist, Nick Exarhos. “The job market of the ‘new economy’ was supposed to permanently alter employer-employee relationships and workers were seen as becoming increasingly disposable, with the implication that job stability would tumble.”

But Tal says the opposite is happening, driven by the changing needs of employers in the country that has seen vacancy rates rise without a corresponding decrease in unemployment.

“Rising survival rates between years of employment and increased stability makes sense in a world where there is a low supply of newly unemployed – and presumably still qualified – individuals. The situation today keeps employers motivated to keep workers they have. At the same time, a large overhang of long-term unemployed reduces the motivation of lower skill employees to branch out.”

Looking closer at the unemployed in Canada shows a diverging pattern between those with in-demand skills and those without. The share of those unemployed for roughly three months or less has been approaching cycle and all-time lows recently. On the other hand, the number of those who have been unemployed for 27 weeks and longer remains at elevated levels. The authors conclude that this means the sticky unemployment rate of the past couple of years is largely due to stagnation in long-term unemployment as opposed to an increase in the number of newly unemployed.

“The abnormal relationship between recent vacancy rates and unemployment suggests that large swaths of those unemployed are not what employers are seeking,” says Tal. “A discontinuity between the types of workers desired and those that are available in the ranks of the unemployed would explain how a growing number of unfilled vacancies could co-exist with a higher level of

unemployed – and potentially unemployable – individuals.”

And for those individuals who have been unemployed for longer stretches, the trend of people staying in their jobs longer makes it even more difficult to find a vacancy they are qualified to fill.

He notes that, unlike past recoveries, this one has also seen stronger pay increases amongst higher paid professions relative to others. Canadians with higher levels of relevant education and training – who are unlikely to be those stuck in unemployment – have more bargaining power than those who are engaged in less remunerative professions.

These changes are taking place at the same time that an aging Canadian workforce has driven a decrease in the country’s labour market participation rate. Canadians 55 and over have seen their share of the country’s working age population climb nearly four per cent since 2008, with those 25 to 54 falling by roughly 2.5 per cent over the same time. An overall aging population has driven this change but this understates a deeper deterioration as working Canadians 55 and over are rapidly reducing their level of job-market engagement. Since 2007, the number of older self-employed individuals has risen much faster than in any other age group, seeing their share in total self-employment rise strongly.

Tal notes that Canadians have to go a little higher these days to climb over the employment bar with an aging population shrinking the workforce coupled with a growing skills mismatch. “But the current environment also suggests that once that higher bar is cleared, a career featuring higher stability lies ahead.”

The job market of the ‘new economy’ was supposed to permanently alter employer-employee relationships and workers were seen as becoming increasingly disposable, with the implication that job stability would tumble.

The Peter Gilgan Emergency Department at the South Muskoka Memorial Hospital Site was unveiled during a special reception this afternoon in recognition of the largest single donation from a seasonal resident in the history of the South Muskoka Hospital Foundation.

Peter Gilgan, founder and CEO of Mattamy Homes, made the $1-million gift to set the stage for a $6.5-million capital campaign, of which he has agreed to serve as Honourary Chair, to better connect patients to care through technology. The donation will support much-needed equipment in the hospital and ultimately help to make emergency care better in Muskoka.

A longtime cottager in the Muskoka region, Gilgan’s gift was inspired by the care and courtesy of the staff and physicians that his friends and family members have received over the years.

“I have always been so impressed with the high level of care, kindness and warmth that South Muskoka Memorial Hospital brings to our community and wanted to do my part to help raise awareness and interest in the importance of good community hospitals,” says Gilgan. “They are the front line of care in our province and are so important to the health and well being of great communities.”

The major gift to the SMMH Site is one of Gilgan’s many acts of philanthropy. As a respected and dedicated community leader, he has supported various projects and

organizations ranging from health care to physical activity to higher education and community legacies.

“This gift that Peter has given us today will help further improve the care we provide by helping to ensure we have the leading edge equipment and technology that we rely on,” says Natalie Bubela, chief executive officer at Muskoka Algonquin Healthcare (MAHC).

The role technology plays in patient care and the impact of state-of-the-art tools and equipment cannot be overstated, says Dr. Jan Goossens, chief of staff at MAHC.

“Technology is critically important to delivering health care services and saving lives,” says Dr. Goossens. “Having access to electronic health records means that when seconds count, everything we need to know will be at our fingertips. An expanded telemedicine system means access to specialized care. An automated medication management system means peace of mind for better and safer drug administration, while new Diagnostic Imaging equipment, will give us faster and more accurate ways to diagnose our patients.”

Paul Hammond, chair of the South Muskoka Hospital Foundation, says Mr. Gilgan’s significant donation brings the Foundation’s fundraising tally to $38 million over 28 years.

“A strong hospital has competent and caring staff. A strong hospital has solid infrastructure and up-to-date technology,” Hammond explains. “Peter, you have helped to make us even stronger and on behalf of everyone who benefits from your generosity, I thank you for that.”
