On the edge of the village of Narborough, standing a hundred yards down a farm track from a country road, is a charming Victorian house built in local carrstone, surrounded by immaculately kept gardens. “Some people call it a gingerbread house,” states the owner who has lived here for twenty-four years. The reason is obvious with the higgledy-piggledy geometric arrangement of ginger-coloured stone, and with its gable ends with their green bargeboards, its tall brick chimneys and decorative brick and timber porches it has the appearance somewhat of a Hansel and Gretel cottage.

Renovation Project“When we came here it was completely run down and needed a total renovation project. We had it re-roofed, new electrics installed, and had all new plasterwork and flooring. We added the extension and the conservatory, and built the separate garage and outhouse, as well as clearing the whole site and landscaping the garden,” declares the owner. “All the windows on the property are painted timber and double-glazed, and the paint colours used to decorate inside are all Farrow & Ball colours.” The main entrance is under a pitch-roofed storm porch, the door opening into a hall with the kitchen off to the left and a spacious utility off to the right. Further on, a downstairs shower and lavatory is to the right, then the hall opens out into an area where the timber staircase turns up to the first floor, and to the left a door opens into the reception room with conservatory beyond.

Quality Bespoke KitchenThe lovely, dual aspect, bespoke country-style kitchen made by Kitchens Etc. has fitted pine units lining the walls with a butler sink under one of the windows and worktops made of granite and timber. The floor is laid with terracotta and charcoal quarry tiles, and a two-oven oil-fired Aga enamelled in green stands under a traditional-style concealed extractor fan with tiled splashback. The owner’s scrubbed pine table and chairs sits neatly in one corner, whilst a second door opens into the reception room creating an easy flow between areas. The utility room, opposite the other door into the hall, has units by Kitchens Etc. matching the ones in the kitchen, again with a sink under the window, and plenty of worktops under which is space and plumbing for a washing machine and tumble dryer. There are tiled splashbacks and the floor is tiled too. The Worcester Bosch boiler is located in this room. The downstairs lavatory off the hall next door has a high-level WC, a washbasin and a quadrant shower.

Quaint FeaturesThe L-shaped reception room has a fitted grey striped carpet, and a comfy seating area around a pretty wood-burning stove set into an exposed brick fireplace with simple timber surround. A small bay incorporating a window projects to the side of the house, and a quaint little glazed porch with arched windows leads off one side of this room; although rarely used, it is a very pretty

feature of the property. The owner’s grand piano stands in the area that leads through into the conservatory, a space that could equally well accommodate a table and chairs for formal dining. Double doors open into the traditional-style conservatory, a design whose roof perfectly matches the zig-zagged arrangement on the main part of the house. “The conservatory is in painted hardwood and came from Glass Houses in London; it has a combined unit that heats it or provides air conditioning depending on the time of year,” says the owner. Constructed on a low brick wall and with tumbled Venetian marble floor, its

double-glazed windows are furnished with custom-made blinds. More French doors open onto a curving paved area surrounding the house outside with its beautiful lawns and borders beyond making this a very relaxing living space with attractive vistas.

Original FireplacesThe sleeping accommodation, comprising three bedrooms, is all on the first floor. The fabulous master suite is dual aspect and not only boasts a large en suite with free-standing roll-top bath and windows to the front and side, but also has a very spacious

dressing room area. At one end of this eighteen foot long bedroom is a Victorian fireplace with tiled hearth, the floor being the original stripped pine boards, whilst at the end with the bed, a carpet underfoot continues into the dressing room through an archway. Bedroom two has original pine floorboards and a cast iron Victorian fireplace with a quarry-tiled hearth and built-in cupboards either side, their panelled doors of stripped pine. The third bedroom also has its own dressing room through an arch which includes a bespoke built-in wardrobe with cupboards handmade by Kitchens Etc.

Enchanting GardenThe garden is about a third of an acre with the house sitting centrally. Beautifully landscaped and immaculately kept, it features curving paved paths around the house, and lawns interspersed with beds of mature shrubs and perennials. “We fitted an automatic irrigation system in the garden,” informs the owner. “We are surrounded by farmland views here. If you want to capture peace and quiet, this is the place for you!” Some splendid old trees proudly stand in and around the garden, and various hardstanding areas are perfect for

relaxing outside in the sun or shade. A beech hedge marks the boundary along the farm track to one side, with picket fencing enclosing the entire garden. The generous driveway has been block-paved providing parking for several cars, and is secured with remotely-controlled double five-bar gates. A large double garage has a kitchenette and separate lavatory and washbasin downstairs with an office space up above. “I love the whole house through and through, but the garage is an excellent space too – it’s a great man cave! It’s all brick-skinned with insulation and the study area above is air-conditioned. With

some minor additions, the whole building could easily become a superb annex,” the owner declares. Another useful outbuilding with windows stands alone between the drive and the garden; it is used for a potting shed at one end, and in the other separate half, which also houses the irrigation system, as a garden store. Alongside this is a dog run.

Lovely Location“We’re in a very quiet spot here – it’s nicely located just half a mile to the village which has a primary school, a

post office, and a Chinese restaurant,” says the owner. The little village lies on the River Nar which has an attractive old water mill astride it, and a fine church of All Saints. Also in the heart of the village, is the eighteenth century Narborough Hall which holds events and exhibitions with a café; there are the famous trout lakes for trout and coarse fishing, with their own smokery. Lovely and extensive walks are along the Nar Valley Way path towards Castle Acre and beyond.
