Energy Conservation Initiatives:

1. Building HVAC system optimization & Revamp

Till 2014, 52-58% of total electrical consumption was from HVAC and in HVAC also40-45% was contributed by Chillers/Heat machines and its connected accessorieslike pumps and cooling tower. The Carrier�s AdvanTE3C team carried out a detailedEnergy Assessment of the entire HVAC system which included studying the buildingload and energy pattern. On the basis of assessment, new Carrier Heat machine23XRV 520TR, Plant System Manager with advance controls and other plant roomequipment�s were introduced into system. AdvanTE3C team did the entire projectexecution and handed over the project on July 1st, 2015.It resulted in improvingthe plant room efficiency by 26%, providing a saving in excess of 1000,000KWHin a span of 9 months. By the end of financial year 2015-16 , hotel was able toprovide 90 lacs of monetary saving through electrical unit�s consumption reduction.In spite of unavailability of major saving months i.e. April, May, June where HVACruns on 100% load, 90% of proposed savings were achieved. The system is operatedin fully automated mode using the Carrier advance Plant Room System optimizationusing multiple strategies such as Cooling tower staging , Cooling tower fan speedcontrol , Condenser water pump speed control , secondary water pumps speedcontrol , Chiller staging , chilled water reset etc. The controls system also does theEnergy diagnostic of the plant room to identify areas of potential energy waste andprovide relevant information on waste avoidance and correction. There was majorreduction of electricity generation through Diesel Generator, where 23000 ltrs ofHSD consumption was less than year 2014-15.

2. Boiler Pressure optimization

2.5 TR fire tube boiler is used for producing steam for laundry, hot water generation& kitchen dish-wash machines. Majorly generated steam is used in laundry, wheretwo different pressure value of steam is supplied, one of high pressure (7.0 bar) &other of low pressure steam (4.8 bar). Laundry operational hours though is frommorning 0500 hrs. to 2400 hrs. but high pressure steam usage hours were onlyduring daytime i.e. from 0900 hrs. to 1900 hrs. and rest of hours� low pressure isrequired. But same pressure was maintained by boiler all the time. So, modulatingpressure practice is introduced as per high pressure & low pressure requirement oflaundry. In day time 7.0 bar of pressure is maintained whereas during late hours,steam pressure was reduced to 4.8 bar. This results in reduction of PNG consumptionby 250-200 units per day and by the end of financial year 224 units per dayconsumption is achieved in spite of increase in laundry load due to high banquetoccupancy.

Hotel has about a 20% of Lighting energy and maximum fittings are conventionallights like incandescent lamp, Halogen lamp and florescent lamps extra whichconsumes excess of electricity and as well as produce the heat energy. These allthe lamps has been replaced with the LED lights. This has given the savings ofmore than 60% per fitting so able to achieve 7% energy savings in terms ofelectrical consumption

Hotel hot water generation produced through water tube boilers, which areoperating at very poor efficiency and this leads into excess of Fuel consumption.Every day average about 600 liters is being used for hot water generation.

After installation of heat pump, it is able to achieve about 20% diesel saving.Existing clarifier heat exchanging rate was very low. Heat pump has plate heatexchanger which also improved better efficient operation for hot water generations

Major Energy Conservation steps in FY 2015-16:

1. Replacement of openable windows with DGU (Double Glazed Units):Replaced openable glass windows by fixed DGU Insulating glass 31.52 MMLaminated glass(6mm REF ST 136 GRAPHITE SGI toughened glass+0.76 mmPVB acoustic clear+0.76 mm PVB acoustic clear+6mm clear toughenedglass+12 mm air gap with argon gas+6 mm clear glass toughened glass withRG) in the guest rooms for sound proofing of the rooms and it has alsohelped the hootel in maintaining the temperature of the guestrooms roundthe year which in turn helps us in reducing the chiller running hours, savingelectricity, guest satisfaction and safety.

2. Replacement of conventional bulbs, halogen, tube lights by LED lamps& fittings:Replacement of conventional bulbs, halogens all-round the property with ledlamps which has helped hotel with better illumination and less electricalconsumption, reduction in repair and maintenance.

Lighting manual operation in property is now controlled by timers to switchon/off lights as per day light.

3. Maintaining power factor from 0.97 to 0.99:By replacing analogue APFC relay by digital APFC relay and capacitor bank. Ithelps to improve efficiency, reduction in losses & reduction in powerconsumption.

4. Replacement of old cooling tower by new cooling tower :Efficiency of chiller plant has been improved by replacing 2 Nos. old 150TR bya new 250TR cooling tower.

5. Replacement of conventional starters by VFD:Continuous running pumps DOL starts replaced by VFD to moderate pumpspeed as per required flow it has reduced the electrical consumption and theefficiency of the pumps.

6. Solar hot water system-:Solar hot water system of 10 KL capacity has been installed which has helpedus in reducing the running hours of the hot water boiler and also reducing theHSD consumption. It has also helped hotel to get adequate hot watertemperature in guest rooms.

7. Installation of 4KL hot water mixing tank in hot water line:Fixing of hot water mixing tank in hot water line has helped us in storage &maintaining the hot water temperature. Reduction in running hours of boilersand consumption of HSD.

8. Replacement of shower heads:All guest room showerheads 18 Litres/min has been reduced by 12 Litres/minlow water flow shower heads.

9. Replacement of laundry dryers by new efficient dryers :Old dryers of the laundry have been replaced with new efficient dryers whichhas helped us in both reducing the electrical & HSD consumption.
