Assessing Your Infrastructure and Utilizing Market Data So You Can Grow Wisely
Ballroom Level 4—Chicago Ballroom X
Access to U.S. capital markets has improved dramatically since the 2008 economic downturn dried up credit worldwide. Today, operators of seniors housing and care properties are seeking capital to potentially expand their company’s market share or enhance asset values. Growth initiatives highlight the requirements of key organizational infrastructure and the demands of operators and their capital providers for access to reliable data and analysis, in order to evaluate new business opportunities. This session will provide insights into the use of NIC’s MAP® Data Service, a web-based suite of research and analytic tools that monitor more than 14,000 properties in 140 U.S. metropolitan markets.
Takeaways:
• Hear growth-orientated operators discuss key organizational infrastructure requirements demanded by their expansion programs
• Gain the benefit of lessons learned from other operators’ growth experiences and understand unforeseen challenges and opportunities
• Get the perspective of operators and capital providers in choosing among competing capital allocation alternatives
• See how NIC MAP® Data can benefit your needs in the areas of fundamental economic indicators, labor market wages, demographic metrics, and construction trends
• See how NIC MAP® Data can help you weigh the upsides and downsides of potential real estate investments

Influence of New Supply on Market Share
Ballroom Level 4—Chicago Ballroom IX
Some new properties lease-up quickly, while others lag. Some markets readily absorb new supply, while others stagnate. Will you make, take or lose market share? Join us for the third in a series of discussions about how investors and developers can spot the distinctions before shovels hit the ground. The discussion will highlight characteristics that distinguish between more and less productive markets and underscores key factors that influence the pace of absorption for incumbents and new supply. The speakers will present a recent analysis conducted in conjunction with NIC MAP® Data that examines the lease-ups of hundreds of developments between 2011-2016 and considers the impact of new construction on occupancy of surrounding competitors.
Takeaways:
• Learn how quickly new property developments have been leasing up and which have leased faster than others
• Assess the impact on existing supply of nearby new development
• Identify characteristics of “make-share” vs. “take-share” markets

Making the Case for Investments in Operations and Maximizing Your Return Ballroom Level 4—Chicago Ballroom X
More than other commercial real estate property types, seniors housing and care properties are operationally intensive. While investors are typically more willing to provide capital for the tangible real estate portion of a business, the operations portion — especially in the skilled nursing sector — is too frequently undercapitalized. Investments to support the capacity for growth and to improve operating efficiency are vital to keep pace, while dynamic change to a value-based world further challenges operators to deliver supportive services to improve the health of their residents. But cash flow is tight, making investment both more difficult and more relevant. What types of investments should be prioritized and how can operators make the best case for the return on these investments in this tumultuous landscape? In this session, you will hear how operators and investors prioritize limited funding dollars both to ensure proper resident care and maximize the return on investment at the same time. Take this opportunity to learn about the unexpected long-term benefits of investing in the operations side of your business.
Takeaways:
• Benchmark the current state of your company’s operating functions
• Hear how operators and investors prioritize budget allocations to balance the dual needs of superior health care services and growth objectives
• Explore ways investors and operators can effectively work together to add value to our business

The Art of the Deal: What is the Next Evolution?Ballroom Level 4—Chicago Ballroom IX
Deal structures are evolving. Financing conditions are changing. As a result, virtues and disadvantages of NNN and RIDEA structures, sales leasebacks, and direct financing are being re-examined and evaluated. Increasingly, investors are considering the operations side of the seniors housing and care business as well as the physical real estate for oppor-tunities, value generation and returns. Meanwhile, operators are looking for an alignment of interest between themselves and capital providers as they seek capital for sustained NOI growth and expansion. Hear the perspectives of both capital providers and operators on building long-term value by finding the best structure and financing terms for real estate and operations.
Takeaways:
• Weigh the pros and cons of different deal structures to best meet your business needs
• Gain a better understanding of financial terms and conditions for structuring deals

Innovations in Seniors Housing Around the GlobeBallroom Level 4—Chicago Ballroom VIII
The number of people worldwide age 65 and older is expected to more than double to 1.6 billion by 2050—representing nearly 17% of the global population. This presents enormous opportunities for the industry in both foreign and domestic markets. But even as the number of potential customers grows, the U.S. senior living industry continues to appeal to a relatively tiny segment of the market. One reason may be the lack of variety among senior living communities in terms of customer experience, services, value and cost.
In this interactive session, participants will look at models in development in foreign markets that suggest some intriguing alternatives to the homogeneity of U.S. offerings. Through live voting, participants can weigh in on whether they would build or finance similar projects in the U.S.
Takeaways:
• Discover innovative ideas from investors and operators of seniors housing properties abroad
• Inspire greater creativity and innovation in product development

The Evolving SNF World: Where Are the Investment Opportunities? Ballroom Level 4—Chicago Ballroom X
Disruption brings opportunity. Constant regulatory changes, pressures on CMS to contain costs, evolving health care policy, and a rapidly aging population are just some of the factors causing the business constructs of skilled nursing investments to change. Attend this session to learn how operators are adjusting to this evolving environment and how their capital needs are changing. Find out how investors view their investments in the sector and how their expectations have changed. What do they look for in assessing their next skilled nursing deal? Are they investing in the operations or the real estate? Is there a “right” balance between post-acute care service provision and custodial care? Is that the same for all operators? Is scale good or bad? How can operators best situate themselves to be a winner in a world of ACOs and Medicare Advantage? Join us for this provocative session as we hear how leading industry participants are looking at the market today.
Takeaways:
• Identify core market factors that capital providers consider when assessing a skilled nursing deal
• Analyze what creates a good balance between post-acute care and custodial care services

Property Valuations for Seniors Housing and Skilled NursingBallroom Level 4—Chicago Ballroom VIII
For investors in seniors housing and care, what’s more important than determining the actual values of investment properties currently on the market? Property valuations are influenced by multiple factors, including location, age and utility. Real estate valuation estimates must also take into account economic and social influences, as well as the impact of government controls and environmental regulations. This session will offer investors information on how to assess an individual property’s real growth potential. It will also look at how today’s changing political landscape could affect a property’s net operating income and capitalization rate, which estimates earnings as a percentage of acquisition price. Seniors housing and care operators considering value-enhancement strategies may be particularly interested in how property repositioning can affect valuations.

• Explore the key drivers of pricing volatility and cap rates within your market
