The moisture content of the cement plaster must be below 8% when measured on a Doser hygrometer BD2 scale(or equivalent). Colour in accordance with finishing schedule. 1 External: New Masonry walls, inner skin of exterior face to be bagwashed plastered and painted. Colour in accordance with finishing schedule. Internal: New Masonry walls, to be bagwashed plastered and painted. Colour in accordance with finishing schedule. 3 New masonry retaining wall to eng. details. Bagwashed plastered and painted. Colour in accordance with finishing schedule. 4 WALLS Internal: Remove loose bad flaking plaster. Re-plaster wall. Scrub entire area with surgar soap solution to remove dirt, chalked material and any other contaminants. Rinse thoroughly with fresh water and allow to dry. Colour in accordance with finishing schedule. 2 WINDOWS New epoxy powder coated aluminium Window Frames with 4mm toughened safety glazing all to specialists specs. Wash paint surfaces with surgar soap solution to remove dirt and other contaminants. Rinse thorougly with fresh water and allow drying. Remove rust completely back to bright metal by sanding and scraping, or by using rust remover following instructions on the container. Where rust cannot be removed completly then rusist is to be applied: all loose rust must be removed by scraping, chipping, etc. Where it is not possible or practical to remove rust completely, such as in hidden areas and deep recesses, rusist Rust Converter may be applied. Sand old enamel paint to an even matt finish to remove chalked material and to provide a key. Surfaces must be clean, sound and dry before painting. Application: Spot prime bare areas with Zinc phospahate primer. First coat Professional all purpose undercoat. Second and third coat Proffesional brilliant white gloss enamel. 16hr drying time between coats. Colour in accordance with finishing schedule. 6 DOORS New solid laminated timber flush panel door, with hardwood veneer on both sides and solid concealed edge strips to be primed and painted with Plascon Woodcare Ultra Varnish Product Code: X33 & X44 and Plascon White. All to specilaists specs. 7 CEILING Remove existing suspended ceiling and insulation. Install new OWAcoustic®Premium Constellation 3 bio-degradable mineral wool ceiling tiles, (NRC 0,70) size 600x600x15mm thickness with square edge and white painted finish, laid on fire rated OWAconstruct S3 exposed demountable T24 suspension system including galvanised main tees, cross tees and all suspended with galvanised hangers at centres not exceeding 1200mm. Ceiling perimeter to be finished with pre-painted shadowline 50/15G or standard wall trim. With new 175mm Thick Pink aerolite ceiling insulation on ceiling tiles. 8 Remove existing suspended ceiling and insulation. 9mm Vinyl Faced Gypsum Ceiling Panels, face-covered with white embossed vinyl, size 1200 x 600mm, laid on fire rated OWAconstruct® S3 exposed demountable Butt-cut T24 suspension system including galvanised main tees, cross tees, etc., all suspended with galvanised hangers at centres not exceeding 1200mm, with ceiling perimeter finished with OWAconstruct® L-trim plugged at 200mm centres, and all installed to manufacturer's instructions. With new 175mm Thick Pink aerolite ceiling insulation on ceiling tiles. 9 FLOORS New Paving, formed of 60mm mulit-coloured interlocking blocks, laid to slight falls and levels as required, on and including 20mm sand bed, treated with weed killer and compacted with a plate compactor to eng. details, with fine sand spread over and swept into joints. 22 Remove existing Epoxy Floor. Torch off and remove excess adhesive. Repair any damaged to subfloor and uneven surfaces. Prepair floor with TAL screed-master laid to slight falls on concrete floor, to take new abeScreed PU installed strictly in accordance to manufacturers specs. 21 LOCKERS "Symolokka 3927401" epoxy coated baked enamel steel locker unit, size 300 x 450 x 1950mm high, with one door, shelf coat rail on 250mm high legs to manufacturers specs. ROOF New COLORPLUS ® AZ200 colour: Deep Ocean IBR roof sheeting to be layed with 75mm "Isover Factorylite" reinforced foil faced glasswool insulation, fixed over steel purlins concurrent with roof sheeting in strict accordance with manufacturers specs. 13 Remove exist. roof structure. Construct new roof structure strictly in accordance with manufacturers specs. Class A roof construction with COLORPLUS ® AZ200 colour: Deep Ocean IBR roof sheeting with an underlay of 375 micron polyethylene plastic uPVC sheeting with 150mm lapped and sealed joints and nailed through underlay with stainless steel tie nails to and including 38 x 38mm sawn softwood battens at 345mm centres on gangnailed Grade 4 timber trusses at appropriate centres strictly in accordance with manufacturers specs. 12 TIMBER & STEEL BENCHES Slatted seat ( 450mm wide 0, formed of 75 x 50mm angle rounded slats at 85mm centres, screwed from under to hollow section steel frames. "ClearVU - Invisible Wall" marine fusion bond RAL 9005 - 700, 1500mm high, in panels 3297mm long, including posts set in suitable concrete bases, all in accordane with manufacturers specs. 14 FENCING Remove loose plaster and bring back to stable sections. Apply wire mesh to large areas. Small areas of less than 0.4 sqm may be patched with non-shrink grout. Apply primer and 2 coats of finishing paint to match existing. 15 SLAB SOFFIT Supply and fit “Beta” S/S/S Drywall partitions with boards full height to 2.700m fixed to concrete floor with 90mm skirting channel and suspended ceiling tees with 90mm Ceiling channel. Drywall Partition System comprising natural anodised aluminium ceiling channel, 65mm floor track and 64mm vertical studs at 600mm centres, friction fitted, or riveted to ceiling channel and floor tracks with similar additional vertical studs as necessary at corners ends etc. and covered both sides with 12mm Gypsum Tapered Edge Wallboard screwed to studding with 25mm drywall screws at maximum 230mm centres. Boards are to be butt joined and tapered edges fitted with 50mm wide self-adhesive “Fibatape” and finished with jointing compound all in accordance with the manufacturer’s instructions. Fit 76 x 1 ,6mm natural anodised aluminium skirting to both sides of drywall. Intersections and abutments are measured separately and descriptions shall be deemed to include any additional studs, corner beads, jointing compound, tape,etc. Strictly in accordance to manufactueres specs. 16 PARTITIONS DOOR: Extra over partition for 40mm hardwood flush panel door 813 x 2032mm with hardwood edge strips hung to and including “Beta” natural anodised aluminium door frame with pre-fitted wool pile gaskets with one pair of 100mm natural anodised aluminium sinkless hinges including 76mm Inox Cylinder Lockset and furniture, and additional studding as necessary. 17 Supply and fit “Beta” S/G/S Drywall partitions with boards to 1 .050m high, glazed panes to door head height and boards above to ceiling height of 2.700m. Glazed panes to be framed all round with “Beta” aluminium glazing sections and beads, all pre-fitted with woolpile gaskets. Glass to be 4mm clear float. Partitions fixed to concrete floor with 90mm skirting channel and suspended ceiling tees with 90mm Ceiling channel. Remove excess adhesive. Repair any damage to subfloor and uneven surfaces. Prepare floor with TAL screed-master to take new 600 x 600 Ceramic Tiles. Colour to be confirmed. 24 Remove existing Carpet Tiles. Torch off and remove excess adhesive. Repair any damage to subfloor and uneven surfaces. Preparer floor with TAL screed-master to receive new 6mm Carpet Tiles. Colour to be confirmed. 23 Hack up and remove existing screed to floors.. Remove all debris/loose unsound screed from the area to be repaired. I the case of a crack, the contractor is to determine if the crack within the exist. screed layer has been transferred to the concrete slab. The Engineer is to carry out an inspecton. Based on the inspection and Engineers instructions the concrete slab is to be repaired strictly in accordance to eng. details. EXIST. SCREED TO FLOORS Apply "Pro Struct 528 : Structural Concrete'' or other equally approved product into the pre-saturated surface. Coverage will be approximatley 1.4m 2 at 10mm thick per 25kg of ''Pro Struct 528'' or other equally approved product. Ensure complete substrate contact and maximum compaction. Cure the repairs by keeping them damp for 24hrs after the initial set has taken place. ALL STRUCTURAL AND BUILDING REPAIR WORK TO BE CARRIED OUT UNDER STRICT SUPERVISION OF A STRUCTURAL ENGINEER. MORTAR REPAIR STEEL I fuba T2 Partition System comprising 12mm thick Compact HPL white panels supported by overhead bracing with grade 304 stainless steel supporting feet, plugged and screwed to floor and fixed into position by means of grade 304 stainless steel wall fixing brackets plugged and screwed to walls. Partition doors: 762 x 1762mm high doors including standard ironmongery comprising indicator bolts, hat and coat hooks with buffers. TOILET PARTITIONS Powder coated Aluminium be 600 x 600, with a frame filled in with fixed horizontal V-shaped aluminium louvres. Colour in accordance with window shedule. Manufactured in strict accordance to manufacturers specs. LOUVRE VENTS Remove Exist. tiles. Torch off and remove excess adhesive. Repair any damage to subfloor and uneven surfaces. Prepare floor to take new GRano Screed. 20 New In-Situ Surface Bed to eng. details with DPM underlay. Floor to be prepared with TAL screed-master laid to slight falls on concrete floor, to take new abeScreed PU installed strictly in accordance to manufacturers specs. 25 New RC roof slab to eng. details. Prepare slab with screed to slaight falls to FBO's. Edges to be waterproofed and counter flashed to manufacturers specs. 26 Remove existing ceiling. Supply and install 3,600m CAPCO Fire Rated T38/ 40G main tees at 1,200m centres in one direction and 1,200m CAPCO Fire Rated T38/ 4OG cross tees at 450mm centres perpendicular to main tees. Main tees to be suspended at 1,200m centres by means of 25 x 25 x O,8mm galvanized mild steel angle hangers fixed to bulb of main tee with wafer-tek screws and to slab with 6 x 30mm express nails and washers. Fit 9,0mm thick gypsum board to underside of grid system with tapered edge of board facing down with 25mm drywall screws at 150mm centres. Apply 50mm wide self-adhesive glass fibre tape to all joints and finish with CAPCO Jointing Compound.Apply 3- 5mm thick coat of CAPCO Gypsum Skimming Plaster to entire surface of ceiling. 10 Supply and fit SIGMA ceiling transition 20 satin white epoxy coated aluminium shadowline trim between same level gypsum flush plastered ceiling and exposed tee suspended ceiling. Apply "Pro Struct 528 : Structural Concrete'' or other equallyapproved product into the pre-saturated surface. Coverage will beapproximatley 1.4m2 at 10mm thick per 25kg of ''Pro Struct 528'' orother equally approved product. Ensure complete substrate contactand maximum compaction. Cure the repairs by keeping them dampfor 24hrs after the initial set has taken place. ALL STRUCTURALAND BUILDING REPAIR WORK TO BE CARRIED OUT UNDERSTRICT SUPERVISION OF A STRUCTURAL ENGINEER.
