Dartford has the joint third highest (with Tunbridge Wells) number of jobs in Kent (excluding Medway) after both Maidstone and Canterbury respectively. The following bar graph outlines the 2015 employment figures for Kent.

The following table indicates the change in employees by sector in Dartford between 2009 and 2015, and 2016 figures. This shows the overall growth of 24.6% across all sectors.
Most sectors have seen an increase, especially ‘Administrative and support service activities’, ‘Human health and social work activities’, ‘Transportation and storage’ and ‘Construction’. Three sectors have declined, these include: ‘Manufacturing’, ‘Public administration and defence’, and ‘Financial and insurance activities’.

Latest figures from KCC in May 2018 indicate that Dartford’s unemployment rate is below the GB average at 1.2%. This includes the total number of people claiming either Universal Credit or

The map to the right shows the forecasted employment change as reported in the Highways England Strategic Growth Plan from Atkins analysis of Cambridge Econometrics economic forecast data. This shows that Dartford borough is expected to gain 10,000-15,000 employees across all sectors between 2015 and 2030, higher than adjoining parts of Kent and Greater London.
Workforce and Enterprise Changes
The graph below from Lichfield analysis in Dover, indicates that Dartford has had the largest change in total workface since 1997. Ashford Kent has seen large (but lesser) growth. Sevenoaks is on the Kent average growth on this basis.

ECONOMIC INDICATORS
The following table outlines a number of economic indicators that are useful in understanding the Borough. This includes those claiming work benefits, median weekly workplace and resident earnings, business survival rates, GVA per head etc. See the full KCC report here.
Importantly, people who work in Dartford district had the highest weekly workplace earnings of all the districts in Kent at £596.00. Dartford is the second highest (after Tonbridge and Malling) for Resident based weekly earnings at £612.50 (2018). Dartford ranks in the top 20% of authorities in the country for resident and workplace earnings, along with GVA per head.
KCC created a comparison chart, which compares Dartford with an England median and St Edmundsbury in Suffolk. This shows the “shape” of the economy based in the indicators above. Welwyn Hatfield has the most similar shaped economy to Dartford, and therefore acts as a helpful tool for identifying similar areas.
With regards to the chart, the higher the score the better the outcome, therefore the majority of the indicators show Dartford is performing better than the England median (but less well in some aspects of skills for example).

GVA Growth Forecast
The Borough has seen large transport-based economic developments. The map below looks further at gross value added future projections. This Strategic Growth Plan for Highways England outlines the baseline scenario for GVA growth, mapped here for eastern England’s transport sectors. Dartford, at the intersection of the A2 and A282 (Dartford Crossing) can be seen to have >50% growth in 2015-2030.

The Highways England Strategic Growth Plan also set out the top 15 SRN Sensitive Employment Growth Districts 2015-2030. This confirms their expectations that job growth will continue in transport-related economic development in Dartford.

Dartford is ranked 3rd, accounting for 1.6% of England’s change in employment (for SRN sensitive sectors – outlined in the acronyms section) showing considerable growth forecasted. This corresponds with the document’s observation that growth in transport related industries is concentrated on locations around cities and not within their core.

KEY POINTS ARISING FROM SECTION 1:
The total level of jobs in Dartford Borough has been growing significantly, closing the gap with much larger areas such as Thurrock and Bexley, and well ahead of others nearby:
o 62,100 jobs in Dartford. o Dartford has had the biggest increase (+12,200) employee jobs
compared to its direct neighbours (2009-2015). o Dartford has had the second highest increase (+12,200) in employee
jobs across all Kent and Medway (2009-2015). Dartford has continued to have a high level of jobs relative to the local
working age (16-64 years) population : o There are now slightly more jobs than residents of working age. o Jobs density remains the highest in Dartford compared to the
Borough’s direct neighbours. Economic activity rates of the working age population increased over the
last census period in Dartford, although the proportion of these counted as full time employees declined.
o 74.1% of Dartford population are now economically active (2016), higher than Gravesham but below other neighbours.
o In Dartford there is a notable gender split. Males rates of activity are high (89%), but female levels (67%) are the lowest of our neighbours.
Unemployment is now only 1.2% of the Boroughs total population. o Unemployment is now lower than our neighbours, apart from
Sevenoaks. Dartford has the highest weekly workplace earnings of all the districts in
Kent at £596.00 and the second highest for Resident based weekly earnings at £612.50 (2017).
Dartford has had the highest job growth rates in Kent. Research for Highways England projects continued employment growth in Dartford’s transport related economy.

Industrial Land Values in the South East and London
Information released in the 2017 London Commercial Edge Report by Carter Jonas indicates some important information regarding the industrial sector.
Land values for industry in Dartford are approx. £1million per acre. The graph to the right indicates where Dartford is placed with regards to other south East and London based towns.
Industrial Rents in the South East and London / and in Kent
Rent values for industry in Dartford are approx. £10 per sq ft (£108/m2). This compares with new stock at cities such as Cambridge and Oxford. The graph below to the left indicates where Dartford is placed with regards to other south East and London based towns.

KEY POINTS ARISING FROM SECTION 2:
Industrial sites in the Borough are the most valuable in the County Land values in Dartford are approx. £1million per acre. Rents for industry in
Dartford are approx. £10 per sq ft. In terms of the location of potential economic and related uses (non C-Class
floorspace): o If Ebbsfleet Valley/ Central were built out as permitted, it would be the
largest (293,000sqm) single location in the Borough. o Crossways is the largest current concentration of economic uses
(c240,000sqm), and has permission for a further approx., 60,000sqm. These are followed by Dartford Town Centre (note this basis
includes non retail uses such as D class)/ Bluewater; and new mixed use locations at Eastern Quarry would in total also be broadly of this scale if built as permitted.
These would be followed by The Bridge. Its permission for 77,000sqm would approximately double its size, and place it well ahead of the other locations in the Borough not mentioned above.
o The Town Centre, Questor and Burham Road are where total economic floorspace has declined:
They have shrunk by the order of 5-10% but however they all remain significant in their economic and wider contribution.
o Information is not available for Darent Valley Hospital size (or employment levels).
There has been a 132,853 sq m in net gain in B-class Employment Floorspace 2006-2016 across the Borough; predominantly for B8 uses.
82,460 sq m of employment floorspace was for sale in Dartford (2016) o Approximately half of this is at Crossways o There was only limited land for sale for employment development
(7ha).
In terms of employment (B-class) sites, Crossways, Questor and the Bridge (in that order) are the largest by floorspace in the Borough:
o They predominantly feature B8 distribution warehousing. o They are also (apart from The Bridge) the main locations for B1 offices/
light industry. (Note the town centre is not classified here as an employment site).
o Conversely, B2 industrial is much more evenly spread across sites. By floorspace, Questor, Northfleet and Riverside Dartford are the largest.
