RAIRC EDUCATION AND EVENT POLICIES
REGISTRY DEADLINE 2 Calendar Days PRIOR to the scheduled course or event by 1159PM (Midnight) Anyone registered after the pre-registration deadline will be considered a LATE registry and will be required to pay full price prior to attending the activity
NO SHOWS Anyone registered for a course or event and they do not attend or fail to cancel their registration PRIOR to the registration deadline will be billed $1000 as a No Show fee
CANCELLATIONS Cancellations must be called into the Association office or emailed to educationrairccom PRIOR to the registration deadline to avoid the $1000 No Show fee
Pre-registration fees No charge ndash RAIRC Realtors $10 per CE ndash Affiliate and FL Realtors $20 per CE ndash Non-members
Late Registration or At-Door fees $5 per CE ndash RAIRC Realtors $15 per CE ndash Affiliate and FL Realtors $25 per CE ndash Non-members
CONFIRMATIONS Anyone who registers for a course using the website wwwRAIRCcom will receive a registration confirmation number All students registered for an RAIRC CEU course will receive an email confirmation at least 2 days prior to the scheduled course If you have not received a confirmation email by that time please contact the Association to confirm your registration If you are not on the registration roster the day of class you will be required to pay a Late Registry fee (see above for fee information)

To those who satisfied their dues renewal Thank You
All 2017 dues renewals not satisfied by October 31st have been assessed a $100 late fee Payments may still be made online by mail or at the office but all payments must include the $100 late fee No exceptions
We truly donrsquot wish to make your profession any more challenging but we are expected to see that everyone plays

Membership suspension will result on November 10th if renewal is not completed promptly Termination is imminent for failure to satisfy the dues renewal and will require the member to re-submit paperwork to include application and payment as a new member
Those members not renewing their dues must submit written notification to the Association officehellip REALTORS must submit the appropriate DBPR paperwork noting ldquoinactiverdquo or ldquoterminatedrdquo status AffiliatesBusiness Partners - please submit a signed letter indicating resignation from the Association
Brokers will be responsible for local state and national dues should a related licensee remain active and fail to satisfy their dues membership with the Association Brokers have the ability to monitor outstanding balances of all related associates from wwwRAIRCcom

Higginbotham Photography LLC was founded in 2014 in Jacksonville NC As Tracey was preparing to retire from the United States Marine Corps he wanted to find a way to use his camera to provide a service to the community After some diligent research he realized there was a plethora of vacant homes on the local market that had been sitting for one year or more and the common theme he noticed was 99 of the homes had poor quality photographs This sparked an idea and after more research he felt confident that he could provide a
service to the community by providing high quality photographs that would turn lookers into buyers

Case 12-17 Use of Deceptive Domain NameURL (ldquoUniform Resource
Locatorrdquo) (Adopted May 2001)
REALTORreg X a principal broker in the firm XYZ was technologically savvy and constantly looking for ways to use the Internet to promote his firm and drive additional traffic to his website Being an early adapter to the Internet he had registered but not used domain names that incorporated or played on the names of many of his competitors and their firms including ABC REALTORSreg REALTORreg X and his information technology staff concluded that one way to drive traffic to the firmrsquos website would be to take advantage of the search engines commonly used by potential buyers and sellers They realized that when potential buyers or sellers searched on key words like ldquoreal estaterdquo or ldquoREALTORSreg rdquo or on similar words lists of domain names would appear and that when consumers searched the Internet for ABC REALTORSreg one of the domain names that might appear would be REALTORreg Xrsquos domain name abcrealtorscom REALTORreg X decided to take advantage of the domain names that he had previously registered and pointed several that used in various ways the names of his competitors including ldquoabcrealtorscomrdquo to his site In a matter of days REALTORreg X learned that he had been charged with a violation of Article 12 of the Code of Ethics by REALTORreg A the owner of ABC REALTORSreg alleging that his (REALTORreg Xrsquos) use of the domain name ldquoabcrealtorscomrdquo presented a false picture to potential buyers and sellers and others on the Internet At the hearing REALTORreg X defended himself indicating that in his opinion use of a domain name was not advertising or a ldquorepresentationrdquo to the public but simply a convenient way for Internet users to find relevant websites Moreover ldquoWhen web surfers reach my home page there is no question that it is my site since I clearly show XYZrsquos name and our status as REALTORSregrdquo he continued ldquoThese complaints are just a lot of sour grapes from dinosaurs who arenrsquot keeping up and who donrsquot realize that on the Internet itrsquos lsquoevery man for himselfrsquo rdquo
The Hearing Panel disagreed with REALTORreg Xrsquos justification indicating that while his use of a domain name that employed another firmrsquos name might not be precluded by law or regulation it did not comply with the Codersquos higher duty to present a ldquotrue picturerdquo REALTORreg X was found in violation of Article 12 presenting an untrue picture in his representation to the public

following for September 20162015 The Residential closed sales of single family detached homes totaled 240 units for September 2016 This compares to a total of 257 units in
September 2015 The median price of single family detached homes sold by members of the REALTORS
Association of Indian River County MLS for September 2016 was $185900 This compares to a median price of
$178000 for September 2015 Current active inventory of residential single family detached homes total 1113 for
September 2016 This compares to the active inventory of 1102 for September 2015
The Residential closed sales of condominium homes
totaled 51 units for September 2016 This compares to a total of 69 units in September 2015 The median price of
condominium homes sold by members of the REALTORS

HUD released a propose rule implementing FHA condo financing changes that includes NAR-supported streamlining of board re-certifications and a return to spot loans which are FHA-insured loans on individual units in non-FHA approved projects But NAR says more work needs to be done on a provision to ease the owner-occupancy ratio which is currently limited to 50 percent The rule proposes to defer setting the final ratio until it looks at a range of options between 25 and 75 percent HUD has the authority right now to set the owner-occupancy requirement at 35 percent while the regulatory process moves forward NAR President Tom Salomone says in a statement We would urge them to consider that option rather than defer the decision for an indeterminate amount of time 2017 Flood Insurance Rates Released
National Flood Insurance Program rates are set to rise an average of approximately 6 percent on April 1 2017 less than the average for 2016 Appraisers Dont Have to Test
NAR notched a win when HUD released updates to its FHA single-family loan handbook that removed language requiring appraisers to operate stoves and other appliances to test how well they work NAR asked for the language to be changed because the requirement is more appropriate for home inspectors HUD revised the language to require appraisers to note the appliances in the property NAR Presses CFPB on Closing Disclosure Access
As the Consumer Financial Protection Bureau (CFPB) considers updates to the Know Before You Owe initiative NAR has submitted comments urging the agency to emphasize in its rule that real estate professionals may have access to the Closing Disclosure NAR also asked the agency to take steps to decrease uncertainty during the closing process

ldquoSellers Waiver of Entry in MLSrdquo
The ldquoSellers Waiver of Entryrdquo form is an agreement signed by the sellers and listing agentbroker to waive RAIRC MLS entry of a listing When you notice that a property located in IRC appears in other websites or see a sign on a property but do not see it listed in the RAIRC MLS contact the Association Staff will check to see if a ldquoSellers Waiver of Entryrdquo form along with the listing agreement was submitted indicating that the listing is being waived from input by the sellers temporarily until a certain date or even for the entire listing period This is a brokerrsquos business
decision Sellers Waiver of Entry form can be found in FormSimplicity under Board Realtors Association Form

A $30 fee for listing entry by Association staff applies to and includes Non-MLS property when entered and reported as sold in the MLS for comparable purposes A sold property will be allowed to be entered when sold by an MLS Participant firm when the following criteria is met and documentation is provided by mailing to RAIRC MLS Staff for entry into the MLS The following are required 1 Completed MLS data input sheet with all required fields describing the property for input and fill out the sold data on the change form 2 Exterior photo of the property emailed to MLS in jpg format and 3 One of the following to support that MLS Participant participated in the sell of the property a Signed Buyers Brokers Agreement with Buyer of Property b Copy of HUD showing participating brokerage firms to the transaction or c Copy of the commission check form Sellerclosing Agent (FSBO) or Brokerage (Non-MLS Participant) showing the requesting office participated in the transaction 4 Payment of $30 by Visa or Master Card All other listings reported as lsquoSoldrsquo must have a valid listing agreement and be entered into the MLS system prior to being sold in order to be reported as a sale through the MLS

How to View the Access Log
Any time someone uses their SentriCardreg contractor code or 1 day code to access the key compartment of a lockbox the lockbox and SentriCardreg records certain access information You can view this information on the Lockbox Access Report or Lockbox Access Log
1 Insert your SentriCardreg into the Reader and Login
2 From the Main Menu click Lockboxes or My Lock-boxes
3 On the Lockboxes window click the lockboxs View Access Log hyperlink You can also click the View Access Log hyperlink on the Edit Lockbox window
4 The SentriLock Server will display the Access Log

When having difficulties please call Sentrilock (877-736-8745) They can easily
troubleshoot any issues as the APP does not always have sig-nal In some cases the lock-box needs to be woken up by having a card stuck into the
box then it works
ldquoAgent Safety Featurerdquo
Agent Safety feature and was designed to proactive-ly promote safety After opening a lockbox via the
SentriSmarttrade Mobile APP agents will be prompted to confirm they are safe If for some reason the
agent cannot confirm their safety the system will automatically communicate that status and their lo-cation to their designated emergency contact(s) to
inform them of the agentrsquos status
This opt-in service was officially released on Octo-ber 12th 2016 To access this new feature users will
simply need to visit Settings in the SentriSmarttrade Mobile App to turn on the service and designate
emergency contacts that should be notified

RAIRC EDUCATION AND EVENT POLICIES
REGISTRY DEADLINE 2 Calendar Days PRIOR to the scheduled course or event by 1159PM (Midnight) Anyone registered after the pre-registration deadline will be considered a LATE registry and will be required to pay full price prior to attending the activity
NO SHOWS Anyone registered for a course or event and they do not attend or fail to cancel their registration PRIOR to the registration deadline will be billed $1000 as a No Show fee
CANCELLATIONS Cancellations must be called into the Association office or emailed to educationrairccom PRIOR to the registration deadline to avoid the $1000 No Show fee

CONFIRMATIONS Anyone who registers for a course using the website wwwRAIRCcom will receive a registration confirmation number All students registered for an RAIRC CEU course will receive an email confirmation at least 2 days prior to the scheduled course If you have not received a confirmation email by that time please contact the Association to confirm your registration If you are not on the registration roster the day of class you will be required to pay a Late Registry fee (see above for fee information)

Higginbotham Photography LLC was founded in 2014 in Jacksonville NC As Tracey was preparing to retire from the United States Marine Corps he wanted to find a way to use his camera to provide a service to the community After some diligent research he realized there was a plethora of vacant homes on the local market that had been sitting for one year or more and the common theme he noticed was 99 of the homes had poor quality photographs This sparked an idea and after more research he felt confident that he could provide a

Locatorrdquo) (Adopted May 2001)
REALTORreg X a principal broker in the firm XYZ was technologically savvy and constantly looking for ways to use the Internet to promote his firm and drive additional traffic to his website Being an early adapter to the Internet he had registered but not used domain names that incorporated or played on the names of many of his competitors and their firms including ABC REALTORSreg REALTORreg X and his information technology staff concluded that one way to drive traffic to the firmrsquos website would be to take advantage of the search engines commonly used by potential buyers and sellers They realized that when potential buyers or sellers searched on key words like ldquoreal estaterdquo or ldquoREALTORSreg rdquo or on similar words lists of domain names would appear and that when consumers searched the Internet for ABC REALTORSreg one of the domain names that might appear would be REALTORreg Xrsquos domain name abcrealtorscom REALTORreg X decided to take advantage of the domain names that he had previously registered and pointed several that used in various ways the names of his competitors including ldquoabcrealtorscomrdquo to his site In a matter of days REALTORreg X learned that he had been charged with a violation of Article 12 of the Code of Ethics by REALTORreg A the owner of ABC REALTORSreg alleging that his (REALTORreg Xrsquos) use of the domain name ldquoabcrealtorscomrdquo presented a false picture to potential buyers and sellers and others on the Internet At the hearing REALTORreg X defended himself indicating that in his opinion use of a domain name was not advertising or a ldquorepresentationrdquo to the public but simply a convenient way for Internet users to find relevant websites Moreover ldquoWhen web surfers reach my home page there is no question that it is my site since I clearly show XYZrsquos name and our status as REALTORSregrdquo he continued ldquoThese complaints are just a lot of sour grapes from dinosaurs who arenrsquot keeping up and who donrsquot realize that on the Internet itrsquos lsquoevery man for himselfrsquo rdquo
The Hearing Panel disagreed with REALTORreg Xrsquos justification indicating that while his use of a domain name that employed another firmrsquos name might not be precluded by law or regulation it did not comply with the Codersquos higher duty to present a ldquotrue picturerdquo REALTORreg X was found in violation of Article 12 presenting an untrue picture in his representation to the public

HUD released a propose rule implementing FHA condo financing changes that includes NAR-supported streamlining of board re-certifications and a return to spot loans which are FHA-insured loans on individual units in non-FHA approved projects But NAR says more work needs to be done on a provision to ease the owner-occupancy ratio which is currently limited to 50 percent The rule proposes to defer setting the final ratio until it looks at a range of options between 25 and 75 percent HUD has the authority right now to set the owner-occupancy requirement at 35 percent while the regulatory process moves forward NAR President Tom Salomone says in a statement We would urge them to consider that option rather than defer the decision for an indeterminate amount of time 2017 Flood Insurance Rates Released
National Flood Insurance Program rates are set to rise an average of approximately 6 percent on April 1 2017 less than the average for 2016 Appraisers Dont Have to Test
NAR notched a win when HUD released updates to its FHA single-family loan handbook that removed language requiring appraisers to operate stoves and other appliances to test how well they work NAR asked for the language to be changed because the requirement is more appropriate for home inspectors HUD revised the language to require appraisers to note the appliances in the property NAR Presses CFPB on Closing Disclosure Access
As the Consumer Financial Protection Bureau (CFPB) considers updates to the Know Before You Owe initiative NAR has submitted comments urging the agency to emphasize in its rule that real estate professionals may have access to the Closing Disclosure NAR also asked the agency to take steps to decrease uncertainty during the closing process

The ldquoSellers Waiver of Entryrdquo form is an agreement signed by the sellers and listing agentbroker to waive RAIRC MLS entry of a listing When you notice that a property located in IRC appears in other websites or see a sign on a property but do not see it listed in the RAIRC MLS contact the Association Staff will check to see if a ldquoSellers Waiver of Entryrdquo form along with the listing agreement was submitted indicating that the listing is being waived from input by the sellers temporarily until a certain date or even for the entire listing period This is a brokerrsquos business

A $30 fee for listing entry by Association staff applies to and includes Non-MLS property when entered and reported as sold in the MLS for comparable purposes A sold property will be allowed to be entered when sold by an MLS Participant firm when the following criteria is met and documentation is provided by mailing to RAIRC MLS Staff for entry into the MLS The following are required 1 Completed MLS data input sheet with all required fields describing the property for input and fill out the sold data on the change form 2 Exterior photo of the property emailed to MLS in jpg format and 3 One of the following to support that MLS Participant participated in the sell of the property a Signed Buyers Brokers Agreement with Buyer of Property b Copy of HUD showing participating brokerage firms to the transaction or c Copy of the commission check form Sellerclosing Agent (FSBO) or Brokerage (Non-MLS Participant) showing the requesting office participated in the transaction 4 Payment of $30 by Visa or Master Card All other listings reported as lsquoSoldrsquo must have a valid listing agreement and be entered into the MLS system prior to being sold in order to be reported as a sale through the MLS

Any time someone uses their SentriCardreg contractor code or 1 day code to access the key compartment of a lockbox the lockbox and SentriCardreg records certain access information You can view this information on the Lockbox Access Report or Lockbox Access Log

2 From the Main Menu click Lockboxes or My Lock-boxes
3 On the Lockboxes window click the lockboxs View Access Log hyperlink You can also click the View Access Log hyperlink on the Edit Lockbox window

troubleshoot any issues as the APP does not always have sig-nal In some cases the lock-box needs to be woken up by having a card stuck into the

Agent Safety feature and was designed to proactive-ly promote safety After opening a lockbox via the
SentriSmarttrade Mobile APP agents will be prompted to confirm they are safe If for some reason the

Higginbotham Photography LLC was founded in 2014 in Jacksonville NC As Tracey was preparing to retire from the United States Marine Corps he wanted to find a way to use his camera to provide a service to the community After some diligent research he realized there was a plethora of vacant homes on the local market that had been sitting for one year or more and the common theme he noticed was 99 of the homes had poor quality photographs This sparked an idea and after more research he felt confident that he could provide a
service to the community by providing high quality photographs that would turn lookers into buyers

Locatorrdquo) (Adopted May 2001)
REALTORreg X a principal broker in the firm XYZ was technologically savvy and constantly looking for ways to use the Internet to promote his firm and drive additional traffic to his website Being an early adapter to the Internet he had registered but not used domain names that incorporated or played on the names of many of his competitors and their firms including ABC REALTORSreg REALTORreg X and his information technology staff concluded that one way to drive traffic to the firmrsquos website would be to take advantage of the search engines commonly used by potential buyers and sellers They realized that when potential buyers or sellers searched on key words like ldquoreal estaterdquo or ldquoREALTORSreg rdquo or on similar words lists of domain names would appear and that when consumers searched the Internet for ABC REALTORSreg one of the domain names that might appear would be REALTORreg Xrsquos domain name abcrealtorscom REALTORreg X decided to take advantage of the domain names that he had previously registered and pointed several that used in various ways the names of his competitors including ldquoabcrealtorscomrdquo to his site In a matter of days REALTORreg X learned that he had been charged with a violation of Article 12 of the Code of Ethics by REALTORreg A the owner of ABC REALTORSreg alleging that his (REALTORreg Xrsquos) use of the domain name ldquoabcrealtorscomrdquo presented a false picture to potential buyers and sellers and others on the Internet At the hearing REALTORreg X defended himself indicating that in his opinion use of a domain name was not advertising or a ldquorepresentationrdquo to the public but simply a convenient way for Internet users to find relevant websites Moreover ldquoWhen web surfers reach my home page there is no question that it is my site since I clearly show XYZrsquos name and our status as REALTORSregrdquo he continued ldquoThese complaints are just a lot of sour grapes from dinosaurs who arenrsquot keeping up and who donrsquot realize that on the Internet itrsquos lsquoevery man for himselfrsquo rdquo
The Hearing Panel disagreed with REALTORreg Xrsquos justification indicating that while his use of a domain name that employed another firmrsquos name might not be precluded by law or regulation it did not comply with the Codersquos higher duty to present a ldquotrue picturerdquo REALTORreg X was found in violation of Article 12 presenting an untrue picture in his representation to the public

HUD released a propose rule implementing FHA condo financing changes that includes NAR-supported streamlining of board re-certifications and a return to spot loans which are FHA-insured loans on individual units in non-FHA approved projects But NAR says more work needs to be done on a provision to ease the owner-occupancy ratio which is currently limited to 50 percent The rule proposes to defer setting the final ratio until it looks at a range of options between 25 and 75 percent HUD has the authority right now to set the owner-occupancy requirement at 35 percent while the regulatory process moves forward NAR President Tom Salomone says in a statement We would urge them to consider that option rather than defer the decision for an indeterminate amount of time 2017 Flood Insurance Rates Released
National Flood Insurance Program rates are set to rise an average of approximately 6 percent on April 1 2017 less than the average for 2016 Appraisers Dont Have to Test
NAR notched a win when HUD released updates to its FHA single-family loan handbook that removed language requiring appraisers to operate stoves and other appliances to test how well they work NAR asked for the language to be changed because the requirement is more appropriate for home inspectors HUD revised the language to require appraisers to note the appliances in the property NAR Presses CFPB on Closing Disclosure Access
As the Consumer Financial Protection Bureau (CFPB) considers updates to the Know Before You Owe initiative NAR has submitted comments urging the agency to emphasize in its rule that real estate professionals may have access to the Closing Disclosure NAR also asked the agency to take steps to decrease uncertainty during the closing process

REALTORreg X a principal broker in the firm XYZ was technologically savvy and constantly looking for ways to use the Internet to promote his firm and drive additional traffic to his website Being an early adapter to the Internet he had registered but not used domain names that incorporated or played on the names of many of his competitors and their firms including ABC REALTORSreg REALTORreg X and his information technology staff concluded that one way to drive traffic to the firmrsquos website would be to take advantage of the search engines commonly used by potential buyers and sellers They realized that when potential buyers or sellers searched on key words like ldquoreal estaterdquo or ldquoREALTORSreg rdquo or on similar words lists of domain names would appear and that when consumers searched the Internet for ABC REALTORSreg one of the domain names that might appear would be REALTORreg Xrsquos domain name abcrealtorscom REALTORreg X decided to take advantage of the domain names that he had previously registered and pointed several that used in various ways the names of his competitors including ldquoabcrealtorscomrdquo to his site In a matter of days REALTORreg X learned that he had been charged with a violation of Article 12 of the Code of Ethics by REALTORreg A the owner of ABC REALTORSreg alleging that his (REALTORreg Xrsquos) use of the domain name ldquoabcrealtorscomrdquo presented a false picture to potential buyers and sellers and others on the Internet At the hearing REALTORreg X defended himself indicating that in his opinion use of a domain name was not advertising or a ldquorepresentationrdquo to the public but simply a convenient way for Internet users to find relevant websites Moreover ldquoWhen web surfers reach my home page there is no question that it is my site since I clearly show XYZrsquos name and our status as REALTORSregrdquo he continued ldquoThese complaints are just a lot of sour grapes from dinosaurs who arenrsquot keeping up and who donrsquot realize that on the Internet itrsquos lsquoevery man for himselfrsquo rdquo
The Hearing Panel disagreed with REALTORreg Xrsquos justification indicating that while his use of a domain name that employed another firmrsquos name might not be precluded by law or regulation it did not comply with the Codersquos higher duty to present a ldquotrue picturerdquo REALTORreg X was found in violation of Article 12 presenting an untrue picture in his representation to the public

HUD released a propose rule implementing FHA condo financing changes that includes NAR-supported streamlining of board re-certifications and a return to spot loans which are FHA-insured loans on individual units in non-FHA approved projects But NAR says more work needs to be done on a provision to ease the owner-occupancy ratio which is currently limited to 50 percent The rule proposes to defer setting the final ratio until it looks at a range of options between 25 and 75 percent HUD has the authority right now to set the owner-occupancy requirement at 35 percent while the regulatory process moves forward NAR President Tom Salomone says in a statement We would urge them to consider that option rather than defer the decision for an indeterminate amount of time 2017 Flood Insurance Rates Released
National Flood Insurance Program rates are set to rise an average of approximately 6 percent on April 1 2017 less than the average for 2016 Appraisers Dont Have to Test
NAR notched a win when HUD released updates to its FHA single-family loan handbook that removed language requiring appraisers to operate stoves and other appliances to test how well they work NAR asked for the language to be changed because the requirement is more appropriate for home inspectors HUD revised the language to require appraisers to note the appliances in the property NAR Presses CFPB on Closing Disclosure Access
As the Consumer Financial Protection Bureau (CFPB) considers updates to the Know Before You Owe initiative NAR has submitted comments urging the agency to emphasize in its rule that real estate professionals may have access to the Closing Disclosure NAR also asked the agency to take steps to decrease uncertainty during the closing process

Any time someone uses their SentriCardreg contractor code or 1 day code to access the key compartment of a lockbox the lockbox and SentriCardreg records certain access information You can view this information on the Lockbox Access Report or Lockbox Access Log

2 From the Main Menu click Lockboxes or My Lock-boxes
3 On the Lockboxes window click the lockboxs View Access Log hyperlink You can also click the View Access Log hyperlink on the Edit Lockbox window

The ldquoSellers Waiver of Entryrdquo form is an agreement signed by the sellers and listing agentbroker to waive RAIRC MLS entry of a listing When you notice that a property located in IRC appears in other websites or see a sign on a property but do not see it listed in the RAIRC MLS contact the Association Staff will check to see if a ldquoSellers Waiver of Entryrdquo form along with the listing agreement was submitted indicating that the listing is being waived from input by the sellers temporarily until a certain date or even for the entire listing period This is a brokerrsquos business
decision Sellers Waiver of Entry form can be found in FormSimplicity under Board Realtors Association Form
ldquoSellers Property Disclosurerdquo

as Sold for Compsrdquo
A $30 fee for listing entry by Association staff applies to and includes Non-MLS property when entered and reported as sold in the MLS for comparable purposes A sold property will be allowed to be entered when sold by an MLS Participant firm when the following criteria is met and documentation is provided by mailing to RAIRC MLS Staff for entry into the MLS The following are required 1 Completed MLS data input sheet with all required fields describing the property for input and fill out the sold data on the change form 2 Exterior photo of the property emailed to MLS in jpg format and 3 One of the following to support that MLS Participant participated in the sell of the property a Signed Buyers Brokers Agreement with Buyer of Property b Copy of HUD showing participating brokerage firms to the transaction or c Copy of the commission check form Sellerclosing Agent (FSBO) or Brokerage (Non-MLS Participant) showing the requesting office participated in the transaction 4 Payment of $30 by Visa or Master Card All other listings reported as lsquoSoldrsquo must have a valid listing agreement and be entered into the MLS system prior to being sold in order to be reported as a sale through the MLS

How to View the Access Log
Any time someone uses their SentriCardreg contractor code or 1 day code to access the key compartment of a lockbox the lockbox and SentriCardreg records certain access information You can view this information on the Lockbox Access Report or Lockbox Access Log
1 Insert your SentriCardreg into the Reader and Login
2 From the Main Menu click Lockboxes or My Lock-boxes
3 On the Lockboxes window click the lockboxs View Access Log hyperlink You can also click the View Access Log hyperlink on the Edit Lockbox window
4 The SentriLock Server will display the Access Log
Using the Sentrilock app versus your card
When having difficulties please call Sentrilock (877-736-8745) They can easily
troubleshoot any issues as the APP does not always have sig-nal In some cases the lock-box needs to be woken up by having a card stuck into the
box then it works
ldquoAgent Safety Featurerdquo
Agent Safety feature and was designed to proactive-ly promote safety After opening a lockbox via the
SentriSmarttrade Mobile APP agents will be prompted to confirm they are safe If for some reason the
agent cannot confirm their safety the system will automatically communicate that status and their lo-cation to their designated emergency contact(s) to
inform them of the agentrsquos status
This opt-in service was officially released on Octo-ber 12th 2016 To access this new feature users will
simply need to visit Settings in the SentriSmarttrade Mobile App to turn on the service and designate
emergency contacts that should be notified

HUD released a propose rule implementing FHA condo financing changes that includes NAR-supported streamlining of board re-certifications and a return to spot loans which are FHA-insured loans on individual units in non-FHA approved projects But NAR says more work needs to be done on a provision to ease the owner-occupancy ratio which is currently limited to 50 percent The rule proposes to defer setting the final ratio until it looks at a range of options between 25 and 75 percent HUD has the authority right now to set the owner-occupancy requirement at 35 percent while the regulatory process moves forward NAR President Tom Salomone says in a statement We would urge them to consider that option rather than defer the decision for an indeterminate amount of time 2017 Flood Insurance Rates Released
National Flood Insurance Program rates are set to rise an average of approximately 6 percent on April 1 2017 less than the average for 2016 Appraisers Dont Have to Test
NAR notched a win when HUD released updates to its FHA single-family loan handbook that removed language requiring appraisers to operate stoves and other appliances to test how well they work NAR asked for the language to be changed because the requirement is more appropriate for home inspectors HUD revised the language to require appraisers to note the appliances in the property NAR Presses CFPB on Closing Disclosure Access
As the Consumer Financial Protection Bureau (CFPB) considers updates to the Know Before You Owe initiative NAR has submitted comments urging the agency to emphasize in its rule that real estate professionals may have access to the Closing Disclosure NAR also asked the agency to take steps to decrease uncertainty during the closing process
