Cyprus Property Market Picks UpStarting a New Year is an exciting time when manyresolutions and predictions are made. The Cyprus mediaseizes on many news items and reports a variety ofpredictions some to give us courage, some to shock, all tocapture public attention. Cyprus property market is butone ‘hot topic’ in the country and there are many opinionsof how to solve it.

Now, for what we do know!

From the Cyprus government, the latest property statisticsshow:

During 2014, Cyprus has managed a very healthy 20% increase in the total numberof property sales from 2013 to 2014. In 2013 3,767 property sales, in 2014 therewere 4, 527 sales.

Cyprus statistics also publish details of the two market segments one tracksnumber of local buyers and the other, overseas buyers. It is an interesting statisticaldata to see the differences and understand them.

What is surprising from the present data is that the ‘local’ segment is very active inthe market and number of purchases by locals far outstrips the overseas sales by 2.5to 1.

In 2014, there were 3,334 recorded ‘Local Sales’ whilst only 1,193 were recordedas ‘Overseas Sales’.

With Cypriots leading the property purchase group, logic would dictate that thelocal buyer is in a much better position to know the local market and the ‘realmarket value’ a lot more intimately than a foreign buyer. At this time of greathardship in the country they have the courage of conviction that ‘this is it’, investnow! It is difficult to imagine that they would take this option otherwise.

This is the reality on the ground too.Local people are actively looking to buyproperties and the interest from theoverseas buyers is also very strong. AtFitzgerald’s we specialize in the privateresale market. We have recognized thatspecializing in selling quality resaleproperty is the key to success for us.We are here to ensure that our clients

Electricity price cut of 7 per cent

Electricity bills are set to be reduced further by7%, the Electricity Authority of Cyprus (EAC)announced on Friday.

The reduction will cover the monthlyconsumer bills issued in late January, and thebimonthly ones due to be issued in February, the report said. Electricity Authority of Cyprusofficials were holding a news conference onFriday to announce the reductions.

Announcing the new decrease in the cost of electricity, EAC Spokesperson Costas

have absolute security and receive their Title Deeds on completion of formalities. InCyprus law, the ownership of the Real Estate is evidenced by the property TitleDeeds which names the owners.

During 2014 we have had 929 accompanied viewings, a massive 79% increase inviewings from 2013 as we stay at the cutting edge with new technology and moredynamic and creative ways to market our expanding range of properties. Ourmarketing drive is ongoing and not confined to one media, publication or onelocation. It's all about instant electronic reach and about search engines andmillions of buyers and sellers worldwide getting information in real time.

With so much enthusiasm in Cyprus property we have achieved a respectable 20%more sales in 2014 on the previous year! Of course what we do for our clients isintense. Our commitment to generate viewing and sales is a nonstop, internationaleffort, in real time. We take this as our responsibility our clients expect no less.

According to the Eurostat “House Price Index (HPI) measures the price changes ofall residential properties purchased by households (flats, detached houses, terracedhouses, etc.), both newly built and existing, independently of their final use andindependently of their previous owners”, reports that local prices fell in the thirdquarter of the 2014 by only 1.7% compared to the same period in 2013.Additionally it is reported that in the final quarter of 2014 the prices achievedremained the same. Garvielides said that monthly bills by the end of January and bimonthly bills bythe end of February will be lower by 6.9%, compared to bills one month before.

The reduction will apply to all categories of consumers.

According to Gavrielides, the total decrease in EAC bills is estimated at 15% in thepast six months and at 30% in the past two years, while further reductions in thefuture are not precluded.

Speaking at the same event, EAC General Manager Stelios Stylianou said the dropin the price of electricity was feasible also as a result of cuts in the Authority`soperational costs, estimated at over 35% in the past three years.

He observed however that this significant reduction and ensuing lower productioncosts are not reflected in the prices of consumer products.

Blue Air launches Cyprus hub

LOWCOST airline Blue Airlaunched its new base ofoperations in Cyprus yesterday, adding seven weekly flights toAthens and three to Thessaloniki.

The airline is filling the gap leftbehind by Cyprus Airways, theformer national carrier that wasgrounded last Friday after the EUCommission ruled that it shouldreturn €65m in state aid.

Blue Air’s commercial managerTudor Constantinescu stressed that the company’s main asset is low prices, addingthat the airline has the capacity to adhere to all passengers’ needs.

“Blue Air might be lowcost, but it allows the traveller to add any service he wantsfor his trip. For example, a passenger might not be interested in travelling with extraluggage, which would make the fare cheaper. Our airline provides top qualityservices for both regular travellers and VIP guests,” said the manager.

Discussing travel safety, Constantinescu argued that “in the ten years the companyis operating we never had an incident on the ground or in the air.”

Company chairman Gheorghe Racaru told the press that setting up a base ofoperations in Cyprus will create jobs for flight attendants, pilots and technicians.

“Over our seven year presence in the Cypriot market, we feel Cyprus is like a hometo us,” he said.
