Why You Should Work Witha REALTOR
Not all real estate practitioners areREALTORS®. The term REALTOR® is a
registered trademark that identi!es a realestate professional who is a member of theNATIONAL ASSOCIATION of REALTORS®
and subscribes to its strict Code of Ethics.Here are nine reasons why it pays to work
with a REALTOR®.

1You’ll have an expert to guide you through the process. Buying or selling a home usuallyrequires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds,
and multi-page settlement statements. A knowledgeable expert will help you prepare the best deal,and avoid delays or costly mistakes.
2Get objective information and opinions. REALTORS® can provide local community information onutilities, zoning, schools, and more. They’ll also be able to provide objective information about each
property. A professional will be able to help you answer these two important questions: Will the propertyprovide the environment I want for a home or investment? Second, will the property have resale valuewhen I am ready to sell?
3Find the best property out there. Sometimes the property you are seeking is available but notactively advertised in the market, and it will take some investigation by your REALTOR® to !nd all
available properties.
4Bene!t from their negotiating experience. There are many negotiating factors, including butnot limited to price, !nancing, terms, date of possession, and inclusion or exclusion of repairs,
furnishings, or equipment. In addition, the purchase agreement should provide a period of time foryou to complete appropriate inspections and investigations of the property before you are bound tocomplete the purchase. Your agent can advise you as to which investigations and inspections arerecommended or required.
5Property marketing power. Real estate doesn’t sell due to advertising alone. In fact, a large shareof real estate sales comes as the result of a practitioner’s contacts through previous clients, referrals,
friends, and family. When a property is marketed with the help of a REALTOR®, you do not have to allowstrangers into your home. Your REALTOR® will generally prescreen and accompany quali!ed prospectsthrough your property.
6Real estate has its own language. If you don’t know a CMA from a PUD, you can understandwhy it’s important to work with a professional who is immersed in the industry and knows the
real estate language.
7REALTORS® have done it before. Most people buy and sell only a few homes in a lifetime,usually with quite a few years in between each purchase. And even if you’ve done it before, laws
and regulations change. REALTORS®, on the other hand, handle hundreds of real estate transactionsover the course of their career. Having an expert on your side is critical.
8Buying and selling is emotional. A home often symbolizes family, rest, and security- it’s not justfour walls and a roof. Because of this, home buying and selling can be an emotional undertaking.
And for most people, a home is the biggest purchase they’ll ever make. Having a concerned, butobjective, third party helps you stay focused on both the emotional and !nancial issues most important to you.
9Ethical treatment. Every member of the NATIONAL ASSOCIATION of REALTORS® makes acommitment to adhere to a strict Code of Ethics, which is based on professionalism and protection
of the public. As a customer of a REALTOR®, you can expect honest and ethical treatment in alltransaction-related matters. It is mandatory for REALTORS® to take the Code of Ethics orientationand they are also required to complete a refresher course every four years.

Take A Bite Out Of Closing CostsHow to Save If You’re Buying aNew Home or Just Refinancing
As anyone who has shopped around for a mortgage knows, it’s extremelydifficult to compare one lender’s offering with that of another lender be-cause the upfront fees vary so much and are not guaranteed. Lenders canand sometimes do, add or inflate fees in the eleventh hour of a transaction.
The U.S. Department of Housing and Urban Development (HUD) has beenworking on regulations that promise to simplify the mortgage process andsave consumers as much as $1,000 off a typical mortgage transaction.When such rules will be rolled out, if ever, is still anyone’s guess. With noregulation in sight, borrowers should consider these strategies for keepingtheir closing costs in check.
Get friendly with your current lenderIf you’re looking into refinancing, the first call you should make is to yourexisting lender, who already has critical information about you and yourhouse on file. Since you have a relationship, a streamlined process mightbe possible. This can save you a lot of extra paperwork and money on ev-erything from application fees to appraisal fees.
Closing costs are certainly a consideration for both new loans and refi-nancing, but keep the big picture in view. It’s important not to lose sight ofwhat your first priority should be - getting the lowest rate possible.
The difference between paying say 6 percent and 5.5 percent on a newloan ads up to nearly $23,000 in total interest on a $200,000 30-year loan.If you have to pay a few hundred dollars in closing costs to get that rate,you can be assured it is a worthy investment.
It may even be worth it to pay a point up front in order to lock in the lowestrates. If you can knock your rate down to 5 percent on that $200,000 loanby paying an extra point ($2,000) up front. Consider that you will cut $62 offyour monthly payment and about $22,000 from total interest by going from6 percent to 5.5 percent, it makes sense as long as you plan to stay in thehouse long enough to recoup those upfront costs.
If you’re short on cash, you might consider rolling the closing costs intoyour loan. You’ll want to factor in how much more you’ll pay each month aswell as in interest over the life of the loan.

HOW MUCH CAN IAFFORD TO SPEND?
For a general idea of your buying power, multiply your annual grossincome by 2!. For example, if you had a household income of $50,000,you might be able to qualify for a $125,000 home. The actual number maybe more or less, depending upon your individual situation, debts and credithistory.
You need to decide for yourself if you canlive comfortably with the amount of yoursuggested monthly mortgage payment.
However, mortgage lenders generally usetwo ratios to help determine how much youcan afford to spend each month on yourmortgage payment.
HOUSING EXPENSE RATIO
As a general guide your monthly mortgage payment should be less than orequal to a percentage of your income, usually about a quarter of your grossmonthly income. The percentage can change depending on the type ofmortgage you choose. However, there are mortgage productsavailable that focus solely on the debt-to-income ratio. Yourlender can provide more information on these types ofmortgage products.
DEBT-TO-INCOME
Debt-to-Income Ratio is the percentage of gross monthly income that goestoward paying for your monthly housing expense, installment debts, alimony,child support, car payments, and payments on revolving or open-endedaccounts such as credit cards.
Your buying power can be affected by factors such as your income, debt andcredit history. Your debt, such as credit card bills and car loans, and otherexpenses such as housing expenses, alimony and child support, should not bemore than about 30-40% of your gross income.
Some helpful hints...! Set a budget with your estimated mortgage payment. Make sure to include
taxes and insurance in your estimated payments.
! Remember your housing budget should include utilitycosts and a set amount for future home maintenance
and repair costs.
! Make sure you can meet your other financialgoals, such as saving for retirement and payingfor college tuition.
! Once you review your finances, select a mortgage amount thatallows you to reasonably meet your long-term goals and needs.
