What is Energy Asset Rating

bull Energy asset rating evaluates the as-built physical characteristics of a building and Energy Asset Rating its overall energy efficiency independent of occupancy and operational choices

bull The physical characteristics include ndash Building envelope (window wall roof) ndash HVAC system (heating cooling air

distribution)ndash Lighting system (luminaire and lighting

control systems)ndash Service hot water system ndash Other major energy-using equipment (eg

commercial refrigerator commercial kitchen appliance etc)

Building energy use is affected by many factors

Disaggregate Building Information

These two buildings may have the same utility consumption but totally different energy asset rating

The energy asset rating of these two buildings can show differences in the state of the physical assets (eg functioning well or outdated and in need of upgrade) that are masked when simply comparing utility consumption outcomes

bull The commercial building energy asset rating program which includes a free online energy asset rating tool will provide ndash An energy efficiency computation that will generate a rating based on the building

envelope mechanical and electrical systems and other major energy-using equipment

ndash Building system evaluations for building envelope service hot water HVAC and lighting systems

ndash A set of recommended cost-effective improvements ndash An additional after upgrades rating that demonstrates the potential energy

impact assuming you implement the recommendations

DOE provides a centralized tool similar to Portfolio Manager to facilitate ease of use reduce cost and increase model standardization allowing for consistent and reliable comparisons

bull The rollout of the program has been organized in a phased approach focusing first on building types that are simplest to understand and about which we have more information to establish a rating system

ndash Phase I office building educational building retail building and unrefrigerated warehouse (pilot project building types)

ndash Phase II mixed-use types of buildings that incorporate Phase I uses lodging food service food sales public safety and religious worship

ndash Phase III data centers laboratories refrigerated warehouse health-care facilities public assembly etc

ndash The participants will be provided with data collection and input sheet for the site walkthrough energy asset rating tool userrsquos guide as well as real-time help from PNNL

ndash PNNL will collect participant feedback on data collection and input through a questionnaire

bull Energy Asset Rating Tool and Detailed Energy Model Results ndash The pilot participants should already have a full-scale energy model and an audit

report from professional consultants or plan to perform a full energy audit and modeling during the pilot test period

ndash PNNL will work with the participants to disaggregate building performance information using the two rating systems and help participants understand the meaning of the two tools together

bull Task 1 Data Collection Assessment ndash The participantsrsquo responsibility is to

collect and enter building-specific data into the energy asset rating tool using the asset rating data collection and input guideline

ndash The participants will be provided with data collection and input sheet for the site walkthrough energy asset rating tool userrsquos guide as well as real-time help from PNNL

ndash PNNL will collect participant feedback on data collection and input through a questionnaire

bull Energy Asset Rating Tool and Detailed Energy Model Results ndash The pilot participants should already have a full-scale energy model and an audit

report from professional consultants or plan to perform a full energy audit and modeling during the pilot test period

ndash (Partner Level Only) The partners are responsible for providing an existing energy model a report and additional building data if not included in the existing model and report

bull Task 3 Application of Energy Asset Rating and ENERGY STAR ndash (Partner Level Only) The partners must provide 12 months of energy bills and

other operations data required to obtain an ENERGY STAR score Participants with previous experience in using Portfolio Manager are preferred

ndash PNNL will work with the participants to disaggregate building performance information using the two rating systems and help participants understand the meaning of the two tools together
