What is Energy Asset Rating
bull Energy asset rating evaluates the as-built physical characteristics of a building and Energy Asset Rating its overall energy efficiency independent of occupancy and operational choices
bull The physical characteristics include ndash Building envelope (window wall roof) ndash HVAC system (heating cooling air
distribution)ndash Lighting system (luminaire and lighting
control systems)ndash Service hot water system ndash Other major energy-using equipment (eg
commercial refrigerator commercial kitchen appliance etc)
Building energy use is affected by many factors

These two buildings may have the same utility consumption but totally different energy asset rating

The energy asset rating of these two buildings can show differences in the state of the physical assets (eg functioning well or outdated and in need of upgrade) that are masked when simply comparing utility consumption outcomes

ndash Building system evaluations for building envelope service hot water HVAC and lighting systems
ndash A set of recommended cost-effective improvements ndash An additional after upgrades rating that demonstrates the potential energy
impact assuming you implement the recommendations
DOE provides a centralized tool similar to Portfolio Manager to facilitate ease of use reduce cost and increase model standardization allowing for consistent and reliable comparisons

bull The rollout of the program has been organized in a phased approach focusing first on building types that are simplest to understand and about which we have more information to establish a rating system

ndash Phase III data centers laboratories refrigerated warehouse health-care facilities public assembly etc
