Arts and Crafts-style home glows in natural oaks and organic neutrals

Victorian Village is an urban residential neighborhood in

Columbus’s Short North arts dis-

trict. Residents there are known

for their love of the turn-of-the-

century homes throughout the

area, and for their support of the nationally-known

local arts movement as well. | With that mindset, one

Villager, Haley Boehning, took a well-loved but slightly

dowdy traditional American four-square home and

made it her own work of art. In doing so, with impec-

cable attention to detail, Haley and contractor Travis

Ketron, of Ketron Custom Builders, transformed the

first house she’s ever owned into her dream home.

One hundred years in the makingHaley, a communications exe cutive for a major fashion re tailer, has traveled and lived around the world and finally put down roots in Victorian Village. She rented for years, but when she found the brown brick Arts and Crafts-style house in her own neighborhood, she took the plunge in the spring of 2004 and bought it.

“What I love about Arts and Crafts homes is they’re just so clean. It has a modern feel

and the lines are simple, it’s all about show-ing the function with the woodwork, the craftsmanship in all of that natural wood,” she says.

Built in 1910, the house’s original 1,900 square feet had a great solid “bones” but badly needed to be updated and restored.

Haley worked with architects Urban Order on the renovation plans. Then Ketron, a master carpenter, focused on rehabilitating and recreating the Mission-style woodwork as a primary feature of the house, restoring floors, and even building doors, furniture and moldings from scratch.

Every room in the house was in some way rehabbed, from simple surface and trim touch-ups in the front sunroom to brand new construction creating a new kitchen and master bedroom suite.

What once was a dark and tired living space is now bathed in the soft glow of honey-colored quarter sawn oak floors, gorgeous restored oak trim, earthen-col-ored tile, and warm organic neutral color.

Art and antiques find their placeKetron was careful to match details, so much so that new construction—such as the new bookcases flanking the liv-ing room fireplace’s restored mantle—looks as though it was always built in. The new custom made oak front door is indistinguishable from original woodwork throughout the house.

Stunning gallery molding throughout most of the older part of the house allows the homeowner to change her display of

local art at a whim. Haley, president of the board of Ohio Art League, has a penchant for art—“some might call it a problem,” she says—and her collection of work by Ohio artists graces just about every wall. Antiques found by Haley over the course of a lifetime of travels and shopping trips with Suzi West of local home furnishings treasure house Collier West perform dou-ble-duty throughout the house as decora-tive and functional furnishings.

Now, we’re cookingThough the renovation to the living room, sun porch and dining room is impres-sive, the most dramatic transformation took place in the rear of the home. A 330-square-foot, two-story addition to the back of the house created a grand gourmet kitchen on the first floor and a master suite upstairs.

effect is to create a live four-season work of art visible all the way through the house right back to the front door.

“We wanted that straight shot from the back yard to the front door,” says Haley. “Arts and Crafts architects wanted to reconnect people with nature. We wanted to be true to that.”

Modern conveniencesHaley and Ketron put as much thought into function as to form. Some of the kitchen’s details include radiant heat in the kitchen floor and master bathroom suite above it, a custom commercial grade chalkboard panel for the KitchenAid

socially active lifestyle. She entertains at least once a week. She hosts a grand group Sunday dinner with what she calls her “urban family,” and has hosted and cooked for everything from weddings to fundraisers.

“She told us she might be cooking for two or 60, and in fact, she was holding dinner parties in there before we were even done,” says Ketron.

“It’s how I relax,” says Haley.

And so it growsThe addition, says the homeowner, grew in scope radically from conception to exe-cution.

“First we were going to push the wall out ten feet. Then 15. By the time we were done, it was 22 feet plus nine more for the banquette! And I’m so glad we did it,” she says.

What was the old kitchen is now a hall-way, a powder room, a massive custom pantry, and a highly functional wet bar. The main act is a spectacular 15-foot-wide galley kitchen with a giant soapstone-topped island, with prep sink and seating for eight to ten down its length.

At the very rear of the kitchen, the cus-tom-built banquette boasts windows on three sides that frame a view of the majes-tic black walnut tree in the back yard. The

refrigerator, and three full sheets worth of soapstone countertop with a custom drainboard milled into its gorgeously mar-bled surface.

The extensive construction made it easy to wire in a state-of-the-art centrally-controlled whole house sound system into every room in the house. There are even data ports in the banquette so Haley can work from the custom-built Stickley-esque table while gazing out into the backyard.

“There’s no excuse for writer’s block in this house,” she says. “I can work from literally everywhere.”

Adjacent to the kitchen and adjoining the dining room is a new deck with a

wisteria-covered pergola that functions as an outdoor room for Haley three seasons out of the year. Constructed of sustain-able Brazilian Ipe wood, it’s durable and smooth as silk underfoot.

Upstairs, a reconfiguration of doorways gave Haley a second-floor laundry and better access to the third floor, presently a bright, airy attic spare room. The second floor’s restoration included more attention to woodwork, this time dark, lustrous fir.

The home’s original two bedrooms serve as a guest room and as Haley’s office. The second bathroom adjacent to them got a new glass shower enclosure and tile facelift.

Down the hall, above the kitchen addi-tion, original fir doors with new frosted glass panels open to Haley’s master suite. The bathroom kicks off with an antique buffet modified into a unique vanity with twin vessel sinks. A marble-tiled bathroom lies off to one side, with a rain shower and vast freestanding modern soaking tub.

A few steps past the bathroom, walk-in closets flank the passageway into Haley’s bright master bedroom aerie, surrounded again by windows on all three walls.

Well worth the waitThough the renovation took some six months, in the end, Haley got what she wanted—a home that functions as her own private getaway as well as the neighborhood open house. “Everyone who lives around here, all of my friends, gather here,” says Haley. “I can’t imagine living anywhere else.”

A yard punctuated by huge, fantastical ice sculptures greeted the Politi family the

December day they moved into their beautiful Bexley home. The historic ice storm

of 2004 had transformed the overgrown landscaping into a whimsical wonderland,

complete with ancient honeysuckle that made it impossible for their moving van to

enter the overhung driveway. F “It actually was quite pretty—until the ice melted,”

laughs homemaker Julie Politi. “We couldn’t even see the back lot line until we began

to clear the jungle that spring,” she adds. In cutting through a tangle of scrub trees,

wild honeysuckle and brambles, the couple uncovered a 20x12-foot, dilapidated

stone fountain and broken moss-covered patio pavers connected by an uneven walk-

way. F Although Julie and her husband, Joel, were immediately inspired to create a

Setting the stageThe Politis engaged the services of Yard Solutions, a Groveport-based residential and commercial landscaping company that worked with the couple to plan several distinct out-door living areas.

Of primary importance was the children’s existing play area, bounded by the harsh, linear edges of railroad ties. The landscap-ers softened the area by replacing the ties with natural, scalloped edging, interrupted by graceful honey locusts that enhance the delin-eation between playground and lawn.

Eric Remeis, Ohio Certified Nursery Technician, worked closely with the Politis and his Yard Solutions associate, Steve Graham, to come up with a design that met the young fam-ily’s needs and complemented the architecture of the 4,800-square-foot Tudor-style home.

“Due to the timeless nature of the materials we selected, as well as the presence of several attractive mature trees, the new landscaping blends into the established Bexley neighborhood,” notes Remeis. Rhododendron and Virginia Sweetspire mingle with numerous perennials, including Hosta, Astilbe, Snowhill Salvia and Lavender in a graceful design around the 1929 era home.

As one approaches the home from the street, a wrought iron gate sets a welcoming tone. Opening onto the couple’s side yard, visitors are led through a formal boxwood edged garden, past a striking three-tier fountain to access the rear of the home.

“A pathway of sand-colored, crushed aggregate, which is repeated in the back yard, shows the way,” Remeis explains. Because the aggregate—Gold Dust—is angular, it stays in place, whereas rounded pea gravel would have made its way into the lawn.

Keeping a watchful eyeA small bluestone patio hugs the back of the home to create a secluded spot where the couple can enjoy quiet moments during early morning or late evening hours while the children are indoors.

Julie explains that the sitting area is graced by handmade window shutters that bookend a wall-mounted water feature, surrounded by climbing ivy. Large junipers create a natural screen to provide privacy from neighboring homes.

“We love this cozy space because it is close enough to the house that we can hear if anyone is out of bed,” she says. “The only prob-lem was, we could not see the play yard from this angle.”

That difficulty was solved by locating the couple’s dining and entertaining area farther into the yard. From the sitting area, the bluestone pavers continue, lead-ing to an eight-inch step down onto four large square bluestone slabs set into the lawn. Flanked by natural stone columns, the bluestone pavers pick up again to form a larger patio that boasts a granite-topped grilling station, which is com-pleted by a wrought-iron-look dining set, from Restoration Hardware.

“Because the large patio is within eye-shot of the play area, our adult guests feel comfortable lingering over the meal,” Julie says. “It’s nice to feel like we’re all out here together, but have separate areas that allow for conversation and boister-ous play, respectively,” she adds. The large slabs are then repeated, leading to the play area, which includes a picnic table and other seating on a small, set-in patio.

The Ohio Nursery and Landscape Association recently recognized Yard Solutions work

at the Politi home as “Best Residential Project,” in the

$25,000-$75,000 category.

Another problem the landscapers solved was the pooling of runoff water in the approximately 80x80-foot triangular-shaped lawn located where the original owners’ water feature once sat. By installing a sump pump connected to a French drain, the lawn serves as both spillover play space, as well as a restful vista for the eye.

Many people wonder how to find that new up-and-coming edgy neighbor-

hood, where all of the property values will soar and the neighbors will be

young, fabulous and hip. F When Molly Mullen and Kristen Watts decided

to move to Harrison West, they realized that the signs of an emerging

neighborhood should include a bar across the street with pounding music

at all hours of the night, a woman whom they had to hold down so she

would stop beating a neighbor over the head with a cell phone, and pass-

erby bicyclers collecting cans to trade in for nickels. F Strangely enough,

the formula worked. F The two moved into their home in 2001, and today

live in one of the trendiest neighborhoods in Columbus, within walking

distance of Goodale Park and the Arena District. Thank goodness, the

crack houses turned into residential homes and the deranged neighbors

and drug addicts turned into empty nesters riding bicycles and young

women pushing strollers, since then. F “As the area got less violent, it has

really evolved into a neighborhood with neighbors actually dropping by to

chat,” Kristen says. “I don’t want to be beaten up outside my house but I

also don’t want to be in the suburbs.”

Minimalism matching the lifestyleThe small and exquisitely decorated home epitomizes the young neighborhood, with a minimalist feel mixed with modern European textures. However, the home did not start out in its presently pristine condition. The two wanted to begin by buy-ing all of their pieces individually to create the feel of a high-end lounge, where eight people could set their glasses down anywhere they found themselves conversing. On the other hand, Kristen and Molly didn’t want to throw away the comfort of reading the newspaper by the fireplace on a Sunday morning.

Artwork changing a roomAfter meeting with Isabella Grayfer from Roche-Bobois, they realized that they needed more of a cohesive approach to achieve their goal. Molly and Kristen’s design plan was realized through mixing their new furniture with finds from vacations and memo-rable experiences in unconventional ways.

A primitive, hand-carved wooden bowl from a trip to Costa Rica juxtaposes the modern European glass table underneath it. A framed medal from the Columbus Marathon marks a personal experience for the two, and sits on a table in the lower level.

it brings something new to the room,” Kristen says. “Also we thought the pastel color in the front room was totally wrong, and later realized with her help, that the color was perfect to balance such provocative art with the lighting.”

Molly’s office showcases their artwork with a functional work-space. Each room’s function is anchored by the artwork, which seems rare when woodwork and furniture often grab the eye in most homes.

The two found a way to match provocative paintings with the backdrop of muted wall colors, and clean lines. Most focus so

Artwork changes the entire atmosphere of a room. In the same room as the hand-carved wooden bowl and South American hand-painted masks, hangs a generously proportioned abstract painting.

“We never choose a painting to fill a space; rather we buy them because they haunt us, and because we love to have friends tell us why they love or hate it,” Molly says.

In the first floor powder room, hangs three paintings created from beeswax, and beside those hangs a portrait of a German Pinscher.

“We hated the light fixture in the powder room until Isabella told us to keep it and paint the walls a different color and now

much on the size and breadth of a space that they often forget how refreshing it is to be proud of a smaller space, decorated with restraint.

“We didn’t go out and redecorate imme-diately—yes, it appeared unfortunate for a while but nobody has any business deco-rating until they know what they need out of their home,” Kristen says.

Dish towel momentsThe two refused to continue the trend of decorating “simply because that’s what we grew up with or what most people do, even if it’s not functional,” Kristen says. “We call them dish towel moments.”

“We used to have fancy dish towels out hanging on places like the oven han-dle that were more décor than practical,” Kristen explains. “One day we looked at each other and said, ‘Why do we have these towels?’ So, we immediately threw them out and went shopping to buy good old flour sack towels and hung them on a rack inside a cabinet. Now, we don’t have the clutter of towels sitting out and we have towels that actually dry things!”

Function over convention has become one of the guiding principles the two use for decorating their home.

One example is the ceiling-to-floor light fixture that replaced a conventional dresser in the master bedroom. They still have plenty of room in their closets without all of the extraneous furniture, according to Molly—that way when chaos ensues during the day, at least the house can be tranquil.

Because the two live in a home with a manageable mortgage payment, they have extra funds to spend on things that make life easier.

“We used to try to do all of the lawn work ourselves, but I burned all of the grass off with fertilizer acci-dentally, and later realized it takes us five more hours than it takes the guy we hired to do the same work,” Kristen says.

Enjoying a lifestyle“We enjoy living in a small enough house with a twenty-year mortgage that allows us to touch every corner of the house while wearing Prada and Gucci without buyers’ remorse,” Kristen says gleefully.

While Molly and Kristen love using their home to have get-togethers, and love to discuss the newest piece of their art collection, they still can go to an early movie, and swing over to Alana’s or Rigsby’s for a casual dinner. After a night out, the two return to their ‘glori-fied town home,’ where they can get away from the messiness of the world, according to Kristen.

Molly and Kristen’s home represents the sharp, new look of the up-and-coming neighborhood in Columbus’ Harrison West.

COLUMBUS DESIGNER RECEIvES NatIONaL awaRD fOR DESIGN ExCELLENCE

Interior designer Liz Cajacob recently won first place for multi-space design at the Decor & You 2008 National Design Competition held at the Las Vegas World Market.

Working with a condominium’s dining and living room, Cajacob gave a sassy edge to largely neutral foundation of wood floors, beige walls and a cream-colored ultra-suede sofa. Espresso-stained dining furniture and case goods and dynamic red-themed accessories, including a leather mirror and a chrome lamp with a red shade, add drama to the space.

The designer introduced texture on brown and cream hounds- tooth easy chairs, three area rugs in complementary patterns. She unified the two spaces with French-pleated draperies in beige silk with sequined circles.
